Alan was a fantastic real estate agent. We were beyond satisfied with this approach and attention to detail and he always made us feel like his top priority clients. We were trying to buy and sell at the height of the market in the summer of 2021. The house search took a while for us to find the perfect home, and Alan took us to see over 30 houses. He was always patient and helped us buy our new home for a reasonable price. The sale however, was under contract within a couple of days after Alan managed a bidding war that escalated well above what we hoped for. It's the little things that made working with Alan so special. He was personable, knowledgeable, and relentless in getting us the right information and the right deal. He has a great network of relationships in D.C. with realtors and brokers which put us in a good position to make our deals. We had complex transactions with home buying and selling within 21 days, but Alan walked us through the entire process which made it beyond easy for us. He went above and beyond to help us stage the house, think about revenue potential, and even store some of our items temporarily. He continues to be a great resource by helping us find handymen or other skilled tradespeople for maintenance on our house. If you want an informative, enjoyable, and worry free time, you will not be disappointed with Alan!

The first time I met Alan, he brought me an apple pie. It was just before the Thanksgiving holiday and I was interested in buying a home, and Alan said he was delivering a pie to all his clients that week. That says something about the personal touch that Alan brings to the intimidating process of buying or selling a home. What Alan did next was even more magical: When I found a dream home, he helped me to act fast. Even as he was boarding a plane to visit family he was helping me navigate the process. When another bid for the home surfaced, Alan negotiated the sale by understanding what terms the seller wanted and offering a winning bid that didn't actually cost more. I still can't wrap my head around it but I appreciate that Alan understands the market, sellers and other agents in the District really well, and he was able to fully dedicate himself to advocating for me as a client when most people are checked out for the holidays. With the keys in hand I celebrated New Year's Eve in the new house and a year later, it's still magical to me. I'm grateful for Alan and would recommend him to anyone.

I met Alan when wandering through an open house. I was not yet ready to buy, nor did I really know what I wanted. Alan is a great listener. He paid attention to what lifestyle issues were important to me, and curated a search list that was spot on. He would ask what I did and didn't like about the listings, and further refine the search to better fit my evolving priorities. He would notify me of properties coming on the market. In the end, although I did not intent to buy for another six months, if at all, he found a property that so closely hit the mark on all of my top priorities, that it would have been crazy not to buy it. There were some issues with the house and terms requested by the sellers, and Alan went way beyond in terms of researching options, getting me valuable information, and negotiating a win-win solution to some tough issues. I met Alan at an open house -- thank heavens I went with my gut instinct and started working with him. Alan is knowledgeable, responsive, and--most importantly--proactive. In a competitive real estate market like D.C., you need someone who thinks ahead. Case in point: after seeing a house we very much liked, we asked Alan about how to put together a competitive offer (we expected multiple bids). He found some really great options for us to look at after an initial conversation about what I wanted. We saw a home, made an offer, and had that offer accepted within a 48-hour period during the week between Christmas and New Year's. We felt comfortable operating within that insanely compressed timeline because Alan was able to give us reasoned, evidence-based advice and was able to line up a pre-inspection on virtually no notice at a time when many people were on vacation. Bottom line: Alan is incredibly responsive and fast, but also offers extremely thorough and thoughtful advice. I cannot imagine a better combination of traits in a real estate agent serving this market. If we ever need to sell, or when we're ready to buy that second home (ha!), Alan will be our guy. Alan Chargin was recommended by a close friend of mine that has purchased 3 properties (DC and NYC) with 3 different agents. My friend boasted about how amazing Alan was compared to his other agents, who were both great agents themselves. First Impression: Once Alan and I met to discuss my path moving forward, I knew he was the agent for me. He was especially attentive to my wants and needs and asked all the right questions to get the best picture of what I wanted in a home. The exact moment I knew Alan was the right agent was when I was explaining what I was looking for in a home. I told him I wanted covered garage parking, among other desires in a home, at the price point I was looking for. He was very honest and upfront, and explained finding that would be VERY difficult at my price point; he immediately set my level of expectations accordingly. I knew I was working with an honest agent that would tell it to me straight. Exactly how I needed/wanted it, especially as a naive, first-time home buyer. Finding the perfect home: He and I went out and saw 5 places our first day, and 7 places our second day. After I showed little interest in all 12 places, Alan knew exactly what it was that I wanted. The very next day, he called and told me he found a place that was perfect for me. He was spot on. I loved the place, and it had everything I wanted. Negotiating/Closing: Once we found the home I wanted, Alan negotiated like a master and I received an amazing deal on my new home. Then Alan's strong and diligent work ethic was put to the test. The seller and loan officer were not very responsive, respectful, or professional to say the least. But Alan fought for me every time and never backed down from their constant barrage of road blocks and laziness to finish the closing. I wouldn't be where I am without Alan's outstanding professionalism, hard work ethic, and masterful negotiating skills. I'll be going back to him for my next home purchase!

My husband and I met Alan after requesting to view a home that we found on Zillow. We wanted to check out the property despite just starting the home purchasing process and lacking a realtor or lender. While we ultimately decided that the condo wasn’t for us, we left that showing with Alan as our realtor. A few days later, he curated a list of potential properties - one of which my husband and I thought would be the PERFECT place. It was in the neighborhood we wanted, in our price range, and was double the size of our apartment. We soon found out that the owner had already received an offer and was in the negotiation process. After talking with Alan, we decided to still view the property to get a better sense of what we were looking for. After the tour, we were sold - we wanted it! That night, Alan advised us on his opinion of the best offer strategy and communicated his reasons clearly. He thought 5 steps ahead and included strategies to help make our offer competitive and minimize the risk of a bidding war. He also used his knowledge of the area to get us in contact with multiple lender options, broker options, and a home inspector. All of which, we can’t recommend enough and will continue to use in future. We’re glad to say our offer was accepted and we moved into the condo a month and a half later. Buying for the first time is supposed to be an arduous process. We started the journey accepting the challenges. However, Alan’s knowledge of the area, strategy for approaching offers, directness and transparency, network of people that helped us along the way, and efficient and consistent communication made this process 1,000 times less painful than what we were expecting - in fact, it was a great experience. There are many variables that go into purchasing a home and our experience (finding the property and getting the offer accepted in a matter of days) is definitely not common. However, I do know that Alan was a critical component to getting us where we are - he saw the opportunity, strategized how to help us, and continuously communicated ensuring that we were with him every step of the process.
