Kingsland Property is really amazing and supportive. As a student looking for a safe and updated place to call home it’s the perfect place for starters. I feel as being on your own for the first time there’s so many things you will inquiry about and they are there to help every step of the way ! The property manager Mechelle Dunlap is so phenomenal. She is very supportive and precise during the entire process. She went above and beyond to accommodate all of my personal needs and give me the best living experience. I have no regrets and feel more confident in knowing that there are places in Saint Louis areas that can be both safe and efficient to the needs of young adults. I have lived in one of their properties for over 5 years. I enjoy the property. It is spacious and in a nice neighborhood. Mechelle, who works in the office has always been very nice, kind and helpful. She cares about people. Kevin Jackson works in maintenance and he is great at fixing things. When Kevin shows up to fix it, I don't have to make a second call for the same thing because he fixes it right the first time. I am grateful to live in a nice property with nice people who run it.

i am a first time renter with zero credit so i expected to have a tough time getting an apartment right now. brandon helped me understand the paperwork i needed and was patient with me while explaining the rental process. i let him know about an issue with the toilet not flushing and he responded promptly about putting in an order for maintenance. i have only been here a few days but i feel very safe and excited to build a life in my new apartment!

We have two multi-family investment properties in St. Louis and I am so glad that we were introduced to Dan Montrey and Kingsland Properties by our real estate agent. Dan and the entire Kingsland staff are excellent property managers, very responsive and detailed communicators, and have done a great job of keeping our units leased to good renters. Like clockwork, I receive my monthly statements at the beginning of each month and the rental income within a few days of receiving the statement. Kingsland has helped me with some significant plumbing repairs and some mold/mildew remediation, all accompanied by photographs, reports, and receipts/invoices for the work. Great company!

I’m not from Saint Louis, so trying to find an apartment was very tricky. Kingsland worked with me remotely on everything. I was nervous signing a lease for an apartment I didn’t see in person in a city I had never lived in. I was shocked at how great it has been! The apartment is excellent, and Kingsland has helped make this apartment even better during my time living here. They are very unobtrusive, yet are also available whenever something comes up with the apartment (which is almost never)!

The company management is extremely receptive to suggestions or concerns. The apartment I rent is reasonably priced, well maintained, and the building and tenants are treated respectfully. In general, Kingsland operates at a higher ethical and professional standard than many of their competitors, which are the main reasons I choose to not only work for the company but also live in one of their properties.

In everything from a second opinion to a potential rental acquisition, efficient coordination of both small and large repairs or renos, and both input on short and long term strategies for my portfolio of rentals, I feel like Kingsland is an extension of my own business. The team is large enough to have established credibility and experience, while lean enough to provide attention to detail for each client and property. In my experience, I have seen quick response times to my questions and concerns. They appear to communicate proactively and effectively with tenants to improve overall experience and to also get ahead of any tenants who may be facing financial hardships. In talking with another client of Kingsland, the positive experience appears to be consistent with other real estate investors as well. I highly recommend them as a property management service.

I was going through some very hard time when I came across Kingsland a little over two years ago. My mom had just passed away of ovarian cancer. I lost my job. Then I lost my home of five years due to miss understanding. Not long after that my daughter and I found ourselves in a homeless shelter. I couldn't believe all this was happening but was determined to find a decent place to live again. Who would believe and trust me? That's what was going through my mind. I wanted better for my family. So remaining hope on day I found a job and started saving up about a month and half while living in the shelter. I went in to Kingsland Properties spoke with Michelle. She began to show me a few apartments on the computer and asked if I wanted to go and look at some, I said yes! I was nervous because I had an eviction on my record. I looked at several apartments that was available before I saw the one that was for me. I told her I just need a chance. Although, I was high risk and most wouldn't have taken a chance on me Kingsland did. I was honest with my past situation. They did the background check it came back okay. Eviction came back but I was honest up front, that's important. The only adjustment was a higher deposit which was fine with me. I understood why. I was so happy that I might be getting keys to my own apartment. Michelle worked with me and I came in to the office to bring in my deposit and get my keys. Kingsland gave me a chance to begin again, and I am thankful. I still have needed changes in my life but I remain hopeful and prayerful that help is always somewhere close by. I didn't want to let Kingsland down because they took a chance on me. Kingsland will work with you if you are having a difficult time, especially paying your rent. Kingsland took over the management of the building where I live. They have responded well to my maintenance requests. However, lights on the outside of the building are out and no one has replaced them. Kingsland was quick to threaten towing an unlicensed car but unresponsive to a dark, unlit building. They have allowed other lease violations with laundry on the deck rail, trash set outside apartment doors for several days, along with clutter outside apartment doors. The few times I've actually spoken with someone in the office Michelle & Terry were nice, but nice doesn't change the burnt out light bulbs or unanswered messages. I can not say Kingsland is poor at property management but I do wish they would light up the building and clean up the deck. The previous owner of the property was a great guy. Kingsland had a tough act to follow.

I just had a great experience looking at some of Kingsland's vacancies. They let you leave a deposit and go out looking on your own. They have some really luxury places and some places that are nice and budget friendly. When I was in the office I could hear them working with some folks with a tight financial or credit situation and I could tell they were working really hard to help them out.

The windows facing outside could use a good washing. Ed (tenant) does a BEAUITIFUL job on the landscaping & cleans (Mops) front and back stairs regularly. Due to Ed's impeccable landscaping, our building is the most attractive on either side of the street in our block. Makes me proud to live here!
