Why should you hire Simmi? We hired Simmi to sell our Samammish family home in the summer of 2021 after interviewing several local and area realtors. Simmi’s knowledge of the LOCAL, SAMMAMISH market was superb, and in the aggressive market at the time, that was very important. Realtors from Bellevue and Seattle really weren’t knowledgeable enough about the local market, as evidenced by a home in our neighborhood that sold shortly before ours. Simmi was *very* professional and her way of dealing with difficult situations is with kindness, understanding, and compassion, while also keeping her clients’ goals in mind. Another reason we hired Simmi was her fee INCLUDED housecleaning both for the staging and move-out cleans, pre-inspection, landscaping, and staging (our house required LOTS of furnishings, as we had already started downsizing). She took care of *everything* except the packing! Simmi’s negotiating skills are intentional, goal-driven, fair, and honest. Faced with a number of different offers, Simmi was able to negotiate the final sales price of our home at the top range of what we had set as our goal. Lastly, as a high-risk household, selling a home during a pandemic is not an easy task. Simmi handled all the ADDITIONAL challenges of keeping us and our home safe with grace and understanding. Simmi gave us peace of mind and we HIGHLY recommend her and her hands-on, personal approach. She is worth every penny!

If you are speaking to Simmi about selling your house you really need to hear this! Initial meeting We spoke to Simmi about selling our house and were happy that she provided full service. She explained her services well, asked us lots of questions, answered many questions. We didn't know her a lot then but based on communications we got a good feeling and decided to hire her as our listing agent. Preparing to sell We knew Simmi liked our house but she also gave us valuable tips about making it ready. We were glad to receive her feedback and asked her for a must-do list. We were a bit worried that we might need huge renovations but Simmi explained that it would not be a great idea at that point - considering the current market, the time and costs involved. The must-do list she gave us was very sensible: we needed to get the all repairs done before listing, the carpets cleaned professionally, the entire house deep cleaned, windows cleaned, roofs cleaned, deck painted etc. We were happy to do all these important things especially since that would give the new owners a great house to live in, without having to worry about silly maintenance once they moved in. Simmi recommended we stage the house. We asked her to keep staging costs low since they don't really add anything permanent to the value of the house. Simmi found us a great stager who staged all rooms at very reasonable rates. Pricing the home The most important decision during selling is: how you price your home. We all wish our homes would sell for a lot but the listing price determines how many people will see your house, how many will put down offers, how much interest it will generate. In this regard Simmi gave us crucial advice and we totally trusted her judgement. In retrospect, she knew the market and the area, she knew our home and comparable homes. She ensured we were truly comfortable with the listing price by asking us multiple times about the final figure, which was neither too low nor too high. Up to listing time There were many small details Simmi did for us up to the time we listed - including staging, understanding the paperwork, explaining the process, getting the sign put up, etc. I'm sure she did so many things and never even told us. (Like adding the last few finishing touches to the staging!) As soon as she listed, our online estimate shot up by 60K! She had spent a lot of effort and time on marketing the home very very well. Our house had 5500 online views in 3 days - which was so high compared to other homes. Sellers - you REALLY REALLY need to get an agent who knows how to market your home - no matter how hot the market may be! Open house Even before the open house happened, many showings took place. Simmi kept us in the loop about these. Over the weekend she held an Open house on both days. They had incredibly high traffic. Our excitement was pretty high as we awaited the offers. Offer day It was the day the offers were due. We knew she would be busy doing the most important thing that day: negotiating for us. We trusted her completely and so glad we did. She spent all day working her magic for us! She met us that evening and shared the great news with us! Our house had gotten 6 offers. VERY competitive offers! And Simmi had worked with these all day - negotiating and making sure we got the most money. She had also ensured she found out the finances available for these offers. End result We ended up getting offers beyond our wildest dreams! We decided to accept the best offer till that time, which was 14% over our listing price. I don't see any home of our size that sold for that much within miles! Simmi did an excellent job. The house was a wonderful one too - but it took a lot of trust and effort to ensure our buyers saw the value in what they were about to buy. Simmi's marketing and negotiating skills were cruicial elements of this entire experience! Her clarity of communication, her attention to detail and most of all - her dedication to her clients interests - made this a truly fulfilling experience!

I would really like to thank Simmi for helping us find our very first "Home". We moved to Seattle from east coast a year ago and had almost given up on the thought of buying a house here, given the highly volatile real estate. I spoke with my colleagues and friends and found a common advice, that for the budget we were targeting, we would have to let go atleast 3-4 houses before we can win the bid, and we would still have to compromise on few things. Where do I start when it comes to talking about Simmi! She's the best and I have so much to write about her. She gave us our first home! When we met Simmi, we were in despair that we could not find a rental apartment given the high price for rentals. Me and my husband decided to take a chance and see if we can buy a house with the same amount of money we would have paid for a rental. It was late Sunday evening and we decided to approach Simmi. We were very sure she would not respond since it was a little after 7 PM on a sunday evening or rather night. To our surprise she responded and agreed to meet us in the next 40 minutes. Super surprised! From then it was a different and fantastic story. Simmi was very clear the first time about letting her know our real budget and expectations. And I totally agree with it.
