I'm writing to review my property manager Victoria Ormsby. She has gone above and beyond her duties as property manager. Not only is every question and concern responded to promptly, but all necessary next steps are taken immediately (often within the hour) and followed up on as needed. For one recent repair, I expected we'd hear back about replacing an appliance in a few days and potentially get the appliance itself in a month or two. Victoria worked that same day to assess the issue, speak with the necessary repair and appliance professionals and confirm a delivery for that same week. We are super grateful for her service!

I am currently renting a property from RPA. My experience has not been excellent nor has it been poor. Everyone that I worked with and toured with was very polite, kind and responsive. Here are the pro's and con's of my experience the far. Cons - Cleanliness: 1)The unit was not truly cleaned or sanitized prior to my move it. Yes the carpets where vacuumed, but there was food splattered on the walls and kitchen floor, food on the top shelf of the cupboards, urine drips on the toilet. 2) There are urine stains on the carpet near the fireplace and even though I reported it day one picking up my keys, nothing has been done about it. 3) The space on the side of the washing machine is grey brown it's caked with so much dirt, dust, food crumbs you can't even see the floor. Pros - Amenities, Location, Price, Customer Service: 1) The rent is a great price that I can afford to live alone and not have roommates for the first time. 2) Along with being able to afford it, i'm allowed to have my one cat, the unit has in unit washer and dryer and a fire place. 3) The community is kind and friendly, well maintained and ample visitor parking. 4) It's walking distant to trails, produce markets, shopping and restaurants. Plus can't beat the 2 mile commute to work. 5) The RPA employee's are very awesome; responsive, polite and followed distancing and mask rules for touring. Clearly the pros out way the cons and I will rent from RPA as long as I can. They are the best group I've rented from so far after moving to the Seattle Metro area two and a half years ago.

The negative one star reviews seem to be either for the wrong company or posted by people who are upset for reasons outside of management's control. I have been a tenant with real property associates for almost 4 years and have had nothing but totally positive experiences. From the streamlined leasing process to handling maintenance requests, the staff at RPA is knowledgeable, professional and happy to help wherever they can. Working with Barbara Hartley in particular has been a pleasure. We moved here from San Diego and rented without an in person viewing. Most of the issues we had were from the photos not being accurate of the properties condition. (Yard overgrown, fireplace not functional, slick moss on the driveway, etc) I would be cautious with maintenance requests as to not be labeled as a burden (overheard a vendor repeating what he was told) and be prepared to foot some of the bill for existing issues (We paid to fix the gutters, drains, and half of the yard cleanup from previous tenant). Beyond that we are still overall happy with the home. Max and Ashley who act as the property managers could be a little more responsive for RPA on behalf of the "owners" who are the same people that own RPA under another LLC. Emails go unanswered and phone calls unanswered. We submitted an ESA from our doctor when our dogs training was complete and it was ignored. Subsequent emails were also ignored. Since we have been labeled trouble or burden tenants I doubt they will allow us to renew which is a shame because we like it here. Maintenance vendors are very friendly and fair priced. Would recommend them in the future to prospective tenants. Overall the company receives 2.5 stars and maintenance receives 5 which rounded up is 4.

We have been living in our rented duplex unit for the last 2 years, and have had all manner of maintenance and home-improvement changes to the unit, including needing a new washer, mailbox theft issues, a neighbor's unit was broken into, and several small tasks like cabinet replacement. Victoria has been incredibly responsive, flexible, and courteous at all times, making sure our problems are resolved quickly, and even available to personally come by to help with maintenance tasks if we couldn't be home. I have lived in several rentals for the last 6 years under multiple different companies; with question, RPA and Victoria have been the easiest and most efficient with whom to work. Additionally, RPA's online portal is very user friendly and easy to use for maintenance, rent payments, and reviewing documents. I lived on the Eastside but thought to go to Seattle; the thing is that there are property managers for different places; but the good thing is it's all private owner's so I didn't have to deal with the whole schmoozing of "a great deal". I saw some places that Heidi, Tina and Tony had; and couldn't find at the time what I was looking for. I touched base with them when I saw new places and finally found one in Bothell which was perfect. They spent that time over 3 months just figuring out what I needed, how much I could afford and not be strained, I got a place with w/s/g included and live in a Condo so I don't have to worry about "all the different people" no crime, great location. So I would say if you're in a hurry, take the time to just get a hold of the managers; I always email and my manager gets back to me. I realize that there are weekends and holidays, and respect "business hours". I've never had an issue with an "emergency" but saw somewhere that a guy did show up, so I'm comfortable saying that would be my experience. I did have a filter issue with the furnace and it was fixed that week; my manager Tina asked me what was best for me to be there, it wasn't about her or the maintenance guys schedule, it was mine. I've never been late on rent, I read the entire lease I signed which talks about how security deposits work, and utilities; so I guess I'll know more about that. I'm totally satisfied and the fact that they are a well-known real-estate firm, I'd consider using them to buy a place of my own.

I was able to log into my tenant portal and make a Maintenance request, on a Saturday night, about my shower and water not coming out of the shower. I figured while I was already writing them, and if they were coming in if they could check the washer and dryer and because our windows were getting foggy when we were drying. They answered at 7pm, and I told them everything. They made sure that my request was successful and that I had all my concerns so they could expedite their team. I gave them permission to enter, I scheduled a Monday appointment- didn't need to shower on Sunday, I could take a bath. They came out, and not only fixed the shower but ordered me a BRAND NEW washer/dryer that was more suitable for our household size AND a new Hot water tank, again because we have a 3person household. In under 48 hours, I have a shower with better washer pressure, can run the dishwasher, washer, and bath at the same time with no hot water loss or change of temperature, and no foggy windows! I have never had an apartment company ever be so quick, no questions asked about new appliance, and clean up to the degree you couldn't tell anyone had been there! Thanks RPA!

This review is specifically for Tina Lerch at RPA. I see there are some very unhappy reviews here- but I couldn't disagree with the reviewers more. Of course, everyone has their own personal experience, but mine has been smooth so far. I found a great property in Shoreline in June. Tina was prompt at returning my emails and has always responded to my requests. My boyfriend and I moved in this past July. We found a couple of things around the unit that we wanted repaired. Seriously, within a week these things were taken care of. I can't speak for everyone at RPA, but if you are lucky enough to have your property handled by Tina, I'd be surprised if your experience is anything less than stellar.

I haven't rented here but looking at the requirements I'm a bit leery of doing so. 3.5x income criteria is a bit ridiculous (especially given the rental market in the Seattle area). Many other places require 2.5 or 3x. Thought that should be easily visible for others who are looking. For context, if you. make $100,000 a year, you'd only qualify for a property at $2381 or less. Imagine making six-figures and barely qualifying for a 2 Bedroom.
