One Theater Square is the best building downtown Newark hands down.
Me and my family been here for a few months almost a year and I will say it’s beautiful inside and out.
I’m grateful and Thankful….
They have events within the building which is very nice to attend.
Summer time yes it’s wonderful events and musical Concerts..
Gym and lounge area is always clean.

One Theater Square is an amazing location, i tend to move often based on amenities and convenience and this location has a nice balance of both. The view from the ‘08 line is amazing and the amenities are well kept. Donna Jeter from management is very attentive and extremely helpful. Shea from the concierge staff is always professional and flat out amazing. I enjoyed my time at One Theater Square and will be returning when the location is once again convenient.

I moved into One Theater Square on 7/15/21. I immediately fell in love with the building, the amenities, and the staff. It is by far the best building I've ever lived in. Shortly after I moved in they had a concert in the park. I was a little put off but I figured it was a one time thing. I was wrong. Every weekend it seemed to get louder. When Summer ended the concerts ended. I guess I kinda pushed the memories of the obnoxious noise to the back of my mind. Once it started getting warm again the concerts started again. I truly can't believe how loud the bass is.Today is Sunday 9/25/22. Yesterday, 9/24, it went from 1pm to 930pm. I was mad, but I kept saying to myself at least tomorrow will be quiet. Wrong. Im on my balcony right now, 830pm, and I can't even put my headphones on because the music is so loud. We were told that the new committee started by the tenants will hopefully make some progress with the politicians who can help with this kind of issue. I don't understand why Bozzutto can't assign a representative to talk to these politicians and explain to them that their tenants quality of life is being affected tremendously. It's the best building in Newark, but this issue is enough to warn prospective tenants to stay away.

The staff is very informative and the concierges are some of the best I've ever had. The extended office hours for the management are very useful for anyone who works odd hours as I do. They are almost always available and very responsive. The one complaint I have is how convoluted and NOT transparent the process of signing in and out for guest parking is and the way charges for parking are calculated. I only found out 2 months into living here that any guest that didn't explicitly come back to sign out after parking gets counted as over nights and the charges are just applied to my rent without being told. the charging process for guest parking is the only reason i didn't give 5 stars.

Responsive management; prompt maintenance; killer amenity space with outdoor patio; wonderful gym; a stellar steam room; on-site garage parking; washer/dryer included; very pet friendly; and great views of Manhattan from the flat’s balcony. Walking distance from the PATH and NJ Transit. Well-placed location and nice building overall.

The building and the management office is perfect, although if you’re looking for a quiet place, where you can relax, forget about it. In summer there are always loud parties and shows in military park or near NJ Pac, so at least 2 times a week you’ll have to listen to loud unpleasant music, for the whole day. Sometimes the windows in my apartment are shaking and I’m getting anxiety attacks. I’ve tried to complain, I sent bunch of emails to NJ pac and military park, they don’t even respond. I’m thinking about moving.

Just moved in, Here is my opinion so far:
Nice place, nice concierges. My new room is clean and there are cute thoughtful gifts from the company. Really nice manage team.
One thing I do notice is that the noise level is not as good as some reviews said. I mean it’s quiet however if your neighbours playing loud music or laugh very hard, you can still hear it. (I even hear someone’s alarm. )The other thing is the parking building is separate from the main building and the only access is lobby. I have to go outdoor and then enter the garage. I don’t like this especially in the winter.
All in all these are architecture issues. I don’t think anyone can do anything at this phase.
I do recommend move in. I think it’s a good experience.
Updated: I lived here almost a year, now I don’t recommend this place anymore. the apartment itself is generally good. But too many events or concert happens around. Really noisy. They wont stop until 10pm. There was once they party in the park until 12pm. The polices always block the parking entrance. You have to yell to them to get back home.

All the staff are amazingly friendly, Donna assisted me with the viewing and signing, she was so helpful and patient with me as i navigated through the whole process. The amenities and hallways are clean, the foyer looks like a luxury hotel entrance and always have dog treats available. Very happy to be settled here:) Thank Donna and Team

One theater square is an amazing place to live at.
Pros:
- Price for the rent.
- luxurious.
- Very clean( elevators, hallways etc)
- Perfect location, especially for Rutgers students or NYC commuters.
- Very safe and secure place.
- Every single employee is extremely nice, kind and helpful.
- Great front desk crew.
- Fast elevators.
- I lived there for a year and never needed a maintenance. Everything was functioning properly.
- Living in the eastern side will give you a beautiful view for the Passaic river and Manhattan.
Cons:
- Parking is slightly tight ( doesn’t have enough width space for cars’ doors to open wide).

Been living here for almost 2 years and sharing a bit of my experience.
Pros:
1. This apartment is very new and basically you'll get everything you're asking for, i.e. in unit washer/dryer, big windows and sunlight, hard wood floor, space in the apartment is more than enough
2. This building personally I feel like it's the most luxury building in downtown Newark, normally there's police car downstairs so it's relatively safer than other areas in Newark.
3. Management is very good and maintenance is efficient.
Cons:
1. The walls are really thin and you can hear neighbor talking loud and playing music

I have been living at One Theater Square for about 6 months now and really love it. The apartments themselves are beautiful, the concierge and maintenance staff are the best, and the amenities are great. Donna was very helpful throughout the leasing and move-in process! The only downside is that walls are thin so it can be noisy.

Friendly staff, and great amenities. Ms. Donna was wonderful welcoming me to the community and helping me get acquainted in my new city. I lived here for a little over a year, and the concierge staff would always greet me by name and were attentive and ready to help when needed. The apartment itself was beautiful. Would recommend this appartment complex if moving to the area.

Pros:
-Maintenance staff is great.
-Kelvin is the absolute highlight of the concierge team.
He already has your packages at the desk as soon as you come out of the elevator, has the elevator already prepped to send you back to your floor as soon as you’re in, always incredibly helpful/personable/going above and beyond. I cannot say enough positive things.
Seriously. Give that man a raise or a promotion or something. He is 100% the best and someone I’d love to even have working on my team.
-The apartments themselves look great.
-Best apartment building gym in the area.
-Attached parking
-When something breaks it’s fixed before you even realize it was broken. They’ll send out an email about the garage door or an elevator and it’s literally already being worked on by the time you engage either one.
-Super clean building
-They try, they really do. They bring in food trucks every friday as of late and there have been several virtual community events.
Cons:
-Vinyl floors
-They 100% did not clean my apartment before I moved in. But there was a card in there claiming they had.
-The bedrooms are pretty small.
-Laminated cabinetry that puffs up once there’s actual steam in the environment from cooking.
-The dryers use this stupid moisture sensor technology and will literally not dry your moist clothing if the machine doesn’t deem it wet. Sometimes it will also just stop mid cycle due to the same mechanism.
-Almost all other concierge staff that IS NOT Kelvin is lazy, prone to attitude, seems to hate their job and acts like they’re doing you a favor. I have literally preferred to wait until a concierge person’s shift is over to avoid feeling like I’m bothering them by asking for my own packages.
-Insane dust build up.
-I moved into a larger unit and after having no issues with sound or thin walls in my previous unit, I now share a extremely thin wall with a neighbor who I can hear fart, cough, sneeze, wet burb, cuss, play online games, and hawk loogies into his sink. I complained to management and they put on a “dog & pony show” to appear as though they were going to resolve the issue and did nothing. In fact, the building manager only followed up on her last day on the job.
I don’t regret moving here. The majority of things are well done and the building and apartments are nice.
They just really drop the ball on the details and the parts of the experience that make a building a luxury experience. I’ve lived in several luxury buildings in NY/NJ over the last 15 years, this isn’t among the best of them. It’s certainly not among the worst either.
At the end of the day though, we’re really picking out first world problems. It’s a better roof over your head than most people have.

I have been a resident for almost one year and I love it here! Newark is my hometown so I have lived in almost all the apartment in downtown Newark and the One Theatre Square is the best so far. From the first phone call with Donna Jeter to the maintenance staff and concierge! Extremely dog friendly! Responsible dog owners and the staff always have treats for the dogs. My dogs always look for Donna when we go for our walks. This building also has attached parking at a very low price compartes to private parking decks in downtown Newark. The views are amazing! I deducted one star because the building can be a little noisy, the bedrooms are small and it’s dusty. But overall best value for the price.

This is my first apartment in years and Almany has been very helpful in explaining and answering all questions pertaining to the apartment building and my rental. -Ac the leasing consultant amazing since day one. Helped me with my move in twice and both time very on top of things and making sure for a seamless experience.

Only one suggestion though- I wish the windows had a mesh so we could keep it open for fresh cool air, without the entry of insects or flies. Have to always keep windows closed

Currently live in this bldg and counting down the days until my lease is over. I’ll start with the pros: The apt bldg is brand new with lots of light. Cons: the bldg was built with extremely thin walls so you can hear EVERYTHING in your neighbors apt. Ex: alarm clocks, phone rings, even a sneeze. To make matters worse, I happen to live next to an apt that has loud parties frequently late night. I’ve complained to mgmt, but they are addressing the issue by calling the neighbors and telling them to quiet down. The neighbors quiet down until to the next weekend, then back to same antics....

I have been a resident here at 2 Center street since the very beginning. I have seen the management team change to BOZZUTO and what an amazing difference in a very POSITIVE direction! Everyone on the staff is excellent. My favorite person on the premises is DONNA JETER! Donna always greets me with a smile by my name and is ever so accommodating! I have never ever had Donna say no to me under any circumstances her reply would be we will FIX any problem or situation that you are not happy with.I was looking for an apt that had more growth and a feeling I desired. I advised Donna I might leave 2 center and she quickly turned that around and before I knew it I was signing my new lease for my new apt which I LOVE within 24 hours of our discussion! From the very first moment I met Myrial for the tour I felt like I was at home. She took her time showing me several units, the amenities, and talking me through everything I needed to know about the building to make an informed decision. I met a number of my soon-to-be neighbors that day and was so happy to see how many of them had dogs. One of my biggest concerns was finding a good location for my Basset Hound mix. I love my place, everyone in the building from residents to management to staff are absolutely wonderful. I couldn’t ask for a better place to call home. I would highly recommend taking a tour if you’re looking for a new apartment in this area.
