We have been happy tenants with EGL for almost four years now. The staff is very professional and responsive. I am always impressed by how quickly they respond to maintenance requests. For instance, several months ago, the coils in our dryer went out. I submitted a maintenance request online in the morning, and they sent a technician a few hours later, and the dryer was running that afternoon - way above and beyond your typical "landlord" experience.

I own an 8 unit apartment at 2540 7th Street Santa Monica, 90405 and used EGL a number of years ago. It was fine when the original founders Eli and Gabriella Litov(hence the name EGL) ran the business but once Gabriella's daughter Michelle took over it went downhill fast. She uses her own maintenance company that charges over and over again for unnecessary work and when I complained she said it was needed but without explaining why. How could she justify that the same "kick plate adjustment" in the same unit was done every 9 months at a charge of 50 dollars per adjustment when she didn't even know what a kick plate was, and neither do I? This was clearly abusive but not in her mind, because when she did these "kick plate adjustments" for all 8 of my units and lots of other phantom work, it added up to at least 10,000 dollars per year in pure profit, just by cutting and pasting the fake work descriptions into the accounting. Yet she refused to discuss it except to say "the work was needed". The worst experience was when my property manager whose name was K. Doss(I'm sure Michelle remembers him) noticed a water leak from the water heater in unit 6 but did nothing about it. The water leaked for months into unit 3 below and caused a mold infestation that required moving the tenant out for 3 weeks at 180 dollars per night as required by the Santa Monica rent control laws, and then having a HAZMAT team come in to clean up the mess. It cost over 50,000 dollars in damage but when I mentioned this to Michelle she said it was not her responsibility because K. Doss no longer worked for her! Apparently she is responsible for collecting her fees and having her maintenance company overcharge for unneeded work, but for nothing else. I live in France and I now manage my place from a distance avoiding predatory management companies. I suggest other owners do the same. My advice to owners: avoid Michelle Vaakil at all costs. It is unfortunate that her mother could not find someone responsible to take over the business. The reason I am writing this review years after my awful experiences with Michelle is that I see from other owners that she has not changed her ways one bit. Oh, and by the way, Mabel was my property manager after K Doss quit and she refused to talk to me whenever there was a problem so Michelle herself became my manager and she also ignored my complaints. When I asked to get the keys back so I could use another management company I was told I must wait until the end of the 1 year contract, which meant another 6 months of abuse. Michelle has no shame. This really is a family community. Tons of kids that run around and play with each other. there is a sufficient amount of cameras around the property which of course makes me feel safe and protected. Parking is never an issue inside of the property as everyone has their designated parking space and other residents respect that. Guest parking outside of the building can be tricky at times but it is not unbearable. The property manager here is absolutely phenomenal. He takes every concern and acts on it almost immediately.

I applied for an apartment and signed the lease within 3 days. It was a quick and painless ordeal which was amazing because I'm moving from Chicago to LA so signing an apartment hasn't been easy until I contacted them. Adam made sure I had all my questions answered and got back to me super quick whenever I had a question. I didn't realize the unit came without a fridge and he ended up giving me a credit to help me pay for one. It was super appreciated. I have been a tenant at a property EGL manages for two years now. My manager is always nice and maintenance is always timely and polite. Recently I had a question regarding a city charge I had not received before and the person I spoke with was very helpful. They even provided the reference to a website where I can get more information. Now days it’s hard to feel comfortable with rent increases and I was satisfied that they had the documents to back it up. The lady I spoke with was helpful and familiar with my account history. EGL has done a good job of managing my properties for over 10 years. There have been a few supervisors that were not a good fit for me (they were not bad, just not good fit) and EGL was happy to find someone that was a good fit. They generally communicate when there is need and don't when there is nothing to share. The only reason I did not give five stars is because I think they could provide better service with their subsidiary that performs work at the unit (painting, cleaning, fix toilets,...). I believe there cost is high and have proven it by finding others outside that can perform the work for much less. Just looking for fairness. All in all--happy with EGL!!

Even though at time it is hard to get a hold of someone, EGL Properties, Inc. is one of the more advanced technologically management companies. People like me appreciate being able to pay rent remotely and track maintenance appointments. Kimberly in Accounts Receivable has been my go to simply because when I can’t get a person on the phone she is always quick to reply to an email and connects me with the right person. She’s the one you want to get things done around there. Even though maintenance is a little rough around the edges overall EGL is empathetic of their tenants and is always willing to work around your schedule. Some management companies just barge in to do work without notice or consideration of tenants and their work schedules. I enjoyed my tenancy but it is time to move on. But if I ever need to rent again I would not hesitate to contact them.

I just moved out of California. I had to move to Florida on an emergency basis to take care of a family matter. Most companies give you legal grief regarding breaking a lease but EGL allowed me to find a replacement tenant and even expedited my security deposit refund so I could cash it before my departure. With everything I had going on the way they facilitated everything for me was immensely comforting. I thought I’d be charged the full amount through end of lease but they only charged the days the apartment was empty waiting for it’s new tenant. I’m grateful that they treat their tenants like humans and not just contracts. I highly recommend using their services.

I really love how EGL has been very considerate of my needs. When I first applied with them I was afraid they will say no because I thought they only got tenants with perfect credit. Although I have ok credit I figured it will be a no answer from them. However when the supervisor who showed me the property called me she said I was approved and only requested extra security deposit from me. EGL Properties is probably the 5th company we have contacted in the Los Angeles area since we decided to move to California. The first few we contacted do not have a website with vacancies posted. In addition because we are looking for a single family home due to our newest addition to the family we are not able to travel to view the vacancies. On EGL’s website we found the option of being able to take a virtual tour. Although we are still shopping the rental housing market in LA our experience with this company has been by far the most technologically advanced that can support our needs all the way from the east coast. I highly recommend their listings. If they can service across the country I can only imagine that their local services must also be exceptionally advanced for those of us with limited schedules and tech savvy preferences.

I've lived on and off at a few different EGL properities since 2010. I can only report from personal experience. First, I don't have perfect credit, but they did work with me. I thought the application fee ($40) was high, but they explained that they are charged $25 for running it, and the extra $15 is for an employee's time to process and reviewing the report. In addition, if I ever had to call, I usually reached a real person. Most of the time, the issue was resolved very quickly (sometimes late at nigt). The staff are friendly as well. Shout out to Mabel. : )

I cannot praise Kimberly Chavez enough. When moisture and mold was found in my ceiling she came on site within a day to check and coordinate having it fixed while taking the steps to ensure it was safe to go back into the apartment. She recently also assisted me when the company wrongly tried to enforce a new policy that took effect prior to even being notified. She solved the issue and helped educate me on the best approach for the future to comply to the new policy. Thank you Kimberly. Ohhh P.S she’s not even the assigned property manager and still took initiative to fix the issues.

When looking for an apartment to lease, things can get hectic, especially when you have a deadline to move out from your curent apartment. I had great luck with EGL Properties. I saw their ad on craiglist. I called and luckily the supervisor said they had an open house that afternoon. I went to the open house and fell in love with the place, It was clean, spacious and freshly painted. The property supervisor helped me expedite the process for my lease and met me at the property multiple times during the lease process. She was very helpful and informative. Provided me with all the contacts name and numbers I needed for rent payments and maitenance requests. After moving in, I addressed that the bathroom sink was draining slowly and she sent someone the day after to fix. From a tenants perspective, I have to say that this company does take care of you. You call them and someone does actually answer instead of getting a fax machine or a voice mail.
