Lived here for the past 3 years, and still loving it!! Great staff- both office & maintenance, wonderful amenities, and weekly food Trucks/ events! Super dog friendly and cool neighbors! An oasis bustled in the busy city! It's simply the best!

If you’re coming from a big city, you won’t feel home sick, you will feel right at home. Great views of the sunset. If you could afford the price tag of one of these units then it’s worth it.

I absolutely love living here! I’ve lived in LA 6 years and can truly say this hidden gem is one of the best spots I’ve ever found. Today for instance, we had a maintenance request and Gabe was here with a smile on his face, kind, professional and fixed our problem right away. The staff keeps this place so clean and running smoothly. I have lovely neighbors that water my plants for me when I’m gone, share treats with each other when we do some baking, and look out for each other. The pool has an amazing view and we love having friends over to sit around the fire or soak in the hot tub. My husband is in the best shape of his life because he actually enjoys going to the gym now and it had fantastic equipment and machines. We have a gorgeous view of the Hollywood Hills and have deer walk past our patio everyday. I know a lot of the staff by name and they know us and we love them so much! It feels like its own small town here, but still so close to everything LA has to offer. It’s the best of both worlds!

I’m leaving a review for Maintenance Tech I Patty AND Maintenance Tech III Gabe. Patty I’ve talked to for years as she’s worked to maintain our building with a huge smile on her face. She’s always friendly and does a wonderful job. Gabe we just met when he came to fix a door for us. The NICEST fellow! It was a pleasure having him quickly fix my door. Both Patty and Gabe are the best!

STEVE MAINTENANCE TECH III. What a guy!!! Not only did he call and coordinate a time with me to assist my issue, because of my puppy, and my need/want to be around when he’s there, but then after correcting the maintenance issue in seconds he made some time to play with my puppy (knowing that, that’s all my puppy wants from a new guest.) my puppy was left satisfied and smiling. Also, I really appreciated that Steve was understanding of how my dog plays. So thankful for the team. And Ava should be so grateful to have Steve as a part of it. Oh yeah and the issue was resolved . I cannot forget to mention that 😂

AVA has been a great place to live. My apartment flooded from the recent storm and they took care of all my questions and concerns in a timely and positive manner, and when I had to move to a new unit due to the damage they were very accommodating and quick to get me into a new unit. Thank you Allie and Brian! In addition, the whole maintenance team here is fantastic. They are so friendly and work quickly, and are always so positive. Maintenance is so nice, personable, and great at their jobs. Steve had our backed up bathroom sink working immediately, was very polite and in and out. Benjamin asked us for information about a repeated HVAC problem we’ve been having and is following up with some more extended repairs in the coming week. Both super nice guys, I also appreciated that they enjoyed our cats :-)

I moved into AVA Toluca a few months ago now and I can say that is has been a dream. I needed a place fast, I wanted short term and furnished if possible and Brian in the office found me the perfect apartment! He made the entire process easy and even helped me with utilities when I got moved in. The entire staff is very friendly, helpful and proud of the complex. Ben in maintenance is extremely efficient and knowledgeable, fixing my microwave in just a few hours during the holidays. The location is great, I even walk to some of my favorite places in Toluca Lake. I am glad I chose AVA Toluca.

I’ve read a few negative reviews on this and other sites, but that hasn’t been my experience at all. The staff has been very helpful and courteous. The maintenance team has been especially responsive. Steve went above and beyond to find the root cause of an issue with my AC and made sure it was corrected. The amenities are kept in good condition and it really is a bit like living in a resort. My studio is small and a bit expensive, but it’s a trade-off for location, security, and amenities. It’s fairly quiet and peaceful. The (rare) coyote sightings are a little disconcerting, but the dear are cool. I’ve encountered only two people who were displeased and quite frankly it’s all them. Not the kind of people with whom I would voluntarily associate. Almost everyone else seems nice. If I had any criticism at all, it would be the people who park in disabled spots when they’re clearly not disabled, but they have the placards, so there isn’t much the management can do about that. One guy even yelled at me for using the disabled space in front of the gym. He shut up when he saw my cane. He then went into the gym and demonstrated that he wasn’t even remotely disabled. Welcome to L.A. 🤮 Oh well.

Steve the Maintenance Tech definitely deserves a raise and extra notice! I have lived here for about 6 years and he is always efficient, quick, kind and smiling. He is part of the reason I recommend this location to friends. It’s hard to find good staff that actually stays hard working and kind! He is special and should be recognized.

Arturo , shower up on an emergency call on Thursday evening. I thought I was going to have to wait until the next day as my ceiling was blowing up from a leak. I do love living here! We're in LA but also feels like we're in the mountains away from the city. There are deer walking about daily, my dog loves the dog park, our common areas are always clean, pool is always sparkling, the office always answers my concerns I send via email, and on top of it all, the maintenance team is really on top of every request and really caring. I submitted a maintenance request this morning and they sent over a gentleman named Ben immediately! I needed both of my heater/ac vents fixed and I had him take a look at my sliding screen door. I want to give a shout out to AVA Toluca Hills for their quick response to maintenance problems. Our A/C went out and Steve fixed it in a few minutes and even added batteries to our thermostat so we can see at night. Steve it the only maintenance person that our dog let's in the apartment. Our dog is a good judge of character.

Our shower drain was clogged and we tried to fix it our selves but that didn’t work so we desperately needed help! Steve the maintenance tech came same day and did an amazing job fixing it! He not only unclogged our drain but replaced our shower had as well. Steve also left the shower/bath looking spotless! My boyfriend and I were so happy. I've moved to this place recently and I am more than happy with my apartments. The wonderful mountain view and super fresh air makes me feel great. Silence at night. Private hiking trails to the wisdom tree are awesome. The personnel is very kind and helpful. I would like to thank Adam Graham in particular. Outstanding regional leasing agent Alexis Garris was more than helpful in finding me an apartment in stunning Ava Toluca Hills.. sHe was extremely honest, upfront, and was able to find me a great apartment that fit right in my price range! She was extremely communicative and easy to reach to answer any of my questions at all times, weekends, early mornings and late nights included and most importantly always went the extra mile in making sure the application get processed correctly and always double checked that there is no blockage of any sort when applying and offered to complete the application in person in case any technicalities would arise, oh technology nowadays! She was so accommodating that I was able to complete all the steps at the office. And you know how challenging is to find an apartment these days and she went above and beyond and transformed the nightmare that is finding an Apartment in a quick breeze!

My only complaint after over a year of living here -- the lights in the screening are on a motion detector, so if you watch a movie and move a muscle, the lights turn on. There's no way to disable it. I've been telling the staff about this for an entire year. Maybe I'm the only one who uses the screening room. Just FYI. Everything else about AVA is pretty great and everything below is still true: I just moved into AVA Toluca Hills and so far I am loving it. The apartment was clean and beautiful on move-in, and everything is working properly so far. Maintenance has been very responsive with small requests and questions. And the amenities at this complex are amazing -- I've already used the pools, hot tub, tennis court, and gym, none of which have been very crowded. Allison Lisitza in the leasing office helped me through the process this past week and has been amazing, answering all my million-and-one questions and making me feel comfortable with the move. And she's been so nice and friendly throughout, I really feel like I have someone I can trust if anything comes up. Everyone else in the office has been super helpful as well. (Unlike my last building in Hollywood where I could barely get the office to respond to routine requests...) [update: everything except those motion detector lights in the screening room] The community is beautiful, quiet, convenient location, and feels very safe. I love being right in the mountains and so close to nature -- there are deer in the hills around sunset that you can see from the parking lot, it's lovely. I highly recommend AVA. Thanks to Ben from maintenance for fixing our kitchen lights so quickly on new years' eve!

One of the best perquisites of living in a TOP NOTCH community like AVA Toluca Hills, is that the day-to-day maintenance and upkeep of the property is always of TOP NOTCH order! And this is expressly because of the TOP NOTCH Maintenance Personnel who take care of the Property. This culture of excellence was on full display when my Unit needed emergency maintenance earlier today. Sincerest and most copious of thanks to BEN, GABE & SCOTT for speedily attending to the problem and for exerting their utmost efforts to quickly and efficiently make short work of things. It was a truly delightful experience watching these merry band of warriors going about their work. They were the epitome of esprit de corps in action. Their mutual cooperation & coordination combined with their mutual respect & recognition was a treat to behold. Add to that their broad smiles and easy laughter while working and you get the very essence of joie de vivre! What a joy to behold! Thank you gentlemen! I've been living here for a month. I love it, except for the wannabe Backstreet Boy next door that can't sing to save his life, but hey, that's apartment living in Hollywood. Elliot Hardin in the leasing is tremendous. He helped me move in a day early which was a HUGE help for me. He is very personable and enjoys helping people. He even called me two weeks after I moved in to make sure I was enjoying the place and to make sure I didn't have any issues. UPDATE: I've been here four years now and just renewed for another year. The AVA staff gets 5 stars, my neighbors 2.5. The staff will do the best that they can if their are an issues. I want to give a special shout out to Patty who works really hard to maintain the building I'm in. She is always smiling and friendly. She does a great job of keeping the floors and laundry room clean. There are a lot of pets in my building, I wish their owners took care of them as well as Patty takes care of the building I'm in!

My review is for the community consultant Adam Graham and the property itself. I am a former resident of AVA Toluca Hills for two years and this property is still my favourite. Especially during the lockdown, living in this property was heavenly pleasant and I hiked almost everyday in the hills. It's no surprise that I wanted to move back in this property when I was planning to relocate back to LA. Adam was the one who assisted me during the searching for a suited unit process since there were very few availabilities in the timings I was looking for. Adam is indeed very professional, responsive, and efficient in his job and he always kept me updated with the availabilities. I am grateful for his kindness and help. Albeit I eventually ended up signing with AVA Studio City since someone else applied the unit I desired in AVA Toluca Hills before me, I am still happy to move in another AVA property! My fridge was making a loud defective noise, as if it was about to short circuit and seeing it was after hours I was worried to wait till next day because it’s an electrical appliance. This is a unique property being built next to the canyons. There is gorgeous views atop the canyons, truly a gem! If you love nature and fresh air walking and hikes, this is it! Being here make you feel relaxed so if you are arriving home after a long day in more busy neighborhoods and sitting endlessly in the LA traffic (that still feels like carmagedden during rush hours), it feels great being back home at Ava which instantly helps you decompress due to the surrounding nature. The leasing office staff rock! They are very professional, attentive to our inquiries and nice to deal with always. Our maintenance team is amazing! They are very fast at responding and fixing any maintenance work orders we place. I don’t know all the staff by name but I know they are great team players. This is a huge property and knowing that our maintenance are able to get take care of work orders and keep common areas looking great. It really says wonderful things about the maintenance crew! Ernesto who is part of the maintenance crew is awesome and always working hard always here bright and early. Again there are other crew but I don’t know by name but I see them and everyone is so friendly and don’t hesitate to acknowledge us and say hi with genuine warmth. Even with mandatory covid masks you know that they are smiling when they greet you. Shout out to a Gloria and Luis who I also see working hard and have a very great attitude. I’ve seen Luis, Ernesto some of the women on the team taking the furniture that was left at buildings when tenants move and transporting it up to the main furniture dumpsters. They are so hard working and incredible and have positive attitudes. Two other team members I know by name are Steve and Arturo who are very nice and hard working team players. They have experience and knowledge in solving and repairing the maintenance issues that we place work orders for. We love and appreciate all the staff who are a valuable part of our community and make our property nice place to live. Thank you Ava crew! :)

04/20/22 Updating this review. I decided to give them the benefit of the doubt and went into the office to try and resolve this. I was able to speak with the General Manager who explained that they have a lot of fraud cases so they tend to err on the side of caution. He called the 3rd party ID verification company and since I have two last names and only used my primary one the last name I used for the app did not match my ID and this trigger the system to decline the application. The GM asked that I apply again and if everything went through then they would refund me for the original application fees. Lucky everything went through this time around. I still think the 3rd party who does their ID verifications needs to better their system to at least let applicants know what might be causing the system error, but that a different issue. Overall I am happy I was able to apply and will be getting a refund (fingers crossed), just a bit frustrated I had to jump through hoops to do it. 04/17/22 Worst application experience for an apartment so far...they charged my girlfriend and I $90 bucks to apply. Then they asked us to run some bogus ID check which declined the identity check for us both without a mention as to why it might be failing and canceled our apartment reservation for apparently no reason at all. They also refused to refund us the application fees...I wouldn't expect a place like this to be defrauding people with applications, I mean really...worst part is I was really looking forward to having an apartment here...

My wife and I LOVE living here! We tell everyone about it because living here has been a dream come true (seriously). We lived for 5 years near downtown and couldn't take it anymore - the trash, the constant noise, parking issues, dangerous situations, etc. When we moved to Ava it was a breath of fresh air! The staff are incredibly kind and responsive...they host food trucks every week...their gyms are top of the line...their pools are like a resort...there's tennis courts, volleyball courts, a market onsite for any conveniences AND there's hiking trails leading to the Wisdom Tree! We feel safe, cared for & finally found the peace and quiet we've been searching for. No place is "perfect" but if you're looking for an incredible place to live, you can find it here at Ava!

I’ve seen personally the extreme lengths AVA Management has gone to keep the criminal element out and keep residents safe – NO SMALL TASK, especially these days. A special shout-out to Jenny in the office, who was SUPER awesome to assist with an access fob issue. You were so kind! Truly: AVA Office staff are fantastic. Speaking of: our modern and upgraded community spaces are ridiculously inviting, comfortable, in my estimation LAVISH. Best of all: they are SPOTLESSLY CLEAN. I can’t emphasize that enough. CLEAN! THANK YOU for raising the bar! Another HUUUUUE High 5 – make that a HIGH 10 - needs to go to Emerald. Heads-up, Home Office: Be sure to give Emerald at AVA TOLUCA HILLS not only a pay raise, but a HUGE BONUS as well. We recently moved out of AVA Toluca Hills, but we loved our time here. Friendly, helpful staff, beautiful resort-style amenities, and a lovely setting nestled in the hills of the Toluca Lake neighborhood. One area that we really felt they excelled was maintenance. They were responsive and thorough, and happy to help even on non-essential jobs. Steven, or Mas (like Maserati) as everyone calls him, was the best head of maintenance ever. In one instance, he actually personally helped us install a water filtration system we bought when we moved in, and came back and helped us uninstall it and pack it up again when we moved out. He went above and beyond, and he and his crew helped us feel at home the whole time we were there.

I love AVA Toluca Hills and the community they have! I’ve been here for almost a year now and can’t see myself anywhere else. I recently had a leak in my studio, but with the help of the awesome maintenance crew and team members in the clubhouse it was all taken care of. I was in communication with George who was very nice and professional. He made sure that I had a place to stay, dry cleaned my damaged items, and updated me at all times. He also took my new puppy into consideration when rehoming me in another apartment. They all tried there best to ensure that I was comfortable and taken care of. They made the whole experience a lot less stressful. Thank you!

It has been a few months since I moved into AVA Toluca Hills and I could not be any happier. It’s a well-maintained community with gorgeous landscapes and rich nature all around, as well as exceptional amenities, including a convenience store, Amazon lockers for secure delivery, multiple gyms, swimming pools, tennis, basketball, volleyball courts, parks for pets, etc. Located no further than 10 minutes away from Hollywood or Burbank, it feels very soothing and more private than most apartment complexes in Los Angeles. These apartments have been a known spot for many creatives such as myself, who work in the animation, film, or music industries. This place seems very family oriented; yet, I was happy to discover that there are also a lot of young career-oriented people living here. This is a large complex with enough space for everyone to live in harmony. I was able to get a tremendous deal on the lease and would like to thank Kurt from the leasing office for his help, kindness, and dedication to his customers and most importantly for his patience with a picky person such as myself. Also, manager Paul was extremely helpful and demonstrated his professionalism and compassion, as he was able to think out-of-the-box and take immediate action in an atypical situation. Many of other residents I spoke with also seem to be very happy with the apartments and staff. AVA Toluca Hills has earned a solid 5 stars from me!

The facility has gone down in quality in the past few years. Multiple visits by LAPD for break-ins and robberies. There is a real issue with safety here at the facility. The window blinds fall apart and break on a regular basis. The maintenance crew is trying very hard to keep AVA going and running. Recently I had a visitor from out of town loose their phone on the property. We searched everywhere and even tracked it with no success. My family and I have had an excellent experience staying here for almost a year now. The location is ideal - so close to nice coffee shops and stores a mile away in Toluca, and close to Hollywood and many attractions. The complex itself has been very quiet - we do have an apartment at one end, so I'm sure this helps. The renovations inside the apartments are so nice. We used to stay here when you could rent a furnished place for a few nights and it was very old, but not anymore. The main reason we moved to AVA Toluca compared to all other places nearby are the beautiful and large clubhouses, pools, and various areas around the complex, and the nice serene feeling inside next to Griffith Park and all the trees - once inside, it doesn't feel like you're in a city. We also appreciate that the community is gated - just an extra secure feeling. Lastly, the rental rates are very reasonable compared to other places nearby - probably because the complex is so large and has many units to fill? Regardless, we're happy with our choice to live here! Best value for the price as well, and we toured A LOT of apartments!

Ever since Covid-19, the entire staff provided the professionalism beyond my expectations. Location is one of the best, being close to Hollywood, Burbank, Glendale and Studio City all at the same time while feeling as if it was secluded from the city due to its private gated aspect. Gym was renovated in 2018, so all the equipments are brand new and top of the line, including outdoor machines and training areas. There’s even a mini market inside the community that stays open until 10pm in case you don’t want to drive at night for that missing gallon of milk. Staff is super friendly and nice! Really enjoy living here! Special kudos for Gil for being extremely helpful when I needed to change my lease!

I don’t know if there will be enough space to explain how pleased I am with the leasing staff- specifically Gil and Jennifer. I moved from Vegas and was temporarily staying at AVA Toluca Hills with a friend. I was supposed to move to Living At Noho, but loved staying at AVA so much that I decided to walk down to the leasing office to see if we could make something work. Jennifer was able to give me a tour without an appointment. With the help of Gil, I was able to get approved and receive keys the following day! There were a lot of hiccups in the process because of my confusing situation and they were so helpful! Every time there was a bump in the road, Gil made sure to find another option or way to make things work. I am so grateful and feel like I was treated like family throughout all parts of the process. 100% recommend! No matter how busy the leasing office got, they made time to help me and answer my questions. If you are considering AVA Toluca Hills, you are definitely in good hands!

This apartment complex is very nice and quaint. Amazing location, freshly renovated apartments. They’re currently updating the amenities but those that have been finished look great! Very welcoming staff, always on top of maintanance requests and ready to help. Gil in the costumer relations is always super friendly and helpful and readily available. There is a very convenient convenience store inside the community for your last minute grocery needs :) Living here always feels like you’re on vacation and considering that a lot of tenants are on the younger side it’s surprisingly quiet and pleasant :)

This is a beautiful facility. It can't be easy working here, having to deal with constant tenant complaints. When we first moved in, a friend stayed the night and smoked on the balcony. We got a voice mail from Sydney saying we had violated the no smoking ordinance. My wife and I don't smoke. Never have. But if you are only allowed to smoke inside your unit, what do you do if a friend visits who is a smoker? I called Sydney back to ask about this but was told she wasn't in. So I left a message. And again the next day and the next. I called when she was at lunch and was told as soon as she returned, they would ask her to call. I never said what my call was about and I really wasn't upset, just wanted to talk. After a week of calls, it became comedy. I never did get to talk to her and she has moved on to another facility or perhaps another career. By the way, there are a few tenants who smoke right outside the north entrance to our building and leave their cigarette butts on the ground. Management can pretend that nobody smokes, or they could accept the situation and leave a small container for the butts, but instead they do nothing. Again, I don't envy these people. I walked into the office one day and a woman was screaming at them! Who needs that? AVA is trying to fix up the facility, which was neglected by the former owner. There are broken sprinklers everywhere and watering and landscaping is being addressed. You won't find a more beautiful facility anywhere in Southern California. Apartment living isn't perfect. Depending on your location, you could hear cars driving past with their stereos thumping at all hours. Perhaps a sign posted by the entrances reminding people to keep their music down and roll up their windows would help. But probably not because people have just become rude and entitled. I pull weeds and pick up dog poop every day as I walk around the facility and I wonder who are these people who let their dog poop and just leave it? It's usually a very large dog based on the size of the poop. Have they no self respect? But then again, who brings a boom box to create a soundtrack while they play tennis? Some do. Unfortunately, that's life in the 21st century.

One of the best things about living in the AVA Toluca Hills complex is how speedy and efficient the maintenance team is. I've had nothing but fantastic experiences with all of them, but very recently Ivan Rodriguez really stepped up and helped us fix a leaky air conditioner in this pandemic. I figured it would be a while before the team got to a leaky air conditioner. I was wrong. The same day I put in a service request for it to be fixed, Ivan was in our apt. (mask, gloves and mindful of social distancing) and taking care of our problem. I'm incredibly grateful to these guys for all that they do, especially in this crazy time.

My husband and I are newlyweds and we had been looking around town for a new place we could call our home as we started this next chapter (L.A. BORN). To make a long story short, I would recommend AVA TOLUCA Hills, and Kurt G. who really showed up at a time when social distancing and stay at home orders were first enforced. Nevertheless, Kurt stayed late in order for us to grab the keys from him (6 feet apart of course), and he was sensitive to our time urgency, which another DTLA luxury apartment building was not, hence why, AVA got the deal. The other complex literally called us the next day after making us wait 2 weeks. Too late! Kurt G. kept the lines of communication open, even when the internet went down. He pays attention and AVA is lucky to have him. I think he went to three different apartments to get us a virtual tour, which was new to all of us, and he captured every detail, enough for us to make a decision. So good job on that hustle! I also like the fact this location is more flexible with their rules (it’s not smoke free) which is another reason why we chose them as opposed to AVA Studio City. People want to feel at home, at home, and not restricted by so many rules, especially when the cost of living is so high in Los Angeles, CA.

AVA has been a wonderful place to call home. The staff here is very friendly and helpful. The premises here are beautiful and well kept. The views are breathtaking. Submitted a maintenance request for sliding door and it was handled less than 12 hours later by Steve (Maz). He was very professional and his service was lightening fast.

Paul Lee and Tania Corte provided exceptional service in setting up my lease. Paul is so efficient and promptly addressed every concern I had about the apartment condition. He briefly explained the history of the apartments and a little of the future plans for the property. Daniel, Eric, and Larry each handled the different issues that needed repair or replacement in my unit for move in. Daniel and Eric were especially helpful in cleaning kitchen areas that had been missed and insured that I had basic window safety locks on the sliding windows. All of the maintenance team are positive in their outlook for the future of the structures and that enthusiasm is evident in the quality of their service. My only suggestion is that Avalon Bay investigate better cell phone service for all the residents while in their individual residences…the reception is currently not good and needs improvement. The property is so big I think carriers would be willing to install a dedicated tower for Toluca Hills Apartments…just a thought.

Went to Toluca Hills Apartments last week with a friend and they were beautiful! Everything is well kept and inside and out and although I've lived in a few nice places in LA this reset the bar for me. Facilities (gym, pool, community area) were all maintained and clean, the residents were friendly, the apartments themselves were clean and quiet and the staff was fun and helpful. One staff member in particular, Hunter, went out of his way to help my friend and I. That guy is legendary. Anyway, for the money these apartments are incredibly hard to beat, hope to live here in the near future!

I am new to Los Angeles but very familiar with the Avalon communities, so I took a visit to this property to view apartments. I loved the location, it is high up on a hill, surrounded by nature and mountains. All the apartments have balconies, and some have beautiful views to the gardens, there's trees and grass everywhere and the pool and jacuzzi are located on the tip of the hill so you have a great city view below. We were greeted by Hunter, who was incredibly kind and showed us around the property. Really professional, very polite, incredibly kind and honest, he lives and works in Toluca Hills Avalon, and you can tell he really loves this place, and his number one priority is to make sure his tenants are happy and enjoying their stay there. I would absolutely recommend asking for Hunter if you are thinking of viewing the property. You rarely meet leasing agents who are so genuinely honest and caring.

He welcomed us to the property and was very informative while also keeping the tour light and fun. While these apartments are just about the tippy top of our price range, seeing the beautiful grounds with a very personable tour guide made us love the place and keep it on our list!

The apartments are in good shape for the age, and very clean on move in. The tree cutting is horrendous though, and AVA have not replanted as they have promised, also they picked the worst time to do it in the lock down so there was no escape from the horrendous noise. 'Also cutting the trees down during Spring which is nesting time, seemed to be a cruel and thoughtless act. The staff are very helpful and the maintenance and security staff terrific!

When I contacted Toluca Hills, I said I was looking for a quiet, private spot. Hunter was assigned to me, and I'm glad he was because he really thought about where I'd be happy and he found me a great unit. I can't wait to move in! He also was very prompt in answering my questions, making sure my application was submitted quickly and efficiently, and sending me some really specific information about my unit so I can plan for my move. Just wanted to pop in and share my COVID move in experience. I moved in over the weekend and I was so happy with how my apartment turned out. Everything was turned on even when I thought there was a water issue maintenance came out under my request and let me know how the water system works. Over all they ensure that all residents wear a mask which is great for COVID moving. Side note: I learned that parking isn’t the best here. HUGE props to maintenance tech, Eric Perez!! My AC stopped working in the middle of the night, by mid-afternoon the broken unit had caused a consistent water leak through the ceiling which made the 100-degree day outside a miserable, humid day inside. After an already full day of work in the heat, Eric happily came knocking and spent a good 4-5 hours working. This AC system has had continuous issues for a year (*this is the 2nd time it has leaked water through the ceiling), where every other maintenance tech has only put a quick band aid "fix" on it. Eric did a complete run through of things that no one else ever had! He removed the fan from inside the apartment to get a better look at what would be causing the consistent issues, he cleaned it, and even used the wet vac to clear the drainage hose from under the sink. After determining what the issue was, Eric had the system up and running until further repairs could be processed. First thing the next morning, Eric was here to follow up when the offsite AC repair man would be here and to also address the drywall repairs to the ceiling. Outstanding work ethic, attitude and thoroughness.

- I currently live here, and I enjoy this complex; there are some great amenities like free parking (you can pay $60/month to have your own spot), pools, spas/hot tubs, gyms (albeit with no free weights), and several party rooms available for rent (like a small ballroom with bar, and a rehearsal room, and a small theater room). The location is also great, you are halfway to West Hollywood and to Burbank. The view is also pretty amazing depending on where you are, you can see Hogwarts and WB Studios if you are in the right area. The drawbacks I have personally had are: - 1) Quite a few spiders and insects (although there is plenty of vegetation around, so it's to be expected) - 2) The appliances need updating - 3) Some of the screens and windows could do with replacing/updating - 4) Minor cracks and scrapes on the mirrors in bathrooms and bedrooms - 5) I found pumpkin seeds and pieces of walnuts (that's just asking for rodents) in one of my cabinets and they were just painted over, not even thrown away, just painted over (also some of the paint is chipping in a few areas). - 6) Some of the residents can be rude and very loud, it can be quite inconsiderate sometimes, early in the morning or late at night when quiet hours are supposed to be happening, they are NOT happening. - I love this complex, but if I am paying a premium price, I would expect premium appliances, services, and apartments, NOT average or sub-par. - Also, the carpet in walkways outside the apartments could do with replacing, some of the stains look a little unsightly; still I'd rather live here than the other places I have lived. Overall, if they fix these problems it would be a complete 5-Star Experience all around! This review is mine, as well as on behalf of my roommates.

This community has amazing ammentities like 2 huge pools and 2 big jacuzzis, bbq areas, tennis courts, and basketball court. The managers are always super nice and helpful. I stayed at the apartments after breaking my foot. It was called oakwood and it was the best time of my life. We had no restrictions on the pool or Jacuzzi to enjoy, able to use the grills, gym and movie room. It was a very awesome experience for me and my oakwood friends. It felt like family and we made memories to last a lifetime. When I went back for a visit everything was beautiful...i couldn't stop taking pics if the remodel and sharing them with my friends who used to live there. I would recommend this place for a weekend stay or long term. Very nice and convient with the store, dry cleaners and everything you could imagine at your fingertips. Toluca Hills is definitely a nice, comfortable place to live. We live in a studio, and they have done a great job of making it efficient, and feel spacious: Murphy bed, kitchen bar, built in dresser, etc. The walls are thick, so we ratherly ever hear our neighbors, aside from the loud beep from the keys when they enter their apartment; they are switching out these electronic keys with standard keys so that will not be a problem soon enough. They also do a nice job of taking care of their amenities, at least here on the South side. The pool and spa area are always clean. The workout room is small, but has enough equipment to get a decent workout. The theater room has a huge Samsung TV, with cable, and bluray player. The basketball and tennis courts are nice, and well kept most of the time. I think my favorite thing, overall, is that they have weekly activities for the residence: board game night, bingo night, cook outs, etc. There are a few things that bother me though. First we living right next to Barham BLVD, and it's SO loud! When the doors closed, it reduces the sound, but you can still hear it. Several nights I have been woken up by a car peeling off at the stop light, and the flow is NEVER ENDING! I'm not sure if this is just an issue for this side, but given that the whole thing is surrounded by these busy roads, I would say it's not. Even when I am by the pool, I can hear the traffic. And if you're far enough away from the traffic, you'll more than likely hear people playing sports on the courts. So sound wise, not the greatest. The amenities are excellent, and I really do appreciate them, and the effort put into keeping them clean, and working. My negative about this is that they can often be overcrowded, or reserved for events. This may not bother some, but for me it's an inconvience. Also, the south clubhouse is great, but I went to the north for Bingo and it seems run down, and outdated. The leasing office is in the south, so it's staffed well and better kept, and I would bet it's what they use to show of to future residents. For instance, the theater room in the north has a MUCH smaller, older television, the seats look worn, there was trash everywhere and there is a whole in the wall. Neither one has working surround sound, which was actually quite disappointing given its called a theater room, and they have speakers in the walls in ceiling just for design (and probably photographic) reasons. I can't speak on most of the staff, as I haven't worked with many, but Rajeev, the gentleman handling our case has been excellent! I do feel, especially in the move in process there were some communication issues among the staff, as there are so many of them, but any time we talked to Rajeev he got things handled immediately! Overall it's a great place to live! Everyone's friendly, it's within walking distance to a lot of things (including my school NYFA, which is a 30 minute walk), the amenities are nice, the activities are great, and the staff is very helpful. I put emphasize on the negatives because I feel it's only fair to let future residents know the downsides, so they don't feel cheated upon moving in. And as far as the inconviences go, they are definitely overshadowed by all the positives, including living in a gated community with 24hr security.

I like to walk barefoot, and plank flooring is not acceptable to me especially during winter when things just get freezing. So do they offer any CARPET flooring? How is the parking policy?

I will post both pros and cons of the place and be fair as possible because if I had to rate this place I would say it's just fair. Pros: 1.) No bugs in apartment. I have an unfurnished so I can't speak for the furnished apartments, but I can say there are no bugs in my apartment and when I open the screen door I don't have to worry about spiders or ants coming in. 2.) Relitively clean. There isn't any trash on the floor in the walk spaces. The main offices are clean and the common spaces in the main buildings are clean also. 3.) Staff is nice when you are face to face. In person they are welcoming and friendly. 4.) There is always parking. Never needed to hunt for a spot. Cons: 1.). Apartments are small and outdated. I pay a lot for my apartment and coming from NY where the prices are the same, my apartment was updated with new appliances, did not have popcorn ceilings and had more square footage and Windows. 2.) pool, steam room, and fitness center are dirty, outdated and small. If I am paying such a high rent why can't I get a decent fitness center? The steam room is outdated and looks so gross I didn't want to set foot in there and sit down. The pool is frequently dirty even though the common space is clean. Also the apartment buildings are outdated, the carpets are dirty and gross, the wallpaper is falling off in some places and the pictures are missing on the wall (there is a color difference in areas of the walls where painting used to be. 3.) Security? What security? If a neighbor is making too much noise and you need help. The likely hood of getting that help is slim to none. If you lock yourself out of your apartment (especially in the evening) it takes 30 minutes for someone to verify who you are and let you in. According to them, security is only at the main gate at night, so the other end of the facility has to close up shop at 10 pm which is super inconvenient if you want to go to the gym for a late night workout or hop in the jacuzzi. ( I know whoa is me having to walk to the front of the complex to use the facility but again paying high enough rent where it should be available.) I do have more pros and cons but overall I feel it's overpriced and the "amenities" aren't all they are cracked up to be. When the complex was called oakwood, I really thought I was wasting my money because the staff was not helpful 90% of the time. So since then I would say that was the only thing that has improved. I know the money has to come from somewhere to get all this stuff improved. But charge more for more square footage. This small apartment isn't worth the amount I am paying for. With the size and the lack of updates to the apartment and building, that among other things brought me to the 3 star conclusion.
