I’ve been renting with Wilmoth for the past three years and I can honestly say I’ve not had any issues. Whenever I put in a maintenance request through property meld, I ALWAYS get it resolved without hassle. I referred my sister and she’s still currently renting through them as well. I conveniently pay my rent on the website and even back when Covid first hit I fell behind on payments, Joel worked with me to get caught back up and I didn’t fear I was gonna be out on the streets. Fortunately they manage the home I’m renting and I plan on being here until I get my dream home built.

Very attentive.Never have any problems! Ceci has been very helpful with getting back to me in a timely fashion whenever I have any questions! They have cleaners come through to clean a couple times a month so the building is nice! And the laundry is cheaper to do in the apartment building rather than anywhere else! This is a good company!

Derek (? I believe that was his name, I’m not entirely sure) was very kind, respectful and very quick with his work when my locks needed adjusting after moving in. So far, so good with Wilmoth! They are on top of pest control as well, which is very important! I’ve not experienced a single pest since moving in. They were also able to get me in very quickly on short notice, which I was very grateful for.

I had just moved into a rental house through a different property management company, but after a month of living at the rental the owner of the property switched over to Wilmoth group , I was not given very much information other then the new management would be in touch. I had received a letter in my mailbox with some missing information, so I called Wilmoth group the man I spoke with was very professional and helpful he got everything taken care of for me so I could pay my rent on time. The second time they called me was regarding a health department issues about trash being in the alley I expressed that it was not our trash and if it was i would have cleaned it up and the guy was very helpful on that issue as well and made sure nothing fell back on me as far as a fine etc. I would say 10/10 I recommend Wilmoth group if you are looking to rent a house 🏠.

I would recommend this property management. Very professional. I submitted my application and got approved within a week and got move in within weeks. I applied 8/30. Got approved a week later and moved in a week later. They were very professional in the process of signing the lease and receiving documents. I was a little angry on my move in date, because I was suppose to move in that morning but they never sent me the code to unlock my box. So I waited and waited hours til they finally sent me the code around 3pm or 4. Then when I began to move everything, I arrived to the home and the code wasn’t working and it was after hours. It was pretty frustrating because we was sitting outside trying to call the maintenance and just every phone number we could to try to get the correct code. But eventually we received the correct code. But other than that I have great neighbors and the process was real simple and quick. I haven’t had too many issues since. Neondra B

I came to the Wilmoth Group in February of 2020, and have finally found a property manager that actually wants to rent properties. They seem to always have the investor in mind, and will work hard to find quality tenants, and cash flow your properties. Yes, they want to rent your properties to where you succeed. To give an example of how bad it was for me, I went through 3 property managers. With them, my emails were rarely returned sometimes 6 weeks later, phone appointments were no shows, and voice mails ignored. They screwed me, into taking horrible tenants who paid well under market, and I paid all the bills in which each unit I would lose hundreds to sometimes thousands of dollars. Each tenant I got, ended up being an evicted in a few months. I lost thousands. When I raised concerns about why am I paying 1k on a water bill, this is really high? They were like we will look into it, then ignored my pleas. Almost 7K later my expensive water bill was taken care of, because the tenant finally left, and I had the water shut off. And, my heater got stolen. Whoops. It cost me $230 to have someone they sent confirm this is what happened. All my units a total of 4 were all now vacant and stayed that way for the final 7 months. I was relieved because it was cheaper to have vacant properties, than losing thousands per month having horrible tenants. They kept promising me, they would get my properties rent ready to do the necessary rehab, but they lied. How do I know? I went to the Wilmoth Group ,and upon their inspections I saw all the neglect. All my properties except one unit looked like an abandoned crack house in war torn Beirut, severely damaged, moldy, and destroyed. This was 2 years of hell, and thousands of dollars gone!!! I was distraught. But now, I am so happy. I found the Wilmoth Group. My property manager Lacy cares and is nice. I was shocked to find someone like her. She replies back right away, no later than 24 hours. She even will talk to me after hours in which I am like please thank you, but you have a family. LOL. I will talk to you tomorrow. She checks in and sees through the repairs are done correctly, and even got me a refund on a repair over $200. Finally, all 4 of my units are rented out. The rehabs took less than 60 days. Covid made life hard, but now I am cashflowing. I have better rents, better tenants, and no extra bills. And, Peace!!! So, I highly recommend the Wilmoth Group. Aamer

They were able to facilitate all the necessary repairs and renovations, found a good tenant, and they kept me up-to-date with all the necessary accounting, receipts, etc. Their communication has been great throughout. This is a bit of a long review, but it is so rare that you get to work with such pleasant people. Wilmoth Group has done a fantastic job overall. They are timely with the repairs and very accommodating. They hold owners accountable if a problem arises that needs their attention. A quote from their site: "It Is Cheaper to Respect Tenant Rights Than Fight There are leases that some landlords utilize that place all of the maintenance responsibility on the tenant. The landlord may incorrectly assume this places the burden on the tenant to maintain the habitability warranty. The law is specific to this issue and states the landlord may not waive their obligations by creating such clauses in the lease. As an owner, don’t make the mistake that a tenant will not seek out remedies in these situations. Low cost legal services are available to the tenant through organizations like Indiana Legal Services . Most of the information for this post came from one of their brochures available to tenants. In court, a tenant may receive damages and attorney fees while a landlord will be ordered to repair the items in violation of the warranty. We will inform you when we think you are on the wrong side of the law. It is cheaper and much less of a headache to make the repairs and maintain the habitability standards." They also have high but reasonable standards for tenants. I think that makes for good neighbors in multi-family housing. I also believe that tenants should be expected to take care of the property and prevent costly repairs. Once they made a mistake with my water service and within MINUTES they texted me. They assured me right away that they were going to do everything in their power to make it right and then they did what they said they were going to do. They offered me enough money for a good hotel room during the short time it took get my water turned back on. When I decided not to get the room they credited the amount accommodations would have cost to my account. That really spoke to me. When a company immediately takes action and keeps the tenant fully informed about what is going on, I have a lot of respect for them. I'm looking forward to many years working with this property management company. They are very upfront about all costs, expectations and rules. They are not just giving lip service to owners and tenants about how good they are. They do just what they say they are going to do! I am in the arduous process of moving to a second property from them, more suited to my needs. I am also planning a funeral. They have done their best to make the process as painless as possible and showed genuine concern for my family during this difficult time. When renting one of their properties they keep you updated about your obligations ahead of time rather than just taking punitive actions that can happen whenever there is a lack of communication. Wilmoth group is attentive and communicative. I got an email today that was sent to all tenants informing me of the spring time expectations for property upkeep. They provided information about resources to make sure that tenants who aren't able to care for their lawn would know their options. They were open about a fee that would be incurred if you do not uphold the rules on your lease about outdoor upkeep. That incentivizes rental properties in a neighborhood, rather than perpetuating the fear of rentals driving property values down. There is no fine print in their contracts. There are never surprises. They are a winning pick for both sides of the renting process. If I was an owner I'd take comfort in that. Whew. That was long, but I just want to get the word out! This is coming from someone who usually just writes reviews when the experience is negative!
