CityPlace is the Best Ever. I switched because I had communications problems with my old management. Not only do they communicate, but are quick to attend to the needs. They are dealing with a problem tenant, and doing a great job. Also took a lead paint issue and fixed it, which the last place couldn't do. And even made a special report at my request. I'm a amazed. The $50 a door management fee is great. I have 8 doors, and it is so worth it! Thank you! CityPlace. Keep up the good work. I love the work they do! Wish I could give them a 10 out of 5 stars!!

Super blessed CityPlace Realty took over the properties here in Woodruff Place that I have lived in for the past 4 years. They have no been managing for even 2 months and have done more to these apartments then any other management has done in 8+ years. When I put a request in for something, it gets done within 24-48 hrs. Everyone is so sweet and understanding. As long as you communicate with them about rent issues. They work with you and its just been a HUGE blessing.

In 3 words - very professional team. CityPlace Realty & Property Management performed a high quality large renovation project on a fixer upper property that I purchased. They maintained consistent communication throughout the process, and were extremely knowledgeable on all facets of the project. Upon completion, they did a thorough job screening prospective tenants and a lease was quickly secured. Everyone from the renovation team, to the marketing and lease specialists, was a pleasure to work with. I would highly recommend considering CityPlace as your property management company for both turn key properties or properties requiring renovation.

I currently own 2 homes that City Place manages. Whenever there is an issue from the renter City Place will send someone out to make repairs and contacts me by Email to let me know repairs were made. If the cost of repairs is above a certain amount they will contact me immediately to make arrangements for the repair. Most of the time they have someone that can make the repairs within the company, if not they have contacts who can complete the required work. The prices are very competitive and the quality of work is professional. I have been with them for 4 years and have had to have very few repairs. They keep my properties in good condition. They maintain my property the way I would maintain them if I lived in them. The staff has always been friendly and professional whenever I have spoken to them. They go through every house after someone moves out to make sure it is in "Move In Condition" before they rent it again. I have had very limited turnover in the renters, I think if they weren't happy there would be a much higher turnover rate. My only turn over was a Military person who took great care of the property, always a pleasure to have someone in the Military as a renter. I really appreciate the staff, and the people who rent from them. I also like the fact that they rent to qualified people, It's hard to maintain a property when the rent isn't getting paid. We contacted City Place a couple times regarding our toilet clogging on a regular basis through no fault of mine or my family's. They responded promptly but the issue kept arising. The house I rent was built in the early 1900s so I let City Place know that the main line was most likely corroded with mineral build up causing the toilet being easily clogged. They assigned Brett to come fix the main line from the toilet and install a new toilet as well. It was a Friday. He arrived at 11am, didn't have all the parts he needed, searched at least three home supply stores, cut out the old pipes, reinstalled the new toilet/plumbing, and was finally done around 7pm. We have one bathroom for a family of 4. He understood we were in a tight spot and could relate. I didn't get frustrated because it was a lot to do for one guy. We haven't had any issues with the toilet since.

I just wanted to post a big 'shout out' for the excellent property management services we have received from CityPlace. We purchased our first three properties in the early part of 2018. Given the terms of the warranty we did not have much choice in the management company we could go with. In all fairness to this company they helped us through the first year where there were a number of issues with the properties, still we weren't satisfied due to the lack of reliable communication, the poor portal software, and the 20% charge tacked on to anything done with the properties. Early this year that company and us came to an amiable decision to go our separate ways. We conducted an extensive search with no good results until my wife came upon a listing for CityPlace. After an initial call we flew from the west coast to meet with Keith and Josh and were impressed with their approach and business structure. We decided to shift our properties to their management and have not for a moment regretted the decision. The company keeps in good communication with us, the portal used to see invoices, bills, and our account standing is easy to grasp, and their fee structure allows us to make money. If you are from out of state and looking for a good property management company there is just not that much out there to choose from. We feel really lucky to have found CityPlace.

We are out of state investors, we depend on Property Management input. Once we signed our agreement, they were quick in giving us all photos and information about our property and how we could maximize revenue. Their fee rates are very competitive (in our opinion best that we have encountered-3 previous PMs'). Renovations/Repairs are done quickly, but allow you time to pay the repairs. It has truly been hands off from our point of view. We know that they are taking care of the property. Please be advised that you normally will get your income about month after each tenant pay out, but this is to clear accounts (bills, PM Fee, etc). Although this might be a strain for certain owners, we believe that there overall performance is outstanding. In fact, we challenge anybody to find a PM that can equal or surpass their performance and cost. Please consider CityPlace as your next PM

As an out-of-state investor, it's difficult to trust a property manager you haven't met with in person for properties you haven't seen before purchasing. I'm an owner of a rental in Indy. Prior to CityPlace, I had Home River group as the PM for my Indy property which I bought out-of-state. (Home River was formerly Bricklane PM.) Unfortunately that didn't work out at all. Tenant turn took over 7 months, and as a result my duplex was 50% vacant for almost the entire year. I had no choice but to look for some help elsewhere. When my former PM couldn't get a unit ready for 3 months, CityPlace did it within a few weeks, and charged me half of what former PM quoted me. With CityPlace, we worked closely to make necessary changes that landed us a tenant in 3 months despite during the low winter season. City Place has been very responsive on email and phone call and offering actionable feedbacks for me who's a first time home owner to make the tenanting happen quickly. CityPlace also take the before and after pictures for all the works they perform, including lawn mowing and repairs above $200. It was difficult to get these pictures under the previous PM, so I was delighted to see that they wrote that into the property management agreement contract and carried it out promptly. I can't say enough good things about City Place. I no longer need to get on long phone call with PM like I did with former PM (which is inefficient for both sides), and instead with City Place we resolve 95% of issues over quick emails. With all the outstanding service, City Place charges lower rate than most PM. $50/month! That's just incredible.

He was quick to respond to my initial emails, and was also easy to talk to over the phone. I felt like Keith would treat my investment property as his own. It’s been eight months since I started using Keith and CityPlace. Time and time again Keith and his team have given me proof that I made the correct decision. The tenant placement process was a breeze. Work orders from the tenant were taken care of in a timely manner. Most recently the water heater broke during freezing temperatures in Indy. Thankfully Keith and his team were able to replace the water heater on the same day! We rented from Keith and Cityplace for a year and a half. To begin with, we got a tremendous rate for a 3 BR in a good area (Wannamaker). The house was completely remodeled with modern fittings and decor. Neighbors were friendly and I didn't have issues or concerns with crime the entire time I lived there. The house was built in the 90's so of course some stuff went wrong. Keith was extraordinarily prompt with every maintenance request we submitted. In addition, the maintenance men that arrived were always professional, courteous and focused on their business. When an issue arrived that necessitated moving across the country half way through our lease, Keith was more than accommodating. Also received our full deposit back. I've had a lot of landlords. Bar none the best service, price/quality/sf, communication, promptness and professionalism I've experienced. That's anecdotal but I've made my rounds in the rental industry on both sides so take my word on it; go with city place.

Honestly when we first moved in there were several things that weren't right: stove and fridge needed to be replaced, toilet didnt work, and we only had hot water and not cold. However, Keith and his team continued to answer on our phone calls even late on a Saturday and did whatever they could to make the situation right for us. Communication is always prompt, and you get a response back quickly. Adding a pet on the lease was quick and easy. They are one of the few rental companies to see you as a person looking for a home and not just a monthly income. They have treated us with respect our entire time renting, and I would recommend the company to anyone. We had such a good experience we will be extending our lease.

If you are looking for someone to help you sell your home, look no further than City Place Indy! Keith worked with us a few months in advance as we prepared to sell our house in Brownsburg, giving us expert advice on which projects to complete before listing to maximize our investment. Once we were prepared to list, Keith sat with us and worked to figure out the best listing price based on other homes that had sold in our neighborhood as well as our motivation for quickly selling the home. Keith then produced such amazing photos of our house that I couldn't believe it was the same home when I saw them on all of the major home selling websites. We had multiple showings on the first day (my neighbor said there were literally people lined up in their cars waiting to see the home,) receiving multiple offers and ultimately reaching a purchase agreement within 3 days of listing! After the purchase agreement, Keith continued his professionalism as we went through the inspection/appraisal/closing process. He was available to answer questions and give advice on the inspection report, making this stressful period of a home sale as smooth as possible. Overall a great experience! Their easy to get approved for. If you rent property through them they do inspections every 6 months. They say it's to make sure their aren't any damages to the property. I find this a loss of privacy. Other than that they are great.
