Shortly after that, I put in my application and Bea has been so tentative throughout the entire process. Our main concern was when we moved in the floors were very dirty so I’m not sure if anybody came in to clean the floors before we moved in. It’s been such a pleasant experience working with Happy Doors property management. Prior to switching over to them last month, Bea took the time to answer and address all of my concerns and that was the deciding factor to work with them. Brent was very thorough in the initial walkthrough and it was clear to see what improvements needed to be made to get top dollar for our property. And during the listing and marketing of our property, John always made sure to keep me in the loop with any new applicants/showings and that gave me much needed reassurance. In the end, we were able to get great fitting tenants for our home in a timely manner all while being 4,000 miles away. Cannot stress enough how great of a company this is to work with.

The application process took significantly longer than expected or anticipated. Straight forward, but due to it being a "one step at a time," type of application, I didn't know what was additionally required to complete it until I got there. In other words, in the form of a paper application, I'd be able to look em over, see what I need, get all the appropriate info, then fill in the blanks. This one doesn't let you see what you need till you get there. So as I came upon items, I'd have to sign out, get my items together, log back in (usually a day or so later) input my info, only to open the next page of more info that I didn't have readily available either. I've filled out several applications recently, and this was definitely the most intense as far as required info. Nothing crazy, just that I didn't have it in paper form, right in front of me, ready to download. I did need technical support, cause my co-applicant wasn't able to log in to fill out their portion of the application. At this point, I was greeted and helped very effectively by John of Happy Doors Property Management. He is an excellent example of customer service and helped us cordially with patience as we needed assistance navigating this application process. He was by far the reason why I stayed the course and followed through with completing the application. So overall, perhaps an overview to show in advance what's necessary prior to starting the application process could save time and effort in successful completion. But "A+," for customer service

HappyDoors is a really great company! It has good leadership, a highly competent and dedicated staff, and a company culture that makes you feel like you are a valued client every time you deal with them. I reached out to HappyDoors a year ago for help in dealing with a problem tenant. Paul, a manager, told me that they were happy to take over and help me. After 47 years of managing our properties, it was time for the professionals to take over. Paul and the company owner, Brent, eventually regained possession of the property. In about four and a half weeks, HappyDoors had all the repairs, improvements and cleaning done and a new tenant signed to a lease. I was very pleased. Considering the amount of repairs and the State’s COVID-19 restrictions, I couldn’t have asked for a better outcome! What impresses me even more about HappyDoors is that every person that I have come into contact with the past year was a pleasure to work with. From my very first contact with Paul to my most recent contact with Lynn, and everyone else including, Alycia, Rommel, Rae, Vi, John, Lynn and others, I have always felt that our rental properties were in good hands. They are all experienced professionals in rental operations and take pride in what they do. They keep you updated on tenant searches and repairs, provide timely estimates, and follow through in all respects. They are great at coordinating work with appliance vendors, AC installers, pest control services, and yard maintenance companies. They reassure you that they will take care of an issue so you don’t need to worry about it. They are also very friendly and strive to make sure you are happy and satisfied with their work. I had to wait almost half an hour outside of the house until my code for the lockbox worked. I had an 8am appointment slot, I kept entering the code I was given via text until about 8:03 am, I realized the time on the corner of the lockbox was off by 27 minutes! It was 27 minutes BEHIND real time. I sent a text with my issue and a photo of what was happening and of course no response (I’m just going to assume it’s because the texts are automated so I didn’t take it personal). Anyways, come 8:27am, my code worked and I FINALLY got to see the home, and the property was beautiful. I will say other than that lockbox situation, everything else was good. John helped me schedule my viewing and he was a great communicator, very clear and fast.

Read your lease very carefully. This property manager charges the tenant for maintenance, unless you specifically tell them that you will not accept any maintenance unless it is paid for by the owner. The default is they will make you pay for it. Make sure when you create a maintenance request, you specifically say you want the owner to pay I had a lot of trouble with them not answering the phone when I call in the past, but recently I noticed they are much better about it. Perhaps too many people complained. If you asked me to rate them about 6 months ago, I would have given them 1 star. They have improved but I need to see more positive outcomes to give them 5 stars. Maybe one day.
