Matthew Holmes, who works in the maintenance crew is awesome! Our move in day was on a Sunday and we had to wait until then to get the keys. We retrieved the keys and went to the house with our moving truck and the keys didn't work... We had to have the moving truck returned by a certain time and we were stuck dead in the water. Thankfully, Matthew was able to get over to us in a decent time to unlock the door, and we were able to move in and return the truck. The whole situation was annoying to begin with because I asked to receive the keys early so we could start moving in early in the morning and not be in such a rush but that was denied... Christa who works in the leasing office is also awesome! We took about a month before we found a place we really liked and she helped us schedule countless house tours! Great responsiveness and easy to work with

If you rent with them, keep track of everything, screenshot your portal, they will edit things rather than make new entries. Read your lease, they make good use of the section that says if they forget things your still obligated to pay. Take pictures of move in and of move out. Don't forget the carpet cleaning. You are just another entry in the ledger, so prostrate yourself to their rules and you'll probably get your deposit back. be diligent though, they won't tell you how much your final bill is after you move out. Quick responses for Melds, but don't be surprised if they do something you didn't want. Quarterly inspections, hide yo candy.

I use to work for United property as one of there Maintenance guy. I do say there is sometimes where I look back and wish I had stayed. For anyone that is looking for a great job and up for an amazing expires and a FAMILY this is the company to be at. The team is one best team I have ever seen or had worked with. Never seen a company more involved and that goes out of there way for there tenants and there employs...as you read on the reviews if there is not a 5 star that just someone that didn't get there way but they need to know that it not united that can make the call on updates or on some repairs its the owner if they want to do it or not... I live and work for this company and i would go more stars if I could but I only have a 5 start option...

The majority of houses we were interested in were all owned by United Properties, so it's not surprising we ended up renting a United Properties house. We just moved in yesterday, but so far all is great. The house is awesome with a lot of potential. The contact team has been really helpful, especially with the fact that we couldn't switch the Utilities right away due to the holiday (Veteran's Day). Update to my review: unfortunately I could not rent the property I wanted based on things on my end, BUT they are working extremely hard to get me into something that will be better suited for my budget. David has been a GEM. And although the process on my side has been challenging, they have done their best to keep everything smooth and seamless. What they ask for seems like a lot, but it is things that make a good tenant applicant. I have not yet been approved BUT everyone at the office has been beyond helpful through the application process. I called like 5 times in 10 minutes and Alex didn't ever seem irritated or impatient. Definitely would recommend this property management. No idea why there are poor reviews either. I have seen about 12 properties through them and each and every one of them is in tip top shape, smells new and is super well maintained.

My most recent experience has been with Matthew and the service team on the Ready to Rent inspections and the follow thought. The main point being that the inspections focus on the detail and so often it is attention to detail that makes a big differennce .In order to get good tenants that pay a fair makret price theyhave s right to expect their new home is in the proper move in condition. The work has been quick and responsive get the process completed, and I am hoping for two new renters soon

As a homeowner, when I decided to move out from my house and hand it over to a property management company, I had the following concerns: 1. Company that would not try to extort me on maintenance and repairs, since I was a captive audience 2. Would be unwilling to work around some unique requests that I had for my first few years of being a landlord 3. Would be unresponsive and hard to get a hold of 4. Would let my property sit on the market and passively get filled After almost 18 months with them, they have exceeded all of my expectations. 1. On numerous occasions, I've been amazed at what they've been able to do with their budget. Numerous times I've thought that they were more efficient than if I were to have done it myself. 2. They sacrificed for me over the first year. 3. I almost always hear back within 12 hours with my concerns addressed. 4. After five days, pricing corrections were made based on feedback (got weekly updates on metrics of views, tours etc). Two weeks later, the unit was filled at a market rate. 18 months ago, I was worried about owning a rental property and offloading management to someone I had never met before. I now have the upmost confidence and appreciation for what United Properties of West MI has done and are continuing to do for me.

My private landlord recently changed over to a property management company. This can make any renter nervous, but it has been a great experience so far. Their team is extremely professional and kind. Today Derek came to do the property inspection and lock change before my new lease starts with them and he was fantastic. It is an older farmhouse and has had a couple of issues with mice and also the dishwasher has had some problems. With the few issues I have had I have submitted a maintenance request and have been greeted with the response in a prompt and timely manner. I hired United Properties as my property manager for two duplexes I owned. They did a great job of handling the day-to-day operations... I can't think of a single thing to complain about (and that's saying a lot, considering how complicated property management can be). During their tenure as my PM, both of my duplexes improved significantly, I got better tenants in my units and my cash flow was better than it had ever been in the past... I was actually shocked at how well they were doing (note: I had been using a different property manager for 7 years prior, and they didn't do nearly as good a job as United). If you're a landlord and you need someone who will pay attention to the details and handle the most tedious, monotonous, awkward and uncomfortable parts of the business, I literally don't know of a better outfit to recommend. These guys are pros. The only reason I'm not still working with them today is because I decided to sell my properties (they acted as my listing agent and sold both properties very quickly - one of them in less than 24 hours).

My son was added to a lease when he was going to move into a home managed by United Property Management. An issue with bed bugs arose and the move in was delayed.... he was able to move in a week after the original date. Due to this issue and for medical reasons he had to move out. Then issues with the roommates started and many things were said and accusations were made. Today my son and I went to speak to United Property Management about this. The receptionist was friendly and listened to our concerns. The head of maintenance then came over and brought us into a conference room to so we could speak privately. Tim came in to talk to us. He was very nice, answered all our questions, cleared up the misinformation we were given by one of the roommates. My son was able to work out everything and we walked away very satisfied with the outcome. We really appreciate the time everyone took with us, they actually listened and were accommodating in resolving the issue. Honest, good company.

My review is a work in process. Edited 3/29/18: Communication has been much improved and Courtney has taken the lead on a lot of items. They have increased their technician staff (or so it seems) and take care of issues quickly. They are also using an app for scheduling which makes it a lot easier to coordinate. Coming from a 4 year lease with an individual landlord to a property management company is a change. I have noticed a marked effort in procedure from united and appreciate that they seem more invested in creating a good experience for tenants. 1/2018 : We had a positive experience moving across the country and having a place to be (we had to move short-notice for a job). Erika helped us get everything done and we felt comfortable moving in, sight-unseen. After our move-in, I voiced some concerns via the move-in checklist, and after walking with a team member, didn't receive clear communication on what to expect next. As the month went on, many issues in the home were revealed--to be expected when you are the first occupant after a renovation. Communication broke down. I felt like I was not treated well. We have been in our rental 42 days and I have now had crews in to correct issues, but they were issues that shouldn't have been there, had the property been cleared to inhabit. I have every confidence united is correcting this now. However, it took me writing a previous review, in the heat of frustration (I've had a technician in the home 3/5 days every week), the furnace went out so I was cold, etc. We've also reported items to the city and they are helping to manage the items that need to be corrected. I expect 14 days of renovations and will be patient during this process. I was asked by a member of the team to change my review--to which I stated that I would do that when I felt like it could be changed. The only reason I am updating this review is because Russ reached out, personally, and led with an apology and empathy. His first words were the words I had been looking for for this past month and a half: I'm sorry. He showed humility and genuine concern. While I am still hesitant, I do appreciate Russ recognizing the frustration and anxiety I have felt during this first month's time. They did offer me a change in lease term: to go to Month-to-month, but that's not what I'm after. I don't want anything other than true customer care. I look forward to an improved relationship and being able to up my rating. My only advice before signing a lease is to make sure you thoroughly inspect whatever you are renting: make sure it's registered as a rental, make sure facilities are working correctly, and don't be afraid to reach out to resources like the city to help you if something does go wrong.

This review is to further address the complaint from Heather Minor. As stated by Heather, the boiler in her daughter's house did in fact go out. I was in touch with United by noon on the day service was first requested at the house, which was on the 31st of March. Within a day they had a quote from their vendor and I also had two other quotes from vendors I had used in the past. I selected one of my vendors on Friday April 1st and he was at the house by Wednesday April 6th to replace the boiler and finished the job the next day. I thank United for letting me have a voice in this very large purchase and allowing me to shop around for the best quote. And although the tenants were without heat for about one week, hopefully the they understand that a project of that size, that is unexpected, takes a little time to schedule and complete. Overall I have had a great experience with United. As the owner, if I do ever have an issue or question they are quick to respond and resolve.

We are a young college couple that moved here from several hours away. Due to the location and our hesitance on going with a private land lord we chose to go through this leasing agency. We spent months looking into properties and found United Properties of West Michigan to be the most concrete when it came to availability and professionalism. Many of the other private land lords we were trying to get connected with seemed to be fraud or some type of scam. The only down fall is that the property management group is basically just a communication step between you and your landlord, maintenance, or any other person thats in charge. We agreed to lease the property a month before we moved in, and there was a laundry list of things that should have been done. There was a few minor maintenance repairs, and it seemed as though the apartment was never cleaned prior to us even looking at the property. Move in day could have went a little easier, we arrived at the apartment after driving 6 hours in a u-haul to find the place not touched. The place was left filthy and there was still the few things maintenance were supposed to fix. We of course called to get the issues taken care of, and the maintenance showed up asap to get the job done. The cleaning was done by us though. Sense we were on a time crunch with the u-haul and the help we had for moving things, we continued to move all of our stuff inside the house and chose to clean around our items. The "cleaning lady" refused to come into the apartment with our belongings to clean anything because she worried our items would get in the way. Anyway, It took us a few solid days to really scrub the floors, windows, fans, stove, bathroom, etc. We just now are starting to be able to walk around without socks and our feet stay clean. Besides that minor hiccup, we really are happy here. Were new to the city and it's a beautiful place, The apartment has wonderful hardwood floors, and a redone kitchen. Its CLEAN now...and we enjoy it a lot. It is just a little discouraging when you expect something that isn't presented how you would think it would for the price. In retrospect, this is not the property management companies problem, this is the landlords problem. Everything with United Properties of West Michigan has been great, Great Communication, Great vibe, and very professional. I just wish there was a better understanding of who cleans and fixes things and when those things should be done. Our Leasing agent is Abby VanPortfleet and she is amazing. Answers any question we have, and takes care of us like we are her family. We were incredibly lucky to have her, she gets the job done when it comes to making us feel comfortable and happy with our property. She treats us like she would want to be treated as a tenant. We are very happy with her! Very positive experience.

We've been living in our unit for about a month. The day we moved in we were happily surprised to see that they renovated between our tour and move-in date - new paint, new appliances, super super clean. Rent is also quite low for how nice the apartment is. All of the staff we've interacted with have been helpful and friendly. The one maintenance request we've submitted was resolved quickly and without a hassle. Also, having lawn care/snow service is a nice perk! What we've been most impressed with is how UPM has demonstrated flexibility in a number of ways - there have definitely been times where they could have nickled and dimed us (e.g., charging standard pet rent for our caged bird), but they haven't. Compared to other property management companies we've dealt with, UPM has been totally flexible and reasonable. We would definitely recommend them. :)

Before moving into the house in late December, I went to see a few other places and the person showing the places did not have answers to any questions I had about the houses and had no knowledge of the neighborhood or anything like that which was kind of weird. I did move into a house managed by UPM and had quite a few issues within the first few days and because it was a holiday weekend, I had no replies and emergency maintenance was terrible to deal with because of signal losses on their end and back and forth calls, etc. The house also had a lot of dust and cobwebs everywhere that we had to clean ourselves upon moving in, as well as mice and a few bugs. Despite all of this, our issues upon move in were taken care of within a week or so and all issues since then were taken care of pretty quickly. Everyone that works in the office has been nice, but it was a rough move in process and first few weeks due to all of the issues.

Narrowed that group down to six and then three after contacting them. Ended up meeting with my top three in person. I selected United Properties and have zero regrets. They are responsive, professional, have high integrity and offer a lot of value over and above just placing tenants. I'm glad to have found them.

It's hard to get people to understand that property management companies don't actually own the property but work for the owners of each different property. And that there are things that the management company can't do as far as repairs. Maybe that owner has his own work crew or the owner does the repairs themselves. Also when properties are sold to a new owner, that owner may decide to go up on the rent because it isn't comparable to the market rent in that area. There isn't a law that says they have to upgrade the property if the rent goes up. Another thing is they have to go by the same rules for every single tenant. Fair Housing is very strict when it comes to treating every single tenant, applicant, and even the property owner the same. If you aren't familiar with Fair Housing rules just google the law suits that people have won because they were treated differently than others. So before you go bashing a company for doing their job, go get your realtors license then your brokers and open your own property management company. They are the middleman and have to do what the property owner tells them to do. Educate yourself on the difference between a property management company and a property owner first.

Amazing first exsperince with United properties. I had just moved into a new apartment, opon my move in, I realized I had a broken stove( unknown to united). I contacted the main offfice. within ten minuets Then had a repair man out. When he realized it couldn't be fix he informed the office, who called me back within 24 hours. They had a new stove diliver and installed within 48 hours of my complaint! The removal and install was done while I was at work.
