Sam, Jack and the entire Shift Management team is outstanding! Highly recommended, and quick to respond to my questions and concerns. I've used Shift for the past 4 years, and I continue to recommend and be impressed with their down-to-earth personal approach to managing through the complicated property management process. Even with tenants that challenged us, we quickly and decisively made an action plan, negotiated with the tenants and solved the problem in order to get new tenants in without losing a single months worth of rent. I have managed my own property for years, and always felt I was able to 'get a good deal' on services, but their extensive network of subs & contractors provide a fair deal that I wasn't able to match on my own, regardless how much I tried. I've come to terms with the fact that I'm not the best negotiator of services - I now let Shift handle these situations 100% - giving me time back in my busy life.

With a few industry pro-tips we were able to determine good upgrades that are valued by renters and modestly increase rent to a sane level that is appreciated by renters and yet more than covers management fees. Win-win!

I have used shift property management for years. I have had great tenant placement on all of my rental units. They have saved me so many headaches throughout the years. Also we have worked directly for them as we are a small plumbing company. All the jobs that we are assigned are set up perfectly. Also they are right on time with payment. Great work guys.

Jack and the rest of the team at Shift Management are some of the most understanding, genuine, patient people I have ever rented through. With set back after set back I had to ask for multiple extensions past the stated move out date. My anxiety had me convinced police were going to be knocking on my door telling me I had go. We have had Shift for our rental property for a year and a half now. We have had some issues with a renter not paying on time and some minor repairs. Shift is always on top of things and communicate quickly and throughly to let you know what is going on, why, and what they recommend to resolve the issue. If you ever have questions about statements Sam is quick to respond and explain. Whenever I have called Jack the manager with questions he typcially returns my call within minutes! After renting from Shift for 18 months, we're left feeling they prioritize care of their property owners rather than tending to the tenants renting from them. It was common to have to communicate needs and spell things out more than once in order to get their attention or response. Mulitple times on different scenarios we were met with the response that "this should have been addressed X amount of time ago, sorry" - when we had already communicated multiple times about our lease agreement/needs not being met (black mold in ceiling was only addressed after multiple reminders, same scenario with lawn not mowed for over a month, missing the return of our security deposit within 30 days). Beware that you will need to communicate your needs and remind them of your rights as a paying tenant or you will be overlooked.

In early 2021 I found myself needing to vacate a property I rented from another (well known) property management company. Their handling of the situation told me I needed to stay away from their inventory. I stumbled across the house I'm in currently on Facebook. Fortunately I met the homeowner of this place and my luck would have it, they were with Shift. I was able to apply quickly and move in as soon as the house was ready. Any maintenance issue I've had has been fixed promptly and the first time they come out. Their communication from their maintenance crew and office staff has been to notch. I dreaded my lease renewal as the stories of rent going up have circulated far and wide in this country. Imagine my pleasure to sign for 18 more months at a very reasonable rate. I experienced some medical issues and fell a bit behind, Jack was so incredibly kind and understanding while I caught up. I've lived in this city the majority of my life and rented all over. I will recommend this company to anyone I meet, renter or investor. Thank you all for being human!! 10/10 would recommend.

If you are an out-of-state investor who wants a top-notch property management company in Grand Rapids, Shift Property Management is your destination. Shift was able to rent out four of my units in less than a month where another (unnamed and horrible) property management company could not do it. Shift handyman services are also top-notch and inexpensive compared to another (unnamed and horribly expensive) property management company in Grand Rapids. Shift was also able to work with the city on procuring Certificates of Compliance for each property. I highly recommend Shift if you want peace of mind as an out-of-state investor.

For the last couple decades, I have held a modest portfolio of single family rental homes in and around greater Grand Rapids. Initially, I managed these properties on my own - handling everything from marketing, showings, leasing, repairs and everything else that comes with rental property management. As my career required more of my dedicated time, I made the move to another property management company here in town. At first, it felt like a huge lift, as they were now handling so many of the items that had previously landed with me. But over time, trust broke down over repair bids and work completed, fees went way up and it felt like me (& my tenants) were just another number to them. So in October of 2015, I decided to explore other options. I met Sam Persons for a coffee one morning and w/in the week I moved all my properties over to Shift. Over these last ~7 years, Sam and his team have taken great care of me and my properties. The repair work needed and related costs are a totally transparent process that I fully trust. His team has placed some excellent tenants with me. And, as can be expected in this business, we've also have a few difficult situations arise over our time together. And honestly, it's in those difficult moments that Shift's culture of doing the right thing - for all involved, really shines and sets them apart. I can't say enough good things about them. In 2017, I had two rental properties, a duplex and fourplex, in the Grand Rapids area. I was living out of state and had a property manager who was not paying me my rents in a timely manner, sometimes for months at a time, always with a great excuse. (These were my first rentals, I was working in health care full-time and alot on-call hours so in my ignorance and exhaustion, I believed him for way too long.) He would delay rent payments to me, say he had use the money to "do repairs" that I never authorized (keeping his guys busy working through the winter, was my guess) but then he would not follow up with the work I requested that he complete. I arranged to meet up with him on a trip to the area to do a walk-through of my properties. At the last minute (after I was already in the area) he bailed on me, saying he had forgotten and "would be gone at the time, on a cruise of the Great Lakes with his wife." I searched for a new property management company immediately, and thankfully, Shift Property Management agreed to take over the properties. They handled everything to transition rental management to their company and the subsequent cleanup of the rentals, because they were a mess. I am so grateful for the integrity, professionalism and courtesy that I always encountered while working with Shift. Being an out of state and very inexperienced landlord, I learned what it meant to be able to trust my property managers, they were a God-send to me. I can't thank them enough. We rented a house managed by Shift for a year - from the lease signing all the way through to key drop-off they were responsive, friendly, and incredibly helpful regardless of the time of day or night. We had a number of things that broke or needed replacing during our lease - some were very minor, and others were significant. They were responsive regardless, but when the major issues transpired Jack & team handled them with the utmost importance, were easy to reach, and made sure things were fixed as quickly as possible, with regular updates form both Shift & their vendors when needed. I was terrified at first when my owners switched us to a property management group, I have has bad experiences in the past with others, but working with Shift has been a breeze and all my worries gone. I have been under their care for a little over 6 months now. I have had to call for everything from minor home repairs to large repairs from storm damage. They have always address it timely with respectable maintenance crews doing good work. I came home one Sunday night at 9 pm to no heat and I had been gone for a few days so my house was cold. They had someone out to me and my heat back on by 10 on that night!! They are good about calling you and communicating when a maintenance personal will show and they work with you. Such an awesome property management company! Fair to tenants and owners. I was worried about my tenants not being able to make rent due to possible loss of job or whatever hardships that may be going on due to covid. I asked Shift to reach out to my tenants about this and they told me they had already sent out letters about this. Being on the tenant side and now the owner side, I don't think many property management companies would care enough to do this. Everybody I have worked with is so nice and great to work with. We leased with Shift Property Management for more than two years. We found the place online while living in another state and they FaceTimed with us so we could see everything before committing. That was huge for us as we could not get to Grand Rapids in advance of the move. During our time there they were responsive anytime we had a maintenance issue. Their portal was easy to use as well for all maintenance orders and rent payments. We prefer auto pay for our bills and their system is set up for that which was convenient. During our year of living with Shift, they went under new management, and there was clearly a lack of communication during the transition because since then, we have been treated extremely poorly and unfair. The previous condition of the home was terrible with stained carpet and poorly working appliances and after moving out, we were left responsible for all of it, nearly our entire security deposit gone. Upon receiving the security deposit check, the new management was unable to be reached to further discuss the matter. We will be following up with our lawyers regarding the poor treatment and illegitimate charges. *******UPDATE******** After some general phone tag with Sam (the owner,) we were able to get out full deposit back. Unfortunately, there was a ton of miscommunication with the previous staff, but to my surprise Sam was pretty understanding and even decided to take my call, in some other country. So with everything said and done the property still needs repair, but Shift was not holding out security deposit as a means to fix up the property.
