When we first started getting into property investing in Grand Rapids, I talked with a couple different property management companies. I also got opinions from the local Rental Property Owners Association meetups. My wife and I picked Compass as the gentlemen I communicated with at Compass at that time, sorry I don't recall his name, was very helpful in guiding us as first time investor's. He even came out to a potential property and helped us look at it through 'investor's eyes'. Shortly after signing on with Compass and buying our first property, Vanessa was assigned as our property manager. For several years now we have worked with her. It has been a pleasure. Sure, there are times of having to work through things when something is wrong with a tenant or repair was made and we don't see or have visibility. BUT Vanessa has always been available to talk or email in order explain further or seek direction before making a large repair and helped us walk through a bad inherited tenant situation. Vanessa knows her stuff and I'm glad to work with her. Overall Compass has been great for us as investors. Again, as investors, we care about good management of our assets which is taking care of the property (equity building) AND the tenant (cash flow). I've not direct interacted myself with their in-house maintenance and construction, but I do see they respond timely and get the job done. We recently walked a unit they renovated and we are pleased with the results. I can't comment much if their pricing is high or low compared to other Grand Rapids companies. I recently bought a duplex in Cleveland and in looking for a property management, found that many companies there were charging higher leasing fees, renewal fees and percentage per a month. When you shop around for a property management company, look for their experience in managing, their portfolio and if they work with properties/tenants like you want them to manage for you and then look at their processes. Property management is a system, if they have good process, and then have the right people to kickoff and run those processes with a good feedback loop, you will likely have a great experience. Compass is that for us.

They are competitively priced, during the worst of Covid they cancelled or reduced late fees, and all my maintenance requests have been handles quickly by great professionals. After 30 years of managing my own properties I turned a few of them over to Compass. As I waited in their office the first time I was able to observe how professional and courteous they treated renters who had stopped by. Compass always kept me informed of large maintenance issues but thankfully handled routine chores without bothering me. We had some great long term renters who always took pretty good care of the properties. Gina, Brad and Millie were always very responsive to my questions. I would highly encourage other property owners to consider using their various property management services.

I have been renting from Compass Property Management for several years now and they are seriously awesome! Probably the BEST Property management company in Grand rapids. The entire staff is amazing and very knowledgeable about real estate. Deb, the director is super friendly, Bryce & Kayla are super friendly and can answer any questions you may have! My property leader is Gina, she is super fast at responding to my emails! Their online portal makes my life easy! The list literally goes on & on..... They also have tons of beautiful properties available for rent. The only thing I wish were different were for more utilities to be included in the rent, however they cannot control that, Its mainly the actual owner of the property. They do have apartments that include utilities though, mine however does not, but other than that this company definitely deserves 5 STARS!!!!

I've moved multiple times within the last 5 years for school and work and honestly, Compass is the best management I've had so far. I've cancelled leases because of unfair property managers trying to get more money from hidden charges on "free" services included in rent (supposedly) and because of how uncaring they were when I asked for assistance on multiple occasions involving apartment problems and crappy neighbors. Compass really does care for the people they work with and are willing to work help out their clients (I guess you'd call us/them that??). My roommate and I recently had an issue with one of our showers and had no idea how to fix it so we called and Compass sent someone out within the next day and my property manager even came too to make sure the repair was done properly. Everyone was very friendly but firm which obviously Compass has to be to make sure things actually get done! So far my roommate and I have been in our house for a little over 6 months now and I have nothing bad to say.

So far so good with my current lease! We have laundry in building, lawn care included, lots of space and quick and convenient maintenance! We had a nonworking oven at move in but one week in they had the old one removed and replaced with a brand new gas stove! No problems with the company or any hidden fees that we have encountered. I was struggling horribly with finding housing in Grand Rapids that was the size I needed but still affordable. Overall, I was happy with Compass Property Management. While I did have some issues with them, the positives outweighed the negatives. When a maintenance ticket was filled out, they would address it quickly and efficiently. One job required ripping out carpet and placing tile flooring and they did a very good, professional job at it. They respected our privacy and gave plenty of notice when they were required to enter the unit. They (and the owner of the unit) would quickly approve maintenance items that we requested to take care of, such as painting walls and lawncare. They also worked with us on vacating the property - allowing us an additional day when bad weather rolled in. Finally, they were quick to give the security deposit and we received quite a bit back, which surprised me considering we lived there for three years. My only complaint was hit-and-miss communication. There were a variety of items I reported that needed attention/fixing that would not get answered. I wasn't sure if they weren't received or if the owner didn't approve the fix, but having an answer would have been nice. Overall, though, they were good to work with while we rented through them.

I rented with Compass for the last two years in a home, and I'm now signing on for a third year at a different home. Compass is amazing from top to bottom - they have great properties for all budgets, they respect your privacy,the office staff is really nice and helpful, and the maintenance people (the very few times we needed them) were great guys who were quick, efficient, and respected our space. One even saw us outside our home as he was going to another property and checked up how everything was working and if we needed anything else, which I thought was so nice. Our property manager, Gina, has been absolutely incredible from day one. She's always available to answer questions and helped us sort out an overlap in move in/move out dates that was stressing us out. She's wonderful! And Ashley, who shows the houses - she is the bomb as well. She is so easy going and helpful, and you can tell she really wants to get you into a house that you will enjoy and feel at home in. She helped my bf and I find the perfect place for us twice now, and she's got the patience of a saint. I could go on about how great they've been to us, but then you will probably think I work there or something (haha, I don't). Just trust me that if you need a place to live in GR, Compass is the best place to go.

Great Experience. The company was very easy to work with; flexible and most important they use alot of common sense. If I ever had to talk with them about something, they did not respond with copy from a procedural manual. They actually tried to say yes and make things work into my favor at every opportunity that presented itself. I don't think that is common among property management companies; actually, I'm pretty certain it is not. Anyway, Millie was great to work with. She responded quickly to all my calls. Gina was a great property manager/agent and we are so sad to go given the high quality of the units and the quick answers by maintenance. My wife and I leased a single family residence managed by Compass. From the first contact, Compass exceeded our expectations. They met with us on our schedule, and explained all aspects. When the advertised rent -- which we were prepared to pay -- was reduced due to a longer than expected vacancy, they gave it to us. We had never rented before, and they helped us through all aspects, including move-in. The previous residents left somewhat abruptly and apparently without much notice, so when we moved in according to our lease, it was dirty and some carpeting even had to be removed. Gina, our Compass manager, arranged for an immediate cleaning by an excellent husband and wife team, and the removal of the torn up carpeting (which revealed a beautiful wood floor). The furnace received a maintenance trip and filter installation, thanks to Compass and Gina, and there were other items managed by the owner through Compass that made living there comfortable, and stress-free. Gina also really helped us when we had to be absent from the house for awhile, making sure all of our 't's' were crossed and our 'i's' dotted, so that lease terms were not abridged. We had renewed the lease for a second year, even though we were looking for a house to buy. When that happened (and it happened rather suddenly, as we had a quick closing and move-in), Gina accepted our notice and even though we were responsible for rent through the second 12-month term, Compass immediately began advertising for a new tenant. Their efforts found a new tenant within 30-60 days after we moved out, for which we'll be eternally grateful. This is a long story but we found Compass Property Management to be highly professional and customer-oriented, whether you were a lessor, or like us, a lessee. We could tell that Gina especially, was treating both sides of the contract with respect, and high consideration. Having managed residential and commercial properties myself over nearly three decades, it's not an easy balancing act. And when it's done well, it's easily recognizable from poorly managed firms. In our case, Compass Property Management was an excellent organization to deal with, and we would not hesitate to recommend them to both lessees, and property owners.

Compass is excellent! We recently renovated a house to rent out and debated on taking care of the rental on our own. We decided to talk with Compass. We have never had a rental property so Gina walked us through the process and what to expect as well as came up with a monthly rental price that was more than we originally were thinking. We ended up turning over the property to have Compass manage and they had it rented 10 days after it was listed! Because of their knowledge, resources, expertise and history in the business they know how to get it done! My application got slightly screwed up but Nicole and Deborah did an amazing job of getting it all figured out and approved! They contacted me with any questions that they had so they could push it forward. I was approved when I went in to drop off the holding deposit and found out right then and got the house! Typically, I really hate moving and everything that the process entails, however, Compass Property Management has drastically altered my view on this topic. Everything from applying for an apartment, scheduling the walk through, securing the apartment through payment of a security deposit, to obtaining the keys to move in was so painless and easy I frequently forget that only a few months ago I had that initial thought of 'I need a new apartment.' Being a working professional I really appreciate the ease and convenience of Compass's website. From their website I was able to see what was available, apply, and schedule walk throughs; within a week I had found my version of the perfect apartment. After finding the apartment their leasing department walked me through everything I needed to do to acquire it. I have since moved into the apartment and have been here five weeks and am loving it. I recommend Compass Property Management to anyone looking for a new home.

Compass Property Management is wonderful! I have been renting from them since 5/13 and have had nothing less than a great experience. I live at a newly renovated 4-plex in Kentwood that's reasonably priced. The lights recently went out in our parking lot and hallway from a power outage, and compass maintenance was out there within a day to have everything up and running. Some convenient features I've come to really appreciate are submitting work orders and paying my rent online for free. And whenever I do go into the office the staff is always friendly, especially my property manager. I've rented from many different management companies, but so far, this is the only one that has really exceeded my expectations! I would recommend this Property Management company to anyone.

Renting from compass is okay. For the following reasons: -pros- 1. They respond in a timely manner when you have maintenance issues. 2. The people there are always super friendly and try to help. -cons- 1. If you are looking for a place to call home for a extended period of time this is not the place to rent from. They raise the rent every time the lease is up.... and if you want month to month it's $100 dollars more than what they ask to renew the lease. So would I really recommend to any of my friends. No, not unless their just looking for a place to stay for a while. Sorry not sorry.

We leased our home through these folks. They are very accommodating. However they took our 40 dollar fee told us it was to absorb cost of background and credit check. They never did a background check or credit check. They only checked with our old landlord which was great for us but could have been bad for our landlord. Also did not communicate well with us. We had everything done while we waited they could have been mor communicative on how there process worked. I had movers waiting a half a day because they don't open until 10am and they don't let you know there process. After all of this we did rent a nice home in Wyoming.

• I was at Trowbridge flats on Clancy Avenue. The apartments themselves are very sleek, I especially appreciated the counter space and open layout. We loved the beautiful floors and brand new appliances. We would have liked a little more storage space but got a great rate for a three bedroom apartment. (It helped that my roommate worked at spectrum so we got a discount) After living here eighteen months there are only a few things I would say may be major dealbreakers. Number one and by far the worst is parking! If you are not able to pay for parking, it will be the bane of your existence. The city now requires a pass for all of the surrounding street parking, so while the pass is a minimal fee you will get ticketed if you don't have one. However, in the winter you will get plowed in if you park on the streets. So you really should consider the parking that they offer and work it in as part of your budget if you want to live here. (It is about $40) Also, this does seem to be a very up and coming area, close to medical mile and not far from downtown. This was great for my roommate who could walk to work. However, some of the area is still not the best, and the are times when that is clear, so maybe just be aware of your surroundings. Neither of these were problems with management in my opinion. So, finally I would like to rave a little about some of the staff. Specifically Lou the maintenance guy and Gina our property manager! As before mentioned street parking this past winter was atrocious, I was snowed in so thoroughly I thought I wouldn't make it to work several times! Twice Lou happened to be near me salting the sidewalk and both times he stopped what he was doing to help me dig my car out. Gina is also amazing! After being late to work I decided to pay for alley parking, she responded very quickly and helped me out! She was always very considerate and even helped me when it came time for me to move! Many of the other places I have lived weren't always helpful when I was living there and certainly were not once my lease had ended. This was not the case with Gina and that is what I appreciate about this place most of all! Overall I was happy with my experience at Trowbridge apartments and enjoyed getting to know the city a little bit better!

The experience we had when Compass Remodeling came to remodel our bathroom could NOT have been better. From the start Tim and his crew were helpful, professional, and timely. There was no doubt that they knew what they were doing and how to get it done. They were very clear about what was to be included in the remodel and that led to a very specific and correct contract. They were also very clear about timeline for the job and the costs and stuck to to both of them. There was none of the "when are they coming back" or "its been two weeks since we've seen a worker" or "they didn't say that was going to be a charge" NONE of that. We trusted them and they proved trustworthy. Our job was relatively small in the scale of things but not once did they treat it that way. I would highly recommend them for this type of job and bigger as I'm confident they could handle it.
