We worked with Matt Ward at Delicious Real Estate. He was super responsive, flexible, knowledgeable, and really was able to get a quick sense of what we were looking for. We had a lot of questions from the beginning and Matt was always great about providing thoughtful insight and feedback on whatever it was we were looking at. He kept us in the loop every step of the way. I would recommend working with him 10 times over. Update: We worked with Matt again, this time to sell our house in 2022 and, again, it was excellent. I feel bad for you if you're working with anyone else. Thanks Matt! : )

Matt was great from the moment that I contacted him. He asked a lot of questions to be sure he would be using my limited time wisely and he met my crazy scheduling needs to look at properties. One of the best things about Matt was how he considered the needs of my family, and he genuinely wanted to find the right property. He was forthcoming about the things he thought would work for my family, as well as the things that may not. Additionally, as a first-time home buyer I needed a great deal of guidance, and Matt explained every step of the process, his knowledge of the different types of loans and the requirements for them was a great benefit. From the first time my wife and I met Matt he was nothing but accommodating, personable and super attentive. We spent over 10 months looking for the perfect house with Matt's professional guidance. He was BEYOND patient and the housing leads that he brought us were precisely tailored to what we were in search of. At one point, my wife and I were starting to get discouraged in our search and Matt stepped in as our motivator (he's also a comedian so that helps lol). Matt stumbled upon on while we were looking through apps at houses for sale. Immediately, Matt offered advice, informational readings, and his personal HONEST opinion about each property we looked at. He not only helped us look at homes, he helped us understand what we were actually looking for and reasons to what makes certain houses a good investment and others not. Matt provided immediate feedback and answered all of our questions. As first time home buyers, he made the process very simple. He took care of everything and had our best interest in mind when looking at properties. After we closed, Matt continued to check in and make sure everything was going smoothly. If not, he went out of his way to get something done about it. I would recommend Matt to anyone buying a home and plan to use him in the future when it’s that time to find a new home.

We found Matt from Delicious Real Estate by chance as we did things a bit backwards and he was actually the second realtor we had met with on that fateful evening with tough shoes to fill from the first guy we me with. Within minutes, my wife and I looked at each and knew, this was our guy. He was down to earth, super knowledgeable, and most of all- patient! Within the first 15 minutes he knew weren't buying the house we were looking at and spent the next 45 minutes showing us homes he thought we'd like in our price range. He didn't sugar coat things for us when trying to narrow is down and reign in our "wants" vs. needs. It was a great move as we were all over the place. After just a few weeks, we had found what we're looking for and haven't looked back. He was strongly recommended to us by trusted sources who’d had their own spectacular experiences in home-buying with Matt, and he lived up to their stories and more. In the 11th hour of our mortgage approval, our lender walked for truly bogus and unforeseeable reasons. Matt had our loan moved and pre-approved by a new lender immediately, who sealed our entire deal in 1/4 of the time needed by the original mortgage broker. In addition to his deft handiwork behind-the-scenes, Matt is truly knowledgable in terms of the local housing market, and a wealth of information about the properties you tour with him. He’ll let you know up front what properties are and are not worth your time based on your needs, and what costs you can expect given the present state of the property being viewed. Matt will not shoehorn you into a property that is just outside of your budget, and he will never make you feel like his time is more valuable than yours. Do not pass on the opportunity to work with someone that actually cares about you and your needs. You will be recommending him to anyone who will listen soon enough!

If you are considering hiring a realtor, I strongly recommend Matt Ward. He will support and guide you through the process with the least amount of stress possible. Which is exactly what we needed while trying to sell one house, buy another and welcome a baby all within a few months. Matt was always so responsive whenever we reached out, no matter what time of day. With the market being the way it was over this past year, we had to move quick and he set up showings for us immediately. Most of them being within the same day. He was always on time (usually early) and came well prepared. One thing I valued most is that he gave us direct advice, sharing his opinions respectfully and knowledgeably to help us reach our own informed decisions about how to proceed. Miles in one word is "Spectacular". Saying he goes above and beyond for his home selling clients is a huge understatement. I needed to sell my Mom's house after she passed away last October and I live in Atlanta so not an easy task.
