One of the best experiences I had, they were fast and efficient. Special thanks to Jennifer and rest of the team for the hard works, she made this process really simple and painless. Whenever there was work needed to be done she was there to help me find the necessary contractors. she communicated well and very responsive. They took less than a month to find the tenants once the house for ready to be rented out. I recommend anybody who is looking for Property management, they are one of the best!!

I bought my first rental property and at first I was going to manage it on my own but then I decided to get a property management company and let the professionals handle it. After an extensive research I found a recommendation in a landlord forum for Platinum Property Management and decided to go with them for my first property. I am glad I chose them! The experience has been beyond my expectations! Laura (the agent) who listed the property did a great job and Jennifer who is in charge of maintenance and contact with tenants is also very good. They are always friendly, respond quickly to any questions or issues and understand our needs as landlords. Been with them for about 3 months now and would definitely recommend!

I have been a renter with Platinum for almost 3 years now and they are definitely the best property management company I've ever dealt with. When I first moved in, there were many issues with the house, including no electricity in some rooms, and no working furnace. However, they were able to have all of these issues resolved for me within 24 hours of moving in. During a cold snap, I was out of town and was notified of a pipe burst. They quickly sent an emergency plumber out to turn off my water within the hour. The same plumber came back shortly after I returned to fix the pipes. My roof also had many leaks when I first moved in and Platinum worked to make sure that the roof could be replaced. If you are looking for a reliable company to rent a home through, look no further. Highly recommend!

Overall, platinum property management was a good experience for me as a renter. However, there were a few things that left a sour taste in my mouth during the end of my lease (hence the 4 stars and not 5) - but I’ll list out pros and cons below: Pros: 1. nice employees, always very responsive especially regarding maintenance issues. Our water heater went out, we put in an emergency request, and the water heater was fixed in 24 hours. Couldn’t ask for more from their maintenance team. Always kind, fast, and reliable. 2. Easy to pay rent online/access your lease agreement Cons: 1. Towards the end of our lease, I inquired about resigning our lease (with a 7% renewal fee which is annoying), and I was told we would get it within the week. A week later, we get a non-lease renewal and are forced to move out. Not a big deal, but still annoying considering I had asked about renewing the lease and was told we would be able to… I digress. 2. Now here’s the annoying part. Platinum raised the automatic renewal rate from 5%-7% due to inflation, and we were still willing to pay that increase (from $1795 to $1920.65). After we were sent the non-lease renewal, I saw on the platinum website that our property was posted for $1650… $145 less than what we were originally paying. And to top it off, I think platinum had made a clerical error when they sent us the non-lease renewal, because when the lady from the office came to do our quarterly walk through, she had no idea that we didn’t get our lease renewed. Seemed like they messed up and they asked us if we still wanted to renew our lease… which i politely declined. 3. When we first moved in, the property was in rough shape. They had a “professional cleaning crew” come through, and I still had to DEEP clean everything. They also don’t repaint or replace carpet between renters, so be prepared to see some minor imperfections in your home (there was a hole in our guest bedroom wall when we moved in, and it was not considered enough damage to be patched).

Special thanks to Tiffany and Amy for being patient through the application process. Jennifer has been helping us since we've moved in, and is always quick to get us in touch with vendors to fix our issues. We've had a few things go wrong these first few weeks, and they've been very accommodating and swift to respond.

I have been a renter with Platinum Property Management for a year. I would like to say my experience with Platinum has been amazing. If I need any assistance concerning the property, the staff are engaging and quick to resolve any issues. This past week my AC was not working. Dan received my work order. He immediately set up an HVAC company (AirMaster) to come out and take a look. Within 48 hours my AC was back working and AirMaster was just as awesome. Dan was quick in responding to my emails. Also, I would like to shout out Meredith. Meredith comes every quarter to complete a home inspection. She is very sweet and personable. She makes the inspection quick and painless. Some people may have an issue with the inspections but I am quite comfortable with it. It is important to protect the homeowner’s property while ensuring the tenant is happy and that is what Platinum does. Thank you Platinum Property for excellent customer service.

Platinum is truly one of the best companies I have ever had the privilege of renting from. I had a rather unfortunate experience lastnight and my sweet daughter locked us out of our home. I had a very brief panic moment and went to a neighbors to call Platinum. My car keys were locked in my home on the same key ring that had the house key, so I had no way of getting there. Get this… It was 5 minutes before they closed! They immediately had one of the staff ( The wonderful Dan) come bring me a copy of my key, saving the day. He refused to accept money for his time or gas. I just was so grateful for not having to call a locksmith or have the door broken down in the worst case scenario. I have never rented from a company that has cared about my families well-being. There have been a few situations with the neglectful HOA of the community I live in, and they have advocated for me numerous times. I almost feel like I have more protection than the people who own the properties, because they have such a strong and finely designed team of staff. Everyone serves their own unique purpose. Lastly I wanted to mention the owners of Platinum. This couple is so kind-hearted and are in the business of serving their community. Have had the pleasure of some lengthly conversations with both of them. I’m so grateful to have found this company to rent from admist the worst part of the pandemic for me personally. Been here over a year and not once has Platinum failed to meet my expectations. Often exceeding them. (Like the house key lastnight, AFTER hours. )

We had typically rented from homeowners directly and were new to Georgia, so didn't know what to expect from a Property Mgmt group. What we got was a whole team of people looking out for us - Jennifer, Lisa, and the whole office staff made sure our maintenance requests were handled in a timely manner and provided updates as best they could. Need a pool pass? They were on it to coordinate documentation with the homeowner. Need a repair? They emailed vendor contact info quickly (and all suggested vendors were great too!). Honestly we would have considered renewing the lease if we felt this same care & concern from the homeowner himself. Great job guys!

They are so responsive to all of our maintenance request and respected our privacy whenever they had to do a rare inspection. The biggest complaint with a lot of property managers is that they don't seem to care about you and try to get every penny they can from you, but the folks at Platinum have been very responsive and reasonable. I love the team members from Platinum Property Management. Here I specially wanted to mention is Jennifer. My rental house has been represented by Platinum Property Management for more then 2 years. Back to the first time I was looking for a Rental agent, I have been hesitating for what company to act as my agent. In the end, I chose Platinum because of it is a small privately owned company. So, I finally decided to give it a try. Today, it seems that this choice is wise. Especially mentioned is Jennifer, who is the one of the best when talking about customer service. She is a very dedicated employee. She does things very quickly and professionally. There were some problems during the rental period, such as sewer blockage, electrical problems etc., she will always be the fastest contact me and usually make suggestions for the repairing too. But if I want to use my own maintenance workers, she will respect my choice and I didn't feel pressure at all. This time, my rental place began for leasing on the market again, it needs get ready before put it on. From cleaning to repairing. Similarly, she discussed every detail with me and tracked the quality of each job. As a result, the house was rented to a new tenant in less than two weeks! Today, the customer service quality is declining from those huge chain companies, for me, family-owned private companies are always the first choice for doing business with. Frequent professional moves have given us over 25 years' experience with property managers, ranging from fabulous to horrible but collectively showing us exactly what we do, and DON'T, expect in a property management company. I had a previous management company for a few years, they allowed my house to get so damaged due to not checking in with tenants. Finally I asked for the tenants to be evicted. Platinum manages few of our properties. We are very happy to not have to directly handle several tenants. We like the most the fact that they are doing quarterly inspections - and, to my surprise, I am reading in some of other reviews, coming from tenants that they dislike that...maybe they do not know that the inspections are actually protecting the landlords as much as the tenants. It was not once when during a such inspections there were things discovered, and we had the chance to take care of them way before they became an issue for the tenant. The owners are immediately notified when a problem appears. The time response and owner responsibility belongs - to the owner. Owners have a set a rules established for them, on this, as well... Further, the tenants are the ones that must cooperate with vendors coming to the site to fix issues, because it is about their availability to receive contractors at the home - I don't understand why some of them are upset about that. The tenants are not supposed to find vendors, and/or make payments - just allow access - and this helps the owner and Platinum get the problem fixed faster. We have been collaborating with Platinum for almost three years. We are very responsive so we do our part as well. During this time, I had to address many questions with the team. Lisa, Amy, Jennifer, Phil - they always explained to me everything so I can make better sense of how the things work, beyond the signed contract. I suggest to everyone to do the same. Maybe then, a lot of misunderstandings will be eliminated and everyone will be satisfied. Addressing to the tenants and potential tenants - I need you to know that many times, on my inquiries the response seemed to be more in the favor of the tenant than myself as the owner. And, you know what? It's ok, because at the end, everyone was happy, safe and I could see that Platinum's policies and procedures are spot on. It is not just that we WOULD recommend Platinum to potential owners or tenants. We already did.

My review of Platinum Property is based on my several months of experience with them. I had several issues (incorrect property description, several maintenance issues, and an invalid charge). It was extremely frustrating at the time but I am happy that all my issues were resolved. I can imagine it is difficult being the go between a tenant and the landlord. Platinum Property Management has done a good job. Acquired their services for a house that I own not far from where my wife and I permanently reside. I hired them to manage my property about a year ago because we were expecting a child and I was starting a new job at the same time, so managing a property as landlord felt like a pretty heavy lift at the time. The price was reasonable and they did a VERY thorough back ground check to find decent tenants that pay on time, take care of the property and report issues quickly; that's pretty much everything you want as a landlord. I've been working with this company for about a year now as a tenant. I would recommend this company to others. I think its important to be very critical when determining who you want to work with when renting a home. Renting from a local company seems like a much smarter move then from some national company. Getting the property you want requires being proactive and ready to jump; but that is no fault of platinum, just an active market. Maintainance requests have been dealt with professionally and rapidly. They do require quarterly inspections, which is annoying; however the inspector has been very respectful and quick. I have not had to deal with moving out/getting my deposit back but i have no reason to believe they won't continue to be very reasonable. Overall we have been very happy with Platinum Property, and I will gladly continue to work with them in the future.

BEWARE, Shady application practices. I recently attempted to rent through this management company. I asked the leasing agent if the property was still available, not wishing to waste $59 on the application process. She specifically told me that there were no applications on the property. After I paid the $59 application fee and submitted my application, the very next day she texted me that the property was rented out. I reminded her of our conversation concerning my inquiry of rental status, at which point she replied that she would speak with the application manager and “see what I can do.” Never heard back from this leasing agent. When I reached out to her, she did not respond. Just beware that THIS management company appears to be scamming applicants of their application fees by not being honest with rental status. UPDATE: the application manager did reach out to me and apologize for the oversight. I was refunded my application fee. I am very appreciative to Anthony for his transparency and the personal touch he gave regarding my situation.

Pretty intuitive website. Maintenance requests are easy to submit but can be slow to complete at times. They are good at picking up phones and returning calls. Can be hard to reach them after 5 O'clock but they will probably give you a cell # if you need to contact them frequently or settle disputes. Also have emergency maintenance that is 24 hours which we have not had to utilize. We had a pretty big issue with parking (were told by platinum we could utilize street parking before we signed the lease, then they added an amendment to the lease that said we could not park on the street a few months later) that Platinum could/should have prevented. The owner of platinum eventually got involved (in response to a poor review on google) and tried to help but the no-parking amendment is still on the lease. They did say they will not enforce it but it should not be on there at all, especially after we were proactive and would not have signed the lease if they had not told us that street parking was permitted. All things considered, they have been pretty helpful and do really seem to care about keeping tenants happy but the parking situation caused a lot of undue stress and is still not resolved.

Initially, Our interactions with this company were up to par. Reached out to get access to view the property on Saturday night. Received a response on Sunday morning from the property manager Tiffany. Great! Used the lock code to obtain the keys and we are in! Excited to say the least BUT that’s when it all went downhill. Upon entering the home, the alarm went off. We immediately called Tiffany to advise but got voicemail. So we texted her. She responded 4 minutes later advising she reached out to the owner to obtain the code. So we waited outside as we did not feel comfortable going in while the alarm was sounding. After a bit, we no longer heard the alarm. Thinking maybe the owner disarmed from a mobile device. But as we opened the door, the alarm sounded again. We did a quick run through just to get a look at the house. Didn’t want to waste the trip there. Tried to call Tiffany again as we had a question. No answer. So we texted. No call back or response to the text. By this time the cops are at the home. We explained the situation along with another person who had come to view the property. Well let’s just say he wasn’t to eager to let us leave. So I called Tiffany again, no answer. Texted her that the cops were there and wouldn’t let us leave. 15 minutes later we get a text from her asking if we can have the cops call her. By this time I’m over the whole ordeal. I’m being detained for trying to view a house. Never mind the fact that we are still at the property as the cop writes a report and documents, etc. 34 minutes later, Tiffany texts “The owner disabled. I’m sorry”. That’s it! Perhaps I live in a fantasy land because I still believe in customer service but it surely was not exhibited here. Against my better judgment, I texted her to ask if all was well for us to go back at 4:43pm and I still await a response…. We are not the kind of people that don’t understand that things happen. It’s Sunday. She may have been with family or just simply tied up. Here’s the thing, that could have been communicated initially. I think what’s so disappointing to me is the lack of response or urgency on her part when we advised the police were there. It’s safe to say after this experience, we will NEVER do business with Platinum Property Management. Can’t imagine the response rate after you become a tenant! 11/22/17 - I am updating my post and rating based on recent communication with Todd. I appreciated his response to my review and I now feel like this is a company my family and I would do business with. It is not everyday a company takes responsibility for their actions and I feel now via Todd that PPM is that kind of company. I gave 3 starts b/c we have yet to do business together. If that happens, I will further update my post. :)

I have been staying in a home managed by Platinum for about a month now. The people are nice and they have been prompt so far with maintenance requests and questions, although I am still waiting for one thing to be fixed. It's still early, so hopefully it continues
