Some people prefer white glove service throughout the entire home sales process. They accept the 6% commission on a property that sells for hundreds of thousands of dollars as simply ‘the cost of doing business.’ What I’ve discovered is that I can have white glove service with a cafeteria-style menu to pay for only the services I want. To me, that’s the best of both worlds. I used a low-cost service when I sold my first house about 15 years ago. At that time, this sort of service was just starting to appear on the market. It was great. I got what I paid for -and paid a lot less to sell my home. But it wasn’t white glove service. Since that time, Rhonda Duffy has taken the low-cost model to new heights. They’ve listened to home sellers over the years. They’ve learned what people want, what they’re willing to pay for, and how much they’re willing to pay for it. Rhonda also knows what her agents need to make on each sale; to ensure their business model is sustainable. Other companies may have similar models. In my opinion, none have honed the process and cost down to a science the way Duffy has. Here's what this experience meant to me: I paid less than 1% for Duffy to list my home. I chose to pay buyers’ agents the standard 3%, for a total of less than 4% total commission. By doing so, I saved over $10k in real money. Moreover, the entire experience was smooth and easy. Everything, yes everything, was comprehensively documented. I never, ever wondered how things worked, what they cost, or whether I should go one route versus another. If I did have a question, the Duffy agent response time to any question I ever had was never more than 12 hours; usually within a few hours, and sometimes within a few minutes! Not only was I shocked at how much more Duffy includes in their basic service as compared to the low-cost service I used 15 years ago, I could not believe the level of experience I received throughout the process. With my previous experience from 15 years ago, I was paired with a newer agent who served more as an intermediary; especially when the tough questions arose. On the contrary with Duffy, Rhonda’s agents are seasoned pros! I had questions about closing, listing, contracts, pricing, marketing -even moving. If my questions weren’t already answered using their “Seller’s Protection Timeline” (a doc that should be patented, if it isn’t already) - help was an email or a phone call away. I got my questions answered quickly and completely, in a way I could understand, from people who truly know the real estate business. You would think that with this sort of review - I have some deep, vested interest in helping Duffy. Not so. Sure, there is a small perk for taking the time to write a review or two. But actually, I wrote such a long, glowing review for one reason. I am a difficult customer with ultra-high expectations. When a company exceeds those expectations like Duffy has, I LOVE to tell people about it. Don’t you?

The process was very smooth and the thing that I liked the most is that I could always reach someone in the office to get a question answered. By using Duffy Realty, I saved about $14,000 in commissions. They are non-traditional, but I found that the process worked smoothly for me. Rather than dealing with a single agent for everything, you deal with one person for listing the property, then another person during the showings, then another team for closing the sale. You have a role to play in the process, and you must provide information as requested in the online “Sellers Timeline.” Once you figure this out, it works smoothly. Duffy is great and responsive for sellers. Buyers don't think you don't pay seller's commission that it doesn't affect you. It does, as sellers will give you more concessions if they don't have to pay out too much re commissions. Nowadays, buyers research houses online anyways, it's crazy to pay somebody 3% just to show you the houses you already wanted.

I absolutely fell in love with an area around Atlanta that has a small-town vibe. After spending time exploring the community, I had it narrowed down to a few neighborhoods. Using the Duffy Buyer Cash Bonus program was the right fit for my situation and allowed me to receive a portion of the buyer’s agent commission back, after closing. If you’re willing to do your own research – locate the homes, do a drive-by to ensure the home and area meet your criteria and keep the homes you view to a minimum, you can share the buyer’s agent commission with Duffy. If you’re able to keep the homes you at three or under, you will get 50% of the commission. This motivated me to really vet the homes I wanted to look at. If you need an agent to vet your homes before you see them, this isn’t the program for you, but the agents I worked with at Duffy were fantastic. So, even if you go the traditional route, I feel that you’re in good hands. As a part of the program, you’re supplied with a set of tools, the Duffy team runs comps and gives you advice on the homes you are considering putting the offers in on, offers advice on offer pricing, will advise on the inspections and results, writes the contracts for you and will attend the closing with you (if wanted). There are a few other perks and responsibilities of the program that made it attractive. If you’re willing to put in a little extra work, the Duffy Buyer Cash Bonus program is a great way to get some of the buyer’s agent commission. I found that process incredibly easy and incredibly rewarding. I would very much recommend the program to those in the right situation.

After hearing Chuck Oliver talk about Duffy for many years, I decided to give them a shot. I used them as a buyer's agent on a new construction home. The commission split was a no brainer, because I found the new neighborhood on my own, and I didn't have to look at any other neighborhoods or properties. I also decided to use them as a seller's agent. This was my first time selling a home, and it ended up being quite the saga. The first time I was under contract, I found out six days before my closing date that my neighborhood was not VA eligible, and the buyer had to back out. I had to go back on the market after being off for a few weeks. The momentum of my property definitely slowed down when I was back on the market. If I could start the process over, I would've paid the fee to have Duffy send an agent out to my house to assess what should be fixed/upgraded before listing the house. Having a professional see the home with their own eyes could've been beneficial to making the sale easier. There is a learning curve for first time home sellers with Duffy, but it is doable. You will have a lot on your plate, but in some regards it was good to have control. I was able to have direct communication with the different buyer's agents that came and saw my home. You will work with many different people at Duffy throughout the process via phone and text. I thought all the employees I worked with were professional and knowledgeable. Just keep in mind the weekend hours for Duffy are different compared to a full commission agent. The next time I look to buy and sell a home, I will definitely consider Duffy as a potential agent. I'd give buying a new construction house through Duffy 5 stars, and I'd give selling a house through Duffy 4.5 stars.

Our family needed more space after the birth of our second child. I had heard advertisements for Duffy Realty on the radio and heard people talk about saving thousands of dollars using Duffy, so I wanted to look into it for myself and see if it were true. My wife was skeptical at first. She asked me, "If it were really that easy and you saved all that money, then why wouldn't EVERYONE use Duffy Realty?" When Duffy Realty came to my home to meet me and list my house for sale I told them what I wanted to list my house for. It was a much higher price than similar houses in my area had sold for in the last 6 months, but I felt confident about the price point. NOT ONCE did Duffy Realty attempt to get me to sell it for any less! They let me decide what I should list it for, which I really liked. We accepted an offer above my asking price in less than a week, and because Duffy Realty only charged me a flat fee of $500 to list and .75 of 1% to sell the house- we saved thousands on the sale of the house alone! OK, so we sold our house. It's 2021, that's the easy part, am I right? How were we going to find a house and make a competitive offer enough to get into a new home? Duffy Realty offers to spit the 3% commission on the purchase of your new home. All you have to do is find the homes you want to visit/view, fill out a form that contains the offer your willing to make, and submit it to Duffy Realty. They send you comparable on the property sales in those areas, so that you can tell if your offer holds water. They contact the sellers realtor to set up a viewing and meet you at the property for the appointment. My wife was skeptical. She asked me, "if everyone is looking at houses online anyway, and Duffy just GIVES you half of the buying commission for doing your own leg work, then why wouldn't EVERYONE use Duffy Realty?" We submitted offers on 4 homes in the first week, and Duffy Realty was able to get our offer accepted on a home that we really loved with room to grow and a great big backyard, a perfect home for our family! We paid UNDER asking price for the home, and closed only 4 days after the sale of our home! This is in 2021 people! The craziest time ever to buy a home! And the best part is that we DID NOT have to offer above asking price! The professionals at Duffy Realty know what they are doing and they are going to save you a ton of money! My wife and I saved more than $9000 in commissions! Real money. Not a rebate, not a coupon, not an abstract thought- REAL MONEY IN MY BANK ACCOUNT. I felt like I was in control of the sale of my house, and my wife felt like she was in control of finding the house of our dreams! Duffy Realty worked closely with us every step of the way to make sure that were comfortable, informed, and happy. The only question that wasn't answered was: "Why doesn't EVERYONE use Duffy Realty?"

Duffy is not for everyone. But they deliver 100% on what they promise. Very transparent on the costs involved and what your responsbilities will be. For me, it was exactly what I expected and I had a very good experience. But you need to have your expectations set accordingly and don't expect them to handhold you every step of the way like a full commission broker would. Know what you are signing up for and it is well worth it.

I was very pleased with the communication I received. I received a text every time a showing request was made, and I could accept or propose a new time. All offers or requests from prospective buyers were screened by Duffy, and they made suggestions for my counteroffers. I estimate that I saved approximately $5000 on each of the two homes that I sold, and in both cases I was under contract in less than 3 weeks from the start of my listing. I put my house on the market FSBO and quickly realized that I did not have the time nor energy to do all the showings required. I researched several options and chose Duffy because they have a long-standing reputation and offered the best savings on the seller agent percent. I asked a lot of questions before agreeing to work with them and they were very responsive. During the process, I worked with multiple people. Overall they were all good at what they do, however, the person who advised me on strategy for pricing, etc., was much better at telling than listening. You could tell she’s done this quite a few times but seemed to get on auto pilot rather than hear what I was actually asking about. Duffy provides you with access to a site with a ton of information about the process, so if you are comfortable reading and searching and reading to get your answers, it’s a good resource. Personally, it’s faster for me to just make a phone call. For the questions they don’t address, you can call their support line. They give you a number to text as well, but I did not find the text responses to be very timely. Their legal department reviews your contract before sending it to you, or that is what I was told, although I’m not sure how in depth they review it because there was a glaring issue about a referenced addendum and they missed it. They were supposed to put a directional sign at the entrance of my subdivision, but put it at the entrance of a neighboring subdivision by mistake and I happened to catch it. I moved the sign and let them know so they would know where to retrieve it once my house sold. Four weeks after the closing, the sign was still there.Those were the few things that were less than perfect, but the majority of my interactions with Duffy were very good. I would definitely recommend them versus trying to do FSBO, especially if you are looking to save on the seller fees.

A different experience. That is what you get with Duffy Realty. This is not your typical one agent operation, where you have to compete for your agent’s time with other buyers or sellers. Duffy Realty is a group of agents and assistants working together to help you each step of the way. And, as you learn more about the process, you also benefit from lower commission when you are selling and commission sharing when you are buying. We sold one home and bought another using Duffy for both transactions. With this latest home, we have experienced nine primary residence home purchases and eight sales over the years. Each one is a different experience. We have found that most agents are not very helpful throughout the process. We can say that Duffy Realty, with their business model of sharing the workload amongst the Team, has been the most helpful “agent” we have employed. While there is a complete team of experts, we especially want to call out a couple of very helpful folks at Duffy. Serge was always on time (or early) to each showing, and he was very patient, insightful and professional. And we have a very special thanks to Romany. She was always on it. Romany was available every day, when needed (which was frequent), whether we had issues or just questions (of which we had many). She has been extremely insightful, enlightening, pleasant and … she was able to manage issues with other agents with consistently excellent results (more needed during the selling process). The dust has settled! With the integral and invaluable assistance of Todd Edwards and the Duffy Real Estate team, I searched for and purchased a new home and sold my old home in about 9 weeks. Starting 1/18/2018, I looked at over 40 houses that Todd pre-screened to ensure they fell within my interest. Throughout the search, Todd was very patient and offered many valuable suggestions and insights about the market and locations. He never once failed to return my calls, emails or texts. He was available 24/7! I have never worked with a more knowledgeable agent and I have bought and sold many homes over the past forty years in Hawaii, Oregon, California, North Carolina and Georgia. Thanks to Todd’s guidance I was able to negotiate a purchase that appraised for more than $14K over the selling price on 3/19/2018, and the seller provided a home warranty and $3K contribution to closing costs. In selling my old home, I was unsure of its value, but after Todd’s keen and careful analysis, he convinced me to put it on the market for about $15K more than I was thinking. The price, listings, property description and the Duffy market presence produced four appointments with pre-approved buyers on the first day. However, we had to cancel two of them as the first people to look at my house made an offer for $3K over asking price which I accepted. The sale closed on 3/29/2018 without any problems. The relief of a first day sale, after having already purchased a new home is incredible. There is nothing I can think of that would improve the service I received from Duffy. The Duffy team was consistent, timely and thorough throughout the entire process to insure all loan and contractual details were completed in a thoroughly professional and timely manner. We listed the first home with DUFFY in December of 2017. The process could not have been easier. My only negative is that if you've never bought or sold a house before, the process may be a little challenging to follow. It helped that this was not our first time at the rodeo. When my boyfriend, Britt, and I decided it was time for us to buy our first house, there was no question that we would use DUFFY! Having my mom with us every step of the way made it so much easier and comforting, during such a stressful process. This definitely is a do-it-yourself operation. They provide a link to a website with LOTS of information about prepping your house for pictures and putting out candy for visitors, and there are follow-up emails and phone calls. Calling back takes you through a labyrinthine voice mail menu, but those calls are returned quickly. It can be difficult to keep all of the steps and information straight, especially if you're in the process of packing to move and handling new job & school transfers -- but you get what you pay for. At just .75% commission (essentially fees for handling the contract), you can't expect a high level of service. Duffy provides you with information and guidance (on a website). What you do with it is up to you.
