Chenise Iwamasa was referred to me by a very close family friend who had had positive dealings with her. She assisted me in crafting a very clear, concise and "friendly" rental contract for my home. The entire process did not take more than a couple of phone calls, several emails and 2 zoom meetings. These contacts addressed payment terms, her exploration of what I needed for the contract, putting it together, explaining it to me and executing the final product. The whole transaction was very professional, swift, pleasant and most important to me, very affordable! Chenise helped review the lease to start up my medical practice in Honolulu HI. I was leasing into a large commercial building that has strict requirements for their tenants. Chenise helped me to know what is customary with office buildings and what leeway I might have for negotiation as a new tenant. It was a very comfortable and pleasant experience overall with her detailed explanation and knowing from experience what I should ask for as a medical practice. Since it is a mixed use building, I was surprised at some of the language that was left on the lease as "standard" but really does not make sense for my line of business. If the terms weren't asked for in the lease, or even earlier at the letter of intent, then the building might not let me practice my full scope of medicine as intended. Chenise helped to make sure that the terms were fair for both parties. Do yourself a favor - protect yourself and your business by getting your lease reviewed by a professional from the beginning.

As a first-time small business owner, I had very little knowledge of the commercial leasing process. I found Ziva Law by way of a referral from an attorney friend and I'm so glad I did! PROCESS: From the get-go, Chenise outlined every step very clearly, how the process would go, and what was/was not included in her scope of services. After our initial consultation, we set up a meeting to discuss her comments on my lease and she was patient with all my questions and concerns. Drawing on numerous years of experience, she was knowledgeable in what was/was not reasonable to ask and to my surprise, we were able to negotiate very good terms with the landlord's legal team. VALUE: With the fixed fee compensation package I selected, I saved thousands of dollars vs. going with a big firm.
