When we decided to buy our house we went to the Roy group. Went in and spoke with Emily and got the basis of what was to come. She was friendly and very informative. We ask a lot of questions and confirm everything twice and it can be frustrating. She never lost composure. We found the first house we wanted to look at and met Jayna. She was inviting, had a great sense of humor, and was very easy to talk to. We looked around the house for about 15 minutes. We were there longer than that talking and telling her our preferences for the next showing. Every showing after that was closer to what we were looking for. We specialize in finding older family size house with good bones in family friendly areas. We don't sweat the cosmetics and have a policy to make sure all the infrastructure is brought up to code and safe. When the house is 100% ready, it becomes safe, good quality AFFORDABLE rental for families, letting them focus on being a family more than a half-baked house...me make a house become a home. The thing that makes this more difficult is we look for houses we can buy cash/quick sale. This allows us to take our time fixing the home properly BEFORE letting a family move in. There are many "cheap" houses out there, but the bones are 90% bad and the neighborhoods are usually worse. It usually takes at least a year to find the right house, and longer thanks to the Covid situation; but Daniel Garcia took the time to understand what we were/are doing. We are not buying to flip and make a quick buck, we want to create badly needed affordable homes for families in need of them. We target middle to lower incomes rather than high income families because their need is even greater. All to often, middle and low income families get stuck living in slum-lord houses and that's just plain wrong. Thanks to Daniel, we found our diamond in the rough. His father does house renovations, and so he learned from his father about what to look for in situations like ours. I wont bore you with technical details, but the house is a serious family home (3bd/2bth) great yard, 2 car garage, etc. that with a little TLC will make a wonderful home for someone. We got it for 50% less than it will be worth when completed, and expect the full repairs to cost only half of the purchase price. The numbers say it all; as a family rental with long term income and serious property value it is a win-win situation. It took a year, but we found it, and Daniel made it happen. He knew exactly what we were looking for and was so helpful and patient. We saw the listing when it was only 3 hours old, did a quick drive by, and thanks to Daniel, we saw it a couple hours later AND were the 1st one to see it. We had him make our initial offer that same night, and now that home is ours 2 weeks later. Finding a quality company like The Roy Group, and having them have someone like Daniel is a blessing. We expect to have the house completed and rented in 5 months (No mortgage payments to make give us the time to do it right), and after that, with Daniels help, we will start looking for the next house to bring back to life, fill with a loving family and become a home. Wow--has Real Estate representation changed since our last home purchase 20 plus years ago. Josh Roy came into our lives about two years ago, thru Josh’s Wife Tiffany who I had met thru a mutual business. She was great, and gave some info on their business, and promised that they would represent us if we ever needed assistance with any of our homes. My Wife and I decided to make a move on one of our homes in mid-January 2018. I contacted Josh Roy and we met and walked the property. Josh told me that he could facilitate all my needs regarding the repairs thru his contacts and it would be very cost effective and be ready to put on the market by mid-February 2018. I was astounded that we would be able to list our property and not have to worry about the minor issues that were needed with no effort on our end. The house was listed, and since I work out of the City of Wichita, Josh had Ashley and Hollie who are his Assistants communicate with both my Wife and Myself via email. Every document was electronically signed without any hassle of going to an office, or waiting for a person to come to our home. Josh's office provided great feedback to us to be able to understand what the potential buyers were looking at while our home was listed, and after one day on the market our property had an offer of full listing price, and in a matter of two days, our property was sold. We closed on the property about 35 days after going on the market. My Wife and I decided to list another property with The Roy Group in May 2018 since we had such great representation thru Josh Roy with our last sale. Josh walked thru our home, advised me of the basics to get the property ready to sell, and within the next day, there was a crew on-site which was fantastic to see. Josh's Assistant Ashley prepared our sellers agreement, and the home was listed. Immediately I was getting the online views of the property from potential buyers on Josh’s online site, I was so impressed how efficiently his process was.
