Jonathan Bartlett gave me a whole new understanding of what it means to be a real estate agent. He is a teacher, a cheerleader, a walking encyclopedia of housing knowledge, and the most wonderfully, kind and patient person. I worked with him in purchasing my first home. From the very beginning he spent all the time we needed to walk us through the processes and paperwork, answering any and all of our questions. He always made us feel comfortable and fully prepared for whatever came our way in this crazy market. During our home tours, he would point out both the good and bad and was up front when a house might need more work than we were comfortable with. We never felt pressured to put an offer in on a house when we weren’t ready and he always followed our lead. He also has a massive network of DC contractors and experts in their field who he could ask a question if we needed a bit more information about what we were getting into. Beyond just his real estate knowledge, what make Jonathan the best person to work with, is that he knows exactly when to give you the confidence prep talk to go for something and how to encourage you and build you back up when something doesn’t go your way. We started our housing journey right as the DC market went crazy during COVID and definitely had ups and downs as we competed for houses. But Jonathan always helped us put our best foot forward for each offer and put the time in to understand the little things the seller might want that could put our offer over the edge. We felt supported at every step of the way and consider Jonathan not just our agent but he’s now become a trusted friend through this process. From always being willing to see a house no matter how last minute to making you laugh and enjoy what can be a scary process, Jonathan has the local expertise, the personality, and the network to help you succeed. Phil Di Ruggiero of GreenLine Real Estate has been an incredible partner throughout the sale of my condo in Petworth. He was able to quickly sell my place within a week. He assessed my property on his first visit to see what improvements were needed, advised on priority touchups, and even provided a list of contractors to facilitate the work. Phil also utilized his sharp marketing and design skills to photograph each room with high definition, provide a blueprint, and a virtual home tour for prospects to view digitally. Fortunately for in my case, he said that my furniture was actually aesthetically pleasing enough to use for staging, so we didn't have to rent furniture or put anything in storage. Phil set up several open houses once all the maintenance work was done and did a great job leveraging his contacts across his network, advertising on numerous channels, etc. There was significant traffic and more importantly, the prospectives he brought in were generally informed and interested based on the marketing collateral that Phil produced. After a couple of showings, the offers started rolling in and Phil was very helpful in providing guidance on how much we could negotiate with the potential buyers. We countered once and it was accepted very quickly, and were able to close by the month end. All in all, Phil stayed calm and positive throughout the hectic process and I would not hesitate to recommend him to anyone looking for a home in the DC area.

We met Phil Di Ruggiero at an open house when we were first looking to sell our one-bedroom coop unit and move into a larger space – despite being months away from being ready to list our home and make the new purchase, Phil was proactive about engaging with us and after a couple meetings with him we decided to trust our positive gut feeling and enlist his help and the GreenLine Real Estate team on both the sell and buy sides of our move. From the beginning to the end of the process Phil gave great advice on how to navigate what was promising to be a difficult transaction – we were hoping to sell our coop unit and complete the purchase of our new home essentially simultaneously. Despite coop units having a higher average time on market than condos, Phil marketed the property perfectly and was able to secure an offer at listing price within two weeks of listing – much faster than other comparable coops in the area. On the buy side, when we were in the beginning stages of getting a feel for what we wanted, Phil was patient with us and would typically make himself available the same day for showings. When we were ready to make an offer, he leveraged existing relationships to persuade the sellers to accept a long shot offer that included a home sale contingency and other requests that would have almost certainly been turned down if we didn't have a smooth operator like Phil on our side. In the end, we achieved our goal of both selling our unit and purchasing our dream home on the same day, and Phil handled everything seamlessly until the very end. We were mostly interested in buying in the Petworth/Park View area, where Phil is definitely an expert, but he also showed us options around other neighborhoods and offered helpful insights, so he surely knows all of DC well. I worked with Jonathan Bartlett in buying my first home this fall. He encouraged me to look passively for a while to get a sense of what I liked/didn't like, so we ended up working together for over 6 months. I had several very specific requirements for what I wanted in a home, and Jonathan never showed any impatience at my nitpicking - he understood that this was the biggest purchase of my life and I wanted to feel like I'd gotten it right. As a first-time home buyer, I had many questions about the process, as well as about owning a home in general - he had many answers and lots of advice, and helped me feel more at ease with taking on this huge responsibility. He also encouraged me to look outside DC and consider VA given what I was looking for and my price range, and he was right, as I ended up buying in VA. My wife and I met Jonathan Bartlett at an open house in August 2020. We had an agent at the time but were more comfortable going to open houses on our own because we felt the agent pressured use to buy or wasn't in tune with our needs within a home. When we met Jonathan we had an honest connection about the condition of the property (gut renovation) and he was genuinely easy to talk to. Phil Di Ruggiero of GreenLine Real Estate is the third agent that I have worked with, and he is without question the best! Before working with Phil, I considered my prior experiences with other agents to be positive. My friends had similar experiences with their agents. But after working with Phil, I realized that many agents are paper pushers–they simply make appointments, fill out form contracts, and explain the process. With Phil, you’re getting an experienced advisor and counselor; someone who represents your best interests. If he thinks a house is overpriced, he will tell you. He will point out issues that you are overlooking, even if it means you will not put in an offer. Of course you don’t have to follow his advice, but you’ll be making a much more informed decision because of it. Simply put, Phil isn’t just trying to collect his commission–he wants you to make the best and most informed decision so that you are comfortable with the big commitment you're about to enter. Phil is able to provide this top-notch service because he doesn’t just know DC real estate–he knows houses. Like most agents, Phil can talk to you about location, schools, crime rates, etc. But he’s also going to educate you about the house itself. During one open house, he knew that termites were common in the area, and he pointed out hidden termite damage that I would have never noticed. Another time, Phil noticed the yard was sloped, looked at the gutters, and walked down the slope to the detached garage and found water damage to the siding, which meant not only fixing the damage but needing to install adequate drainage. He always examines the quality of the windows, the landscaping, the age of the HVAC and water heaters, and the roof condition. And when he doesn’t have the answers, he’ll raise the issue during the pre-inspection if you’re able to schedule one—and you might not in this market, which is why Phil’s insights helped us so much in assessing the value of the homes we were looking at. Phil is also different because he not only tries to understand your criteria for a home, but he tries to understand your vision. With other agents, you tell them the type of property you’re looking for, the neighborhoods you’re interested in, and your budget. Then, they create a search for you, and from that list you tell them what properties you want to see. With Phil, that’s only the beginning. After each showing, he took the time to learn what we liked, what we didn’t like, and whether the house made us think differently about our search. He then used that knowledge to proactively find opportunities. Phil would go look at a property that hit the market just hours earlier, without us asking or even knowing, to see if the house might be of interest to us. Phil drove around neighborhoods and leveraged his relationships with other agents to find the right off-market opportunities. Because Phil actually understood our thinking, and not just number of bedrooms, sq ft, etc., he was able to hustle and find the right home for us. Finally, Phil knows how to close the deal. Sure, the main factor for sellers will be price. But in a competitive market, Phil knows how to elevate your offer. He’ll have the lender contact the seller to vouch for your ability to secure financing. Phil will get a sense from the agents about what the sellers are looking for in a buyer, so that you can tailor your offer (and your letter to the seller) to hit those points. And, Phil will contact the seller’s agents to sell them on you. We actually met the seller of our house after closing, and she said she knew right away that she wanted to sell the house to us because of the package we put together, and in fact she chose our offer over an all-cash buyer at the same price point. Sure, other sellers might not have bypassed an all-cash buyer, but because of Phil, we put our best foot forward and ultimately landed our dream house. I really can’t say enough good things about Phil. Buying a home is a big commitment, and you need someone like Phil who will have your back!

Phil DiRuggiero helped me purchase my condo in 2014, and he helped me sell the condo in 2020. Phil is nothing short of exceptional. Through every step of the process, Phil exceeded my (very demanding) expectations. Also in preparing for the sale, Phil’s on-line and printed marketing materials were outstanding, and he knew the exact photographer and photos to use to make the condo look its best. In addition to being an outstanding agent, Phil is a genuinely good person. He was patient and kind in guiding me through the very stressful process. It isn’t common to find true professionals who are so devoted to their clients and their craft. He always worked around our schedule (we have a toddler) to make sure we could see the houses we were interested with him, which was a great relief. Tom is extremely thorough when visiting homes, and he has a deep knowledge of construction and codes. For example, while our eyes were being dazzled by a sparkly new kitchen, Tom was rooting around in the basement checking on the state of the electric panel, inspecting the age of the hot water tank, finding evidence of leaks and water damage in unexpected nooks and crannies, etc. He is very adept at assessing the state of the structure of houses, not just the glossy finishes. When it came time to put an offer in, Tom was super on top of things. He immediately pulled the paperwork together (we did everything over e-sign, which is conveniently usable with mobile devices for signing documents), even speaking with our lender directly when we had a question that the lender couldn’t answer clearly. Tom’s depth of experience makes him a great strategist and negotiator, which really came in handy when putting together our competitive offer, and in negotiating other costs. Once our offer was accepted, Tom quickly coordinated the inspection with a trusted colleague that he’s worked with for years, and he even brought in a plumber and an electrician to get more professional assessments of specific areas that needed to be fixed, along with estimates and invoices that we used to negotiate for repair costs at settlement. Because Tom was so thorough in making the case for repair credits, the sellers gave us every dollar we asked for and didn’t even try to negotiate us down! Thomas Spier (Tom) first help my wife and I buy a house 15 years ago after a long search. His unwavering patience as we looked at dozens of properties made a natural choice for us to choose him again to sell our home in 2019. Having our house as a rental for 8 years meant it required quite a few repairs to prepare it for the market; Tom has an extensive list of service providers that he has worked with over the years assist his clients in this area.
