We got introduced to Phillip and Billy through a colleague when we were relocating to Washington. They started providing guidance before relocating and made us well prepared in terms of understanding the market, different neighborhoods and the process involved. They understood our situation and needs. They set up the online portal and started sharing the houses available in the market a week before our planned visit to get us familiarized.

Philip was recommended to us by a few of our friends, everyone who has purchased with him spoke very highly about the whole experience and still kept in touch with him even after years. When we reached out to Philip, he introduced us to Billy who would work with us. At first, we didn’t like the fact that we weren’t working directly with Philip but that all changed when we met Billy for the first time over the phone. We were planning to make an offer as we were in the market for a while and there was a house we liked very much. Although we didn’t have a signed contract with them, Philip began coaching us on various aspects of home buying, while Billy immediately rolled up his sleeves and began giving us strategic advice about the offer we were trying to make. This was the first example of their ability to adapt to our fast pace house hunting process. From the very first meeting, he was very thorough in looking over the details of the house and explaining his thought process and strategy when it came to selling, often answering my questions before I even asked them. From this very in-depth discussion, and his clear familiarity with the local area and even my specific neighborhood, I committed to working with him later that day.
The preparation process was also very smooth! Phillip's team shared their Basecamp calendar with us, so it was a very quick and easy reference on when who was doing what. This as well as the WhatsApp group chat set our minds at ease with knowing what we needed to do, as well as knowing when his team or contractors were working on things in the house. It was also fun to bump into him when we were doing a spot check at our home (we already knew his team would be there at various times) - it was clearly obvious he was giving our listing significant personal attention, something also important to us. I basically accepted and paid for all his suggested improvements, and we came in under the original estimated budget, as I trusted his judgment in knowing what needed to be done (this was proven to be correct!)
Our listing was great as well - we had a 3D walkthrough and a thoughtfully developed video, as well as beautiful pictures of our staged home (a massive step up from the pictures used when I purchased the home). We had several offers, which Phillip did a great job of helping us understand and negotiate with, and we were very satisfied with the outcome!

I was under the impression that a broker’s job was easy. I often thought that it couldn’t be hard showing properties and collecting a commission. In our desperation to find a home, we raised our max price and found a beautiful home. For the house we chose, there were multiple red flags as it related to the seller’s situation. Phillip recommended we speak with the neighbors, and we found that there were many issues, including encroachments, with many of them. We’re not big risk takers, but knew the house was perfect for us. We had a long phone call with Phillip that night, weighed our risks and decided to move forward with the offer. Phillip was able to negotiate a lower price on the home and we were ecstatic. There was so much behind the scenes that we know Phillip handled to help ensure our risks were mitigated.
Phillip helped us learn about many things: encroachments, liens, title insurance, short plat, surveyors etc. In the end, everything worked out and we couldn’t be happier! It wouldn't be possible without trust. Trust is what I would put first. We trusted Phillip and that's why the deal went through.

It seems that the dust has settled a bit, we're almost done with the house renovations and we would like to thank our amazing realtor and his team for making all of it possible. We contacted Phillip following a recommendation by our friends, who had purchased their first house with his help several years ago. After checking the online reviews, we felt that Phillip might be the right match for us too. Our introduction meeting confirmed our hunch. Phillip took time to explain all the details about the way he approached the house search process, to understand our expectations and what's important for us. We spent quite a lot of time in discussing different ways of communication and response time, as we were preparing to buy a house in the crazy market of the first half of 2021 and we wanted to make sure that we'd get all the support we needed for a successful house search. He mentioned that he works with his partner Billy and that we would have a WhatsApp group for the four of us, to allow a fluent and timely communication. Having covered all our questions and concerns, we felt confident that we had found the right team.
Now, I believe it's important to mention several things about us that may have made us not the easiest clients to work with:
1. We're very pedantic and pay a lot of attention to small details (can drive anyone crazy when you deal with multiple real estate documents that are long and full of professional language and small print) and we don't leave anything unclear.
2. We are first time buyers and we've just moved to the East Side area, so it increased the amount of our anxiety and decreased the levels of our familiarity with the subject, so we had a ton of questions.
3. We moved to the States in the midst of the Covid-19 pandemic, and, because of that, as well as a number of personal circumstances, we had set an extremely aggressive timeline for buying a house.
4. We wanted to live in a highly sought after area.
When combining all the above with how crazy the market was (and still is), we were nowhere near being easy clients for Phillip. Despite all these challenges, Phillip and Billy were absolutely amazing, stayed positive and tuned for success!
As it turned out, we found ourselves not only the best realtors ever, but also part-time counselors that continuously assured us that everything would be ok and supported us when we lost hope, as well as beautiful human beings that we got lucky to meet and spend quite a lot of time with. When we had finally found our house, and our offer got accepted, there was a lot of work and effort from Phillip and Billy's side that made our offer successful. They talked to the selling agent, understood the wishes and constraints of the selling party, and applied the right strategy to make our offer attractive to them. There were many steps to be taken in order to finalize the purchase, and Phillip had connected us with other members of his team, who took us through all the process, step-by-step, communicating very clear and detailed instructions, verifying whether we had any questions, etc. In addition, we decided to do some renovations in the house, and once again, it was very challenging to find contractors on such a short notice, this also being the summer time, when innovation market is very lively. Phillip came to our rescue once again. Thanks to him, we had found a contractor, who agreed to squeeze us into his busy schedule, and, as of now (1.5 months after buying the house), we're almost done with the renovations and about to move into our new home.
I've already written quite a long review, but the more I write, the more I realize how many details haven't been mentioned yet, and all of them are just pure demonstration of how far above and beyond does Phillip go to help his clients to achieve their goals. He could also connect you with other professionals who are great and honest, like him, if you need anything. I truly believe that meeting Phillip and working with him was the key decision in making our relocation/house purchase journey a success!

Phillip was referred to us by my husband's relocation company. During our kickoff call (not done in person due to COVID), he took the time to truly understand our needs and life goals (e.g., how long we were planning to stay in the new house, when we are planning to have kids, etc). Phillip was amazing during the time when the house was on the market. I’m fairly certain he never put his phone down! When it came time to review our offers, Phillip had clearly laid out all FIFTEEN offers so that we could easily examine the pros and cons of each offer. In the end we accepted an amazing offer that was well above asking price. We were completely overjoyed!

Phillip was recommended to us in 2 separate instances and both of them couldn’t say enough good things about him and his team. It turns out that they were totally correct. We started working with Phillip and team around January of 2020…right before the COVID pandemic hit. Even with all of the craziness going on in the world, he was great and helped us find our home in Seattle. We recently worked with Phillip and Billy as we relocated to Seattle from Chicago. This was a big move for us and hearing the horror stories of the Seattle market didn't help. We first had a phone call few months before we moved where Phillip gave us a detailed overview of the buying process in Seattle and its intricacies. He set up a search for us and we exchanged few messages as we were trying to get a better idea on certain areas and set our expectations correctly. We then visited Seattle for a weekend and they booked a day for us to tour few houses in different neighborhoods to give us a chance to experience different parts of Seattle and the suburbs so that we get an initial feel for them.

They were very knowledgeable about the local market and very patient and active with us as we were asking to visit between 5 to 8 houses a week. They were always very quick to set up showing appointments and were very upfront about the potential popularity of the house and when we should be ready to pull the trigger right away if we liked a place. This really puts us in a great place and took a lot of stress off our shoulders as we knew that we just had to worry about our part, say yes or no.
When it came down to making offers, they did an excellent job building relationships with the listing agents to put us in the best place with the competing offers. They were always in constant communication with us which was really helpful as we waited for the answers from the sellers. They made very reasonable recommendations on how to structure the offers and were never pushy in any way shape or form. They understood when we hit our budget ceiling and openly recommended that we don't make any offer we are not comfortable with.
Afte we got one offer accepted, you'd think they will just say congrats and leave us. Not Phillip and Billy. they continued to follow up with us to make sure we had contacts for any renovation related work. You need a painter? They got a guy. Redo the flooring? They got someone. A plumber? Landscaper? Electrician? Designer? You name it, they will help and recommend someone.
These are the types of professionals you want to have in your court when make such life changing decisions. You want someone who has your interest at heart, who is friendly and makes you feel confident and who is also honest and upfront when needed.

I've been putting off this review for our experience with Phillip Belenky for awhile. Because reviewing your real estate agent is NOT like reviewing a restaurant or hair salon or gym. If you don't like your hair salon after a bad cut, you can find another stylist to fix it, the relationship can be over as soon as your last transaction is over. Same with your grocery store, your coffee shop, your dry cleaner. But once you get "involved" with your real estate agent and start putting money and signatures on the line, it's almost impossible to get out. I imagine many people, especially first-time buyers, think of house-hunting with their agent, and choose someone they think will be helpful for the exciting process of finding the right home for the right price. Wrong! That's like finding a spouse for the dating period of the relationship, not for the marriage. Because after you make an offer, and the offer is accepted, your agent will be even MORE important than before. You want someone you can work with when things get complicated or taxing. Phillip is the real estate agent you want with you through thick and thorough thin, good times and bad. (And he even makes the challenging times good, I swear).
About us: My husband and I moved to Seattle from the Boston area, and found Phillip through Microsoft's relocation services, and had a few agents here we were speaking with when we decided to settle down with Phillip and his team. We were current home owners, and had worked with tree real estate agents in the past, so have some experience to draw from. Also, we have a kid, I run my own business, and our toddler was present for nearly every meeting, phone conversation and house visit with Phillip.
So back to Phillip. Here's a review of the many phases of our relationship with Phillip:
Dating (Finding our home): Phillip immediately grasped what we were looking for, and made the process easy by sending us homes in our budget, location and with the features we were interested in. In the end, we found a home that far exceeded our expectations BELOW asking price, and is in a neighborhood that wasn't on our radar. I am so grateful Phillip showed us our home as the last stop on our tour. Furthermore, he entertained our daughter, engaging her in the process, and she is now a huge fan of "Phillip guy". His car is cool and fun to ride in, though that's a very low priority on our list for an agent, it did add some fun.
Committing (Signing, Inspection, Closing): Phillip made all of processes, steps, and requirements crystal-clear. He explained, clearly, honestly and without any impatience, the answers to any random questions we had. He followed up in a way that was helpful, welcomed, friendly and professional. He helped us negotiate things from the buyers that we never would have considered--he went above and beyond in a way we haven't seen with other agents.
Communication: Effective, professional, timely and coherent communication with your agent is KEY. I cannot stress this enough. Phillip managed to communicate with me and my husband clearly, effectively and respectfully.
Happily Ever After (Living in Our New Home): One major perk of working with Phillip is that he has high standards for the people he works with. He brings in an inspector that is as professional, patient and respectful as he is. We asked for and received fantastic references for a number of other home-related professionals and services. With Phillip, you know you're going to get access to an entire network of honest, quality, well-priced professionals. As someone new to town, that has been KEY-- a major, unexpected perk of our relationship with Phillip.
After this whole process, we still really like Phillip. He's someone you'd like to be friends with, and that you would look forward to interacting with. I cannot recommend him or his team members highly enough. It's one of the best decisions we've made since moving to Seattle. Our experience of working with our realtor, Phillip Belenky, in exploring finding and purchasing our new home in the Northwest was nothing short of WONDERFUL! Our situation is a bit unique – we currently live on the east coast but decided that living in the Pacific Northwest was where we would like to begin our next chapter.
