We just finalized a rental property with Ultimate Property. As a military member that is not physically in Phoenix "yet", they made to process work. Even though there were some logistical issues "none of their fault", everything went well. Communication with the leasing supervisor is great. The time suspense given during the process was a little tight especially when relying on other party members that are out of your control "Employer/Current Land Lords". Just a thought, the Air Filter plan should be an option to opt in or not. I understand the reason behind it, which is convenient, but just a thought. Other than that, as of now Ultimate Properties has been great to work with.

The rental process isn’t the most fun but working with Ultimate Properties has been fairly easy. They require a lot of information which took a little time to gather since it was so old but Krystal was patient and very straightforward throughout the whole process. She was helpful in getting everything submitted and processed in time for us to not have to stress about having to find somewhere to live on a close deadline. So far, only downside is their office is so far.

The Ultimate Properties team is great! Firstly, their property offerings are nice. Their acquisition process seems to be quite careful/selective, as the homes we viewed were both pretty in layout and well-situated in the neighborhood. Every home we toured was kept well maintained, and--perhaps most importantly--the photos and information on their website do an excellent job at representing the home before you go to view it. Renting a home is pretty much universally a difficult and stressful process. Ultimate Properties' take on the process is good, but not quite perfect. Their self-viewing procedures make setting up a tour very easy, though the tradeoff is that it can seem a bit impersonal and may make it harder to get immediate questions answered. Add to that the fact that U.P.'s hours are largely during typical work hours (closed weekends)--and add the frantic pace of the housing market in the Phoenix area--and the whole process can feel a bit hectic and unpredictable. That being said, the team members are very friendly, helpful, and honest. U.P. even went the extra mile and offered us a discount on our first month's rent after a minor miscommunication on their end. That kind of fair dealing can be difficult to find in the market these days, and it is refreshing to find it with Ultimate Properties.

Ultimate Properties is okay to work with, the portal acts up at times and the workers are behind and overworked and understaffed and they do acknowledge eventually. I had to pay less rent but more in rental fees. I can not figure out the smoke detectors and missing batteries complaint as all of them have batteries. I wish I would have been privy to the inspection. I wish they would’ve acknowledged to me wanting to purchase the residence by responding-instead they ignored me. I would like to find out how the air conditioning filters are to get to my location.

Just rented a place with Ultimate Properties. The staff is always friendly, their response time is quick, and the rental application was a pleasant process. Recommended! 3 weeks after my review I am changing my rating from 5 stars to 3. When we moved in (after the review), we found the house a bit dirty and extra cleaning had to be done. We submitted a Property report and tried several times via phone or portal to get an asnwer if the company did something about it. All we needed was a "YES" or "NO" answer but unfortunately we were getting canned responses from the person "in charge" of maintenamce in the portal or asked to leave voicemails and never got called back. As of right now, the rest of the people we have had contact with have been nice and friendly but we cannot say the same about their maintenance person.

As an investor with several rental properties here in the valley, I feel it's time to give a " shout out " to Ultimate Properties. I have always done my homework when it comes to who I pick to manage my houses. The first thing I look for is the BBB rating the management has. Ultimate has an A+ rating with them and that's as high as it gets. Next I look over reviews from home owners to see if they have any complaints about management companies. Really couldn't find any owners that were totally dissatisfied with Ultimates services. The one thing that I pretty much ignore is the complaints from a tenant. 9 out of 10 times when the tenants complained about my rentals it was because they decided to do things their way and not follow up with what was in the lease agreement. I met Mike Reid 27 years ago and met with him about renting my houses. His company has for the most part done an excellent job of taking care of my rentals. They go out of their way in putting in good renters to protect my investments. I have met with Mike on numerous occasions on properties I've thought I wanted to buy. I've given him the addresses and on a lot of occasions he has told me he doesn't think the property would be a good investment in the long run. He thoroughly checks out the house, areas, and the increase of values over a period of time. So far with his advise and the houses he's found for me, my investments have done well. As far as the contractors that work for Ultimate, I've been very pleased. A lot of companies make money from the repair people that they send out. Ultimate doesn't make a dime on repairs and they actually let me know every time something is needing fixed before sending anyone out. Last but not least. I enjoy the fact that they are a family run business. I can always call the office and at least 3 or 4 people can tell me what's going on with my rentals. Keep up the good work Ultimate. Ultimate properties is an efficiently run company, professional and responsive to both owners and tenants needs. The regulations and ordinances are clearly explained in both management agreement and tenant agreements which makes it easy to establish mutual expectations among all parties and it assists in the management of the property. I had a lot of maintenance done at my home both cosmetically to improve the value and also in response to tenants complaints of equipment not working properly or simple items that needed to be fixed. Ultimate properties has always executed request in a timely and professional manner. I do not understand some of the reviews of disgruntled tenants that were charged fees because the properties were not upkept or HOA regulations not followed. I always wished that tenants would treat rental properties as they were their own homes but sadly this is not always the case. I recently was searching for a company to rent out my home and finally found the company that is established & professional at the same time friendly & courteous.I have read negative reviews as with any company some individuals just can't be satisfied & sometimes its the clients themselves that can be the problem wether they admit it or not.One complaint I read on another sight & had to comment here was the renters were paying rent on time assuming the owner was paying his mortgage in turn he wasn't so obviously the home was being foreclosed.If I was the tenant I would be doing my due diligence in making sure everything was up to date not solely rely on the management company regardless sometimes we haveto stay on top of things OURSELVES.Any bank will confirm if the mortgage is up to date & if not at least have the management company confirm this for you! Yes sometimes things that should be done or assumed others are doing it automatically is not always the case. I have dealt with Mike Reid, Russ, Amanda,Lupe & Rylee which are a few of the staff at Ultimate Properties & they have ALL been great with me helping & addressing my concerns in a professional manner at times giving personal opinions/advice that are irrelevant to my concern so it shows care on there part.They all take pride in there duties & show it. Heater was broken upon move in but has since been fixed. House is gorgeous and neighborhood is great but move in process was much harder than necessary
