Dalian on the Park offers everything one could want. Short walk to center city, and across the street from the park. Lobby and pool are breathtaking, Whole Foods just below. State of the art gym with plenty of room. Entire staff is excellent, Christian in management, Mel in leasing, Howard & Craig holding down the fort with all maintenance needs. On top of all that it is managed by Bozzuto, which means residents come first.

We are so glad we picked Dalian on the Park. The location is fantastic - it’s above a grocery store and pharmacy and just a short walk to great restaurants and museums. The apartments themselves are well-maintained, with modern finishes and appliances. The management team is responsive and always willing to help with any issues that may arise. One of the things I appreciate most about living here is the sense of community. There are always fun events and activities organized by the management team, and the neighbors are friendly and welcoming. The complex also has great amenities, including a fitness center, outdoor pool, and barbecue area. Overall, I have had a great experience living at Dalian on the Park and would highly recommend it to anyone looking for a comfortable, convenient, and enjoyable place to call home.

Dalian on the Park is a community. And when I say community I mean there is a commonality of kindness and feeling of being welcomed. We have lived here for more than five years and wouldn't think of living anywhere else. It's the people who work here that represent this community with the highest standard of excellence. From the front desk concierge, Brittany and Barb, who are impeccably organized and always have a smile, to the incredible maintenance team, Craig and Howard, who will show up and help with anything, to the smoothly run admin, with Christian, the assistant property manager, who was the first person we met when we leased! It's been a pleasure watching him elevate to a higher position within the company. Well deserved. I highly recommend this community for anyone looking for a place to call home.

Amazing building with a staff beyond my highest expectations - every single member from office, concierge, maintenance greets you warmly and by name- makes an effort to always ask if there is anymore that can be done to improve the experience! Beautiful building and wonderful staff // I worked on an Influencer campaign with Dalian on the Park and I'm so impressed with all the amenities they have to offer. I got to tour the space and the decor throughout the building and in the apartment rooms are gorgeous. My wife and I moved to the Dalian in 2018. This building is a jewel of the city, in a prime location, excellently managed, and just exceptionally pleasant living. I could write for hours about the benefits of living here but will try to keep it brief. Everything was managed and executed flawlessly with incredible attention to detail. By design and effort for sure, the Dalian feels like home. One example that left a big impression on us: matter how you days went, you knew that you had a warm, welcoming smile waiting for you on your return. Not only the staff, but the residents. There was a sense of community here that was unlike any we’d experienced, especially in Philadelphia. People smile, take care of the amenity spaces, and overall are just pleasant. I think this comes from the Bozzuto team managing and building that type of community. Everyone from Michael, Christian, Terez, Brittany, Greg and team, made you feel welcome. We loved it so much and are saddened to be leaving as we have just moved to Florida. Our experience was so incredible with the Dalian, we have signed a lease in another Bozzuto property hoping we can find a similar experience. We will miss you all and if we return, we will be certainly coming back to live at the Dalian. You won’t regret the decision to live here!

My husband and I relocated from NYC to Philly about a month ago and we've absolutely LOVED living at Dalian on the Park. We looked at almost every apartment building in Philly and none of them remotely compare to the Dalian. The building itself it always immaculate. It feels like living in a luxury hotel - we actually decided to change our rehearsal dinner venue to the front lobby here because it's that beautiful. The staff are amazing and so accommodating. Sandy made the entire move in process so easy from start to finish, every time we sent an email with a question we had a response almost immediately. The maintenance staff are also fantastic as well. Everyone is so friendly and eager to help. Also bonus - SUPER dog friendly!!!

Dalian on the Park is the best property I have ever lived. The building is well maintained inside and out. Sandy from the leasing team is exceptional and she is very considerate and responsive whenever I need help. My only complain is that it takes some time to get the hot water and the water pressure occasionally suddenly dropped but it’s not unbearable. Overall I’m pretty satisfied with my living experience up till now.

Dalian on The Park was a great choice for us during our 15-month lease period. Peaceful, elegant, well equipped and located in a nice part of City. I have been happily living at the Dalian for about six months now, and I wish I had moved sooner. Over the warmer months I took full advantage of the outdoor amenities and now that it is colder i'm anticipating using our gym more often. More-so than what this building offers in amenities, the management and workers are what make this an amazing place to live. Package pickups are never an issue, everyone is so collaborative, helpful, and friendly. When you are in a tricky situation they will truly go above and beyond to assist. I recent went on vacation and realized in the airport that I had forgotten to leave my pet-sitter a key! I contacted the front desk and by that same morning, a spare had been made and brought to the front desk. An extra touch that I love is Dalian's persistant commitment to it's own residents and the surrounding community. They are constantly hosting events that support nearby small businesses, restaurants, and even veterinary offices! They celebrate the accomplishments of their own residents by hosting art exhibitions and supporting their fundraising efforts. They have even made strides to make their building more environmentally friendly and listened to resident suggestions regarding what more building could do in terms of waste reduction. It feels strange to write such a rave review of the building that I live in.. but it really been a great experience and a far cry from my other experiences with property managements in the past. I feel grateful to live in such a warm and supportive building.

My husband and I (& our pup) love living in the Dalian! The community here is strong, and management is on top of its game. Concierge and maintenance staff are always cheerful and so helpful. Whenever anything in our apartment needs attention, either Dan or Howard will address it quickly. Whenever I hear someone humming a tune in the hall, I just know it's Terez and he'll always ask about my day/weekend/week, especially if we haven't seen each other in a while. I don't know how Brittany recognizes the residents when half of our faces are covered in masks but the attention to detail is amazing! Arianna and Sandy are always very welcoming. Every staff member at the Dalian is superb. The residents are also super warm and I've made more friends here than I have in any of the past apartments I've lived in. Truly, this is the best building ever and I'm always recommending it to people who are moving to Philly!

Just dropping by to add to my previous comment from a year ago. My wife and I have now lived at Dalian on the Park for about a year and a half, and I have to say our experience has remained stellar. In addition to the outstanding maintenance staff here (Greg and Dan), the concierge service has been super pleasant and helpful! Brittany and Amani are very welcoming and pleasant to speak with, and they are always happy to assist with various needs that may arise. Thanks for creating such a pleasant home environment in a large residential building. This is just one thing to help make an otherwise difficult year more manageable. My wife and I have lived at Dalian on the Park for several months now, and we have nothing but positive things to say. All of the staff is super friendly, and the maintenance staff is amazing! They always respond quickly and are very helpful. I've never lived in a place that makes for such a pleasant and hassle free environment. Keep up the outstanding work!

UPDATE: We loved living at Dalian on the Park. We only moved out because we bought a house. I would change nothing about my original review but only add that we appreciated living at the Dalian even more during the pandemic. We spent more time than ever in our apartment, so it was even more important that we really cherished where we lived. The management and staff made us feel safe and our environment feel sanitary. I'd specifically like to mention Michael, the Property Manager; Christian, the Assistant Property Manager; Brittany, the Executive Concierge; and Greg and Dan on the maintenance team - they were nothing less than exceptional. We recommend the Dalian to anyone looking for city living in a neighborhood atmosphere! ORIGINAL REVIEW: We love living at Dalian on the Park! The amenities, concierge, leasing staff, and maintenance team have been wonderful. We really enjoy the area and its close proximity to so many activities. We moved into the Dalian about a month ago and have been loving every second of it so far! To start, Sandy was the one who initially arranged our tour. She has been so patient, kind, and quick to respond to any question we've had. The concierge has always been very helpful when it comes to picking up packages, answering quick questions, and letting in our guests. We have a 1 bedroom, 1 den apartment and it has been the perfect amount of space for my fiance and I. We don't hear any noise from our neighbors. The amenities are well-kept and everyone seems to be respectful of each other's space. We love it here :)

I moved to Dalian on the Park in October 2020. I have lived in similar buildings around the country and based on my experience I would rate Dalian on the Park in the top one percent of all apartment buildings. Dalian is truly a 5 star building! The price point is excellent. The leasing, management, maintenance, and concierge staff are all without exception personable, attentive, and professionally competent. You will be hard pressed to find a better building in this rental price category anywhere in Philadelphia or for that matter anywhere. Among Bozzuto buildings nationwide, several of which I seriously considered, Dalian on the Park is a special gem! I love the floor to ceiling windows, all the amenities, and the proximity to Whole Foods. The building and units are spotlessly clean. All my needs and requests have been addressed on a timely basis, usually within less than a few hours. I am generally hard to please:)! and in most contexts I can easily find things to improve, but that is not the case at Dalian on the Park. I feel at home and welcomed at Dalian on the Park! I highly recommend Dalian on the Park!

The common spaces are plentiful and well-designed, and the apartments are sleek and comfortable. The Dalian team is kind, professional, and considerate. I'd like to give a special thank you to the maintenance team, lead by Greg - they are efficient and thorough, and go-out of their way to make sure all repairs are completed quickly and fully. Greg and his team also helped me to hang my TV, hooks, artwork, and other hardware when I moved in, and also helped me to take everything down prior to my move-out. The proximity to center city and to the museum and parks added to the appeal. Love that it's a large building but it does not feel overcrowded. Living at the Dalian was amazing! You can tell that everyone takes pride in the quality and maintenance of the building. Whenever I put in a note, someone was there at my door to address it within 12 hours - and usually, within one hour! Choosing Dalian on the Park as my residence has been the best decision I have taken. As a master's student, I study a lot and the amenities this place provides are just excellent. There is always a place to sit down, relax and feel at home. It is always impecable and I feel like I am at a 5-star hotel. The staff are all super nice and very attentive. Whenever I need a package or have a question, they answer it instantly, like I said, it feels like a 5-star hotel. The gym is also never crowded and always clean and tidy. I couldn't recommend this place more and it's location. When I have to commute to other places, there is a bus line that passes directly downstairs and has various route options to take you anywhere. Whenever I need anything, I can always go to Whole Foods or CVS or any of the restaurants across to grab something quick. The area around it is also great for going on walks or to the museums. It is a short walk to Rittenhouse square or other areas with more bars/restaurants but it is always nice to come back to the quiet neighborhood. It is extremely safe and overall I would not change this apartment building for any other.

When we arrived for move-in day, Arianna was very helpful in getting us our keys and getting us set up. Our apartment was very, very clean, which is important during these times. This review relates to my experience with the maintenance staff. I just moved into Dalian on the Park this week and I already feel at home. I had a few maintenance issues that needed attention and Greg was at my door promptly after I made my request. He was so helpful and friendly - customer service is obviously his main priority. He went above and beyond to make sure that I was satisfied with everything in my apartment and didn't complain when I continued to think of additional issues that weren't included in my original request. Alec was also very helpful - Greg made a call to him with a request to assist and he was here within minutes. He was also very friendly and completed the task efficiently. As an added bonus, both Greg and Alec were very friendly with my kitten. These initial interactions make me feel extremely pleased with choosing Dalian on the Park as my new home.

Dalian on the Park is a beautiful building to live in. The apartments are amazing as well! Updated appliances and very spacious. The staff and maintenance team are extremely friendly and helpful. All requests are handled in a timely manner and they go above and beyond helping with hanging wall decor, TVs and curtains. You are very close to museums and stores as well as the grocery store being right outside the building. Easy enough to go on walks and explore with family and friends. Highly recommended!

I have lived in the Dalian for 3 years ... I never want to leave! Not only is this one of the most beautiful buildings in the city, but it's well run in every way possible. Anytime I need a repair done or even just a quick favor the staff here is always willing to help. The amenities are top notch, including the pool with a killer view and the large communal space that i have used for several private events. There is nothing better to me than feeling like I really am coming home, as big as the Dalian is, they managed to design a very cozy and personal environment.

The staff here is top notch and friendly (shout-out to Greg, Terez, Brittany, Dan, Ronnie and others) and the amenities are first-rate. The entire team at Dalian is simply the best - from maintenance to those who work at the front desk and leasing office. You won’t find a better staffed team around! They’re what make the Dalian such an amazing place to live. Maintenance in particular was always incredibly responsive and helpful. My roommate and I lived there for three years, and would’ve continued to do so but I bought a house, so that’s the only reason I left. I couldn’t recommend the experience more highly - plus I miss those views and windows every day. An illustration of how great their team is from a previous review: I bought a shelf for my bathroom and realized one of the brackets lined up with one of the steel studs in the wall when I only had a kit for drywall - Jamie and the maintenance team were super helpful and offered to install the shelf for me. They did an awesome job; the shelf looks great and my bathroom is much more functional. I don’t think many places hire people who would help out with something like that.

Living at Dalian in the Park has been an amazing experience for my wife and I right from the get go. Our tour of the property was professional and fun. When we were signing the lease, the staff was very quick to respond and helped us walk through the lease agreement. Moving day was a breeze thanks yo the staff as well. They were able to make special arrangements for us as we were moving from California and had all of the essentials laid out for us when we walked in. We have submitted a couple of service requests that are all handled extremely professionally and quickly. The facilities are always clean and nice smelling from what we have seen so far and there are resident mixer events once per month. The Dalian is in a great location with plenty of restaurants and shops around, and easy access to the 76. We love the Dalian so far!!!

I have been a Dalian resident for two years and continue to be exceptionally pleased to live here. Not only are the staff very professional and welcoming but the ongoing maintenance is top notch. Requests for minor repairs are done quickly and efficiently.... 8 months later I had another maintenance issue and it was fixed within half an hour. Everyone on the maintenance team is kind, helpful and very competent. It makes living in this great building even better.

The Dalian is an excellent building with high-quality amenities and service, and the ideal location. One of the best aspects of living at the Dalian is the staff. Everyone from the front desk to maintenance staff are great. For example, Erika who works at the desk at night is always helpful with deliveries, guests and any other issues. Erika is on top of everything. Also, Tyrez is one of the hardest working people I’ve seen. He’s always keeping things clean. My brother and I lived at Dalian on the Park for the past year, and it was absolutely excellent! Without a doubt, the staff at the Dalian are what sets it apart from every other luxury apartment building and community in Philadelphia! Ericka Williams and Megan Burke, the concierges at the Dalian, are always trying to help you no matter what, and on numerous occasions they have gone above and beyond what is necessary to make sure my needs and requests were met. They are always courteous, prompt, patient, and will carefully listen to what the residents are asking for, no matter how many things are going at the front desk or they are trying to take care of. Christian Cooper of the Dalian Leasing Office always would take time to answer any questions, and was so helpful and informative in getting us moved in initially, and would take time to always answer questions in detail that we would have. Jared Plenn and Michael Allard have done an excellent job in managing the Dalian, even as it is now at capacity. They will promptly address any requests or emails directed to them and will take care of any issues so quickly. The facilities and maintenance staff would always come by quickly even to fix nonemergent or minor issues, and the whole Dalian building is always clean and tidy, and I agree with other reviewers it feels like you are living in a luxury hotel. The actual apartments in the Dalian are so spacious and have excellent appliances and finishes. Nothing ever broke or needed repairs in our apartment during the year. The views that the building offers are also really great and need to be seen firsthand. All the common areas and amenities, including pool, lobby, mail area, parking deck, lounges, and gym are well maintained and always kept clean. We just used the Dalian gym and never had to get a separate gym membership because it had everything we needed, was never over crowded, and all of the machines were working fine or on rare occasion if anything needed repairs, it would be fixed quickly and residents were always kept updated of repairs, etc. I feel that you get so much value based on the quality of the staff working at the building and how nice the actual apartments are. We were both really sad to leave the Dalian at the end of our lease, and want to thank the staff and fellow residents for an amazing living experience this past year. Before I moved to Philadelphia, I saw that Bozzuto was rated as the best apartment management company in Philadelphia, and after being at Dalian on the Park, it is definitely clear why, and with apartments that are excellently and efficiently run and managed with still being personable and making the building feel like a community, Bozzuto can easily expect to hold that top spot for years to come, and in my opinion I will definitely say that they have the best apartment building in Philly hands down.

Love the Dalian! Many days I almost feel like I am living in a hotel. The lobby area and amenities couldn't be better - especially the view at the gym and pool. This is an amazing place to live! The location is perfect, and the amenities are incredible. The leasing staff is beyond helpful and a pleasure to work with. Work orders are addressed promptly and the entire apartment grounds are exceptionally clean and beautiful. The pool area is super nice and great for entertaining. Dalian on the Park was an awesome place to call home! This is the second Buzzuto managed property I have lived in and they do not disappoint. The staff was extremely attentive and helpful, especially the property manager, Michael Allard. He truly understands various needs of the residents and was awesome to work with when any requests came up. In addition to the conveniences the building provides, the location is great and very safely walkable. I would recommend looking here if you want to be in the city but have more of a neighborhood feel!

I have lived at the Dalian for 2 years. The building, apartments and amenities are second to none. Apartments are well appointed with high end appliances, as well as a must for me, a washer and dryer. The building is extremely well maintained. But what really makes the Dalian special is the staff. The staff is always there to help with any problem tenants need solved; whether it be an issue in the apartment or some other problem a tenant might have. For instance I had an issue with my car and the Executive Concierge staff jumped right in and assisted. It is comforting to know that the Dalian Staff is always willing to help when a tenant needs assistance, especially when one is older as I am. I want to thank the Dalian for all they do to make it a wonderful place to live.

There are many good things about the Dalian. Apartments are nicely designed and very well insulated. Sound isolation is remarkably good. Amenities are excellent, and I've been a big fan of the fitness rooms. The whole building is pet friendly, and our dog Charlie was very comfortable here. Everything about the place from the management and cleanliness to the neighbors is top notch. The management team was incredibly accommodating from the date I moved in and continues to be. If I have had any issues with my dishwasher or sink, the building fixes it the next day. I could recommend the apartment complex enough!

If you love City living but also want a neighborhood feeling look no further than The Dalian. I first met Michael and the management team last November when our neighborhood voting polling place was closed, due to a fire, the day before the election. Immediately The Dalian stepped in and opened their facilities so that not only residents but neighbors could exercise the right to vote. Michael and his team could not have been more welcoming. They assisted us by informing their residents of the polling location team. In what could have been a chaotic day they made it happen. There was such positive feedback from all neighborhood voters that they once again have agreed to make it happen again. Thank you the entire Dalian team.

I am a recent resident of The Dalian On The Park in Philadlephia and a first time resident of an upscale apartment building. Having moved to Philadelphia from the suburbs and having downsized from a very large, five bedroom home, I was certainly keen to find the best possible building to fit my budget and the needs of my family. The first time I visited The Dalian I could sense that something was different (and better) than the dozens of other properties that I had toured around the city. The fit and finish of all spaces are extremely high quality and kept impeccably clean and fresh. The staff greeted me with warmth and kindness and a human touch that was lacking elsewhere. Each resident I met was more than eager to share their enthusiasm for ‘Dalian Living’ and shared stories of how happy they were with their decision to live here. Always the cynic, my Husband and I moved in and held our breath waiting for disappointment which I am pleasantly surprised about having never arrived. The Staff remains responsive and kind at all times and the community is happy, lively and courteous. Maintenance is responsive and even proactive to the point that it is noticeable. From Bryan Cairns and Christian and Megan in Managment to Erika at the front desk, and virtually everyone on staff for that matter, professional courtesy seems to be the norm, not the exception. I tell my friends that I almost feel as if I’m now living in a very nice hotel with a very nice group of individuals that all seem to want to go the extra mile to ensure that everyone is happy and having a nice day. Simply put, I am far more thorough than most when house hunting and I don’t believe that there is ANY other property in the region that offers as much bang for the buck as The Dalian On The Park.

We have lived very happily at Dalian on the Park for about a year and a half. These have been turbulent times with the pandemic, the restrictions imposed by the City of Philadelphia, and the racial upheaval that seemed to impact almost every urban area in the country. I was very reassured throughout these trying times by the measures the management took to ensure the personal safety of all the tenants in the building. As a doctor, I thought the steps taken by the Dalian ( and the city) to prevent excessive spread of the Covid 19 were necessary and effective, and all security measures were equally effective. That said, it is good to have those restrictions gradually lifted as the pandemic regresses, a concrete example being the art exhibition recently produced, with great help from the administration by Maree Lavo and my wife, Chantal Westby. They made good use of the magnificent common area of the lobby and it was a resounding success. We could not have chosen a more ideal area of Philadelphia in which to live, nor a better apartment building than Dalian on the Park.

The maintenance staff at The Dalian is second to none. They are responsive, personable, competent, and efficient. They are the unsung heroes of the building. Greg in particular has gone over and above in helping resolve multiple issues for me. From fixing minor toilet issues to solving issues with stuck shades to helping unlock a storage unit where keys couldn't be located, he's there with a smile and never makes it seem like an inconvenience. I am updating my previous 5 Star review on The Dalian On The Park because I have lived here for more than a year now and I have some additional insights that I would like to share. Having moved into an apartment (for the first time ever) from a single family home in the suburbs, I was not at all certain that I would be a fan of this particular building, or apartment living in general for that matter. Well, I am pleased to report that the building’s amenities (too many to list) continue to please me in virtually every way. Always well maintained, clean and safe. Even during the challenging times of 2020, I’ve never felt confined or limited while living here. This is remarkable in my opinion. The Dalian Property is well planned, designed and constructed for today’s lifestyle. As lovely and well run as the building is, the real differentiator for me is the incredible staff that manages the building day to day. I am rarely greeted without a warm smile and a kind hello and I have NEVER had a maintenance request or grievance that was not resolved immediately (faster even that I felt was possible) at all times. As a small example of how the entire staff takes professional courtesy to the NEXT LEVEL, during a recent annual maintenance visit to replace batteries in each unit, the (always terrific) maintenance manager Greg and his fabulous staff dressed up in festive holiday theme as they joyously, and efficiently, swept through my apartment. Howard even knelt down to greet my dog with a handful of homemade chicken treats from his pocket, it literally felt more like a warm and friendly social call than a maintenance visit! Literally! I cannot imagine a group of more happy, friendly and kind people are employed by any other property in Philadelphia. In fact, just yesterday I was greeted warmly (as always) by the ever pleasant Terezz while making his usual morning rounds and in addition to sharing a big smile and pleasant greeting he also gifted me a handful of mini candy canes from a bag in his pocket. Wow, just WOW! :) This really doesn’t even scratch the surface. What I’m saying is, IF quality of life and lifestyle are at all a concern to you, than there is simply NO better place in Philly that you can call home than The Dalian On The Park. The people here make you feel safe, appreciated and respected at all times. Period. Location, amenities, facility, staff, management, maintenance, responsiveness and overall vibe are all a TEN out of TEN! Would strongly recommend! :)

I just recently moved in to Dalian on the Park and I love it! Everyone is great, especially Michael and Bryan in the leasing office, as well as Dan and Howard with maintenance. Terrez is also wonderful. I've put in a few requests since moving in and they've always been addressed promptly. Most of these requests have been for things like hanging mirrors, mounting shelves, etc. -- it's so great that the maintenance team is willing to complete these types of services, so I just wanted to call that out as well. As for the space itself, we're very happy here. The building itself is centrally located with a Whole Foods downstairs and a CVS, Wawa, vet's office, and other restaurants located nearby. The amenities are great, especially the gym! Overall, I would 100% recommend you check out Dalian if you're looking for a place in Philly.

I had never been to Philadelphia prior, so I was looking for a building that was safe bcse I didn’t know the area. It’s much more than just safe...I feel like I’m living in the Ritz Carlton. The maintenance team, the leasing team, and there’s such a nice gentleman that is always keeping the elevators and lobbies clean. I couldn’t have picked a better building.

Toured here recently and out of all the buildings I've toured so far, the Dalian is by far my favorite. Ended up not signing due to the unit I wanted being taken by someone else the night prior to my tour, but I just wanted to give a massive thank you to Arianna Sanfilippo. She went above and beyond. Super helpful, quick to respond, always had accurate info about the building, simultaneously very professional yet still so friendly. I can't say from a resident's perspective but if she's any indication of the management of this building, it really slaps. The building has a very nice parking garage, pretty good floor plans, gorgeous finishings (stone countertops, dual tone cabinets in the kitchen), and even the hallways of the building had plenty of windows -- it's a nice homey touch in such a modern building. Hoping another one of the units I liked open up during a movable timeframe for me, would love to call this place home.

Dalian on the Park seems to have it all. While touring the property, I couldn’t help but be impressed by the convenience of their attached parking garage and 24 hour reliable concierge services. Jessica gave me a tour of the building and I couldn’t get over the on-site Fitness Center and Roof Deck with an incredible view of the city skyline. I toured the property while job searching in the city and I was so happy to hear that the bus picks you up directly on the corner! I ended up taking a job in New York but felt that this property needed the recognition it deserves. If I find myself living in Philly, you will find me at the Dalian!

He’s helped with finishing touches — hanging/securing a mirror and pictures the "right" way. I am continuously amazed by the forever improving amenities and staff professionalism. Let’s talk about this All-Star staff consisting of maintenance, concierge, sales and security. This team is professional, friendly and gives 100% effort to the residents as well as outside vendors like me. I train in other high end high rises in Philadelphia but the Dalian rates amongst the best in my opinion. The gym here also rates the highest. Aside from its ultra-modern aesthetics; it has plenty of brand new equipment, dumbbells and has the ONLY power rack in the city. Having a power rack, an Olympic barbell, hexagonal deadlift bar and interchangeable cable setup is a game changer and has allowed me to take my clients to the next level. Thank you Dalian!

I love everything about the Dalian (the staff are phenomenal, the building is beautiful, the location is great, and the amenities are nice) EXCEPT the frequency of the alarm system going off. I moved in one month ago and it's gone off at all hours of the night FOUR TIMES in the past two weeks (11pm, 2am, 2:30am and 6am). It's AWFUL. The management apologizes and says they can do nothing about it. I’ve lived in large apartment communities and I’ve never experienced alarms like this. It makes my experience here honestly unbearable at times. As I write this review, it's going off AGAIN. It is ridiculously loud and downright maddening. My dogs freak out and my ears hurt from the piercing noise. It's just not acceptable to say “there’s nothing we can do about it,” no matter how nice and professional you are as you say it. Updated review on 12-Feb-2020- the alarm situation seems to have been fixed. It’s been quiet here lately. I want to take a moment to share my review of the maintenance team, the janitorial team, and the front office staff at the Dalian, because they are nothing short of phenomenal. They make it easier and even more comfortable to live here, and it is already a great place to start with. Everyone is so kind, professional, friendly, and helpful. Whenever I report a maintenance issue, like a clogged sink or a loose door handle, it is fixed that very day. The front office and janitorial staff know me by name and personally greet me with a smile the moment they see me. They make me feel welcome, appreciated and cared for. Buzzuto, you have hired a phenomenal team.

We booked through Barsala, but there were some technical issues which meant that our booking stood cancelled. But the team of BUZOTO at DALIAN came to our rescue. I lived in two different apartments at this property over a year and half. I found the staff which works here to be extremely friendly and helpful. The building has a lot of nice amenities, such as swimming pool, gym, library, pool table area, bbq spots, pet bathing area etc. The building is very well maintained. There is a Wholefoods and CVS store in the building and a police station, parks, local shops, vet, pet store, kids playground just across street. I very highly recommend this property if you are looking to stay in downtown Philadelphia in a safe family friendly environment.

The Dalian is an oasis in Philly - super clean, friendly staff from management to facilities, always smells wonderful and the property is beautifully maintained. Only thing I take issue with are the hours for the outdoor patio and pool. If I'm going to pay upwards of $2k a month for an apartment in Philly, they need to chill out with the restrictive hours and guest limits. I want to be able to use the pool, grill and fire pit whenever I feel like it. Chill out with the letters from your legal department - we are all adults.

UPDATE: I want to take the time here to express my appreciation for Ammonnie Ruhl, who is the concierge I see every evening when I come home from work. Ammonnie never fails to look up from her work to greet me and have a little chat. Even when it's clear she's busy, she takes the time to warmly acknowledge me. Her service is fantastic. She knows that I have a package waiting without my even telling her and I've seen her multitask several residents and deliveries with grace. She's very professional and friendly. I'm very happy she's here. She's been a fantastic addition to the management team. I've lived in this property since it opened and it hasn't changed. Unlike others properties where I've lived and visited, the attention to appearance did not drop off after a few months. It's constant. The building itself is beautiful in my opinion, inside and out. The team takes care to keep things looking as new as possible, minus normal wear and tear. When I put in repair requests, the response is quick - definitely within 24 hours and often the same day. The maintenance staff clearly knows what they're doing; their experience shows in their high quality work. The team makes sure to communicate to us all about issues that affect the entire community. I've been very impressed by their dedication to keeping us up to date with building issues (such as timelines for repairs in the common areas and reasons for smoke/fire alarms). They're very responsive to resident needs and questions. Every staff member is friendly and professional. They've been very effective in making sure that I feel fully at home in this community. My only critique is that there is no common space for dogs to socialize. I do applaud management, however, for starting to have little parties in the lobby (Yappy Hours). I'd like to see more of those!

Been here a few months and I can say this is hands down the best place I’ve ever lived. The amenities are endless from the on site library with a view of the city, to the infinity pool, or even the dog washing room. This building had to be made with the residents in mind because I never here noise from outside the building or even in the halls for that matter. I tip my hat to the staff for their great attitudes and rapid response to maintenance requests. Knowing that I have a Target and Whole Foods on site makes having to worry about traffic or long walks when going to the store a thing of the past. I recommend Dalian on the Park, I see myself here for the long haul.

Nice building, excellent location, friendly staff. I was compelled to write a review here after a day-long tour of some not so great (and one awkward) showings. We came here to have a look at a unit and were pleased with the experience. Staff is friendly and knowledgeable, and the units are well appointed. I think the selling point for us is where its situated. Its close to work for my girlfriend and I and we don't have to hike to go grocery shopping anymore (huge plus). We've lived in Northern Liberties and most recently Chestnut Hill and were looking to get closer into the city for work. Parking is available too. Think we've made up our mind.

The equipment is placed directly in the sun and there is no air flow so even in a 53 degree day it is 80 on the treadmill. Maintenance has stated since April that they will do something about it but nothing has been done.

Invest in a good pair of noise cancelling headphones if you live here. Fire alarm goes off about 2-3 times per month and often at night. Moved in last week and process was great. Contacted the maintenance team to get the new apartment set by mounting TVs, hanging shelves, etc. Dan from Dalian was extremely helpful, professional and did a great job. Moving is always a tiring experience but the staff at Dalian allow you to feel right at home quickly. The building is fantastic, well maintained and has so many conveniences. After our first week in Philly, we are so pleased that we chose Dalian on the Park!
