Apartment (F-305) This place is a TRUE GEM. I have been living in The Forrest at Flats on Howard building for a year and a half. This got to be the best apartment ever in the Omaha area. If you are looking for luxury, class, and elegance. This is the place for you. I wish to of had stayed longer at this amazing apartment, but because I was done with my studies it was my time to adventure out of town. This place is very safe and the view from the balcony is just spectacular over looking the city of Omaha. My favorite times were spent enjoying coffee out on the balcony every morning watching the sunrise. Very refreshing and stress free atmosphere. The neighbors are very kind and the area is very quiet, safe, and relaxing. The maintenance team is very responsive and the Manager Deidre is really kind and sweet, she’s always there to help tenants out. The room is very spacious with two clothing closets, the kitchen is really cute it had a fridge with an ice maker, dishwasher, microwave, oven, stove, sink, and lots of cabinets to store all of your goods for winter. The apartment has its own cooling furnace with a heater. Plus the full bathroom is very modern. I’m sure whoever will get this apartment will truly be making the right decision for themselves as this place is soo close to to grocery stores, universities, and many amazing restaurants. Enjoy!!! I have loved my experience at the Flats! Deidre has been so helpful - halfway through my lease, I decided I wanted to move to a larger unit since my boyfriend's lease was up and we wanted to move in together - they were super accommodating. Any maintenance request is always quickly addressed. I love the location and free wifi. Also I think that it is very fairly priced. Only con is the people that hang around the area from time to time, but that comes with living downtown.

I've been a resident at the Flats on Howard since the summer of 2018, and it's been great. The complex is clean and extremely well maintained. The neighborhood is safe. The apartment buildings have character, and the staff is great. Deidre assisted me upgrading to a larger unit twice during my tenure here. She goes above and beyond helping and assisting tenants, and she is very quick to respond to any questions/emails you may have. Deidre is very helpful. Anyone looking for an apartment should check out the Flats on Howard. I highly recommend it. It's been a very positive experience.

These are the nicest apartments in downtown Omaha! The staff is top tier as well. Maintenance requests are completed within 24hrs and when it snows, it’s cleared by the time you have to leave for work. The common spaces like hallways, laundry room, etc are always so clean and well kept. The security here is like Fort Knox in a way. There are cameras and security is on call 24/7 for anything you need. I would highly recommend living here if you're looking to be close to downtown for an extremely affordable price!

Very reasonable apartments considering they cover internet/trash and the laundry facilities are free to use. You also have to consider their maintenance and management are top notch. Deidre is on top of it all the time and does a phenomenal job. Parking can be somewhat frustrating and the neighborhood is not the most desirable but downtown is within walking distance and if you need a good vet, Lone Tree is literally right down the street, would highly recommend!

I lived here for about 2 years or so collectively with my now 6 year old daughter! Quiet buildings, respectful tenants, Deidre was an amazing prop manager and was always quick to respond. I even changed units mid lease very easily when I needed more space I couldn't recommend flats on Howard more! I'd move back in a heartbeat if I hadn't left NE!

I've been a resident at the Flats on Howard for almost 4 years now, and it has been a great experience. There was a change in property managers during my time here, and it was a smooth transition. Deidre, the current property manager, has been very helpful and reasonable. She communicates well and keeps us updated on important things, such as changes in office hours, preventative pest control, and filter changes. The maintenance staff here is phenomenal, too. Requests are completed in a timely manner. I also like that there is free street parking so that guests do not have to worry about parking at a meter. The only downside I would say is that if there is a power outage, you can become locked out of your building if you do not know someone who is currently inside to let you in. Hopefully, they will come up with a plan to address that in the future. Overall, I would recommend living here if you're considering it!

This was my first time renting, and I could not have asked for a better experience. The Flats are incredibly well-kept, and the only time I've had a minor maintenance request, it was taken care of immediately. The common areas are always spotless, and the residents are friendly. Perhaps the best part of living at the Flats is the property manager, Deidre. She is extremely communicative and respectful, and she genuinely cares about the residents. She always gives ample notice for routine maintenance procedures (such as pest control, HVAC filter changes, etc.), and a courtesy reminder as well. The Flats are less than a mile from the Old Market, and I rarely have to pay for an Uber because all of the best bars and restaurants are a fifteen-minute walk away. If you are looking for an affordable place to live that is close to downtown, yet removed from the commotion, I would highly encourage living here!

Gorgeous! Nothing but great experiences last few years. Love the location! Close to restaurants, the YMCA, museum & pretty much anything need on a regular basis. Old Market is right down the street too! Tenants are very friendly. The whole area in & out is kept up very well. Rare any maintence problems but the couple times did need anything, was super fast & was actually fixed!

I’ve lived in a studio at the Flats on Howard for the past four years, and I absolutely LOVED it. If I didn’t have to relocate for the military, I would still be living here. Casey is an awesome property manager. He’s friendly, keeps things running smoothly, and bakes delicious snickerdoodles. I enjoyed the free coffee, laundry, and wifi of course, but some of my other favorite things included: an $11 membership to YMCA (1 block away), walking distance to the Old Market area, bike storage/maintenance station, and pet-friendly atmosphere. This place is the perfect package of charm and convenience for a good price.

I lived at the flats for about 2 years. Started in a studio in the Forrest building then transferred to a 1 bed. Pet friendly which is super nice. Occasionally would hear foot steps but was pretty silent inside the apartment. Great location between the old market and midtown crossing. Free street parking. Deidre in the office was always polite and very helpful. Would definitely live here again and recommend to people looking for a good apartment.

I have lived at the Flats on Howard for about a year now. I just resigned my lease for another year because I love it here so much. The building is so clean and so are the community areas (laundry room, patio/grill area, etc.) Maintenance is always here asap and security comes and checks our building every night so there is a sense of comfort knowing the building you live in is protected and any issue you have will be handled immediately. Deidre is the most amazing Landlord ever! I always stop and chat with her when I’m picking something up from the mail room. Any question I’ve ever had shes got the answer on hand. Overall if you want to live the city life but also want a cozy quiet place to call home I highly recommend the Flats on Howard.

I have only been living in The Flats on Howard for 3 months, and I greatly enjoy the time being here. There is a separate mail room to keep all your packages safe. There is free hot drinks and coffee. The property manager and the maintenance are excellent. They response quickly when I had light bulbs and smoke detectors went out. I also enjoy the available washers and dryers for us to do laundry. I feel safe here, and there are plenty of parking spaces.

I have been living at the Flats on Howard for a couple of years now. I first lived in a studio and absolutely loved it! I did just transfer to a larger unit (one bedroom) though because I just wanted a little more space for myself and my pups. I love living at The Flats on Howard! The buildings are beautiful, I love the history they hold, the apartments are affordable and the free WiFi is a major plus! The new leasing agent Deidre is AMAZING! I love her....she made my transfer so easy and without stress and shes just very friendly. The outdoor community space and the two laundry/media community spaces are a great addition and always kept clean and inviting. I love that our packages are delivered safely to the office mail room and you can access it at any time. Living so close to the interstate, Downtown, Midtown, and Blackstone is awesome because you are close to all the great hot spots in the city! I highly recommend the Flats on Howard!

Our apartment was well appointed with hardwood floors and granite countertops. It was in excellent condition and well cleaned when we moved in. The complex overall is well kept and maintained. It's surprisingly quiet here, especially for being in downtown Omaha. And there are quite a few things within walking distance (including the new ORBT bus stations!). I love living at the flats! Everything is remodeled with new appliances but it still has its old charm character. Maintenance has responded to all of my requests within a day and management is friendly and easy to work with. The Forrest laundry room is free and I’ve had no issues, along with another major perk of free WiFi! The green space for dogs is large and along with the parking lots they are extremely well lit at night. Although my studio is small I’ve got plenty of room for a queen bed, full size couch, desk and dresser! Also the kitchen may seem tiny at first but I love to cook and stock up on food and have no issues with storage. I looked at every apartment in the area and this was the cheapest option for high quality living downtown and close to Creighton, highly recommend!

I absolutely love living here! Not only are the apartments super cute and the perfect size but they are also nicely maintained and you get so much out of living here. It's right across from the new cat cafe so if you are ever needing a coffee you can just walk on over, OR you can get free coffee in the little community lounge that the flatts has, YMCA also gives residents a super great discount compared to paying their normal price, and almost every Tuesday the apartments give out free drinks and snacks which is so great. Everyone who works here is super friendly and helpful when you need it and my apartment building is always super quiet and I've never experienced any issues. If you are renting for the first time or living alone I highly highly recommend these apartments. You won't regret it!

The flats are a great place to live if you are looking to be in the downtown area without the expensive prices of living in the Old Market/Downtown. I think it is a very good deal for what you get. The apartments are clean and there are great common spaces with washers and dryers. There is also a sense of community through monthly events like 'tasting Tuesdays'.

I moved to the flats in April of 2020! My girlfriend lived in a studio and we stayed there until May and then moved to a 1 bedroom (Mayfair.)We then moved to a two bedroom town house (Bradford) and we are absolutely in love. With three switches in less than 1/2 a year.. you can imagine the stress that was. The Flats were an absolute delight to work with during these transitions and we are in love with where we are. We are thankful for everything The Flats have done for us. The Flats are near so many great things here in Omaha! A walk to the river and the old market! All in all- 100% recommend Deidre and the Flats on Howard!

This is definitely the best apartment I ever stayed. The management and the property manager are both good. Every time I emailed them. they responded and resolved my issues in a short time. Sometimes they helped me to put my package in front of my apartment door. I remembered there was a time my air conditioner did not work well, I call the maintenance at 8pm and the technician came and resolved my problem in a short time. Strongly recommend to others.

I loved it! This was my first apartment, and they let me have a great experience on my first time living alone. I appreciate the responsiveness from Casey. He was so great and made everything so seamless! Leaving was sad because it was a convenient location for work and also just a few steps away from the Old Market! You can't go wrong with that. Since they dont have a gym, YMCA is down the street for just $10 a month. I left the flats because of the fact that I got married, we were looking for a bigger space and not spend too much. I definitely recommend these flats if you are looking for your first apartment but also want a night life close to the Old Market experience. Thanks, Casey!

Best decision I made moving to The Flats on Howard! Looked at lots of places downtown Omaha and even filled out applications and paid fees to do so but unbeknownst to me other companies do not hold an apartment with an application. Disappointing and waste of money to say the least. Casey at The Flats was available actually answered the phone when I called showed me a few apartments he held the one I liked and allowed me time to fill out my online application. Needless to say his professionalism and availability got me the apartment and it was the best experience. Neighbors and neighborhood is great, parking is easy and secure, common areas are spotless and the court yard is exceptionally nice! Five Stars here!!!

Units are nice n clean, my favorite is the property manager Deidre. Shes the realest straight up manager i ve ever met. Energetic n looks out for ur best interest. She isn’t thirsty to stuff you in an apartment she actually sat down n made phone calls to sister properties for me to view other buildings in the area to help me find a home cuz they didnt offer a garage. You wont regret it just ask for Deidre, good ppl.

As a former undergrad and graduate student at Creighton, I wholeheartedly recommend the Flats on Howard. I just moved out from the Flats - I had a 1-bedroom at the Longfellow. The rental process with NuStyle, from my apartment search and eventual move out, was absolutely seamless. From my own personal experience, the management team has always been on top of things. The only reason why I am moved out is because I was relocating to Philadelphia. If you are new to renting an apartment, my advise to you is to not go for the cheapest option. I made that mistake when I first moved out of the Creighton campus. I went for the cheapest option in downtown Omaha area and ended up costing myself more in damaged belongings due to bed bugs and mold. It is not worth it. The Flats, on the other hand, will take good care of you. Natalie Wallace was the property manager at the time of my stay at the Flats, and she truly went above and beyond to serve her residents. Another advice for you in your apartment search is to research who the owner of the apartment is. NuStyle, which owns the Flats on Howard, along with the Wire, the Highline, and the new Atlas, among others, is a reputable company. I have friends who live at NuStyle's Highline and the Bank apartments, and they all have nothing but good things to say about them. Yes, the Flats may be a little pricey for the amount of space you get, but keep in mind that (1) the Flats is very close to the heart of downtown Omaha, so you should expect rent prices to be higher; (2) you don't pay to use the washer & dryer; (3) internet is subsidized; (4) you get a great discount at the YMCA, which is right next door to the Flats; (5) you get a respectful and responsive management team. I think NuStyle is fair in pricing their rent, and I hope they continue to be fair for the benefit of the greater Omaha community. A few negatives that comes to mind about the Flats on Howard is that the walls are relatively thin. Fortunately, my neighbors during my stay at the Flats were not loud or rowdy. You can expect a mix of college students and professionals living at the Flats. Another negative is that it is difficult to flag the maintenance team down for help. Ignacio is the key maintenance guy. He is super nice, but it took him quite a while for him to attend to my maintenance requests. But to give him the benefit of the doubt, he is a busy man. While he is not working on individual maintenance issues, he can be seen fixing up the greater apartment complex. My suggestion is for NuStyle to add more members to the maintenance staff at the Flats. -Matthew

Basically, too steep for what it is. If you are an omaha or creighton yuppie who is banking on your parents money. you will love it here! seems to be filled with snobbish people who won't ever bother saying hello to you...but will obnoxiously get drunk in the courtyard and brag about your family's wealth. lol. i've had people in my building put my wet laundry on the ground even though I was actively rotating it throughout the day. On the positive, it is a super nice and safe place to live. Kind of has a gentrified vibe to it though. I mean cmon, all the other apartments around here are vastly cheaper with more space. Does that not raise red flags to any of us? Sure it may be "updated" but paying 645 for a 400 square foot? Nah.... ALSO parking is completely ridiculous. 45 a month for a lot that squatters chill in with potholes exceeding 5 feet in diameter? Get over yourself. Management is super nice, and I'm sorry to the manager that I'm posting this. Previous manager though complained about where I was parked and ended up getting me two tickets. She stinks. My last complaint is that the building across from me (unrelated to the property) stared at me through my window all the time. Cmon! Let a girl live. I only have one window and I like to see the sun. This is mostly funny and unrelated to my review of the property. Overall it is okay. still too far from grocery stores though. Live somewhere else. Not really worth it here.

I love it here! I am close enough to downtown that it is convenient, but I am still removed from the fast pace closer in. The office/maintenance are so helpful with everything and are super friendly. They are easy to talk to about everything, not even property stuff. I highly recommend you look into it!

Beautifully restored apartment building with new appliances, granite countertops, great amenities, and the on-site staff members are terrific. My only complaint would be about some of the tenants who refuse to pick up their dog poop and the noise emitted by the NRG plant across the street.

Great place and refurbishment from its older days. Secure entrances and gates. Physical security provider VERY lacking, however. Drive thru corporate company barely on site 5 minutes, and misses too much for such a nice place. Should have on-site security instead, from different provider.
