Pros and cons, but leaving a 5 star after living at a Milford location for 8ish years (now moved). The local Milford Office I worked tried its best to be helpful and quick. And took the time to answer all my many questions as I planned a move out. I was not charged with any repairs when I left... which I was slightly concerned about considering there was damage from before we even moved in. They seem to be much better about moving folks into fully repaired apartments now vs when I moved in (Red Oak bought the complex from a previous company). While there were frustrations like * being told my fridge breaking on a weekend wasn't an emergency and they'd be out on Monday. They came out on Monday and gave us a smaller, older fridge * they added a $10 "grounds fee" one year atop the rent, but don't consider it part of rent. Even though you have to pay it with your rent :). * Before I moved in, I toured my apartment while it was being fixed-up. When I moved in, they left the place dirty (demolition dirty) and the bathroom moldy. Red Oak seems to do a much better job of cleaning and fixing apartments now before new residents move in. There were pros over the years: * Kids play outside (mine included) * There was the time my kid flushed a full bar of soap and maintenance fixed at 10pm on the night before Thanksgiving. * They replaced the a/c & dishwasher when it broke. Those were new appliances. Red Oak is a big company and they generally feel and act like a big corporation. If you set your expectations to that, you'll find it they deliver on that and a bit more. B/c the people at the Milford office and the maintenance people... generally wanted to help and do right.

Charlene and Brooklyn went above and beyond to help us with several requests we’ve made in the last couple months. The maintenance team is friendly, knowledgeable and personable. If you travel a lot and don’t keep much for groceries in the house, no problem you can walk to 25 or so restaurants easily. The gentleman they have that cleans the lobby and other common areas is very friendly, always has a smile and a greeting and does a great job keeping the areas looking great.

I'm a resident at one of their properties and my dishwasher and garbage disposal both broke down. I called the issue in and was shocked at how fast the response from maintenance was. I had a new dishwasher and garbage disposal installed and the kitchen looked cleaner than when he came in. It's nice to see that my rent payments actually pay off.

My experience as a first time renter with Red Oak has been amazing. I have no complaints. I was working with Marian who went above and beyond for me along with the management and maintenance team. They are very professional, respectful and just hands down great. My apartment is in perfect condition and practically brand new! They upgraded my stand up shower to a regular bath tub along with beautiful new hardwood floors right before moving in! As I was moving my stuff in a gentleman ( forgive me, I forgot his name) came by and wanted to check on a couple things to make sure the job was done right and make sure everything was going smoothly which I thought was awesome. I had one small run in on my move in day when I installed my dryer there was no vent to hook up to so I called Red Oak directly and they sent a very nice man out within an hour. It just so happened that when they re-did my floors they accidentally covered it up. The maintenance guy had it cut and went to the store right away to fix it in such a short amount of time and even hooked everything up for me including balancing my washer and dryer! He went beyond his job title and I was very pleased with him! So far I have to say for being a first time renter I’m beyond words and would absolutely recommend them!

For first time renters Red Oak was a breath of fresh air. My roommate and I had been driving ourselves crazy trying to find decent and affordable apartments without sacrificing our peace of mind. Once we found Red Oak I was a bit unsure at first but this apartment we just moved into got better and better with every new thing I learned about it. The leasing agent, Devan Plourde, was exceedingly patient with our endless questions and a general delight to talk to. We even got a gift basket for moving in? Pleasant surprise there. Regardless I would recommend Red Oak to anyone looking for a warm neighborhood and great customer service in these trying times.

I recently began renting an apartment at 64 merrimack street. It is a very nice clean apartment. Red oak is definitely the way to go. And Antonio was my leasing agent. He handled all my questions and concerns. They have places everywhere. They have videos on YouTube showing what the apartment looks like. I rented this one without seeing it in person. The video pretty much left no surprises. This really is in a nice location. I hardly ever drive my car anymore except to work. The Manchester goffstown rail trail is a mile from me. There is every restaurant imaginable within walking distance. Every time I turn a corner i see something else I can do!

I moved into one of Red Oaks apartments one month ago. The property manager taking care of me, Brittany Moran, was wonderful. She was extremely helpful throughout the entire process, and actually took the time to respond to any and all questions/concerns I may have had. One example was the carpet that was originally in the apartment. When I came to look at the place and saw the carpet, I had concerns due to an extreme dust allergy. Within 2 days she emailed me to let me know that the carpet has been removed. Granted there is carpet in the bedroom, but one room is easier to manage than an entire apartment. Another great quality that I experienced was flexibility. Despite my long work hours, Brittany was always willing to work around my work schedule. In my opinion, that shows a client that he/she is valued as a person…not just another person seen for their money. To date, I have no complaints about the place itself. Everything is in good condition (or exactly as noted when I first moved in). The other residents are friendly, and I feel safe (which is important when you have a child). Hopefully things continue to be positive for us, and we enjoy the remainder of the time that we are here. Thanks for making this such a pleasant and easy process, Brittany. You truly made this a great experience for us.

We were living at eagles landing apartments for over 3 years. We were great tenants, never a day late for rent and loved our neighbors. We absolutely loved the place and i had my two boys while living at this address, so it is filled with memories. My parents and siblings also live in Litchfield so it was super convenient for me to visit them considering it was so close to eagles. Unfortunately due to an unfortunate event we had to vacate the apartment and visit my husbands parents overseas as they were extremely ill and were asking to see their son and grandkids whom they had never met before. Although we desperately wanted to keep the apartment while we were away, unfortunately due to the inflation we could not afford to be away and continue to pay rent without work. So we gave up the apartment and left. Before leaving i called redoaks many times explaining my situation see if there was something they could do for me when i return regarding the rent and they said they couldn’t. I was previously paying around $1300 for a two bedroom. I talked to a redoak manager told them that i have come upon a desperate situation and if there was anyway I could rent from them again when i return with the sam rate i was paying. They sadly turned me down and said we have to go by the price of the market and rent would be much higher if i were to rent from them again. Now i see that there are available apartments at eagles and I desperately want to move there again but cannot afford the rent that they are asking for currently for the same 2 bedrooms. I Wish there was something redoaks could do for me so I could happily rent from them again with the same rate i was paying 3 months ago before i had to leave. So even though it was a disappointing experience i still give them a 5 star for all the wonderful memories i had while living at eagles landing and hope to rent from them again in the future.

We had a plumbing issue that was fixed immediately without us even knowing and on another occasion we lost our keys and they waited for us and let us in our apartment. I had a water problem that required a maintenance fix and Paul came to the rescue. He not only fixed that problem, but spent at least 4 hours fixing everything else- including issues which I had let drive me nuts for ages and just never called about. I have been here for 7 years and was due for some updates, apparently! Not only was he fast and efficient, but he was so friendly and positive about his own experience working with Red Oak. It’s really the little things that make a big difference sometimes, and I so appreciate Paul and Red Oak for doing things right!

I've lived at a few red oak properties at this point and I've always had a good experience dealing with their employees. I recently transferred over to sunset ridge and had the pleasure of working with Desma, and I couldn't ask for better service. Very professional, responsive, helpful, and just very sweet in general. The property itself has been great, and is very good for the value. Quiet, clean, spacious, extra storage in the basement of the building, a laundry room right by my apartment, I'd say I'm satisfied. Just leaving this quick note about a recent experience with Red Oaks. My stove had not been working and they had tried several times to repair. They were alway very responsive and quick to send someone out but the repairs were temporary fixes and I felt as if they should just replace the stove. After several attempts I was a bit frustrated and was told over the phone to make a request in writing (vis email) for a new stove. I emailed management. To say they responded quickly and resolved the problem is an understatement. I emailed them at 1pm on a Wednesday and just 19 hours later at 8am on Thursday there was a brand new stove in my apartment. Well done Red Oaks. Well done.

My husband and I just moved into a great apartment managed by Red Oaks. Meghan, our leasing professional, was very attentive to our needs and very responsive when we had questions. We applied and moved in within a matter of 1 week. The ONLY issue we had was that our rugs smell terrible from pet urine from the previous renter-- not technically the property's fault, however it should have been taken care of prior to move in. They have cleaned the rugs twice and it's still not fixed. Hoping they can resolve this ASAP and then we would be able to provide 5 star rating.

My husband and I have lived with Sunset Ridge of Red Oak Apartments for over a year at this time, and we love it. Having recently just upgraded/transferred from our first apartment with them to another unit, we are very happy with our decision to remain here. The entire staff has been amazing from the start, Amy and Taylor made our recent transfer seamless and easy. Work orders are always reviewed and resolved in a timely manner. The overall communication of staff to residents is more than sufficient - and the courtesy notifications are deeply appreciated. I really can’t say enough about the ladies in the office, they’ve really been so amazing with us. I am person who is very particular about everything and this community really suits us, our needs and the needs of our expanding family. In the last 6 years we have lived in 3 states and 2 countries - this has been the best of those experiences, by far.

Amy and Taylor at Sunset Ridge are true professionals. I would recommend this place to anyone who likes having an office accept and hold your packages, a clean and well maintained, (inside and outside) apartment and card operated laundry on every floor. I have lived on Eastern Avenue for just over 2 years now. They have replaced my older stove and dishwasher when they needed to be. Also, installed a new window in one of the bedrooms and a new toilet seat. The electric water heater is new and efficient, installed 04/17. Overall, I have been happy with my stay here. I enjoy my apartment.

We had to move out recently because of the financial impact of Covid on my family, but we really loved it here. We rented at sentinel court. We loved our apartment, loved the dog park, and the small grilling area. The single most important thing that stuck out to me was the way these guys handle snow removal. I have never lived somewhere where the office goes above and beyond to do everything they can to avoid having to tow residents. Because I work 2nd shift, I am up late and sleep in. This makes getting up early to move my car difficult. I have lived in several other complexes that have towed my car before I’ve woken up. Because of our location plowing didn’t start until 10 am, which was a huge bonus. In addition to that, they will text or call if you haven’t moved your car yet, to give you ample opportunity to take care of it without needing to tow you. I really appreciated that and I hope they continue doing that for their residents. Not everyone has a 9-5 job, and these guys get it! Additionally, when it snows the residents come together and help dig each other out, which creates a really cool sense of community I haven’t found anywhere else. Office staff are friendly and professional. Maintenance is helpful. I highly recommend the sentinel court apartments.

Almost 5 years ago, we had to move to NH after my husband’s employer relocated us. We have lived at two of their locations. The first was a one bedroom at Eagles Landing which was perfect for the two of us. With ample parking, excellent maintenance, trash and snow removal and on site laundry, we lived very comfortably and didn’t have to worry about anything. When our daughter decided to move to Manchester to attend SNHU, we needed to upgrade to a larger apartment. We then moved to their Redstone complex on Sentinel Court into a two bed two bath apartment. It was perfect for us. We had in unit laundry, dishwasher and central air and heating. It was a corner unit and so the apartment had a few extra windows which afforded a lot of light. The apartment was lovely. Again, we didn’t need to worry about a thing as the trash and snow removal were provided for us. Anytime there was any issue, the staff were very kind, attentive and professional and quick to respond to see it was taken care of very quickly. They were always available to work with us to ensure the best possible renting experience for us. The maintenance crew is wonderful and even during Covid, were there to make any needed repairs in a timely fashion. We eventually had to leave due to family needs and did need to break our lease earlier than expected but once again, this company worked with us. We have heard horror stories of other leasing companies but we can say from experience that this one is the best! We would still be there indefinitely if not for our family emergency and we highly recommend them! Thank you Red Oak for a wonderful five years!

I needed to find an apartment, so I did some research on the various leasing companies around Manchester. Most of the property management companies had some pretty big red flags--bedbugs, leaks, damages, etc. However, Red Oak had the best reviews. So I contacted them, and Brittany contacted me very quickly. I looked at two apartments and decided on Red Oak because the location is convenient and the price was right. I am so glad I did--my new place is just what I need. I have a quiet location; a spacious, sunny one-bedroom apartment; A/C; a dishwasher; and an affordable pet fee ($5 per month for my cat!). The process was as simple as moving can be, even though I was taking care of some of the process from California. Brittany was willing to work with me as I got my documents together. I am really glad I chose Red Oak and Eagles Landing for my new home.

Initially there were no apartments available in the building we were hoping for. Brittany called us and informed us that one became available in the price range and building we wanted. She was very accommodating and met us as soon as possible, and we secured the apartment at 875 Elm. The apartment was extremely clean and looked nearly brand new. Hallways and lounge areas also looked new. We were very pleased with the entire process and grateful that we were working with Brittany!

She takes care of problems with my apt as if they were her own and always makes sure I am happy. It is clear that the company is working on many issues I have had in the past. The snowplowing and sanding is done on time and is generally ok. They did put new carpet in the halls which was nice. I am frustrated by the fact that not only is my rent so much higher then when I moved in but they continue to add fees for “ ground maintenance “ and the pet fee went up $20.00 which is ridiculous. The apartment is clean and I do enjoy living here.

If you’re looking to rent an apartment at opera block, which is a great location in downtown close to everything, ask for Raechel Bryson.. She is a leasing specialist at red Oak Apartments. She is very professional and friendly. Raechel went above and beyond by doing some detective work and getting me the apartment I specifically wanted even though the apartment wasn’t even listed in their system as available for lease. She also hooked me up with parking. If you order a lot of products from Amazon or other online retailers, another convenience Red Oak offers is that you can have your packages delivered directly to the leasing office where they are kept securely so you don’t have to worry about theft. The leasing process went smooth and seamlessly thanks to Raechel, and so far I’m very pleased with my apartment and overall experience at Opera Block and Red Oak.
