Front office staff is always friendly. Maintenance is always very quick to fix anything I’m having issues with in my apartment, usually same day or the next day which is great! Julian & John are always very nice & wave when they see me coming or going, John even offers my dogs treats which is very nice of him! Love the dog park as well! I’ve lived here for almost 2 years now & I'm very happy here. I recommend The Waters at Chenal to anyone I know looking for a new place to call home.

This is an amazing place to live. So beautiful and scenic while still In West LR and only 10 mins with traffic from my job in midtown. The staff-Haley especially and particularly-ARE BEYOND WORDS AMAZING. I would move here just for the experience with the staff besides the great apartment. It has a nice dog park and walking trails. This is a great place to live and led by great people.

Upon pulling in to the property we were delighted to see water fowl if all kinds. Then we met the staff, and Melissa (the property manager) was a delight as well. Easy going, helpful, and we saw her with both the animals and the children that live in the area, just being amazing. I would recommend thinking of the Waters if you like fishing and wildlife around you. It is hidden and worth the look.

Been living here for almost 4 years. Love this place and surrounding nature. My kids love this place as it has nice woods, trails, ponds/lakes, ducks & geese. Rent is ok and management also fine, maintenance is fine. I like the scenic part of this apartment complex, I lived in other apartments none matches this place in beauty.

I wanted to write a review on Julian and his exceptional customer service. I went to take a shower late afternoon today and noticed there was no hot water. Went to go check the tank and water was coming from the tank. After calling the number and leaving a message, Julian was here within 5 minutes. As it is Sunday, I was expecting them to just turn the water off and say they would get to it tomorrow morning. Thankfully he had a spare tank available and took care of it ASAP. Thank You very much Julian.

Update: Hi, so I just wanted to take a moment and rate the maintenance staff at The Waters at Chenal. In particular, the maintenance staff person, Julian. I have to say that anytime I have had an issue it has been addressed in a very timely manner. Earlier this summer my a/c needed to be repaired and when it required more than just freon replacement, he offered a portable a/c unit until the next morning. So, thoughtful as well as professional. Thank you Waters at Chenal for havinga great crew like Julian! Previous post: I am posting this as a new tenant. I recently moved into Chenal Lakes after learning of an opening through Apartment Hunters. I have been assisted through the application process by both Ms. Liz and Ms. Stephanee. I found both to be professional and friendly. And willing to explain anything I had questions about. The Office Manager, Ms. Elizabeth was also quite helpful in some paperwork confusion for me. The apartment was clean and there were no issues when I moved in. The management team has painted the entry halls and is in the process of replacing the carpeting in those areas. I have met some of the friendly Maintenance staff. I have already invited some of my friends who enjoy fishing to come and fish the lakes later this year, and while I will cook the fish for them, I will not be cleaning it for them. I am also looking forward to swimming in the salt water pools. It sounds like a great alternative to chlorinated pools. The community appears to be quiet but friendly. I am looking forward to the upcoming year here at Chenal Lakes.

I can not say enough good things about the staff that works here! Yesterday we had an emergency at my apartment and neither myself or my boyfriend were home. Let my neighbor tell it it took them less than 5 min to respond. I have posted a few times bragging on them for other smaller things. But this is huge. They saved my home!! The girls in the office know me when I call (don't know if that's good or bad) and the maintenance crew are always friendly.

I am staying here for about 2 years with my family. We like the apartments very much! The management is perfect, very nice and helpful. Maintenance team usually comes really fast, sometimes we got the problem fixed literally in 10 min after we put a request. Property is well maintained, we like walking by, doing bbq, my 3 years old daughter loves both pools and enjoys playground. Neighborhood is quiet and safe. We are now moving to other state and will be happy to find something similar. It was a pleasure to meet you!

I've lived here for a few months now, and I'm really not understanding all the negative reviews. I never have a problem with the office, or maintenance. All of my issues are minor, and still fixed pretty quickly. I've never had an issue with my neighbors.. or feeling like me or my kids are safe. I fully intend to renew my lease at the end of the year. Great area, great school, great neighbors, great price.

Definitely take a look for yourself before judging based on these ridiculous reviews. I lived there for a year in 2014, and was pleased with my experience. Management staff and maintenance crew are friendly, and they do a great job. I haven't had any problem with bugs in my upstairs apartment. The area is kid-friendly, and the property is beautiful. There's a great running trail following Rock Creek through the woods; a nice little gym, two swimming pools. Parking is a bit of annoyance, but come on... this is an apartment complex. Deal with it! The only reason I left was that the rent is too high for my budget, and I wanted to be closer to downtown.

I am surprised by all the negative reviews. I have lived in two different units in this complex over the past 2 1/2 years (a newer unit, now an older one), and I have been very happy with both. The maintenance staff and office staff are friendly and prompt. The grounds are well maintained and I feel safe here. I like the neighbors. Love the lakes, the walking trails, the convenience of the location. I expect to live here a long time.

So, I’m a current resident and I’ve been glad that I ignored the negative reviews about this place from some of the other sites on the web. The location is phenomenal since I split my time between UAMS and Western Chenal. I can’t speak for current prices as I haven’t checked, but my monthly rent is well below average for the quality of apartment I’m blessed with and compared to other similar complexes. My only complaints (i.e. maintenance requests) have been dealt with promptly, including an after hours emergency. It seems as if the front office is even trying to make an effort to increase community involvement in more creative ways despite the pandemic.

Great location. Nice trail behind the complex and I loved having access to the "bark park". Had some issues when moving in and again when moving out but management was reasonable and worked with me to correct the issues which I appreciated. Maintenance guys do a good job keeping the property clean and I personally had no pest problems while living there (based on past reviews it seemed to be a problem at one point). I would recommend taking pictures of everything when first moving in to avoid paying for damages that weren't caused by you but overall good experience!

Peaceful and affordable. Staff went way above and beyond to help us when needed. This was the first apartment I leased that wasn't just a room under someone else's roof. I spent 5 great years waking up to a view that eased my stress. I hate that a short series of bad decisions and dark moments in my life led to me losing the only place I could call home. I wish I could get it back.

I lived there for a year and a half 2013-2014. My experience overall was good. I chose an upgraded apartment in the old section. I didn't have bugs but I did have noisy upstairs neighbors. The community eventually moved them elsewhere. The only thing I didn't like was that the water bill was ridiculously high and they didn't salt the stairs quickly enough in the winter. Overall it was nice. If I didn't move out if state I'd still be there

Had a great experience, I really enjoy my apartment. and my family is comfortable here. I saw the other comments about roaches and rats, we have never had that problem. Staff was really nice, always friendly, fishing in the lakes was peaceful, and the gym is always open. I have enjoyed my stay and I give it 5 stars.

I have lived here since 2001, and I love it!! I originally moved into a one bedroom, then I transferred to a two bedroom when starting a family. The transition was smooth. Maintenance is prompt. They have a lot of great amenities. Any time a problem has arrised they are swift to insure it is resolved. Great price for great location!!

I love Chenal Lakes, however it has gone a little downhill over the last couple years which is why I'm only putting 3 stars. Pros: 1.Staff is VERY nice , people complain about them , but we have not had any issues with them. They're always willing to help us , although we don't have to call much because we are easy going . 2. The grounds are BEAUTIFUL, there are two lakes , lots of trails , trees and Rock Creek has a trail behind the apartments. ( lots of homeless in the woods though , so be careful. That has nothing to do with apartments. ) 3. Some of the best rates for West Little Rock , We pay about $700 including trash and water for a big 2 bedroom overlooking the lake. 4. Great location, We are close to the Promenade ,Target , lots of food places and other shopping . 5. The old section is very quite ( except when its getting shot up, read about that later on.) Now for the bad. 1. Some of the apartments are outdated, i have lived in 3 apartments here. The first two were updated and very nice, my current one is very old, the bathroom has a disintegrating cabinet , the ceiling is falling apart, the floor around the tub is molding and caving, The appliances are very old, our stove does not work right , there is no ceiling lights in the living room and one of the bedrooms. The counters are literally painted over and no matter how much you clean it looks dirty . 2. Crime: i have lived here since 2014, never had any issues until 2018/2019 . My car window was busted out , there have been 3 separate shooting incidents , the ppl moving in lately have been extremely sketchy which is frustrating because it used to be just families and young professionals. These people however are bringing in other terrible ppl who have no respect for others. 3. Trash: SO MUCH TRASH EVERYWHERE! The poor maintenance men pick it up, and the next day there is trash everywhere again. Its not appealing. I can live with not having the newest stuff in my apartment , but will probably not continue my lease due to the uprising of crime. Very sad because i truly think this was one of the best affordable complexes in Little Rock.

I really love these apartments I love the location I love that there's a nice trail in the back it has everything in this three bedroom washer and dryer garbage disposal dishwasher ice maker a patio lots of cabinet stores but you're definitely paying for it and two full baths one in the master bedroom the one in the master bedroom the doors I thought it was a closet but it's a really nice bathroom

I currently have been here for a year and although I like it, its not the best. Positive things first: great gym, the 2 pools are nice, theres a GREAT running trail 3 miles back and forth, never had a break in, friendly staff, big balconies, maintenance is quick to respond, and great curb appeal. Negative things: BUGS! I literally kill a roach everyday! That might be because I am on the first floor but for someone who hates roaches, its even worse. They do a bad job of "patching up" the apartment when someone moves out. They used cheap materials to build and renovate, its pretty obvious. And you cant grill! They say you can go down to the pool and grill on one of there's but they don't even work! I did renew my lease and rent went up which was annoying, but you are on a great side of town that's growing, so I attributed it to that. Overall, its nice. Like it, but there's room to complain and for them to improve

I’m choncey a current resident I love the scenery the ducks and nature make it a great place to come home to after a long day.Maintenance is great they do come in a timely fashion rent is a little high for the apartment and it’s current features but I understand the area and the aesthetics play a role the staff and Ms.Liz are excellent I couldn’t ask for a better person to work with I have been here a year and plan to stay until I decide to purchase a house.

Hmmm... Maybe things have changed over the years... I have been living here for almost a year and I haven't had any of the issues listed in the posts from a year or two ago. I've only had to call maintenace once, and they got to my apartment the same day to fix it. I haven't had another issue since then. This is my favorite place that I've ever lived, and I tell people about it all the time. Everybody has been super to me since before I moved in, and that hasn't changed. I have no complaints about living here, so I wanted to help balance out all of those nasty reviews.
