Wow! Xpand is awesome! A little over a year when I was looking for a new property management company, I was introduced to Randy Hatada! I was so pleasantly surprised that he took time out of his busy schedule to meet and talk with me at length about several of my concerns. Shortly after, Randy set me up with Anthony McLain as my property manager. From day one, Anthony has been very responsive and attentive to all of my concerns and questions! Several years ago, my wife and I had an interest in investing in a rental property in Las Vegas. We made a few trips to Vegas in search for a property and stumbled on a master planned community in Henderson called Cadence. Then my wife seen an advertisement seminar in the paper "Why Las Vegas?" by Xpand Realty. My wife called and booked a reservation for the seminar and met David Sur. At that point David helped us purchase our first rental investment during the pandemic in 2020 sight unseen. Working with David we had build confidence and trust with him and also build a friendship. After the first investment, we decided to purchase another rental investment in Summerlin again with the help from David. Again sight unseen a year later. David was very easy to work with, and he helped us step by step through the purchases making the process smooth and stress free. Thank you David! Now with our two rental investments one in Henderson and the other Summerlin, Xpand Realty manages the rentals. Our property manager is Anthony McLain. Having Anthony as our property manager made having rental investment properties in Las Vegas so stress free because we don't live in Las Vegas. Our first rental investment is a house which was only two years old when we purchased it and it was still in a new home condition with no yard improvement. We are now in the process of installing the yard improvement. Again being that we don't live in Las Vegas, we are so glad to have Anthony as our property manager since he's been so helpful helping us with the yard improvement. He's so helpful with the coordination and communication process with the vendors and obtaining the HOA approvals. He keeps on top of the process, and he keeps us updated along the way. We are so glad and lucky to have someone like Anthony McLain for our property manager. He is so easy to work with and communicates well with us. Robyn Robiana was heaven sent! My husband and I recently relocated to Las Vegas. We'd initially reached out to the Cerrone Group asking for aid in finding a home to rent. Robyn began sending us rental listings right away. She patiently waited almost 6 months before we were able to make our move. Prior to moving, we came into town, met up with her and she showed us as many rentals that she could fit into a two-day timespan. We looked at something like ten homes! We ended up applying to four of them and got approved for two (one of which is where we currently reside). Robyn was on time both days and very strategic about where we looked as to maximize the limited time that we were in town. She respected our budget. She was knowledgeable and super bright/friendly. This rental market is insane to say the very least but if you have a real estate professional like Robyn to help you then it will be a super pleasant experience. We can't say enough nice things about Robyn. She is truly the best!

I found Xpand Realty through Yelp. Working with five other companies prior to Xpand Realty left me irate, furious, and enraged. Initially, I used a search tool (Google) to review the "Best" property management/realty companies in Las Vegas. I stumbled upon many companies with 4.5 star reviews and decided to contact them. Explaining my intention in regards to real estate investing with the broker I was literally turned away. They did not want to work with me because either the amount of cash was insufficient for a great location or it was not enough. Another company was willing to work with me and helpful in the beginning. However, the broker suggested I invest in a single family home because it would bring me a greater ROI. My budget of course was only 110k cash which was almost impossible to find a cozy single family home in an ideal location. The lack of communication and follow up made my online search continue. Honestly I've thought about investing in other states. Though, after going through line by line on Yelp I stumbled on Xpand Realty. With only 23 positive reviews, I thought to myself and said "at this point what other choice do I have". I reached out and contacted Xpand Realty and spoke with Ingrid. We talked story and I had told her my plan on purchasing an investment in Las Vegas. After reading the reviews I asked to work with Randy Hatada (owner/broker) because of the positive feedback. I had the opportunity to work with Randy Hatada explaining my current situation. Living in Hawaii the cost to purchase a property is priced high and not affordable. Randy understood this because he too lived in Hawaii. Randy took the time to explain and point out the positives in a condo. In addition, Randy created a list of potential buys targeting specific areas in which tenants would rent. After weeks of searching the MLS for condos Randy found a beautiful 2 bedroom 1 bath condo in Summerlin. The next day, Randy walked the property and "video chat" with me so I can view the property. Right away I wanted to submit an offer. Initially, Randy wrote up an offer of 104k but after speaking with the sellers agent he got an insight on other offers exceeding mine. Randy was thorough and suggested to come in slightly higher to lock it in. He was right! My offer was accepted the next day. Xpand Realty has lived up to their 5 star review. Randy and his crew take the time to work with you to find your dream home. The ability to communicate, follow up, and willingness to work with clients is very essential. Xpand Realtys integrity and excellence enabled me to have full confidence in their execution to get things done. Working with Xpand Realty provided a sense of "Aloha".
