Intrigue Indy is hands down an excellent property management company! I'm impressed by their professionalism, speed, and responsiveness. When I first started with Intrigue, they immediately helped me set up the home for rent. They assisted with getting a contractor on board to perform a punch list of repairs. This took place while the property became listed for rent. During the punch list repair work, they addressed my questions and concerns. They found a tenant within about 1 week after the property was listed and the majority of repairs were completed before the tenant moved in. Super turnkey performance by Intrigue. Furthermore, their staff is helpful, respectful, and have a sense of urgency. I'm looking forward to maintaining my business with Intrigue for years to come.

Excellent experience with Intrigue Indy so far. I switched from another local PM company a month ago after being frustrated with not being able finding a tenant for nearly 3 months and complaints from tenants regarding the old PM. Once switched, Intrigue was very transparent and communicated effectively/efficiently. Both existing tenants are happy and myself as well. The leasing manager Richard is very on top of showings and communication re applicants. I'm looking forward to working with them!

It was quite difficult to find a decent property management company in Indianapolis from my experience. I recently switched to Intrigue Indy. So far so good. The team has been pretty helpful and responsive to my emails. Richard Vinson is the leasing expert. He ran showings to prospective tenants promptly; he has the expertise to qualify and screen prospective tenants; he also asked me for my approval before signing a lease with the new tenant. With his knowledge and experience, a qualified tenant was placed promptly during a slow rental market. I am forever thankful for Richard's help!

The intrigue team has been very professional and congenial to work with. They are punctual and thorough with their communication. We initially hired them for project management for our rental that needed a lot of rehab. Bo Brown sent me 7 estimates in a very timely manor and took the time to answer my questions. When the property got broken into by squatters, the Intrigue team responded immediately by going to the house with law enforcement to confirm whether the squatters were there or not. As an out-of-state owner, I felt grateful for their support.

I wanted to take some time to send a thank you for the service of the maintenance crew at Intrigue Indy. I have never had to wait when I have requested maintenance to be done. They came in and got everything done that was requested. Brandon and his team were so polite and thorough. Brandon, Lewis, and Austin made sure in my unit, the smoke detectors were in good shape and working condition after they changed the batteries in them, they checked the light fixtures after changing and adding light bulbs, and after removing 3 air conditioning units (due to the season changes) they replaced the screens that were removed for initial installation of them. As an above knee amputee, these tasks are difficult for me to do alone. Their services are much appreciated and their exemplary courteousness is always genuine. I’m grateful for a team that goes the extra mile for its residents. Thanks guys!

The only thing I wish would change is overall maintenance. My property has some issues, more than just cosmetic. Which I understand it's ultimately up to the owner but some things should be fixed or the property should be dropped. Safety should be the number one priority..

The team is friendly. We've had some mis-steps in the accounting and reporting practices as well as move-ins resulting in some painful corrections on my part. In addition, I don't think the PM software, Appfolio, is used to the best of benefits toward the property owners as clients. The monthly reporting by the software is clunky and confusing. Many PMs I've worked with in the past have used this software and their annual reporting (for taxes) is better at detailing out income and expenses for the owners. When I ask about this, I'm just told the software doesn't allow it. In addition, the monthly rental income does take quite a while to arrive to the owners (usually on the 15th, but sometimes even later if there's a holiday in the month) so you need to allow for this. PM companies I've worked with in the past have often sent funds by the 9th or 10th of the month. Otherwise, communication is pretty responsive and the team is somewhat flexible with ideas and processes I want to implement which I appreciate. They also are reasonable with repair costs vs. some companies who really stick costs to owners and use this as another profit center.

I've been renting with Intrigue Indy for 2 months. I highly recommend checking their listings out first before going anywhere else. Daniel and his team are highly responsive to my needs and I've had no issues in dealing with them. They were very up front and honest with me before I signed the lease and continue to check in to make sure I'm living comfortably. Before moving to the Reagan Park area on the northside of downtown with Intrigue, I was having issues dealing with countless property agencies who would not respond to emails. Getting tours and meeting with actual people to discuss the lease was nearly impossible, even after paying ridiculous "pre-approval" application fees. On the off chance that I got to view a property, it was a complete dump surrounded by other dumps. From experience, most of the rental agencies around Indy feel like your typical sleezy rip-off leasing company trying to squeeze every dollar out of you. I'm a full time student paying my way through college and I can say for certain that if I hadn't found Intrigue, I would NOT be able to afford living in a nice house and neighborhood downtown.
