I would like to say Thank You Brandell Flores for helping us saved 4.7K in our New Home Purchased. We are so very thankful that we found Texas Homes 2.5 Rebate while browsing the internet, by just reading the reviews I was convinced and applied for it with no hesitation. She contacted me and explained the process. When we found the new home and fell in love with the location, we signed the sales agreement and told the Sales Consultant that our Realtor is Brandell Flores and gave her Brandell"s information. When we have the final closing date, I just updated her office and everything was taken cared of. We closed our home last February 25, 2022, and by Monday, February 28 we got our rebate deposited in our bank account. We were very impressed and happy about her program. I am posting this review to thanks Brandell for helping us save almost 11k in our new house, and also I would like to help those that don't believe what Brandell offers, thinking that it's too good to be true. The math is very simple builders offer 3% commission to the buyer's agent, and she will give you 2.5% and she will keep 0.5%. you may think that the seller will increase the price of the property to pay the Buyer's agent, but that is no true or at least in our case. When we buy our hose, we when to the model home and asked for all the information about the house but they never asked us if we were working with a realtor. a few days later we found about Brandell's program and a few weeks later when back to the builder's to signed the contract and at that was when we told them that our realtor was Brandell and the price or incentives for the house didn't change. We bought our house in College Station TX and she is Houston and that was no issue for the builder or the title company. we close our house on the afternoon of May 22, 2020, and we received the bank deposit on May 27 as she said.

I don't get why TX law makes you have a realtor, and why a builder has to give them 3%, but it is what it is, might as well make the best of it.

If you're seeking a la carte buyers agent services instead of the standard 3% commission, the sales model of Texas Homes 2.5% Rebate may be for you. Their business model effectively reduces the standard commission "paid by the seller" by rebating a fraction back to the buyer. In exchange, you're expected to be a serious buyer who knows what you're looking for. There are also small fees for some services like viewing houses, running comps, etc., but if you've done your own research and know what you want then these fees are trivial compared with the rebate amount. I worked directly with Brandon Flores who was always available, worked until midnight get the offer executed, and just all-around great to work with. Since one of his team members showed me the property, Brandon and I never actually met in person, but I feel like we have with how consistently we've been talking/texting over the past month. To wrap up my story, I just closed on the home of my dreams this week, and the day after closing I received a wire with the huge rebate thanks to Brandon and his team.

I cannot fully express how positive the experience of buying with Brandell was for my husband and I. I would highly recommend to work with both Brandell and Brandon (her son). I have done two real estate transaction purchases with them. One in 2019 with Brandell, and one recently with Brandon that just closed in March 2021. Both houses were in Dallas, and it didn't cause an issue even though they are located in Houston. Brandell is very experienced, is good at negotiating on your behalf, very professional, and responsive. I got a $5,600 rebate at the time in cash delivered to me very quickly via a bank wire after closing. Brandon (her son), is young, is very motivated, professional, hard working, and gets the job done. He seems to have good experience in the space and is good at negotiating. He's very responsive over text or call and has your best interests in mind. He helped me negotiate seller repairs that I did not notice on my inspection, and helped me get my offer accepted on the first go around in a competitive market. I recently did a transaction where I got an $8,000 rebate that I used towards my closing costs (2% rebate back). Brandon was very good at coordinating with my mortgage banker, the seller's agent, and the title company if necessary. You would think that a discount volume broker just wants to get a quick commission and move on to the next one, but I would say the value I got with Brandon was as much value or even better than any typical real estate agent, but you get a substantial amount of money back to use towards closing costs or keep in cash. Overall, I would highly recommend working with both of these individuals.

Dear Sirs I was familiar with rebates for new home buyers who had not signed a representation agreement with a real estate broker. I researched the various real estate agents and felt that Ms. Brandell Flores and I could work well together. I went to various new homes in new developments on my own. I was aware that the commission for a new home has 3% to the buyer's agent if they show you new homes. I did not require this because I already knew where I wanted to live and had done my research and had identified homes I was interested in. I looked at models by myself and put Brandell down as my agent. I had heard that when an agent gives you a rebate or discount that it results in less service. That was far from my experience with Brandell. Brandell helped me on several issues including an exterior door in the garage that I ordered which was not installed. She helped me with the negotiation for compensation for the builder's failure. I received a beautiful country stone garbage can enclosure that cost $1500 at no charge to me. Her advice on how to handle the matter was perfect. The builder proposed to install wooden stairs in the back of the house off a concrete porch. I was not happy with that because it looked tacky. I wanted concrete stairs which cost more. The builder put in the concrete stairs at no expense to me only because of Brandell. That cost $1000. The representation that Brandell Flores gave me in both of these matters was exemplary. Ms. Flores was knowledgeable, responsive and informative and I am happy to recommend her to anyone considering a purchase. I will be happy to share my experience with any potential clients that would like a reference before signing up with Brandell. In my case this form of representation was a perfect solution. Ms. Flores abided by the contract. I received a check for over $9,000 which I proceeded to use to buy upgrades to make the house look perfect. Ms. Flores added the icing to my cake and new home.
