Aside from some of the emails not being precisely clear (deposits/initial rent), everything was very smooth. I’ve never done a home to home transfer before so overall the experience was good. We are very pleased with our new home. Kimberly was very attentive and helpful during the process and I appreciate the fact that she shared her phone number so we could reach her if we had any issues. Again very happy with the process and our new home!

This is a business. They are there to rent houses and make money. It can be difficult to have them come out to take care of things. I had to take a picture of the dead raccoon hanging out of the hole in my roof to prove I have a hole in my roof. My house was hot, and basically, the only thing that would help would be new insulation. That did not happen. Read the fine print. Read the fine print. Read the fine print as the expectations when you move out are that the next tenant can move right in. The carpet needs to be professionally cleaned when you move out. I moved out and bought a house because the rent kept increasing per year. If I signed a two year lease, it would still go up on the second year. I wasn't sure what the incentive was to sign a 2 year lease. They said so I would know ahead of time to set money aside for rent? I have read the BBB reviews as well.

Overall my experience hasn’t been bad. There are a few issues with the rental, mostly cosmetic. The five star rating is specifically for Kimberly Kraft. She has made the move-in experience basically hassle-free. She was very helpful, did her best to answer all of my questions and was very courteous. I honestly would not be giving five stars if it weren’t for her.

I absolutely love this rental company. I have had nothing but a great experience with them. I’ve rented two great homes from them that I absolutely love. If I need any maintenance done, I put in a work order and they come when the day they are gonna come. As long as you pay your rent on time, you will be fine. Great company.

There was a funeral going on behind my house which I had commented on. Eulices’ expressed empathy for those grieving, which I thought was very appropriate. He is a good person with a kind soul. This is really a 1 star for the rest of progress and a five star for our local person Hope Warren. We had a broken AC and water leaking from the ceiling and it took them 2 weeks to come out and fix it in Houston in late April. Once Hope found out though, it was done extremely quickly. She even came to our house to watch over the repairs, so we didn’t have to be there. Progress needs to put her in charge.

Eulices Vargas was the Prigress Residential tech who came out to service our air conditioner.He is a rock star! He was able to diagnose and fix the AC unit in one visit. He was the 5th tech that progress sent out over a two week period! I’m grateful for him because the house got up to 85 on a few days and i had trouble getting progress to send anyone out on the weekend. Eulices saved my sanity and went above and beyond. He knew that he would have to leave the unit off overnight to defrost, so he left us a portable unit so my 84 year old mom would get some relief.

This is proofing to be my worst nightmare, I rented a house with them from 18th January and to date I cannot access the house I have paid for because the keys they gave me cannot open the house. I have driven for 24hrs from Miami and I am outside the house in Texas with my belongings and my baby who is sick and I can't access the house I have paid for and after calling 5 times they are not offering any assistance and the managers are off for the weekend and cannot be bothered. I just need help to get to a house a have fully paid for, is there anyone who can help me? Vladimir Valladares from progress residential contacted me and he was not only professional but he was also very helpful and resolved all the issues within 24hrs and because of this I will update to 3 stars as I hope this will be an opportunity to ensure this doesn't happen to anyone else.

I just wanna thank t Ms Angela Hawkins the Director and Larissa morales Crystal Lightther at Progress Residential. The team have really worked hard with assisting me in my family. The staff members are very cool. They will try everything they can to handle things in a timely matter. I can actually say everything with them is just the email away and very easy to call them. Even if it’s an emergency I have witnessed them work very hard. The on boarding department are very friendly. They work very hard to handle my situation some of the supervisors very nice like Ms Taryn Bigelow she were very professional and handle things very quick. She understood me even if you have special accommodation like being deaf she made it easy for me to understand I actually care about the families trying get them and a home. And team leader like Mr Omaru Pewee he was very nice and down to earth work very hard to make sure that he help me accommodate all my needs for me and my children. Currently renting from this management company and they seem to be really great honestly. The homes that they have are very nice and Smart Homes with a lot of features that other regular houses don't provide. And we had a tough time getting approved when we were selling our house to get a rental and they pulled through right at the last minute 2 days before we had to be out of the house completely and pretty much saved us. We got denied by a lot of other people due to the house that being on our credit still and they were gracious enough to be there for us when we needed it most. I would love to stay renting from them for as long as we are renting. The house we are in now honestly I love. I wish it was a tiny bit bigger but overall I'm very happy here. They don't come knocking on your door like some landlords do either which can get very annoying. They trust that you're taking care of the house and that just alone makes me appreciate them as well because they trust us like that. We really enjoy having them as our landlord and management service. I highly highly recommend using them and seeing what they have available before others.

Been here a few months and just have had a hard time with the property. The maintenance ends up being stretched out they handle it pretty quickly but somehow keep rescheduling and now my stuff has sustained damage. The customer service is honestly pretty good and the people handle any problem that you need just not necessarily and the quickest manner

Eulices Vargas did a great job at recognizing my breaker box needed to be changed because you could literally hear electricity cracking when I would flip the switch. This needed to be done twice a day which could have been very dangerous.

We were helped by Jessica Angulo and she was fantastic. Our fridge went out and needed to be replaced. The replacement fridge was a lot smaller than the old one and was not going to be sufficient. Jessica really went above and beyond to get us a replacement fridge that is A LOT better, definitely similar to the old one and very nice. She handled everything right away and stayed on top of it to make sure it got done. Thanks Jessica!

At first, there were a lot of issues applying for a house in Texas with Progress Residential. Nothing was the fault of mine and I needed to get involved with each piece of my case to ensure the proper procedures were followed. In trying to remediate the issues on their end, my case sat frozen for 8 days without any progression on formatting my lease agreement or procuring a move in date. By this time, my original move in request date was only one day away and I was told they could no longer honor our original move in date. Given we did not already reside in Texas, this was going to put my family on the streets and forfeit any money we advanced for movers, trucks, and required supplies to move us, our one-year-old daughter and our pets to a new state. Pam was assigned to our case to finalize some documents so that we all may move forward with the rest of the process. Pam swiftly identified the root of the problem in our approval process and spared no seconds reaching out to those in the company that could help find a solution right away. She later became our “go-to” for any questions and concerns we had, and boy did we have a lot of questions and/or concerns until we were finally able to move in. She listened to all of our concerns every time we called but never took anything personally nor let anything affect her efforts in helping us every step of the way. If it were not for Pam, my experience and this review would be different. So, for this, my family and this company owe all its thanks to Pamela Reyes -Leasing Specialist.

Eli Maldonado called to let me know that he was on his way. A representative of Progress Residential and I had already scheduled for 3/27/2019 between 8am-12pm, but the call and 30 minute heads up was GREATLY appreciated. Eli arrived, assessed the situation and began to work. He was considerate enough to cover my stove with a blanket to catch all of the debris that would be created with the installation of the new microwave. That was impressive and appreciated. He installed the microwave, set the clock, and tested it for functionality. Afterwards, he cleaned the area in which he worked, boxed up all of the old microwave components, and did a second sweep to make sure everything was done correctly and no tools were left behind. During his visit he was friendly and, at the end of it all, his work was completely competently. Thanks Eli.

Our home was clean and had been renovated prior to moving in. The process was quick, and if I had any questions I was able to get the answers in a timely manner. Yolanda was who help us at the end of the move in process, and she was phenomenal! There was a minor error with out paperwork, and she was on it! She had contacted the appropriate people, and everything was fixed within a couple hours. We received our keys flawlessly. So far I have been very impressed with this company. This has made our move from out of state so much easier. We highly recommend this company.

Ive been with progress since March 2020 The process was pretty quick We applied, got approved immediately Since the pandemic was just starting we did everything without even meeting them in person. The house was and is still amazing, they gave it to us somewhat dirty but no big deal, had new fridge stove, dishwasher and microwave, it has many things that are old like the windows or the shingles and need to be repaired or replaced but nothing major. So far everything that has broken They have come and fix it. No issues so far and IF and only IF rent don't go up too high this year we might stay around for another 2 years.

I’m still a new renter who just moved into a house in Willis, TX. My experience has been top notch. I’ve worked with Yolanda and she’s been very helpful and kind. I had a couple repairs submitted and they got them scheduled quickly. I’ve had no interaction with the repair person beyond scheduling an appointment, but I’m guessing they’ll be similarly pleasant (I’ll update if I’m wrong). They offered to fix my minor issues the very next day, but I wasn’t available. They were flexible with my schedule and we found a mutually beneficial time within a week of my repair request. I came to Progress from a different property management company that was an absolute nightmare for 2 straight years. They treated renters terribly, even ones who pay rent early every month and keep the property in excellent shape. The difference with Progress has been surprising in the best way. Lots of time for my impressions to change, but so far, I’m a happy camper. Me and my bully breed dog also appreciate the no breed restrictions. That sealed the deal for me. Once I read their pet policy, I exclusively shopped their available inventory of homes and found a winner. I’ll update if anything changes, but so far, so good!

I cannot say enough good things about Progress Residential! The entire Progress Residential process helped reduce so much of the stress and anxiety related to moving. The ‘no breed restriction policy’ and quality of the homes were the things that initially stood out to me about this company, and the amazing customer service, and smooth application process were the icing on the cake! As someone who works night shift, it can be quite difficult to coordinate appointments and calls during the day, but Progress Residential made it so easy to do everything right from my home, and at any time of the day/night. My review is about a special Senior Resident Related Specialist named Yolanda. She is the absolute best. From her tone to her attitude. I was so anxious moving from a completely different city and she just made me so relaxed. She was readily available if I had any questions and got back to me as soon as she could with information that I needed. She is the very best honestly. In regards to my home, I am working on that and will update you soon Just to clarify: my experience with Yolanda has been great. My experience with the house i chose to rent has not (At least not yet). They are working on sorting the situation out to make it move in ready for me. I moved in a few months ago when the house was owned by heavenbrook homes the house had ac issues, dryer electrical outlet was not working, and water pipe leaks. I was assured that there were no issues with the home and later was informed that they sold out the property to progress residential. When I explained to progress residential they were prompt to act. Mr. Carlos came to just fix the dryer outlet issue. Mr. Carlos didn’t just fix that but he took it upon himself to also fix all my water leak issues and looked into my ac problem to even get that fixed. I am very impressed on how helpful, courteous, and professional Mr. Carlos was.

I left a message at night on the emergency line regarding the air conditioner not working as it was very hot in the house and he called right away and came by late at night to get us through the night. He also came by first thing in the morning to complete the job. We appreciate him putting his customers first! Especially in the Houston heat. He also gave us next steps. The application and orientation process to get your home is streamlined very efficiently. There were a few issues with the home upon move in during week one but I don't hold that against Progress Residential as it is expected and they have been responsive over the phone and email. We are excited about our new home and hope to stay as long as we can.

Our a/c was not working. Progressive sent Carlos out and I'm glad they sent him. We have had good technicians come out but Carlos was by far the BEST one we've ever had. The orientation was a breeze and she even checked up on us a week in to see if we needed anything. Additionally, working with Progress Residential, in general, has been the most pleasant renting experience that I've ever had. I applied Monday, was approved Tuesday, paid dues Wednesday, and moved in Friday. Easy peasy! Everything is mostly done electronically, so the key is, when you hit a snag, call Progress immediately, and they'll get right on the problem. Today I met with my Resident Relations Specialist, Teresa Alcala. She was wonderful! First, I was one hour late, and she was completely understanding and kind. My name is Myriam Amaral and I am a Progress client for over a year. I want to thank and praise the customer service provided by Angela Hawkins. Since the first moment she had assisted me in the most kind and professional way possible. She was always there to help me whenever I would call. Last month I arrived from a trip and my AC was down. It was Saturday night. I was already prepared to check in a hotel because inside the home the temperature was 90 F. I couldn't believe when they sent a technician at 10 pm to install a window unit in my bedroom so I could sleep comfortably. The next day, a Sunday, the technician was there to fix the main unit. One week later they replaced the whole unit to be sure I wouldn't have another "hot surprise". Since I have rented this property my experience couldn't be better. I have seen all the bad reviews and I cannot agree with most of the comments and I hope my move out experience will be as pleasant as it has been so far. If you are a responsible tenant (which I am) and follow all the rules, I believe you will not have any problem. Thank you again Angela and all the Progress staff.

Progress Residential has a really unique concept in renting homes. It's almost as easy as renting an apartment, but with a very personalized approach. What really made my experience great is that they take the home off the market immediately after you apply. This way there is no competing for the home. They also send out a representative to greet you on your move in day. Lori Elston was our representative, and she really made us feel welcome to our new home. She took photos of all of our concerns so that there would be no issues on move out. She committed as much time as we needed to make sure we were well informed. UPDATE 7/3/2020: After spending almost two years in our Progress Residential home my family and I were able to purchase a house. Our move-out with Progress was nothing short of exceptional. I had some concerns about our deposit being returned, and was assured that provided we follow their guidelines for returning the home, our deposit would be returned. After following every step of their move-out guidelines, Progress was true to their word, and returned all of my deposit back to us.

My review is for the excellent and prompt service request experience we were just given. When you find out your heater isn’t working the day Houston decides to dip into the 30’s it isn’t a fun night. I submitted the HVAC service request around 5pm last night and within the hour, Doreen had called to schedule the appointment for the next day. Andres showed up very close to the start of the service window and immediately remedied the issue. He crawled up into the attic and replaced the fuse. He also was proactive and looked at our AC while he was here to prepare for the hotter weather. Andres was exceptional and a fantastic asset to the Progress Service team. As far as maintenance goes Eli Maldonado is the absolute BEST!!! We have been dealing with water temperature issues since our move in June of 2019. We have had 3 maintenance men come to our property and no one has been able to fix the issue. I explained the situation to Eli. Progress Residential is by far the best rental company. They are so personal and timely. Any maintenance request were immediately taken care of, same day or next day. During our move out walk through Mitchell Trevino was superb and made the whole process painless. I would definitely recommend this company!

Progress Residential has been a great company to rent from. Professional and thorough! There are only a couple of issues that they won't seem to address in the 2+ years I've rented from them - replacing the fence, one small stretch, due to rotting. I have pets and pay extra for them. I want them to be secure in the yard. I guess they don't want to put out any money on this type of situation.- shame, it's about the only negative. I am currently moving out (out of state) and am dealing with Mitchell Trevino on the move out. Great person to work with! Professional, on time, addressed all areas, should be a smooth transition leaving - thank you Mitchell!
