I have been renting from American Realty, and couldn't be more pleased with the customer service I receive from their employees every single time. From the ladies in the office, to the maintenance man, I have had nothing but good dealings with them. They are ALL so friendly and genuine. I put my first maintenance request in, and even though it was not an emergency, they still sent someone out very fast. The maintenance man came with a contagious smile, and was so kind to my 5 year old and I. Every time I have interacted with someone from American Realty, I leave with a smile on my face. It truly is a good feeling renting from a company that is always full of such great vibes. I 100% recommend American Realty if you want to rent from a company that cares.

I lived in my house for about a year. Upon moving in we did have some issues but as soon as we put in the maintenance requests, they were all taken care of within a few hours or the next day. I was thoroughly impressed by the maintenance team throughout the year I lived there. The only thing I would improve is the snow removal since there were times I didn’t receive snow removal for several days when it was included in my rent. Otherwise I highly recommend renting from them!

Jordan was SO professional and timely. He gave me a call within 10 minutes of reporting my issue and walked me through potential problems that may be causing issues with my furnace. After helping me with my issue, he had help stop by the following day before 8am just to make sure all was well / safe. 10/10 recommend. As a veteran server, and bartender who knows the service industry well - Jordan sets the standard. Give that guy a raise!

We’ve had multiple maintenance requests since moving in this summer and I have been very impressed with American’s ability to get maintenance here quickly and have the issue resolved. Everyone has been very nice and very helpful, especially Jordan! They fixed an issue with our water heater, did some landscaping work, replaced light bulbs, fixed one of our smoke detectors, and helped with a furnace issue. We haven’t been charged for anything which is nice too. Great customer service!

Management usually takes a slow time to respond and we normally have to call or email multiple times to get a hold of someone even if it’s a maintenance emergency. But that being said, when they do eventually get here they’ve been great. Very nice people and very helpful and get whatever we need done. Jordan is awesome, came and fixed 3 different things for us at once and even went to ACE hardware to get the right tools he needed to fix each one right away.

Rented with American Realty for three years throughout my undergrad & first few years into full-time work, and had great experiences throughout. Even with facing hiccups with the actual houses (expected, older houses can have their issues), the maintenance team was always quick to come out, very professional, and all-around great to work with. We rented both on the West Side and in Eastown, and found affordable rent and an overall great living experience in both cases (clean, well-kept up, good sized, etc.). Really appreciate the staff's approach in being hands-off and letting you live normally, yet quick to jump in when action is needed.

My roommates and I have had a great experience with American realty. Our maintenance requests are completed the same day we submit them. (Unless it's after hours or during the week, then it is at the start of the next business day.) Jordan is super awesome and always does a great job fixing/replacing things.

We had some issues with ants which they tried to address, but never resolved, and told us it wasn’t apparently an infestation so they couldn’t call in anyone. They were prompt to respond to an issue with our kitchen sink leaking. They helped us beg the landlord to fix the central air unit sitting right outside the living room window (the landlord did not, but I understand this is outside American Realty’s control). I was extremely uncomfortable with the pressure to sign or move. We moved in June 1st and come September 29th they began showing the apartment. We had seen it in January, so I had made the improper assumption they would hold off until then. Two groups walked through in about 3 weeks time. Once one of the groups had put in their good-faith deposit (ours was half rent, $1000) we were then given just one week to either agree to resign, and pay subsequent fees for changes to the lease at that time, or to simply ignore the offer and they will let the lease terminate per usual. The fees are as follows: Door code change $50 Shortening lease $150 Extend lease $150 Add tenant to lease $150 Remove tenant from lease $150 Replace a tenant $200 (These are, of course, optional) Cleaning fees vary from $375-675 depending on bedroom count. The cleaning fee is paid up front before you move in, and intended to be used for cleaning services upon your exit. Ours was $475, and the “professional cleaning” was abysmal, we scrubbed the kitchen and bathroom ourselves after we moved in. I was hardly pleased to have paid a ridiculous fee for mopped floors and a wipe down of the countertops. Strangely, they charge $65 each for “Kitchen Blind-1 Broken,” and “2 Broken Blinds-NW Bed 1.” I guess I was wrong when I thought they were the worst blinds I had ever used, and they are in fact the greatest blinds ever made. All in all I had a worse time with York Creek’s (mostly dysfunctional) property management team Land & Co, but at least they didn’t charge me $195 for 3 sets of blinds. If none of this bothers you then by all means rent from American Realty, they have a nice tenant portal for submitting maintenance requests and offer instant transfer (albeit with a small fee of $2.95). The staff was always kind to me personally.

American realty is great! It's so great we decided to resign for another year with them. Me and my roommates have been renting a house from them for the past year and now the next year to come! The house is in great condition and has been well kept. It is in a great location for us and if we have any maintenance problems American Realty is quick to respond and very helpful in that sense. I was impressed by their helpfulness when we signed with them, and they continue to make paying rent and asking questions convenient.

I've been very pleased with American Realty Property Management. They of course are not a perfect company and make mistakes from time to time. I think more people need to recognize this because no person or business is perfect. I think a company should be judged by the way they respond to the inevitable mistakes that they will make. There was an issue with my lease for the upcoming year and American Realty has done a great deal to accommodate and attempt to fix that mistake. They have been very generous and handled the situation very effectively and professionally. They were upfront with us, which we appreciated and got creative in solving the issue at hand. Their maintenance staff will always call me directly and ask what the issue is and their in office staff was very helpful with navigating me how to add new roommates to my existing lease. If you are a college student in the area this is the ideal property management company to go through.

Property management can unfortunately be a contentious business. However, from my first-hand experience, American Realty always does their best to be fair in every situation. My friends and I recently moved into a like-new fully renovated house. We were actually able to move in a month early because of all the hard work American Realty did in preparing the house. Throughout our move-in process we came across a couple issues. Thankfully, the staff at American Realty was there to let us voice our concern and help us resolve these two issues we came across. Jordan Whelan in the maintenance department was helpful in replacing a few of our appliances. There was some miscommunication in the process but he was quick to apologize and make up for it by accelerating the installation process for a new appliance we had on order. Jared Behrens was my main point of contact in assisting me with another issue I came across. Without going into much detail I received an unexpected service fee invoice that was charged to my property, and Jared was there right away to help me out. Throughout the entire process Jared was extremely helpful, personal, and professional. He was very understanding and attentive to my mindset regarding this issue- and we were able to reach an agreement that satisfied both parties- which was a nice welcoming reprieve! Overall, I would recommend leasing through American Realty. Yes I have experienced some ups and downs and have felt a sense of disconnect from a communication standpoint at times when trying to have an issue or maintenance request resolved, but the entire staff was always quick to apologize and help resolve any issue to the best of their ability. People make mistakes- and they'll be the first to admit their own- which is a nice thing to know. I think more people need to recognize this because no person or business is perfect. The front office and receptionist staff are always very helpful and friendly whenever I call or go into the office as well. I have been very pleased with American Realty Property Management and I will continue to rent from American Realty while living in Grand Rapids, as I feel they are the best rental company with good prices and great customer service.

I have lived with American Realty for about 3 years now. I have had both good and bad experiences. The good: The rent is reasonably priced for the amount of space we get. The maintenance is usually pretty responsive and often times go a good job fixing the house. Also the staff is usually responsive with questions. The bad: They are quick to throw fees at you for maintenance requests, the home I live in is an older home so it is defiantly in need of TLC from month to month there for we have many requests. They not not very flexible (you can not pick up your key until the night of your first day of rent which means many people must find other places to stay the night before) and getting out of a lease or finding a subleases is not permitted. American realty is not a bad option but also not the best.

My fiance and I were looking for a house to rent close to downtown but were unable to find anything available in our price range. When we called American Realty they provided alternatives that were in our price range and available when we were looking to move. Elizabeth from American Realty met with us within 45 minutes of us calling to schedule an appointment which was very convenient due to our busy schedules. She showed us several apartments including some that were still under construction. She was very helpful and not pushy at all. Within hours of seeing our apartment we decided to go in the next day to put down our deposit. We have not moved in to our apartment yet but so far it has been a good experience with American Realty! We are looking forward to move at the end of the month.

My roommates and I have had an overall good experience with American Realty. When we initially moved in, our house had been repainted inside and the hardwood floors redone. Over the the course of the 4 years living in our house, we've had a few upgrades which has been nice. We've also always had great response whenever we've needed something fixed or had an issue - usually someone would be out to the house the same day if not the next.

I love the apartment I'm in and its location. The price is fair. It's exactly what I want out of my home. The leasing office can be a little tough to contact via phone and aren't the best at communicating changes to their tenants. They are all very friendly and helpful when you go in person. If you can get in during their office hours, then you shouldn't have any issues with them whatsoever.

We've been renting the same house from American Realty for six years now. When looking for a place here in GR, Jared Behrens and I had an hour long conversation during our first phone chat. When my husband and I met up with him I found him to be extremely personable, friendly, interested in taking the time to get to know our needs, and show us a couple places he thought we would like. Even when we told him we didn't want to live in a certain neighborhood, he encouraged us to look at the house we now live in because he knew we would like it. Whenever I've had a maintenance request I've communicated to Jared, he's always gotten right on top of things to make sure the requests are handled.

Love the house I'm renting from American Realty. The kitchen is remodelled and updated and the house is big enough for 5 people to live comfortably. Rent is pretty high for one house but affordable splitting it 5 ways. Have had some trouble with leaking roofs and other maintenance issues that were only resolved after many phone calls. But In all great house and great location.

I have been renting from American Realty for the past year and the experience has been above and beyond. I am a GVSU student, and have lived downtown for the past 3 years. I have rented from 2 other realty groups, and neither come close the experience I have had with American Realty. Maintenance requests get fixed immediately, someone always answers their office phones and their houses are a step above anyone else. Landlord does not drop by unannounced, as they will always give a warning. Jared and Liz have taken great care of us, and I would suggest you to seek an American Realty lease.

American Realty is a good option for students as they have many properties located near the Grand Valley State University campus. The rent for my 4 bedroom unit is reasonably priced considering that we are a five minute drive to the middle of downtown Grand Rapids. We've had to file several maintenance requests (broken sink handles, broken washer, water heater, etc...), but these are usually answered within 2 days. As with any lease, just read the fine print as they don't allow subleasers. While we have had some issues with management, they usually admit if they have made a mistake.

American Realty has some great properties throughout all of GR. Our 6 bedroom house is huge and has all new windows, floors and kitchen, its beautiful. We were able to negotiate on rent to best accomodate our move in needs which is great. The transaction of getting the security deposit in and the keys a few days early was great. There has been some stuff with the actual house owner that american realty cant enforce but it is not their fault. I wish they made their owners put more work into the house. When we arrived he had done some very crappy floor work in one of the bedrooms and my bedroom only had one working outlet. American realty has been very understanding and helpful so its not their fault. Also they have a cool maintenance manager jordan who is the best.

I rented from American Realty for the school year of 2013-2014. The house is beautifully remodeled inside, but still has character from the original house. Rent is very reasonable and they worked with each tenant for our payments. We had a bit of trouble getting maintenance to come out quickly, but after they did, our problems were fixed.

They do what they can to make the living experience a welcoming one for all of their tenants and they work hard to fix any problems that may arise while living in one of the properties that they manage.

Great experience with American Realty. My and my roommates had problems with the Fulton Group and went straight to American and found a perfect house no problem. They were super helpful with the lease signing and lots of the other things involved with renting a house. Overall great stuff.

This review is for the Knapp Street Townhouses specifically. Pros: 1) The actual townhouses are amazing. The price and location are really good and the interior of the townhouses are very nice. Quality kitchen, bedrooms, and living room areas. 2) The maintenance guy is really nice and knows his stuff. He can at times take a few days to get to things because of his busy schedule but other times he is able to make time for stops even on a busy day. He is also fun to chit chat with. He is a great asset to the company. 3) Willing to work out having a pet cat when originally there were no cats allowed. 4) They are quick to email/snail mail paperwork & receipts and they put together the quarterly water bill for you. You have an entire month after the water bill is issued to pay it. So that is nice. Cons: 1) Parking was fine for the first month but then they repainted the lot in such a way that there are not enough spots for all the residence living at the complex. Also they added 2 handicap spots that I've never seen been used and are oddly placed for the parking lot anyways. Many nights during the week I have to park in the neighboring apartment complex (possibly illegal) because there is no room in our lot. There are also always people parked illegally in our lot for lack of parking spaces. 2) The snow plowing of the lot is slow. I was 20 minutes late to my first day of work in December because the snow removal service didn't end up plowing the lot until noon on a Monday while the neighboring complex had their lot finished by 8am. 3) The management is passable to deal with and pretty friendly but they seem to be very disorganized at times and not everyone seems to be on the same page. I've experienced them questioning whether I had paid rent for the month when I had paid two weeks early. Luckily I had requested a receipt of payment to be sent to my email so we were able to clear that up. However, I stress always getting payment confirmation when paying bills/rent. Also I've been told conflicting pieces of information by different employees multiple times, like when we were trying to get the cat to be allowed in our apartment. Just be sure to follow through with all your information gathering and get things in writing. For the most part though it is manageable. 4) 0 tolerance of late fees no matter what. Other property managements I've lived under either had a flexible window of 3-5 days or allowed for flexibility if you alerted them ahead of time. If you are a day late no matter what, you will be charged $75 for the late fee. I don't fault them for their policy per se, just saying other companies have better policies. Neutral: 1) Getting a hold of them during business hours is pretty straightforward but they are difficult to hear back from if contacted after hours and their email responding is hit and miss. 2) Must deal with all utilities (including internet/cable) yourself. This is minus the water bill though. You still pay it separately from regular rent but American Realty compiles the bill for you. In summary their houses are great and while they are by far the weakest of the three property management companies that I've lived under since moving to Grand Rapids, the actual house, location, and cost of living under them makes it a worthwhile experience for many people. It is certainly worthwhile for me. However, you should be prepared to deal with the occasional headache over various matters and one will want to practice patience with the management at times.

My experience through American Realty Property Management in the past eight months have been fair. We have experienced leaks over the winter and maintenance did come out to check it out; however, it did take awhile. I do understand there are many properties with problems this winter and they went on our roof to shovel which was impressive. They have always been friendly and seemed concern.

It's harder to give a higher endorsement than the fact that my roommates and I just re-signed for another year long lease with American Realty. I have had my fair share of bad landlords in the past, but I can truly say that the staff at American Realty are the best and most helpful that I've ever come across. We had a few problems with a leaky ceiling due to the weight of the snow on our roof (after the terrible winter we've had) and almost as soon as we put in the work order via their website, American Realty contacted us and let us know they knew about the problem and someone would be over to promptly fix it. American realty has been a good leasing office. They're pretty strict with rent and will file the court forms to evict you first, ask questions later. Its a big company so they don't have time to pay too much attention to your personal finances.

Luckily my roommates and I were able to find the perfect house from american realty. The price is reasonable and the location of the house is ideal, in east town! The website is easy to generate and find houses you are interested. The person we were emailing to set us open houses, Lauren, was awesome to work with and super patient if we had to change our viewing times. The only thing I was not particularly found of was I thought that one of the Realtor's were not dressed professionally.

Overall my experience with American Realty was okay. The lady that showed us the house we were looking at was a bit unprofessional and scattered. When we went to go sign our lease they had the wrong information written on our contract and when confronted by us about it our agent got defensive and threatened to increase our rent. We are living in one of their properties in the fall and hopefully we won't have any further issues with them.
