I worked with Ryan Schmoll at James Patrick Real Estate to find my first home. He was recommended to me by family that had recently worked with him. My experience was great. Ryan listened to what I was looking for and after looking at a few homes, found one that had everything I asked for. Ryan was very proactive throughout the whole process and responsive when I had questions. The flat fee model also saved me a significant amount of money. I absolutely would work with Ryan again and will refer others to him as well!

Call them today! I don't understand why EVERYONE doesn't use James Patrick Real Estate to sell their home in Fargo-Moorhead. We saved over $6,500 because of their flat rate listing fee! $6,500!!! Go to their website and see how much you will save, its crazy. The more your home is worth, the more you will save. Even the fee paid to the buyer agent was less than expected. We worked with Ryan, who was very knowledgeable, friendly, and always quick to respond. We even ended up selling our home for more than we initially hoped would be possible and we accepted an offer on our first day of listing. Don't waste your money on other real estate companies and their overpriced fees. James Patrick Real Estate will offer you the same service at a much better value and allow you to keep more of your home's equity in your pocket. Call them!!

I can't recommend James Patrick Real Estate enough. Specifically Ryan Schmoll. We had a brand new build and we were helped out through the entire process. The commission structure was amazing. Most realtors will take the full 3% no matter how much work you do. James Patrick realizes that 3% is an incredible amount for sometimes a small amount of work. They paid some of that commission back to us. We were very happy with the arrangement. If you are going to buy a house, save yourself a large amount of money and work with James Patrick Real Estate. I have had situations in the past that made me reluctant to trust someone to help me find and secure a purchase on a home. Needless to say I found the right man for the job. I have worked with many of the big real estate companies in the Fargo Moorhead area, either as a buyer or seller and all of them left me very disappointed. After my previous experiences I saw little value in the real estate service as a whole until I was referred to the great people at James Patrick. When listing our last house my wife and I trusted and followed all of their advice like replacing the entry doors. We staged it using their advise and paid for professional pictures like they advised. The end result was a full price offer within 24 hours. The night it showed up on the MLS there was literally a line of people waiting to get in the door to see it. I don't think most people that sell their house in a few weeks would say that their agent was underpaid. In this case however, that is what I believe. Our dynamic was very unique since we had moved across the country before the house went on the market. Between helping make sure the contractor we hired to fix things up before we listed was doing a good job, to making sure the driveway was shoveled, and the heat was still on in the dead of winter, Dan was over at our house constantly. Dan was also always available to answer any questions that we had, the entire way through the process, and helped us keep an even keel when our first buyer walked. I can't imagine another realtor being more accessible, and available, coupled with the fact that he charged less than a typical agent, it is easy for me to say that Dan was underpaid......just don't tell him ;)
