Was approved in June, found the home we loved a few weeks later, put in an offer in, just closed, and now waiting to move in while we wait for the paint to be done. I would recommend this program to anyone not able to get into a traditional home loan just yet. Would also recommend having a real estate agent, which made home process buying super easy! We are excited about the future in our new home and eventually buy it completely. Thanks to Joel & Susan you guys are the best.

My experience so far has been great! It's taken a little bit to get everything rolling but that's how it goes in real-estate it actually worked out for me quite well! I'm moving from California and the timing works out perfect with my company's relocation package. Only downside I can say is that the price went up a bit prior to closing out completely. What can I say about HPOA? They have made my wife and me so happy. The process took just a little over a month. Yes, we found a couple of houses that didn't meet their criteria, but when we did come across this one, it took them one day to lock it in. The home was ready to move in. Small things occurred, like the door locks, refrigerator, and garbage disposal, but they responded quickly for repairs. I love that we didn't have time to do all the research and paperwork on the property, but how they do it for you. I just sent my niece the information, and I strongly recommend them to anyone looking to purchase a new home but still has something to work on. Thank you so much, HPOA. You have made a dream come true!

Great experience with the move in process. Only issue is who they choose to partner with as their property management company while you are renting to own. Pathlight property management is impossible to get ahold of among a multitude of other issues- you should check out their recent reviews on google. Home Partners, if you see this, please consider partnering with a better property management company so that your good reputation isn’t harmed.

I was almost unable to help my client as she needed a 4-5 bedroom home for her and her children. She was only prequalified for 250k and we could not find anything in that price range that was large enough and did not need major work. She was ready to give up. The only warning I have is that if you don’t have your funds available then wait before you start the process. As soon as you apply, someone is contacting you, you receive an approval/denial within 1 business day. And the process just continues to move at a fast pace. My realtor asked what I was looking for and we were looking at properties within days. When I found the home I loved, once again the process was fast! An offer was put in and the homeowner accepted it by the next day. In all this was a 2 week process. Customer service is A+. They continue to follow-up with you to see if you have questions, if there are any issues that need to worked out, and they provide you with several ways to reach out to them. Definitely recommend!

UPDATE 11.29.22: We just moved out yesterday. We needed to move early and their fee to amend the lease was within reason. We had a fantastic experience over the last two years. I never wondered about the status of a requested repair. The company is responsive and available to actually speak to. They're sites are self-explanatory in terms of making payments, seeing documents, or requesting maintenance. Overall, our experience has been phenomenal. (And I'm saying this before knowing how much of my deposit they keep). If you are looking for a rent- to-own with clear terms and expectations, or if you're interested in renting to bridge a gap before your next buy, they are the ones. 2 years ago: We stumbled upon this company by accident and we are really glad we did. We owned a home in Texas and after 4 years decided to make the jump back to the Midwest. Generally, work opportunities have led us to move quite a bit so buying a home for such a short stay was not the best option for us. While we hope to find our long-term home, we were still not convinced buying again is the right choice for us right now. HPA has afforded us the opportunity to rent a home of our choosing for longer than we owned in Texas. Additionally, if our new location is more permanent we have the option to purchase the home we've settled into based on a price given to us up front (before we even made the rental deposit). HPA has given us what we needed most - time and stability. For us it's not that we can't buy a home now, it is the luxury of not needing to before we are ready to say "yep, we will be here for a time long enough to warrant a mortgage". Also, HPA has been more than transparent with us a renters. We received multiple emails and reminders for the various stages of the process, as well as portals to access our account online and submit maintenance requests. I have called in to customer service a couple of times for various purposes and have always been treated respectfully. My inquiries have always been addressed swiftly and professionally. I have never rented a home where I felt completely in sync with their expectations of us as tenants and what we can expect from them as our landlords. This is a great option for families who, for various reasons, are not ready to buy.

Home Partners of America was a good, easy process. Approval was a little annoying just because we are self employed but they were more than willing to work with us through the whole process. We found a house, they closed and we moved in last week. The reason for the 4/5 stars is the restrictions on the homes. They have a 2 acre max which we weren’t fond of, we wanted a minimum of 2 acres but had to settle for less. Also, though this isn’t a complaint against HPA necessarily, the property management company they work with once closed, Pathlight, is the WORST company I have ever dealt with by far. It would be nice for future tenants if HPA would go with a new property management company, you can even tell by Pathlights online reviews. Other than that, happy with HPA and would recommend.

Working with HPA was good. They turned down several house we looked at for reasons that I don't really understand, but that is fine.They got us in a really nice house in the end after a few tries. However, the property management company they are using is straight garbage for lack of better terms. Pathlight took a month to fix my air conditioner in 90+ degree temps and I have small (5 year old and a 6 week week old)children in the house, still waiting on my fridge to get fixed as I have had to through 100's of dollars in food away, and they have yet to pay my HOA which is in the contract and now my kids can't use the amenities that's in our neighborhood because of it thier incompetence. Fixed, I dont think so or that plastic would still not be stuffed in the ice dispenser keep cold air in my refrigerator.

I filled out my application and paid the fee for the background and credit check . Within 30 mins I received an email stating I was denied due to my credit score .Before applying I was told they check Trans Union yet I was not informed that there is a specific credit score model that they use to determine eligibility . The score stated on the denial letter was 48 points points lower than shown on the platform I use to check my credit . Though I am very disappointed because I believe this information was withheld intentionally for financial gain , I am posting this review to help inform others that AmRent (the company Home Partners of America uses to check your credit) uses a FICO 8 model to calculate your credit score , which is what a representative told me when I called them. So be sure you know what that number is before wasting your money applying.

Soo i just moved in on 4/25/2022, I had few things wrong upon move in. I made contact with pathlight management. STEPHANIE TELLY AND DENIO was great she informed me she conducted a walk through some of these items were not broken when the walk through was completed however they were now. Stephanie got me in touch with her supervisors amd NOW SILENCE THEY HAVENT FIXED NOTHING TELLY GAVE ME HIS WORD ON THINGS AND NOTHING HAS BEEN DONE THERE SHOTTY VENDOR HAS EMPTIED MY POOL AMD I HAD TO REFILL IT..THEH CHARGE ME EVERY MONTH AND THESE PEOPLE DONT EVEN COME OUT...TELLY NO LONGER ANSWERS MY CALLS OR RETURNS THEM BUT TOLD ME TO MY FACE HE WILL REPLACE POOL HEATER SINCE IT WAS BROKEN WHEN I MOVED IN NOW THAT WORK ORDER HAS DISAPPEARED LIKE ALLL MY OTHERS THIS WAS A TERRIBLE DECISION DO NOT USE HOME PARTNERS..ALL THEY CARE ABOUT MONEY NOT THIR TENENANTS

Brain was my rep with home partners and he was extremely helpful with answering questions. There were no homes in my metro area, therefore it was hard for me to utilize the program. However, this is a great program for those who see the opportunity in it. Update: 1/20/2022 I was able to switch my metro area found a home. Currently waiting to see if seller will accept the offer. The process so far has been smooth. Customer service on home partners side is responsive and professional.. Please keep in mind that HPOA is for profit and they are in the business of real estate. I see a lot of reviews about how homepartners is in it for the money, this is true. Home Partners is basically fronting you money to get into a home. They are trusting that your desire to become a homeowner is strong. If your goal is to become a homeowner then you will do what it takes to hold up your end of the contract.

Home Partners is unlike any other rent-with-an-option-to-buy program. There are many scams out there that people should beware of, but this company is trustworthy... As a Realtor myself, Home Partners has been a valuable partner of mine for over 4 years, and literally helped dozens of families with whom I've retained as clients. This is a great way to be able to buy a house in the Denver market. Rent for a minimum of one year with option to buy, but you’re not obligated to buy. The price of the house does increase with inflated percentage, but you won’t have to enter any bidding wars over the house. Luke was my agent that helped me through the process. He and Keeley showed me houses and helped me get into a great house. We were in constant communication throughout the whole process of HP buying the house.

What happened to second chances? Even convicts get second chances. The program is good, just wish we knew more about the rules before we got so far into closing.

I have rented with Home Partners for nearly 2 years. When I began the program, the representative reassured me that purchasing the property would be a smoothe process. The rep even stated, "there is no rent due the month of purchase." The rep says, "we know saving for the closing costs is important, so we try to make it easier. Also, did you know mortgage payment isn't due the first month either? Because closing on a property can get expensive. Everyone tries to give the new home owner a break." I was sold on the program and decided to join. Fast forward to my closing. I can't get proof that the solar panels are paid off, no matter who I speak with. I didn't pay rent the months of March because closing was set for March 26th. Because of a few unknown reasons including lender issues on my end and no solar panel info on there end, closing was push till April 8th. Now I'm being charged a month's worth of late fees for now paying March's rent. On top of March and a prorated April's rent. Apparently, the representative I first spoke with was wrong. You still have to pay rent the month of purchase. Unfortunately, no one ever reached out to me. No one ever called to see why the rent wasn't paid. No email, nothing. I always paid my rent so you would think somone would question something. However, I have to now pay $8k to settle the month of March. And I still don't have proof that the solar panel are paid off so all I can do is hope there is no lien placed on the property due to unpaid solar panels that do not work. With all that being said. I gave 3 stars because besides this.... the program is actually pretty good. I got the house I wanted locked in at an affordable price from 2 years ago. No landlords or property managers bug you unless you reach out to them. Most issues are handled in a timely manner. We didn't run into any major problems until now.

The realtor set me up in the FMLS system so that I could begin to receive notifications of homes in the areas I preferred to live. As well, she advised me to always go to the Home Partners site as well. Once I found a home, the realtor and Home Partners moved thoroughly and quickly, providing me with documentation throughout the process. The company has quite a few restrictions as to the type of property and its condition, but they all make sense if you look at it from their perspective...and I appreciated them for being so firm in their expectations from the seller because I have a better home in the end. I really feel this is a great option for people who need help with that leap into more permanent housing for their family. We have lived in a Homer Partners home for almost 2 years. We are very grateful to be in a good home, reasonable rent (cheaper than some apartments around here!) and good location and schools. If we have issues with something that needs a repair, all you have to do is go online and tell them. They send someone within 24 hours! Awesome. Much better than living in an apartment buildings where you sometimes have to wait for days. Our rent increase every year is not high at all. It is nice to know what your rent will be during the 5th year and it is locked in per the agreement. The whole process was so easy to begin with, starting with picking the home and having Home Partners purchase it through our realtor. All went smooth and they explain everything from the beginning. Yes you can purchase the home if you want to, you are not obligated to buy either. If you are not happy, you can leave after 12 months as well. But we plan to stay for a while until we are able to purchase a home we want in the future. This company is not a scam. They are awesome for helping us out.

This is a great organization, and they have a really good program to help struggling people actually own a home. I can't say anything bad about them, other than the fact that they were very narrow on the areas they would allow us to purchase in. Some things don't make sense, but I'm sure they have their reasons. Their customer service was great, fast, and responsive. Unfortunately, our water was not turned on the day we moved into our home, but it turns out that was more of a city issue than an HPA issue. I would honestly recommend this company for anybody who is in the position that we were in and wants to own home.

The process took a long time. Longer than expected. I was in temporary housing for two (2) months and started the process in December 2018. I just moved in the home on March 1, 2019. For individual considering the program, please keep in mind there are specific homes listed on Home Partner's website under the option to purchase, however you don't know if something will be discovered during the process which will extend your time securing a home. I attempted to secure a home four (4) times with no success. It was so bad that I had to request to extend my approval date. Now that I am in the home, I am awaiting an initial yard service on the property. While I have been in the home for fourteen (14) days, no service has been provided. I really believe this is a good program, but some adjustments are needed to make it a great program.

We just moved into our new home here recently and were delighted with how things moved along. We were not having luck with any other property management companies for about six months in finding a home. This is when we came across Home Partners. They got through our application very quickly , although I found the fee was a bit high ( totally worth it in the end). Once we started our hunt for a house it went great. We did have to switch realtors and they fought us a little on that however in the end we were able to work with the one we wanted. The house we were able to close on is perfect, they even got the owner to replace the carpets! I did not like that we only had 72 hours from move in to do the property condition report as I did find more things as we were settling in to the house . I have not had any issues with Pathlight thus far ( the property management company home partners works with). I find the communication is pretty thorough, Nadene was great with explaining things to us. So far I have nothing but thanks to give for Home Partners helping us out with our rental situation since we are expecting a new baby boy here in March and couldn't be happier with the way things turned out .

Our realtor and Home Partners were great. We moved to the Denver area from Pennsylvania without having lived their before. We did not want to buy immediately because we did not know the area well and were afraid of buying someplace that a year later did not work for us. Allowing us to pick a home that was for sale and have Home Partners purchase it then rent it back to us worked perfectly. The only issues we ran into was that because Home Partners requires the use of their own purchase contract, we were not allowed to pick a house that was new construction. Builders all require the use of their own purchase contracts and we could not get either side to budge. It all worked out though, as we were able to find a relatively new house that was not a "new" construction.

Make sure your realtor can give good real estate comps and forecast of property values in your area and you’ll be just fine. HP worked amazingly for us! The concept behind what they do is amazing and I am taking advantage of the program, however these are some issues I came across which made it a very difficult process and longer than needed: 1. It took 11 offers to get a home. Make sure you check their website for home criteria (no homes with above ground pools, etc.) they will not purchase. This will save you time and energy. 2. The website should only feature homes that HP is willing to purchase. It is misleading when you search the HP site for a home and it ends up being a home that is disqualified from the program. 3. Every request, every answer was a NO! I feel as though the reps in departments are trained to say no, even to the most simplest and justified requests. It takes a lot of pushback and emailing and calling to get a supervisor on the phone in order to resolve issues. I am grateful for reps that were helpful, however 9/10 of them were unhelpful and cold. 4. Understanding that HP is a business, and they are making a large investment in purchasing a home, they still forget about the human element and working with families and their needs. The purpose is to help families, not just make investments. There has to be some compromise in the process to help families work through the process.

We are just finishing up the process with Home Partners. Now I read a lot of bad reviews of this company. But really, they don't seem to hide their costs, its all in the contract. They help people with bad credit, attempt to get into a home, give them time to fix and then sell it to them. Do they charge a lot for rent, yeah...but they are a business and they have to mitigate their risk somehow right. We know what we are getting into, and this is the price to pay when you have made bad financial choices. We will try to clean up our credit it two years and purchase the home. If we cant, well hey we can rent this place for 5 years as well. They went in paid CASH for the house we wanted closed under 30 days and we move in soon. They have kept us informed through the whole process. So unless I change my mind a year from now I rate them 4 stars, why not 5, well I think they jack the rent up a tad much and their policy on not fixing anything except structural damage is annoying, but I knew this before going into the deal.

We entered a 3 year lease to purchase with Home Partners of America in 2014. We closed on our house in March of 2017. They were fantastic to work with. Everything went exactly as promised. We are 100% satisfied with the process. We bought our house in the greater Dallas, TX area. Home Partners is based in Chicago, so they use a property management company called Pathlight. Pathlight has some really crappy reviews but we don't have any complaints. We only needed to contact them once or twice thankfully. As with any establishment or place of business you will always have disgruntle individuals who feel they have been wronged... Whether there is merit to their complaint remains to be unseen but the damage is still done. I am a Realtor® in Florida and will endorse Home Partners fully. I have been involved in transactions both on the buying side and selling side with great success. The fact of the matter is you will have pitfalls, hurdles, and obstacles before the closing table despite how you get there. Cash, VA, FHA or HP etc, does not matter! Home Partners is transparent, hiding nothing from any parties involved. It is the fiduciary duty of the Realtor® to disclose all the facts along the way so blame does not necessarily fall upon Home Partners. It is a great feeling to provide a "Pathway to Home Ownership" to good people who may have had bad things happen. As far as the approved areas are concerned... DUH! Do you want your "potential" home be worth more when you sell it? Do your due diligence... Speak with an educated Realtor® . Overall a disappointing experience, but I honestly cannot blame home partners. We breezed through the approval process and finding houses was easy through the website. Unfortunately every house we decided on failed the inspection. It honestly makes me concerned about living in the Denver metro area because every single house failed for foundation problems. Eventually we decided that we were starting to settle for any house that we thought would pass inspection. Instead of doing that we ended the process and requested a refund. Other than not actually getting a home, the process was easy and everyone from home partners was courteous and respectful.

Our landlord gave a notice of sale on our rental I was living in, then I came upon a craigslist ad for a realistate agent that did lease to own with Home Partners. I called her asked her about what it was about, told my husband and within a month we had a place! It was very easy and we have recommended Home Partners to others that have been successful at getting into a home!

I have put several people in homes that would otherwise not be able to rent. Either due to having pet policies or not so perfect credit. I can't imagine why anyone does not like this program. It allows a seller to sell their home and the Tenant to live in the home that Home Partners actually buys. If you understand the guidelines of the program it is fantastic. This will be up to your Realtor to explain it well. I thoroughly explain this program so my customers clearly know what to expect. If you have a home that is in serious need of repairs then this program will not work for you or if you want to get way more money than the appraiser can justify then this program isn't for you either. . For the person who mentioned that they had a buyer who then HP later backed out, it was not due to her needing the lease agreement to show the school she was in the district. She doesn't even receive the official lease until the contract is completely finalized. She only receives a version of the lease that she will be committing herself to. Not the same. And not an official lease she can turn into her school district. Just saying. Your home contract was cancelled because the home inspector that HP uses did not approve your home due to a significant amount of repairs or because the appraiser could not justify the comparable homes to what you were asking period. These two reasons are the only reasons I have ever encountered with HP backing out of a deal but this would occur with most buyers loking at an over priced home or one needing serious repairs. HP wants a home that is well maintained not a problematic home as they will possibly be selling it later to the tenant living there. Keep in mind they are buying these homes sight unseen and relying only on us Realtors so of course they want the home to be in great shape. They are very picky about the homes they will actual buy and lease out to tenants. I know what I am looking for in a home that I know HP will approve and like. Did it take me a couple of homes that got denied before I know what to look for? Sure but other than that they are short of amazing in my book.

My wife and I are in process. Our move in date is a bit over a month away. This program was an answer for us. We live in Illinois and I have conciously chosen to sell our home and relocate to another state- Illinois is going down hard and fast- I do not want to own property when this state goes insolvent. My wife recently found a job she really loves, so moving out of state right now is not an option. Our plan is to rent for a couple years and see what happens to the state. Until that time, we wanted to rent. Our challenge is we have a 50 lb dog and most places will not allow pets, much less a medium sized dog. The places that did were disgusting and I was not going to put my wife in those houses. This program was our answer. We picked a beautifully renovated home that was within our desired rental range. They allow pets (there are breed, count and weight restrictions). You work with a professional company- not some guy trying to save every last dollar. So far this has been exactly what we needed. So the big point here is you do not have to be a someone that is struggling to purchase a home for this to be viable. You can also be someone who does not wish to own property but wants a nice house. The reality is there are not a lot of 300k+ landlords out there - and the few that are do not have the financial resources to do what this company can do.

It's a great program for people who can't buy a house just yet, but with all of the rules and restrictions, it makes it hard to find a house that will fall into the criteria. Also, make sure the house you pick is in pristine condition. If not, the deal will most likely not go through. We found a way to make our deal work, but it was stressful at times.

Not sure what people mean here when they are calling Home Partners crooks...in what way?? We used their program earlier this year in 2015 to get into our dream home. If it wasn't for Home Partners of America's program, my husband and I would still be renting an apartment or renting a home that someone else wanted us to rent, NOT the home we actually picked out to rent and eventually buy. I found the program and the people to be very much on the up and up, everything is spelled out in detailed and all legally stated...very clearly. Like anything else, you must make sure the details fit you and your needs. I worked with a Realtor and she worked with Home Partners on my behalf...which I recommend. We went out, looked for the home within the qualifications, our agent presented that home as the one we wanted to rent and eventually buy....it fit their requirements...and they bought the house! We moved in with the agreed up 1st month rent, last month and security dep....and we can't be happier!!! We recently purchased the home from them within our 1st year. I highly recommend this program to those that can afford to pay the rent in a home they want and would like to purchase it within a year of renting...with no surprises. READ the fine print, understand the program and work with a Realtor to get it all done. The program is designed for families that would like to own in A+ school district communities and can afford it...even while renting. It's designed to help those families get into the home they desire and eventually purchase once they can qualify for a mortgage. It's best suited for previous home owners who may have had hard times after the economy crash a few years back and are trying to raise their credit scores again, save money for downpayment, etc. BOTTOM LINE: EXCELLENT PROGRAM FOR THOSE GETTING BACK ON THEIR FEET AND WANT A BEAUTIFUL HOME TO RENT THAT THEY WOULD WANT TO BUY AND CAN AFFORD. Thank God for programs that can make the difference for those that are in need of it.

We recently closed on a home with HPA and found the process easy and fast. Our market is very fast moving and I found them quick and responsive even on the weekends. The only issues we had, with the 5 houes, we attepted to buy was that one of them was denied by HPA because its a relocation and they don't work with that relocation company - it would have been nice to have that transparency up front. The only other issue was around the refridgerator we were going to have to buy - HPA wouldn't put in a french door fridge (which is what would have been in the house as its only 3 years old) and were going to charge us $1500 for the fridge but would put in one valued at $800. This resulted in us having to buy a fridge ourselves (cause I didn't want to pay $1500 for something only worth $800! That's throwing money away!) which was $1400 that we didn't have budgeted.

I couldn't buy a house for a few years because of a short sale. Used these guys, got the house, test drove the house for a year and then purchased it before the year was up. Paid more than market value for rent that year but it was so nice to test out the house first, and locked in a good buy price. Only complaint was that communication around the buying process was super frustrating but it was all worth it in the end.

I've had several opportunities to work with HPoA in the last 5 years. I've always found their processes to be smooth and they bring a great value to both Buyers and Sellers. Typically, they are competitive with their offers to the Sellers, the Buyers receive the helping hand they need to get into home ownership and the freedom to become a "cash" buyer. The only thing I would change is the Title Company that they choose to work with. Other than that, always a pleasure to work with HPoA.

Ive sent complaints into Home Partners already with no response but they are such a good program to be having garbage property management team oversee the properties that we have to deal with after the fact. They do bare minimum and you can NEVER speak to them when you call, its ridiculous. The headaches of Pathlight not worth the Home Partners program.

The info they ask for is a fraction of what you have to turn in on a home loan. FYI people if you could get a regular loan you wouldn't have to go through a program that chargers more.
