I love living here - the building, apartment, and neighborhood are great. My rent is surprisingly affordable for now. Whenever I have had issues, the building manager, Eddy, shows up or sends someone very quickly. Everyone I have met is friendly and mature, there are no issues in the building community. The only problem is that the dryers are constantly broken. I would give them 5 stars if they would buy new dryers!

Spencer Ford was so amazing to work with! He really understood what I wanted and found me the most perfect place. He took the time to figure out what I needed and understand my “must haves” He’s easy going, friendly, kind, and hard working! He’s been the easiest to work with. 10/10 recommend working with him. Let me start off by saying, Beal was so quick and so fair to review everything I had to offer as a first time renter! They have the relationships with the agencies around the city that make EVERYTHING go so smooth! The way their applications process works took all the anxiety of renting my first apartment in the city away! It took 5 easy steps and everyone in their offices was so quick to respond to anything I submitted. I even was so excited to get my keys and wasn’t sure if I’d be able to get them before the weekend started and they still were able to pull it off and get me my keys within the hour! I’m 100% sure I saved myself a nightmare of a time renting my first apartment by working with Beal. Keep in mind that this is a face pace industry, come with everything you need for an agent to help you, be prepared and specific about what your looking for and you will also have a great time working with these people!

Moving to a different city can be very intimidating, but they made the apartment search and leasing process so smooth and easy! My experience at 2912 N Mildred was good. I had to move out early because I ended up needing a bigger space. Beal were accommodating and offered me to move to another Beal property free of charge. Hal the building manager is accessible and of great help. I had no issues with the apartment. Only minus: they don't provide square footage for their apartments so definitely visit in person before signing a lease.

I was recently in a pinch to find housing quickly in the lake view area, and Beal Properties were able to succeed in finding a suitable apartment when others could not. Danielle was very helpful and understanding of how quickly I needed to move, while still considering the needs and wants I had for an ideal apartment. This will be my second year using Beal properties for rent in Chicago and I would recommend them to anyone else looking for apartments in Chicago.

My building recently transitioned from one property management company to Beal Properties and I've had a great experience with them thus far. Maintenance requests are always addressed in a timely manner and Gazi has been phenomenal and so helpful! My heat wasn't working properly and he stayed for over an hour to make sure it was functioning right. Very happy with Gazi and Beal Properties!

There were several maintenance issues with my unit that went ignored by the building's previous ownership, however as soon as Beal took over, Gazi was empathetic and responded quickly to my needs. In fact, he came late at night to fix an urgent issue while he was off the clock.

Josh was incredibly helpful with the whole process. My fiance and I were relocating for my job and had a very tight window and Josh was able to work with us quickly to get our lease signed and setup for the days we needed. Zenel also worked with us to help us get set for when our movers arrived. Since move-in Zenel and his team for maintenance have been incredibly helpful. 5/5, I highly recommend Beal's services especially to anyone who is relocating from outside of Illinois.

Gazi, the building engineer, has always been so incredibly helpful at the 656 West Wrightwood Ave apartment building! Any maintenance issue I have , he responds to promptly. Last night, I reached out if he could turn on my heat because I had mistakenly turned it off despite the cold weather, and he did so even though my request was very late. He is the absolute best! Alaina, the property manager, is also very responsive to requests! Alaina, the property manager, is also very repsonsibe to requests!

Alaina, our Administrative Property Mgr., is extremely responsive and keeps us updated on any concerns, repairs, etc. We've had a few issues over the years, as any tenant, but no matter how big or small, she's extremely easy to work with. ***Update: We have received a new oven. While this situation was very frustrating, once we were able to clear up some miscommunication, it was handled professionally and quickly by Beal. They wrote us a sincere apology and have been much more communicative since we expressed our concerns. Aside from the incident below, we have overall had a very positive experience and find that the property is well maintained and the building is safe and quiet.**** My partner and I are disappointed with Beal Properties. Our oven broke in September, it's now the end of January (FOUR MONTHS) and while two people have looked at it, my partner and I have received absolutely NO clean up, repair, or replacement. The inner oven glass shattered, and the door does not seal properly. It is 100% not useable. They have told us that the specific oven model is on hold, but have not explained why we cannot get a different model, brand, or even an oven from an unrented unit. We are at our wits end. Emails and phone calls to management repeatedly get ignored or dismissed. The below picture shows the oven door and the way the glass is not connected.

I had a few instances of requiring help or needing something changed and he always responded in a timely and professional manner. Coming from out of state on short notice has been a breeze with the Beal Properties team! Kristen quickly responded to my inquiry online and sent over videos of the exact apartments I was interested in. After speaking with her on the phone, I felt very comfortable signing a lease. Review for 4829 N Damen apartments and property manager Ernes Kisic. Just moved in and the apartment is nice. A few things needed fixing after I moved in. Ernes was able to take care of the list within a week. Ernes commicates well and has been very responsive.

Early 2023 update. Still underwhelmed. Three months in and I am underwhelmed. Howling dogs, neighbor's trash blocking the fire escape, overflowing laundry room trash, not very responsive staff, a building manager who is nice but has to be asked repeatedly for needed items, crazy high prices to do wash, and 5 watt hallway light bulbs. I've been in the business; these are basic no-nos. The real question is, why do the one star reviewers finally get a reply only after posting?

My building engineer is awesome. Seada has been so quick to respond to any issues I have. I am preparing for the upcoming summer and have inquired about the current AC unit. She was quick to take a look at it and send it over to management who approved a new ac unit. The ac unit was installed quickly within the week.

I have been in 817 W Waveland Ave under Beal Properties for over 2 weeks. I love this place, it is so nice with huge beautiful yard and the apartment is big with high ceiling. I can feel like staying home. The building engineer Julia is enthusiastic and thoughtful, she helped me a lot to set up my place and know around. When i needed to fix something, she responded quickly. I can’t thank her enough.

This Review is Strictly for the building engineer at 427-431 W. Belden Ave, Mr. Gazi. I have to say out of all my time renting in chicago, he has to be the best building engineer by far. I had to move out of my current apt may 31 and he was able to get my apt patched up, painted, and cleaned by the afternoon of may 31, right when the previous tenant moved out earlier that day. So with a quick turn around time of 4 hours, I was extremely pleased to not have to find a place to stay overnight with my truck full of stuff. In addition, the response time; whether by text, call, and email was less than 30 minutes, making it really easy to stay up to date on the current conditions of the move in date and time. It's safe to say that Gazi is not only professionally trained with over 20 licenses in regards to building maintenance, but also extremely empathetic to customers' needs.

If you are looking for an easy and stress free experience, work with Josh S from Beal Properties! Moved back to Chicago from Seattle, I was unable to view any apartments before moving in. Josh sent me listings and videos of 10+ units and found a perfect fit based on my requirements. Response time was less than 1-2 hours whenever I had questions by phone or email, great experience.

I’m a resident at 445 W Wellington and my experience renting here has been amazing. Great unit, and Denis and Fadila are super nice and helpful. There was an incident where water damage when I was away caused the floorboards to morph, and they were both very on top of getting them replaced by speaking to management and the contractors that did the repairs. Highly recommend the building!

I have to say that my experience with this company has been stellar. Kristen was my rental associate and she was consistently communicative from start to finish. On the day of my scheduled viewings, Kristen was extremely patient, accommodating, and listened to what it was I was looking for. I was then put into contact with Mil, the leasing admin and she was wonderful to work with as well. My move-in plans changed near last minute and I had to move in a week prior to my original move-in day and this was successfully arranged without incident or question. After moving in, the building engineer, Art, has been nothing short of excellent and responsive to my needs. I think my time here is going to be great, and I highly recommend Beal Properties if you're in the market for a new place.

Ernest is always on top of things and is a very attentive and friendly person who really cares for the tenants comfort. I've also seen him around fixing and painting vacant units making sure everything is good, working and sparkling clean, ready for the new tenant to move in. Always great service with the best attitude. Grateful for a great experience and would definitely consider renting again with Beal Properties in the future.

Nothing but good experiences so far. Our agent Chase went above and beyond to help us get the apartment, even answering emails on a Sunday night and keeping open communication from start to finish. Our building engineer Manuel has been awesome. Our toilet and stove broke on a Saturday night (poor coincidence I know) and he came right out that night and replaced the whole toilet and fixed the stove. He even noticed that the water pressure in our shower was a little low and said that he would send someone to take a look this week. The apartment was clean when we moved in and we have no complaints, everything has been as advertised/expected.

Vasif is an almost daily sight, always doing a through cleaning of the hallways. Including the walls and common areas. Any issue is taken care of with urgency and competence. My friends comment on how clean he keeps the building when they come over. Always makes sure the hallways smell nice and are warm. The back door could use some padding so the building doesn’t shake when it closes though.

This company allowed me to get my first apartment - moved in late 2018. Now they are handling my second apartment. Would I recommend my 1st Apt Building and the Manager Gabby? Yes. Would I recommend BEAL Proprieties? Yes. Any inconveniences we’re handled immediately. When my first apt started having major issues the Manager Gabby helped right away and with the help of BEAL, they were able to provide me a new space in a new building. I can wholeheartedly say, this was a GREAT first apt experience and so far being a great second apt experience. 5/5 = Perfection My rating of 4/5 is because there’s always room for improvement as a company that I won’t add here but the management: my building manager Gabby, my new building manager Jas, and admin Kaylyn — get 5+/5. Amazing people working for a great company and deserve compensation.

Positive: Responsiveness, Friendly, Professionalism. I had requested maintenance to get blinds and faucets fixed and the light bulbs changed. The building engineer, Vasif responded immediately and provided really great service!

I just moved into my apartment at 2321 N. Rockwell. The buildings interior and exterior is beautifully maintained by our building engineer, Vasif. Vasif is a credit to the company, always making himself available for whatever the tenants may need assistance with. Just this past Friday, I contacted Vasif early in the morning on my way to work, to ask if could check on my ceiling light fixtures which were flickering. Within an hour, I received conffirmation that he had changed out the bulbs and replaced them. He also advised that I had left one of my windows slightly ajar. He closed it and made sure there were no other windows not closed fully. On returning home, I found and extra bulb he had left for me, just in case. This is 5-star service and a great benefit of living in this building.

This review is mostly for the amazing work by Manuel and the rest of the team at 622 W Cornelia. We moved in back in April, right around when Manuel started at this location and he has been the most helpful, friendly, efficient, and dependable building manager/engineer I have experienced! I can’t thank him enough for all of the improvements he’s made and the work that the team does to keep the property looking great. And of course thanks to Beal as a whole for the great renovations since we moved in! Would definitely recommend this place.

I would like to share that my experience while residing at the Beal Property around the Lakeview/Wrigleyville neighborhood has been wonderful. The buildings are well maintained and clean always, and the property engineer, Manuel, is so prompt in addressing anything to improve the residence for all. Recently, Manuel came to my apartment and installed both of my window AC units-which I would not have been able to do myself, and I am so thankful to live somewhere that has employees who are willing to jump in and help their tenants, it really creates a sense of community! The folks at Beal Properties are exceptional at their work. I simply gave my leasing agent, JW, a list of my apartment requirements, and he provided me a list of excellent options to tour. We spend just a few hours visiting different units, and I was quickly able to find a perfect spot that met all of my needs and desires! Mil, my leasing administrator, was quick to respond and helped me complete my lease. It can be a daunting experience moving into a huge metropolitan area like Chicago; but not when you're teaming up with Beal Properties! We were treated with kid gloves all along the path--from the agent (Jackie) who persisted in getting in to show us the apartment that we were interested in seeing, to Mil, the leasing administrator at Beal Properties! Mil fielded about seven phone calls from me, and despite my obvious "one more question" annoyance, Mil couldn't have been more patient, polite, and professional! I highly recommend Beal Properties for your search for that perfect place in Chicago!

I am about to leave my unit at 445 W. Wellington Ave, and I will say the building engineers are amazing. Denis always got back to me and when I had questions about the unit was quick to help. All the other individuals I interacted with that are affiliated with Beal, like Majda, were very understanding and professional. I ended my lease early and bought myself out of my lease because I just didn't have the best experience here or best interactions with the people who live on the same floor as me. I wish I would have researched more about the building before committing to it. I've lived in apartment complexes before and this one has the thinnest walls. My neighbor's office space and my bedroom share a wall and when she is on a conference call it sounds like she is sitting beside me. I also didn't realize how connected the vents are either. Whatever my neighbors are cooking made the whole apartment smell, sometimes it smells good and other times not so much. The AC units are not all that great and are extremely loud. If you let it run too long it makes the unit smell like mildew. Love the location and the area I just think it's a tad overpriced for what you're really getting. Because of the interactions I had with admin, I'd rent from BEAL again, I'd just rent in a different building.

I’m writing this review for 445 W Barry building where Jasmin is the building engineer. Jasmin makes sure the building is cleaned every morning, and its always clean and smells great. Jasmin is very responsive to all maintenance requests he usually takes care of them the same day or next day the latest. I have been a tenant here for two years and will renew again in December. I’m very happy with the building and management as Majda who also works in the office always takes care of any concerns immediately. I would recommend this building or any building where Jasmin manages it.

Beal properties in the North Shore is home sweet home. I find that the management company does care for their residents and take pride in keeping up with the properties. I have lived at two locations in the North Shore managed by Beal Properties each time I found their team both Engineers and Office staff to be customer oriented, resourceful, friendly, and will go above and beyond to help you with maintenance and with security measures or concerns within their agreed service level agreement sometimes even expedited that's great service. The team at the office are always so very responsive in my experiences and will provide a good "why" if a request can not be met or fulfilled. This is so important and makes you feel heard. I appreciate the team at Beal Properties and enjoy my time as a resident and happy to call this "home" as a result.

I recently moved into a new place and there were minor issues here and there. The bathtub faucet was dripping, the dishwasher needed to be replaced and the closet doors were falling off the tracks to name a few. However my five stars are for my building engineer Seada and her husband. They are so kind and so responsive. Most of this was fixed within 24 hours of making them aware of it, and what did not get fixed right away, she was always sure to follow up with the right people and keep me updated until it was fixed.

Just moved in to the Damen Apartments and it's been great. My move in got delayed by issues with my moving company and they were responsive and helpful throughout a frustrating process. My building manager Ernes is completely on top of maintenance, and he's also friendly and helpful every time we interact.. He returns text and calls right away, and fixes things immediately. My experiences with the front desk folks have also been good. Overall, it's been a great experience so far. I love the location and I love the building!

I moved to a Beal Property in June of 2020. My experience with them has actually been great and I have dealt with a lot of property managers in the past! Britt in the management office is super kind and helpful and quick to assist with any issues. We also have a building engineer at each building. Mine is Vasif and he is doing great!! He keeps the courtyard looking amazing and is always so quick to assist with any maintenance issues. Seriously he will get there the same day or next day and fix your problems. I’ve lived places in the past where it takes weeks to have an issue fixed. Thank you for the awesome service!

I would like take the time to thank my building engineer Gabriella for always being responsive and patient when things came up regarding repairs and services. I would also like give my appreciations to the entire maintenance team, repairs team and the extermination team at Beal properties. Often these aspects are forgotten or looked over, but I believe there is virtue in appreciation and understanding. I'm not going to say everything is perfect, but I will say the way in which the staff responds to imperfect occurrences is commendable. Please keep up the good work.

I lived at 917 w dakin for about 2 years. It was a very convenient location next to the train and a wonderful area. Towards the last year of my lease, my ceiling started having significant water damage. The ceiling became puffy and began leaking a lot of water when it would rain. I called the leasing office several times and a roofer has yet to come fix the issue (it’s been over 5 months). When I spoke with the manager from Beal Properties, and they informed me that many units had this issue and several locations at Beal. Many drawers were also loose and fell apart easily that I had to fix myself because no one ever came to fix my request. I’d suggest checking out the area for signs of water damage in the unit if checking out this property.

I would specifically like to thank three individuals: Kemal, Dominique, and Zenel. I moved in recently and I love my apartment but there were a few issues that needed to be addressed. (leaky faucet, loose doorknob, etc) The primary building engineer Zenel was sick but he communicated quickly and clearly to get a backup engineer, Kemal, on-site as soon as possible and Kemal was fantastic. He fixed all issues swiftly and he's a really nice guy. All of this was coordinated behind the scenes by Dominque who answered all of my questions on the phone and she is very friendly and polite. I wrote a review recently and wanted to update it but I can't find the original review so I am writing another one. I moved into my current apartment with Beal Properties at the beginning of this year. The building manager changed after my first few months and it has made a huge difference. Seada, the currently building manager, and her husband are wonderful, responsive, and professional. I had two issues in the apartment after I moved in - a leaky bathroom faucet and a loud noise coming from the refrigerator. Once Seada took over the management both issues were taken care of promptly! This month my AC unit stopped cooling the apartment and I was nervous to reach back out to them because they had just taken care of my initial complaints. When I finally got the courage up to send Seada a text she responded that same day and Beal replaced my AC without any problem. I can't say enough about how happy I am to live in a building that Seada and her husband manage. After my past experiences with 4+ different landlords and property management companies I am happy to report that Beal Properties is the way to go!

I lived in The Damen Arms for a year. The studio was beautiful and pretty big compared to most other studios. I found the staff at Beal Properties to be very helpful from beginning to end. Anything we need help with, he’s on top of it. I can’t believe he does such a good job while taking care of as many buildings as he does! I have had a few instances where I have needed his help, and he is always very responsive and helpful. He has a positive attitude and I now feel very comfortable asking him for help. As a young female living by myself in Chicago, I haven't always felt very safe being alone with maintenance guys in my previous apartments. This is certainly not the case with Vasif. In general, Beal Properties has also been great to work with. They respond within 24 hours and are always friendly. I have also appreciated how understanding they have seemed to be throughout the Covid-19 Pandemic.

Just moved into one of their apartments and it's very nice and more spacious than I thought it would be. New appliances that match, nice granite countertops, and recently waxed floors. The building engineer Ernes goes above and beyond to help with any issue you may have and will fix anything very quickly. He worked super hard to get everything into top shape for my move in and even gave me a helpful tour of the apartment building when he gave me the keys. Highly recommend.

I am extremely impressed by the responsiveness and timeliness of the maintenance requests/issues that I have thus far had at my apartment (4641 N. Paulina). I had an issue with my stove and Nick came by in 4 minutes to assist me. When I alerted him of another small concern, he followed up immediately, came by the next day and they already in motion to replace the stove completely by Friday (received the email update from Beal and text message from my building manager yesterday- on Wednesday). Marija, my building manager, is extremely friendly and helpful and Nick who assists her in maintenance issues is always very kind and prompt. I have a friend who is dealing with a nightmare plumbing issue at a newly constructed building in Lincoln Square and had received no communication on the issue in over 3 months. I have nothing but positive things to say about my building and the promptness of my requests/issues at Beal Properties. I am only 4 months into my lease and am so thrilled.

Before I get into this, let me say this great review is for Vasif at Beal Properties, my building manager for the past 2 years. Vasif was absolutely incredible—easy to contact, responsive, always took care of any issues immediately. My bathroom ceiling leaked and fell in, and he fixed it himself entirely within 2 days. When moving out, he painted my entire unit himself. When I was out of town and a really valuable package came unexpectedly early, I figured I would just text him and see if there was any way to bring my package into my unit for extra security, and he did it that day. I will truly miss having him in my building now that I've moved. I have less glowing things to say about Beal, but I suppose that's the nature of a property management company sometimes. Not very responsive, hard to get a hold of, aggressive. I won't miss this particular company. But I will miss Vasif and he more than makes up for them!!

My dishwasher wasn't working last night and I reached out to him this morning and he was over in less than ten minutes! He is always so prompt and helpful. I have never had great luck with building engineers in my previous buildings and I am constantly blown away by how responsive he is. I am unfortunately moving soon and already know my new building engineer has big shoes to fill.

I've only been living here for a month, but so far it's one of the better apartment buildings I've seen. Management is super friendly and professional, especially Mr. Ernes. He talks to you like he talks to a friend, is always willing to help out the renters in the property, and always makes sure the building is kept clean, tidy, and in great condition. I've had bad building management at previous apartments before but I'm a little more at ease knowing I don't have anything to worry about with this one because of people like Mr. Ernes. 10/10 would recommend.

I'm not usually one to leave reviews (purely out of forgetfulness) but I'm taking the time to write this because my experience with Beal Properties (specifically Mina!!) has been absolutely outstanding so far. I'm moving into Chicago in November but my job has left me with zero time to travel into the city to view apartments. I cold-emailed Beal and explained what i was looking for, and Mina replied promptly with a ton of listings in my preferred neighborhood and price range. She then met me on my ONE day off in October to go through several apartment options in two different buildings. When I ended up deciding to try a different neighborhood than the one we viewed apartments in, she was so flexible, friendly, and kind about it. She even did FaceTime tours with me in the new neighborhood and sent me videos of each apartment so I could make an informed decision. I was so impressed by the whole experience and felt so taken care of. I'm used to renting in Northern California/bay area where there is so much competition you have to sign a lease for the first place you see. It was such a treat to have flexibility and to take my time making a choice. Mina was so accommodating and I felt like I gained a friend out of the whole process. Thank you Mina!! I can't wait to move in :) :)

I have been in my apartment for over a year (just renewed my lease), and he has been quick to address all of the minor repairs needed (usually replying to messages within the hour and often resolving issues within the same business day). Our building engineer Zenel lives nearby and is always around fixing things, landscaping, and taking care of everyone. He’s the best! When Covid hit, they kept all of their staff—not furloughing anyone!—whether cleaners (who started cleaning common spaces even more thoroughly—we love our sweet cleaner!) or engineers or leasing staff. And speaking of their front office, Josh helped us prep to re-sign our lease (of course we’re staying another year!) and was professional, helpful, and kind. And Bree was great too! They kept reaching out even as I kept missing their phone calls on accident. I found this place through word-of-mouth referral, which is how you know it’s good. And it’s been the best!

This is a 5-star review for the new building manager at 2100-2112 W Ainslie St., Ben. Ben's been super responsive since day 1. He responded to pretty late call (9pm) to help me get back into my apartment when I locked myself out. He also promptly showed up on a weekend to take care of miscellaneous repairs around my apartment (smoke detector, water filter, toilet paper holder, bathtub seal). I greatly appreciate his flexibility, responsiveness and communication. Furthermore, the common areas of our building have also known significant improvement since he started: the stairs/hallways are cleaner, mailboxes are properly labeled, and there's a lot less junk picking up dust in the basement! I'm grateful to Beal Properties for bringing him on, it was the right move.

I chose Beal properties because they had good reviews and equally good properties. Chicago being an area with a harrowing rat infestation (and I'm not just talking about the landlords), I could tell intuitively that Beal was not cut from the same cloth as those. Having lived in their unit now for a little over one month I can say with the utmost confidence that you need to believe the hype. Ava is my building manager and she is three parts professional, compassionate, and quick on addressing tenant concerns. Vasif the building engineer is prompt to address maintenance requests and do them with great and exacting care. I look forward to finishing out the rest of my lease with Beal, and recommend their company to anyone looking for a place in the Chicago area, I don't think you'll be disappointed.

UPDATE 2021-09-12: There has been a new building manager/maintenance staff in place for at least several months now. The previous staff left very abruptly and I believe it was due to them having too much work for such a small staff. The new staff have been helpful and work hard. I am optimistic that this staff has the appropriate staff for the workload so that requests are completed without too much delay. ORIGINAL REVIEW: The building managers, Alma and Mike, for 445 W Barry Ave are really great! They began their jobs at almost the same time my father moved into the building in December 2018. In just under a year they have not only performed all regular maintenance tasks timely but they have really transformed the building by making significant improvements. Alma and Mike work really hard; This includes just yesterday when my father told me he saw them doing some cleaning on Thanksgiving day. The move-in process was extremely simple especially due to Tim, the maintenance manager, who helped me get settled. Tim was extremely helpful throughout my time at Arlington, always responded quickly to any maintenance issues or to help if I locked myself out. The rest of the staff was usually quick to respond to any requests I had as well via email. My studio itself was cute, could use a few kitchen upgrades, but I was comfortable there. The building was safe with multiple layers of security via keypads and locks. Overall I would recommend renting with Beal Properties.

My wife and I lived at 555 Arlington for a year. We really enjoyed our time in the building. I can’t give enough praise to Tim the building manager. He was always quick to respond to any issues and is very helpful and responsive. We never had to wait on him to get things fixed. On New Years Eve our sink started reversing and overflowing into our kitchen. Tim had someone there within an hour and had the issue fixed in time for us to still enjoy our night. We were nervous we may have to wait days due to the holiday but Tim really is a great guy and a great building manager. Will be sad to leave a building he runs.

This review is for the Building and Building Engineer at 625 W. Wrightwood only. I recently moved into my new apartment and I am very happy with my unit. It was very clean when I moved in and it has the modern kitchen and bathroom I was looking for. A lot more natural light than my last place which is great. The Building Engineer is Laura and she is AMAZING! She works really hard to address and fix issues that are brought to her attention. She responds to messages and follows up with you to ask if there is anything else you need after a problem is fixed. She really goes above and beyond to make sure tenants are happy. I get the impression that she is always working. I appreciate her dedication and I hope other tenants do as well.

I have recently moved in to 445 Barry and after two days a part in my toilet broke. Having issues off the rip can be daunting and a real headache. Luckily the building has Jasmin. Jasmin, I quickly discovered is not only proficient at his job but a real nice man. He fixed my issue in a very quick and efficient manner and when I though there might still be a problem he returned right away to make sure it was taken care of. On top of all that he is always nice to run into and talk with. A house isn't a home without good people. Same can be said for an apartment. It has helped make the move a lot smoother and help me settle in here all the quicker knowing that the building has a proficient engineer and more importantly a good guy!

My experience with Beal Properties was kind of ups and downs. In the beginning, everything was rolling out pretty well. The broker, Carly, was so kind, patient, and honest, showing me the apartment at 3943 N Janssen Ave. The place itself was not bad at all. The building looks impressive, well maintained, and the apartment big, plenty of space, and charming, I must say. I found too many small details on it that I shared with her, and she took notes and made a request for the Building Engineer so he can start working on it before moving in. Unfortunately, the Building Engineer at that moment did not work on the request. We moved, and nothing on that request was fixed. There were emails and calls for a few weeks until they finally went back to the business. They explained what happened, of course, they apologized and started working so fast to fix everything written on that request. They introduced me to the new Building Engineer, Julia, and her husband, Martin. Excellent people! Julia called me almost immediately, and she helped me a ton. Julia and Martin were and still so helpful and so friendly. Of course, Alaina, the Administrative Property Manager on Beal Properties, was in contact with me all the time, taking care of my request and my peace of mind. Beal Properties have good people who care for their clients and their people, like Julia and Martin, Alaina and Carly. Good on you, Beal Properties, and thank you so much!

Me and my husband recently moved into 445 W Wellington. We were welcomed very well by the building managers, Fadila and Dennis. They are incredibly friendly and helpful. You can tell they really care about the building and its tenants! I see them constantly keeping the lobby and surrounding areas clean and tidy. When our mattress has been delivered, my husband was not at home and Dennis helped me a lot to get the mattress to the apartment. I have been impressed by the stark contrast from my previous tenant experience and am very happy with our decision thus far.

I want to give a shout-out to both Emily and Ava in the leasing office. Ava has always responded to my emails right away with any questions/concerns etc. that came up while I was living here. And then when I unexpectedly decided I needed to move out a lot sooner than I had originally planned, during the middle of the lease, I worked with Emily. It was an extremely stressful process on my end having to find a sublease in only one month, meanwhile having already signed a new lease elsewhere. Emily was there answering all of my questions/concerns etc. via email and phone throughout the entire process. She would answer right away, was extremely nice, helpful, and understanding, even with my constant 'bothering' as things came up on my end. I'm so thankful for this and really appreciated it. I also want to give a shout-out to Gabriella who always answers extremely quickly whenever you text her about a question/concern or to schedule a maintenance request. Her husband Dino is the one who usually comes out to complete the request and he is so nice. He knows what he’s doing and will go the extra mile to take care of/fix whatever is going on in the apartment. They are a great team and will try to help you out as much as they can. This building (739 West Belmont) is extremely conveniently located to just about everything you could possibly need, which I will miss. My studio had a HUGE walk-in closet and 4 windows total (two large, two small), which are both things that are hard to find in a studio. I also really liked that my kitchen was in it’s own little separate room. Neighbors are always quiet (at least on my floor) and/or the walls are well made - I never heard a thing above me or anything in general.

She had everything ready for me when I got there, including my keys and mailbox set-up. She showed me around the building and even mopped my unit before I started moving stuff in. The day I received my keys, they had just re-painted all of the hallways and were having security cameras installed. You can tell they really care about the building and its tenants!

Though there were some bumps in the road (one of my ceiling lamps came loose) my property manager Gabriella was SUPER responsive, and has answered my MANY emails throughout the last month and a half with patience and respect. Re: the lamp, I said it was fine to leave it until a service person could come on Monday (it happened late Friday night) and she replied that she wanted to make sure everything was all set for my safety, and sent someone over within the hour. Awesome to know she was looking out, and SO happy that the problem was solved so quickly, especially during these stressful times!

I've lived in an apartment with Beal Properties for about 5 months now. They changed building managers three times since I've been living in this apartment and the current building manager Seada is awesome! I was a bit worried initially because I had tried to ask the previous manager about a few issues with the apartment (that have been there since I moved in) and he told me my fridge was "supposed to make that sound". He didn't contact me before bringing in a plumber so I was in a meeting when they came pounding on my door and the plumber didn't actually fix a leak in my bathroom faucet. It was a mess. Seada and her husband were responsive to my needs and replaced my fridge quickly! They were communicative throughout the entire experience and it was great. They have said they will also get a plumber for the leak again - overall much happier with this experience.

I haven’t had much interaction with the management staff but have gotten to know Dennis and Fidala who keep the building running. I’ve had a few minor (and one that could have easily turned major) issues since moving in. Mainly related to plumbing, but the timeliness in response and quick fixes have been nothing short of incredible service. These guys treat the building as they would their home and it’s definitely appreciated and noticed. They know all of us by name and go out of their way to make sure everything is good. Some of the best building managements folks I’ve experienced.

I've seen all the negative reviews, but my experience with Beal Properties has actually been overwhelmingly positive. The lease signing process was easy and straightforward, and Dani in particular was really helpful in helping me understand some questions I had about my lease. They've been prompt and responsive to issues that I've had with my apartment. When I signed my lease, I requested a new refrigerator to match my updated apartment, and they were great about getting it to me and making sure that I was satisfied. Arnel, the building engineer is awesome. He always responds super quickly to texts. I had some second thoughts about signing after reading the poor reviews, but I'm glad I went through with it.

They have a very easy to use online rent payment system. Sid the building manager has been the best part of my entire experience. Let me start by saying, don't listen to what everyone says about this place! There are issues, but if you deal with the right person, you will be in good care! I lived in the 505 W Belmont building and let me start with my building engineers. They were always there when I needed them, responding both quickly and promptly. Any time I had an issue, they were there to take care of it. Whether it had been me forgetting my keys, or something minor with an appliance. They were absolutely fantastic!! My fridge broke, brand new one within days. My oven was rusty (and I'm just that picky) and they replaced it. My toilet began leaking, they replaced the whole toilet. Then you have the office gals! I've dealt with two that I'd like to thank so much for all their help. Dominic - who works in leasing, and Barb - whom is the manager. Dominic helped me find parking when no one else could. She could've left it upon myself to find a place to park, but she stuck with me and monitored for spots in my area. I will miss how diligent she was in keeping me posted about everything. Barb is hands down the most amazing manager I have ever dealt with. If there was ever any time there was something she didn't believe was handled correctly, she would instantly take the reins and ensure she went the extra mile. I read the reviews, and I took a chance. I'm so happy I did! Honestly, I would've stayed living in these apartments if it wasn't for a change with my personal situation. If you are looking for a place to live, for a great price, Beal Properties is the team you want to work with. Tell Barb I sent you! We just moved into an apartment through Beal and had some preliminary repairs that needed to be done. The maintenance staff was very kind and responsive. Tony is our building engineer and is very on top of things! He is friendly and does work in a timely manner, as well as reports back to the tenant to keep them informed. Additionally, we had once instance in which we were unable to reach our building engineer so we reached out to another building engineer, Amer. Amer readily helped us after hours by contacting our building engineer and reassuring us that if we were unable to fix our problem he would personally come out and help even though he was not responsible for our building. Barb has been a great manager. I contacted her after being informed that I wasn't able to renew my lease at a Beal property due to planned renovations. She helped me to find another Beal property and was extremely helpful along the way. In my new apartment, I am struggling a bit with the building engineer. I have lived here for a few weeks now and still don't have a key for my mailbox. There are other issues that I'm also trying to fix, but suffice it to say that the only reason I'm not rating it 5 stars is because of the aforementioned communication problems. Once these issues are resolved, I would consider changing my rating.

Very nice and spacious apartments. The staff is extremely efficient in helping with matters when things go wrong. Mehdin, the maintenance person is constantly around and will be at the apartment with 20 minutes for any fix. Emily, the property manager returns emails for any concern within the hour. I couldn’t be anymore impressed with the staff. Apartments are in an amazing part of town, right next to bus stops, train, night life, and plenty of food. I go downtown (loop) everyday to work and the commute is about 25 minutes. I totally plan on renewing the lease!

Great renting experience! Beal Properties took over for another management company in the building I was living in and I saw upgrades and improvements immediately. They make it super easy to pay rent along with offering promotions and contests for rent payment. The staff is extremely helpful starting with Barb the office manager. I walked by a building and thought it was the perfect location so I cold called the building engineer. I wasn't expecting much from a cold call but was so pleasantly surprised with the level of care and responsiveness I got from Ben. He showed me a few units to give me an idea of the buildings he managed, and while none of those units fit my criteria, he called me two days later to tell me about units that had opened up that were a closer match. I saw them pretty much immediately and applied on the spot. I really enjoyed working with the folks at the leasing office as well. Super responsive and flexible as I was going abroad and needed some buffer time with signing the lease/ paying off the initial fees. Excited to be moving into this community.

Moved into 445 W Barry recently and the building managers, Alma and Mike, are great! Very friendly and quickly respond to some minor maintenance requests that have come up since I moved in. Overall really liking my experience in this building so far - the only thing I would say that could be improved are updating the Washers and Dryers in the laundry room to take cards instead of quarters and the price is high for laundry compared to other buildings in the area where friends live. Otherwise, great location, great staff, and love my apartment!

Building manager Laura was very welcoming to the building. She wanted to meet in person despite my hectic schedule and she even showed me some used furniture that a tenant was giving away for free. The apartment was a bit more expensive than I had wanted, but compared to other buildings the apartments are in good condition, there isn't a smelly laundry facility like other buildings have.

I've been living at 505 W Belmont for a year now. Beal was great about getting my application processed super fast and made move in easy with no hidden fees. Gabriella, the building manager, has been super responsive as has the office. When I had concerns about the pilot light on my stove they brought me a brand new unit the next day. This particular building has a slight bug problem but Beal is super on top of it with pest control inspection services. Overall I think Beal is very upfront, communicative, and looks out for its people. I'm renewing my lease another year. Update May 2020: Beal and Gabriella especially continue to be very responsive through the covid-19 crisis. My building has been kept very clean especially in the lobby and elevator. When I've needed maintenance Gabriella has been quick to help and ensure everyone's safety with sanitation, distancing, and no cross contaminating between units.

I want to show my gratitude for all of the hard work my building engineer,Ned, put in to make sure that my move into the building was seamless. After being informed that our original apartment (Apt 1) had been affected by the fire in the garage below, we were a little worried. Often times people have negative experiences with their property manager and/or building engineers. From this recent experience with Ned, that is not the case for us. We believe Ned had a huge part in making us feel comfortable about the alternative apartment (Apt 2). I really appreciate all of the work he put in to make our new apartment presentable. I can't believe he stayed up all night painting and cleaning the apartment for my arrival-- that's amazing! He did a good job selling the benefits of the new apartment to us too. Come to think of it, he did a great job showing us the building during our initial view. I don't usually do these things, but when someone goes above and beyond I think they should be recognized. It's great to know that people like Ned exist. It restores my faith in the world :-)

Vasif did a superb job fixing a leaking toilet. I noticed a leak, wrote to him, heard back right away, and by the morning he was here to fix it. After checking it out it was clear that the tank needed to be replaced. I am impressed with his responsiveness and ability to problem solve. I also want to note that the hallways and building in general always feel so clean here. I live at 4737 N. Hermitage. We previously had a building manager who did poor work and could not be reached. We were recently given a new building manager named Cornel and he has been much better to deal with. He responded to my texts immediately, set up an appointment time to have repairs done, and got them done in a timely manner. He also went above and beyond to have our smoke detector batteries replaced even though he was in there for a drain issue. Hoping we don't need to utilize his services any more, but it is a good feeling knowing we have a responsive and professional building manager taking care of our unit.

I recently moved to one of their apartments (445 W Barry ave), and if I am to judge by the application and move in process, this is my new home. The apartment is spacious, and the closet/storage area is out of this world. The building is extremely well maintained, clean, and organized. Alma and Mike, the managers, are friendly, responsive, and the communication has been excellent so far. Being a single woman, I absolutely need a lot of help with the maintenance, and this team provides an excellent service and peace of mind. Definitely 5 stars for this one!

I've lived at 2834 W. Palmer for a few years and their property manager Vasif is the best. Recently, I had an issue with something that needed to be fixed in my bathroom. Not only did Vasif fix it quickly, he also fixed the lights in my kitchen and an outlet cover that had come loose without me even asking. He always responds immediately to emails and any issues are resolved that day. I really appreciate the responsiveness because this has not been my experience with the prior managers of the building or other apartments I've lived in.

From moment I got my keys from Laura, the building engineer, she and Adrian have been absolutely wonderful in making my move into the 625 W Wrightwood Ave property a seamless transition. Laura was very thorough in providing me any information and tips I needed as a new tenant. They are both very attentive to my comfort and accommodating of any questions I have. I had an issue with my shower shelf and Laura and Adrian responded to my service request very quickly. Always pleasant people to run into!

I have not had many issues with Beal Properties, however when I have needed ANYTHING, the maintenance was quick and attentive. I even called to ask what kind of light bulbs were used for my track lighting, and within 15 minutes Vasif stopped by and changed the bulbs with no questions asked. I needed my water pressure checked once, Vasif came over and fixed it within the hour. He is great! My time as a tenant for Beal Properties has been wonderful and I would highly recommend them to any future renters.

This is for 2834 W Palmer. I have been here a month and have been nothing but impressed. Moving in and application was smooth and fast which was amazing because I needed to move in quickly last minute. Danielle got me set up and approved and ready in like 3 days. Vasif is the property manager he is always courteous and helpful. The building is kept very clean and in a safe area, the unit I'm in is renovated. It's hard to find studios with a dishwasher AND a microwave, with nice new appliances and fixtures, and hardwood floors. Pricey, but I suppose that comes with reno/location. Neighbors are kind and not noisy. So far so good!

Needing to relocate to a new state during the pandemic was a little rough, but the Beal Properties team have been nothing but exceptional. Email responses are right away and Zenel-the building engineer answers inquiries, no matter the time- even just to acknowledge and schedule a time to come out and assist. When my heat needed repair, Zenel responded immediately and scheduled a tech to come out within the hour-who fixed the issue right away. From big to minor issues- I receive an immediate response. It's comforting to have such an remarkable property management team who's as attentive, accommodating and professional as this one has been. Thank you for all you do.

I've recently moved into a Beal Properties apartment. Working with Mina (agent) Majda (admin), and Daniel (engineer) has been a pleasure. They were all pleasant, welcoming, and professional. I did have a minor issue which they were able to resolve with expediency. Mina has been great about helping me with all the details, Majda has been very responsive, and Daniel has been quick to fix things and even gave me the keys a day early so I could start moving some of my stuff. I look forward to living in this apartment and am happy with my choice to move here.

746 W Addison Brian the maintenance technician is very reliable and completes work orders in a timely manner. He truly wants to help you and resolve the problem ASAP. Also when we had issues with our apartment Ashley the administration property manager was very understanding our circumstances and made sure to take care of us quickly. We had to vacate our apartment while the issue was being fixed but she made sure that my fiancé and our pets had a place to stay. This helped us out a lot since we are new to the area with no family in the city and didn’t know what to do. It’s a great feeling knowing we can turn to them for help. So far, my move with Beal Properties has been great. When I sought them out to sign a lease, communication was a bit indirect and unclear. With time I learned the easier ways of doing things, but there was no clear & up front information. But, after my move in, it's been exceptional. Mil & Vasif have been so accommodating to my concerns and quick to set me up with a repair when the bathtub needed refinishing upon my arrival. The unit is great and the complex is well maintained.

Such a great experience with the building engineer at the property I live at. Vasif came over on a Saturday to take a look at the building because I wasn't getting any water in my apartment. Turns out the pipes had frozen while I was gone for a couple days. While we waited for them to defrost he fixed a rusty sink handle and changed some of my lightbulbs! I appreciate the quick assistance especially on a weekend.

My time staying with Beal has been good I live in a small studio apartment and there has been some small appliance breaks and quirks, and Gabriella and the repair team have done a great job at responding to everything and being clear and open with communication. Update: Roach infested apartment with the worst paint job known to man. At least they sprayed it once a month

I recently moved into 510 W Briar and couldn't be happier with the entire process thus far - from application/lease execution, to move-in and minor repairs. I was moving from a "luxury" building downtown and was nervous about moving to an older, more budget-friendly building. However, the nerves were short lived as I worked my way through the move-in process. My lease execution to move-in time frame was extremely short (signed my lease Thursday for a Monday move) but the wonderful staff at the Beal corporate offices were very responsive with my questions and turned all documentation around immediately. On move-in day, I met with my building engineer, Jasmin, to get keys and a quick building orientation. He was extremely friendly and showed me the ropes. After he had left, I noticed a few typical things that needed to be addressed - gas to stove off, missing light bulb, small leak in sink fixture- and he was back before I knew it to fix everything, even replacing the leaky fixture with a brand new one. In the time since, I have seen Jasmin around the building frequently and can tell he is the reason the building, although older, is kept as clean and functioning as it is. Again, couldn't be happier with my Beal and 510 experience!

I live at 660 Wrightwood and have seen so many great changes to the building since Laura started as the new building manager. They keep the building clean, have done some nice updates, and respond to maintenance requests very quickly. Within 24 hours of me notifying them of some problems they had them all fixed. Really appreciate the hard work of Laura and Adrian. In another incident, I had a problem at 11pm at night and Laura and Adrian were kind enough to come and help me out at such a late hour. I really appreciate how caring and hard working they both are for us.

Most of the issues I addressed to the Manager and Building technician have been resolved within an acceptable time-frame. I understand some issues take longer to resolve than others and I think some tenants don't give the property managers time to get them resolved. I recently woke up with my heat not functioning. I reached out to Julia (Building Engineer) and Dani (property manager); they resolved the issue within hours. There will always be small issues on an older property but nothing major. 3827 N Fremont is a great property live on with a great managerial team. Julia's husband does a great job fixing most issues and does it with attention to details.

Jasmin, the building engineer at Melrose Apartments is awesome! His turnaround time for a maintenance request is ALWAYS less than 24 hours. He even installed in AC unit for me! I notified him about a small leak in my bathroom sink and I cam home to find a brand new faucet. Thanks for all that you do to keep our building clean and in top shape, Jasmin!
