I avoided a 7% selling commision the realtor wanted since it was a low value property and the property sold in a week for 18K more than the realtor was willing to list it for. Entry Only offers a great alternative listing service for rental listings where the Landlord can access the MLS service without needing a Seller realtor. We have used this service to rent our apartments with Entry Only. The Entry Only team are very professional, helpful and responsive. Their website makes the listing process fast and simple.Using their service for apartment rental listing gives me the Landlord more control over prospective tenant client vetting instead of relying on a Seller realtor.

I'm pleased to say Entryonly.com was the answer to my recent home selling need. Having past Real Estate sales experience, I needed a path to list my property on the MLS and other online resources for the best exposure. Knowing a few Real Estate investors to inquire with, one suggested Entryonly.com. I explored their website and emailed some questions. This worked perfectly, the owner was responsive to my email quickly calling me and easy to work with. Their website user friendly to upload home pictures and rotating pictures occasionally. Also create a write up, changing write up and price changes. Entryonly.com also offered additional assistance, services and full service Real Estate Brokerage should selling on your own become too much to handle. Open Houses advertised on Realtor.com and Zillow are the key as you will work directly with buyers and make adjustments based on their feedback. Buyer agents usually do not attend them so you will be able to save the buyer and seller commissions. In a hot seller market offer 1 - 2% Buyer commision, otherwise use 2 - 3%. Use the services of a Real Estate lawyer to close (usually ~ $600) a good one will make certain your rights are protected and the transaction is smooth.

Owner entry was a good way to get my FSBO property listed on the vermont mls. Specifically is a good way to get potential buyers who have an agent. My sense is with a highly desirable fsbo property in a sellers market (like ours) it probably doesn’t benefit as much from mls. Because you can now get listed for free on zillow, craigslist, and cheaply in picket fence preview, and through those forums you are more likely to get a buyer w/o an agent (which will save both you and the buyer thousands, and can make their offers more competitive). Now, with a property not in sellers market or in a poor location where houses are moving slowly, I do think mls like EntryOnly can be more helpful.
