John was absolutely wonderful through the whole process. He's very educated and experienced in real estate and he priced our home perfectly. He responded to me almost immediately after I put a request on his website, even though it was later in the evening. I really liked how he would ask real estate agents for a review after a showing. It helped us to know if we were priced too high, or if there was other issues needing attention. He was very patient and would explain everything in detail ensuring that we had no questions or concerns. He was always available to talk to and his team were very quick to help us through anything. My story with John West began back in May of 2021. I purchased a new build home out of state that wasn’t going to be finished for nine to twelve months. John checked in with me regularly and we discussed the market reports he sent so there weren’t any surprises. I loved the question “What’s the best-case outcome you hope for in selling your home”? I answered and he delivered and how! He delivered greater than my hopes or expectations. John is smart as a tack, has a strong sense of integrity and a great sense of humor. He truly cares about the well-being of his clients and works tirelessly for them. She empowered us with all the knowledge we needed to proceed comfortably and confidently through every stage of buying and selling. She even managed to find us a house that hadn't yet been listed, so we could put an offer on it the night before it was set to go on market. That was the house we ended up buying and living in for seven years. Clearly, she was listening to us as we walked through other homes and described what we wanted and what were deal-breakers for us, to be able to find us the perfect house. Even after closing, John provided us with a list of trusted vendors, as well as ensuring we completed our Homeowner’s Exemption info with the county, to save on property taxes. John is a great realtor, and a consumate professional with a heart for helping people. My wife and I had a challenge with finding our retirement home during the whole COVID-19 crisis. Before COVID hit, we made a trip out to Boise and made the decision to come back to Idaho from Oregon. We began by talking with three local realtor agencies in the Meridian\Nampa area. We spoke to agents from each agency to get a connection with what a Buyer’s Agent is all about. We also compared the emails for new property listings that each company sent out and which agency kept the notification within our price range (they like to upsell). West Real Estate Group fit the bill. Both my wife and I felt Derek Cassel was someone we could trust shepherding us through the process in concert with Daniel West to oversee the documentation process once the offer Darek made on our behalf was accepted. I have to say having the strength of being an “all cash” customer, that I thought Derek would be able to negotiate some amenities on our behalf that could include closing costs, installation of promotions, window covering allowances, proper fencing and other niceties that an agent goes to bat for their customers on. Unfortunately for us it was a “swing and a miss”. When we came back to Boise to look at homes, we were supposed to remain isolated and practice social distancing. Derek had us take our car follow him in his car to comply with social distancing. We would have preferred to purchase a resale home over a new home but because of the COVID 19 crisis there were not very many homes fully fitted out on the market. We found a new tract home in Caldwell on the Nampa border. The same model home in Nampa or Meridian zip codes sells for a much higher amount. We preferred being 3 miles from the local Lake. Anyway, Derek and Daniel were always on top of things even when the builder was not. When the builder failed to meet its closing obligations, Derek had crucial conversations on our behalf with the builder. It has been a week since closing and the builder is still promising to get punch list items fixed and making good on promotional items. Derek represented us for the Homeowner Inspection final walk through where there was an opportunity to point out things like a water heater sitting on the garage floor, damaged concrete, problems with drywall in the garage, damaged kitchen shelves, missing promotional items, substandard fencing wings and gate, lack of hose bibs in the front of the house. We experienced very good communication with West Real Estate Group throughout the process and even after closing when we received a reminder to submit important Homeowner Exemption forms. Because we were out of state during COVID 19, Derek picked up the house keys for us after our ownership of our new home was recorded and we appreciated the thoughtful Welcome Gift that West Real Estate Group placed in the kitchen for us to find. My wife and I are looking forward to not having to make a mortgage payment or rent payment any longer. Thanks West Real Estate Group for helping us to achieve that goal! Cheri and I are appreciative of your team helping us with our real estate needs but I think the negotiation part could have had a better outcome for us based on our history with other agents and our all cash position. Amazing! Gifted! Blessed! How can we adequately express in words what John does, what experience and connection he brings to the table, to help Boise native home buyers through a daunting process in today's Treasure Valley market? There truly are not enough positive adjectives in the dictionary. Our process started over a year ago when I entered in my contact information into Dave Ramsey's ELP provider search tool. I ended up being blasted out to several brokers and realtors. There was one person that stood above the rest in how he spoke to me. His patience, his consistency of follow up, his willingness to remain diligent to help us, even when we decided to put off our home search for a while. He kept us on his radar and never gave up on us. Although, when we were finally ready to begin our pre-approval process last Spring, we ended up going with a family friend who dabbles in real estate part-time for family and friends, and gives back 1% towards closing costs. That sounded great to us at the time, however it did not go well for us. We wasted months and had multiple offers dashed with out-of-state cash offers we could not compete with. This happened all the way up to the expiration of our first pre-approval. We felt defeated and unsure if we were ever going to be able to own our own home in the valley we grew up in. I think our realtor friend was feeling the same defeat. John sent me a check in text and I called him the next morning. I told him everything; everything we had done, everything we had been through, and he didn't get upset we had turned to another realtor. He didn't give us the brush off. He took the time to listen to me. He heard all of my concerns, questions, and the defeat in my voice. He took the time to explain why we went through all we had using a part-time realtor, what the market requires being so volatile and competitive, and what he does to ensure his clients get into the perfect home without having to settle for something less-than a home, just to get a house. John did everything he said he would do. The first home we brought to him, which coincidently checked off every need and want, he went right out to do a virtual walk through for us because he knew time was of the essence. We put in a offer right away and knew our offer was accepted before we even walked through the door the next afternoon. Without John, his connections in the valley, his willingness to keep us on his radar even though it had been a year since we first connected, we would have never had our new home. He never gave up on us! He didn't fire us as a client. He claimed us clients over a year ago and now as friends and we claim him as our realtor and friend as well.

So when I looked up West Real Estate I saw nothing but great reviews and I thought, sure, but where are the bad reviews?? Nobody has ALL great reviews, come on! Then, I used West Real Estate - and I realized why they have so many 5 star reviews. We used John to sell our house and Derek to buy our new house and they were both outstanding! Very professional, if one of them was out of town, the other was there to help. They answered all of our questions and were always available - or responded promptly if they weren't. I really liked the website, it gave us constant updates and feedback. Everything was detailed and documented, which is very convenient and helpful and made the whole process very transparent. They really went the extra mile for us, for example, Derek's car literally caught on fire on one of the days that we were scheduled to view houses. The car was gutted, the fire department had to show up. It was a total loss - really felt bad for the guy! Birds nest under the hood btw. That did NOT stop him from showing houses for the rest of the day! I'm not sure how many other real estate agents would put their life on hold and ignore the fact that they just lost their new car to a freak car fire - but I know Derek will! I heard that he ended up purchasing a Honda Del Sol, so even though I'm quite sorry you lost your car Derek, I'm glad that we could be a part of the hand of destiny that pushed you irrevocably towards the glory that is the Honda Del Sol. ;-) Also, when showing our old house to sell - they were very good about working around our schedules and being professional and understanding. I have three kids and both my wife and I work crazy hours at times, so I really appreciated them working with us in this regard. In both cases, the service, skill, and communication were far above what you can expect from anyone else. My Realtor, Lauren Clark, is a powerhouse, a truly rare person, and one of those whose love for helping others really shows. To be a recipient of her knowledge and work ethic undeniably equaled more money in my pocket! When Lauren has listed a property, she isn’t afraid to spend money to make money. That is so difficult for almost everybody to do, particularly since there’s absolutely no guarantee that no matter how hard she works for you, that she’ll ever see a dime. She stages property without complaining and without charging you, and she lets you know when to leave something as is rather than spend money remodeling. As an example, our laundry “room” was in a closet in a room designated as the sewing or craft room. I was prepared to have a contractor come in and move it to another place, which would have cost me several thousands of dollars -- as well as the delay getting the house on the market of course. But thank Heavens Lauren said no, to wait until a buyer asked for them to be moved. She was right! Two separate families offered full price, and neither wanted the laundry room moved! She is a good photographer herself, yet she hires professionals. She talks with her co-workers, her Broker, everybody to get their take on the property; she is not too proud to learn more. Lauren is your best advocate, and during the time of selling or buying a home, isn’t that exactly who you want? Someone experienced and really, truly on your side? Well, here’s another example: A minor problem developed on my home’s sale, and I was just ready to bury my head in the sand and let the buyers deal with it. Three times I came up with ideas to do just about that, and three times Lauren stuck to her instincts and said No again, that that would leave me open to too much liability. She didn’t argue, she didn’t budge, she just stuck to her knowledge and quietly, professionally, said No, that she couldn’t let me do that. Too much liability for me. She communicates wonderfully well. You don’t have to ask why hasn’t she answered you, why hasn’t she called. She had Continuing Education while working with me, a State Licensing education requirement, so had her company’s transaction manager continually working with me. What did she do during this time? Phone me on breaks the class had. She is so one-on-one and so much your advocate. She’s honest, pretty, dresses well, makes you feel as though you are her only worry in the entire world. If anybody chose another Realtor over Lauren, I’d have to say they were, well, I hate to say foolish, but what else could be said? You’ll have no regrets hiring Lauren Clark.
