Overall great experience. My Property manager Roxie Cabal, does an awesome job. She's very prompt in responding to any questions or concerns I have about my Property. While they take care of the tenant they are highly particular with the owner making sure everything in the house is fixed and done properly. Am so glad I went with Bay Management after doing searches on finding a Property Management company. Roxie has been very kind and patient, since I don't live in the same state my property is at. Thanks for all you do.

I had a great experience with this management group and my leasing agent David R. He contacted me right away after I showed interest in the property. He was very quick to respond to emails and texts and kept me updated. When he did not know the answer to a question he would ask somebody else and get back to me. I moved across the country to start a busy job and he was accommodating and worked with me outside of normal business hours to make sure I got my keys and paperwork so I could move in. I have also been in touch with my specific building manager Kelly and she was has been good to work with as well answering my questions and emails. Hope to keep up all these positive interactions.

Bay Management managed the rowhome we rented for over 3 years. While we transitioned property managers a few times most of them were always helpful, communicated with us and helped ensure smooth support. Most recently Roxie Cabal who took over our account for the final year was super helpful in clearing up issues and ensuring a smoothe move out process when we left to relocate. Bay Management also made making a rent payments and getting renters insurance easy through their digital portal which also allowed easy creation of maintenance tickets which were usually handled smoothly.

We've been in touch with Nate from day one who has provided immediate guidance whenever needed and walked us through EVERYTHING (utility set up, renter's insurance, pet questions, internet set up, etc.) we needed leading up to our big move. He even gave us information about the nearest stores and shops in the area as we looked at a property in an area that was unfamiliar to us. Bay has managed my single rental property in Southwest Baltimore since July 2016. Getting started with them was easy and I found the gentleman who showed my property to be professional and respectful, always giving me notice before showing it to prospective renters since I was still living in the home. As it turns out, a co-worker ended up renting my home and has been there since July 2016. She has been very pleased with Bay's responsiveness to any service requests, and I have been pleased with their ability to locate affordable contractors for necessary repairs. I have had a few minor repairs and even larger repairs (full replacement of the front porch roof) and they've also found a good deal with a reputable contractor. I receive my rental income on time and with very helpful monthly and end-of-year summaries. Additionally, my property manager Carli Steiner (and the manager before her) is responsive and professional. I highly recommend Bay Management. Update 4/14/2022: I’ve been with Bay for almost 6 years, now and would still highly recommend their services. Generally, they are responsive and professional, and my tenant continues to be pleased with their management of the property. 8/10/22: I’m selling my property and terminating my contract with Bay. They have been a responsive and trustworthy property management company for the past 6 years and have kept my property in great condition. My most recent property manager, Roxanne Cabal, was professional and responsive. I highly recommend Bay!

I’ve had a good experience with Bay Management Group. When I first moved here during the early pandemic, they were really flexible with the lease signing and details about the unit. They made the process easy. They are good about sending out reminders for insurance and maintenance and filter tips for units. I’ve especially had a good experience with Christian Apaniada as our property manager, he is really professional, attentive and gets back to requests and messages as soon as possible, same day. He was really helpful with the few issues we have had and they were taken care of in a timely manner that works with our schedule. I recently had some issues with property damage to my rental home in Baltimore that had to be fixed. My property manager Christian Apaniada was extremely helpful getting it resolved. He coordinated between the tenant, the contractor for the repairs, and my insurance company to ensure that the issues were resolved and my coverage was maintained. I’ve been working with Bay Management since 2017. I have been through four or five mangers. Generally they are great to work with as long as they are just collecting rent. My property has never been vacant for more than two weeks when on the market due to their network. However I find there are issues when maintenance is involved. Communication is poor. My current property manger does not return my calls. He only responds via email or text despite my request to call. I would advise that you get a home warranty in your property as much of their maintenance is overpriced and many times does a subpar job.

Bay Management has been managing my property since 2019 and they've been so great. I moved out of state for the time being and though time zones do present a small challenge in emergencies, things have always been taken care of promptly. The online portal system is also very easy to navigate and use to pull information. Chelsea was my first manager and I absolutely loved my experience with her. She was very prompt in responses and providing me with any information/clear explanations I needed. She also seemed to take very good care of my tenants too. Their concerns were always addressed with urgency and I always try to respond with the same urgency. Unfortunately she left but I am currently with another great manager- Cristina- who is providing the exact same excellent service I was getting with Chelsea. She is almost instantaneous in follow-ups to things that need to be done. Both Chelsea and Christina was/is so nice and patient with requests and questions I have. TLDR: They've been great at managing my property and I've already referred them to my sister who will also need a property managed.

Roxie has been my property manager through the duration of my tenants lease and I'm super thankful for that. Putting my primary residence up for rent while I was out of the country was a bit nerve wracking but Roxie has really put my mind at ease and made sure that the routine checks I asked for were completed in their entirity. While I personally found my tenants, from the start there was a great effort to find suitable and reliable individuals for my home and I really appreciated that as a young homeowner. There was a mix up regarding the property inspection and the smoke/co2 dectectors but Roxie really handled this as I was already out of the country when this was brought to my attention. Overall, the intake and the process was thorough and any issues were communicated in timely manner. I will definitely use Bay Management in the future and in particular, request Roxie Cabal as my PM.

I don't write reviews. As a matter of fact, this is the first one I have ever written, but I'm happy to so on behalf of Angel Martinez. He gets 5 stars. I would give him 6 if I could. He has been a pleasure to work with: affable, patient, professional, and eminently helpful. He has helpful me deal with extremely difficult and irascible tenants. He has helped me solve innumerable intractable technical problems with my refrigerator, electrical wiring, microwave, garbage disposal, hot water heater, the list goes on... and all in roughly the same month. I live on the opposite coast from my Baltimore condo, so I relied TOTALLY on Angel and Bay Management. He did not disappoint. In fact, he handled the seemingly-endless travails with amazing good humor. It might be trite to say, but he is aptly name, because he truly was a godsend. Thank you, Angel.

I say that because in the beginning I wasn't informed properly of the switch no letter, email nothing, only a text a few weeks prior of the change by the former company not to send my next rent payment to them. So we decided to rent out the home and reached out to Bay Management for help. We spoke with Andrew who walked us through the whole process over the phone and then came out the next day to look over the home and answer any other questions we had. He took his time making sure we were comfortable with everything and explained each law and requirements for being a landlord. We had planned to meet with a few other companies, but after the level of service Andrew gave us we were sold! Interesting fact, none of the other companies even ended up calling us back, guess they don’t need the business. The whole process was handled by Bay’s amazing team. We had a dedicated leasing agent who gave us a detailed update every week until we had tenants. Our property manager is amazing too, she always gets back to us same day with any questions we have. All told from the time we 1st called to the time we got tenants moved into our home, it was only about 3 weeks! We really would suggest Bay Management being your 1st and only call for property management.

I had Bay Management Group manage my property in Baltimore for a while. We severed our relationship because of: (1) a very difficult tenant who worked as a clerk in the Baltimore City court system that used her knowledge of the inner workings of the court system and lived for free for nine months, (2) an inexperience but not malice of a young property manger, (3) my own fault of not following up what was going on. Despite everything, Bay Management Group is the best in the business. They are honest and did things perfectly well and in a timely fashion. Chelsea, who initially managed my property, is a gem. She was very knowledgeable, very accessible and polite, and I hope she is still there. I recommend this company without any reservation. I am writing this review long after they stopped their services, because I feel obliged to express my feelings about the company who deserve praise but nothing else.

I’ve been in recent contact with Bay Property Management. I must say the communication is very prompt and professional. What I didn’t like was one of the places I went to view a couple of days ago was filthy. Clumps of what appeared to be dog hair was all over the unit, and there were no actual steps leading up to the entry way. There’s no way that place should have be shown in that state. Just now I waited around for an hour after an appointment to view another property just to be told that the property was rented earlier. Although the person who was to give me the tour was apologetic, that still is my time. I may give this company another chance but I’m not sure.

As a new graduate student in Baltimore 2 years ago I needed to find a safe and nice apartment to make my commute to school more manageable. Not being from the city, the thought of finding something both affordable and comfortable was a stressful proposition. Luckily a friend who lived in the city for several years had a recommendation that proved to be my saving grace. She had been renting from Bay Management and spoke highly of their service. I was able to locate a vacant apartment in the Sail Cloth Factory by the University and have been happily there ever since. The convenience of their online portal makes both paying my rent and handling maintenance issues a breeze. I have had a few maintenance needs including an issue with my heating system failing on a cold night. I was able to contact the on call manager easily and a repairman was on site in a timely manner. He was able to repair the problem quickly without issue. Both the manager and the repairman were extremely polite and responsive. My overall experience with Bay Management has been extremely positive and I would highly recommend them to others looking for a rental company in the city or surrounding areas.

Renting from a large rental group rather than a private landlord can sometimes be cause for concern with regard to bureaucracy in the application process and reporting of tenant concerns, but Bay has been great to deal with in every interaction I've had with them. My property manager, Naomi Alfred, is always extremely courteous and professional over the phone and has quickly handled any of my tenant concerns, and the online tenant portal makes paying rent an extremely quick and easy process. My building has had to have some major electrical work done in it over the past year that has involved maintenance crews needing to be in my apartment for extended periods of time, and everyone involved in the scheduling and renovation process, especially the head electrician, Jack, has been an absolute pleasure to deal with. I have lived in the same property for the last 4 years. Bay Management took over 3 years ago and they are a godsend! From the perspective of a tenant, this company did a good job responding to issues I raised quickly and with good customer service. However, the property I rented through them had many issues and the owner did not want to meaningfully fix them or put any money into major issues (leaking roof, lack of insulation, ineffective heating and a/c). So while this management property responded well to issues, the property they managed was very disappointing (we had maintenance requests once a month) and the owner they worked with was bad and unwilling to address major issues.

If I call or email the company they are always very quick to respond to any questions I have. When a maintenance issue occurs I am almost always notified ahead of time. Contact with the property manager isn't hard, emails are sent frequently, and I haven't really needed any help with much concerning the apartment I live in past the first month. Any concerns I had the management took care of quickly, Naomi Alfred was very helpful on reviewing my lease as well. The neighbors here are nice, and it's located right next to a college area that has plenty of commerce and public transportation. Very clean considering the location of the building, other apartment complexes around aren't taken care of well at all.

I live in their apartment building at 817 St. Paul Street. For the price, it’s a good starter apartment. There were some issues at move in that we were promised would be taken care of before our move in date, but weren’t: 1. apartment hadn’t been cleaned at all after previous tenants 2. bathtub still needed refinishing, so we couldn’t use our shower for 3 days 3. carpet was meant to be replaced as it was ripped up and stained from previous tenants, but that didn’t happen either. However we pay 850/mo for a studio close to the harbor, and I know you get what you pay for. Neighbors are friendly, and so are the staff that work the building. It can be loud, and it’s not going to win any awards, but if you’re new to the city, or just looking for a place to call your own, while being able to beef up your savings account, this is a great option.

I got into Baltimore on a Tuesday, relocating for a new job. I had viewed multiple properties Wednesday and Thursday of that week, but nothing had come through yet. I started work the following Monday and only had 3 days left to find a place and move in. All of my belongings were in my vehicle. On the Friday of that week I was able to view a property managed by Bay management group. The representative from Bay management was incredibly professional, knowledgeable, and experienced. After viewing the property I told him my situation and he said that it would be difficult moving me in so fast. The representative worked until late that night, filing the necessary paperwork in order to get me into the property and sign the lease the following day. If I hadn't have gone through Bay management group, I would not have found and moved into an apartment by my effective start date. I can't thank them enough for what they did, I would recommend them to anyone looking for a place in Baltimore.

I had to move to the area for work on a pretty short notice. I tried looking for apartments myself but its really stressful trying to find a place without actually seeing it. I really didn't want to stay in a hotel for weeks so I decided to look for a property manager. BMG was one of the first one to show up on google so I sen them an email. They seemed very nice and professional so I decided to see what they had to offer, told them my price range and what I was looking for. They responded very quickly, they showed me a few apartments that fit my request. I really appreciate that they didn't waste my time with places that didn't meet my requirements or price range. When I got to Baltimore I ended up going with one of their recommendations and I've been happy here. I haven't had any real problems. Small issues with the apartment have been quickly resolved. If you're looking for a new place I would encourage you to at least see what they have to offer, from my experience you wont be disappointing
