She responded to a question I posted on the Landlords Almanac Facebook Group about selling a 4 Plex owner financed, which she gave me a ton of information for. I've used Real Property Management on two different occasions. Usually I'm living somewhere far away from the property, either out of state or in a different part of the state. I have never worried about my property, they do a great job of upkeep and maintenance, keeping me informed of what's occurring, and, what I think is best of all, they do a fantastic job of lining up renters when they know that the current tenants are moving. Our unit very rarely sits vacant for more than a month or two, usually less. I highly recommend using them to manage your rental property.

I have been a real estate investor since 2016 with multifamily properties, choosing RPM has been one of the best decisions I have made. It is freeing to have a professional management company handle maintenance, vacancies and tenant disputes. I can manage these units myself to save myself the expense, but to me time is money and RPM allows me to focus on my job, school and having a life. It is an expense I will always budget for now when purchasing a investment property. Patrick Dailey is an excellent manager with lots of experience and a great personal touch for both the landlord and tenant. Michele Mattson is excellent over at the accounting office. I have had a couple meetings with Eric who is excellent to plan with on investment, purchase and acquisition strategies. I have some experience with the other property management companies and I feel very strongly that RPM is the best management company in Alaska. Although RPM is managing my properties I strongly believe that I still must stay involved and RPM makes that easy with the owners statements, they are a valuable instrument for a landlord. If you approach real estate with a business mindset and as a long term investment not a get rich quick strategy, RPM is the best partner to have in Alaska for management.

I've known Erik Boltman for about a year and have had many conversations with him about his property management business. He is unbelievably knowledgeable about property management in general, including all aspects of landlord/tenant law here in Alaska. Until I talked with him and heard some of the stories about wayward, even criminal tenants and how a hapless landlord can get into terrible financial trouble, I wasn't aware of how hard it is to ensure you're not on the wrong side of a lawsuit. Plus, he's got amazing processes and procedures in place for maintenance, upkeep, tenant vetting, and more. Everything his company does is fully and professionally documented and they've literally never lost a lawsuit. I can't recommend him and his company enough.

Short review: Highly knowledgeable and professional in this market Very helpful to new owners Effective systems that streamline integrating new properties High ethical and business standards Networked If you know what you're doing, market and show property yourself If you are living in the property before renting, expect visitors Long review: My wife and I had to move out of state and decided to put our home up for rent. After interviewing three other agencies, we met the RPM team. Kassandra met my wife and I at her office after business hours and we interviewed her for roughly two hours. She expertly answered our questions. She not only had the answers but was able to communicate them in different ways when we did not understand at first. Her professionalism and vast knowledge of the market and property management in general set RPM apart from other agencies we interviewed. We decided to work with RPM and the on boarding process was easy and systematic. Kassandra still made herself available when we had additional questions. RPM did all of the marketing and showings for the property. Erik advised and helped us get the home ready for viewings. He also was an invaluable aid in setting the right price for the property. His knowledge of the market and the systems he used made it an easy and educating experience for us. Showing the property seemed pretty easy. So, if you have the time and are good at that kind of thing, you may want to try it yourself and save a little money. For us, it was worth it to have RPM and Erik show the property. Also, if you are still living in your home and have the 'tour yourself' sign in the yard, expect some folks to visit unannounced. Not a big deal, just a surprise when you're sleeping in on a Sunday morning or just about to go to bed. We were a little nervous at first because no one was committing to our home while we were still there. However, about two weeks after we moved, RPM delivered the news that a tenant had been found. This being our first property we were stressed about filling the vacancy. Erik explained that obviously the folks looking for a home normally want to move in relatively soon. So, it's sometimes hard to find a tenant signing weeks in advance. Either way, while two weeks seemed like forever to us, in hindsight it was a reasonable time. Again, this is our first property so we don't really have any previous experiences to compare it to. Now, RPM sends us monthly statements and keeps us up to date with maintenance requests or suggestions for future maintenance through e-mail. The statements are easy to read and print off for your records. So far, they have been highly responsive to any inquiries we send, no matter how detailed or trivial. Some other notes. Any time we visited the office, the staff was polite and helpful. Someone was also always ready to help us. I did not experience it but on one visit they said they were packed just the day prior with customers. So, experiences may be different depending on what's going on. They also take some days to conduct training, so just call ahead before going to the office. They are very well networked in the area. They have high ethical standards. Very helpful and informative if you are new to putting a home up for rent. They put in long work hours. Property management IS their business; they don't sell homes and manage properties on the side or JUST own a business that happens to manage properties. That was our experience. I hope it is helpful to any other owners looking for a management agency.

We own a property in Anchorage that we self-managed before we found RPM. We were going to sell the property because we did not have the resources to manage it well. -RPM associates were professional from the beginning. -They helped us evict the former tenant that would have caused more damage to our house had RPM not stepped in. -They handled all the processes and paperwork from serving notices, to having a lawyer start the eviction process, to making sure the tenant leave without doing damage to the house, to making sure the tenants clean up after themselves, to having an in-house person making repairs that were done to the house from wear and tear, to finding a new tenant quickly (less than 2 weeks) and to managing it. -The best part is that the new tenant rent is HIGHER than the former tenant because the house is in better condition. The former tenants were taking advantage of us and did not do what they were supposed to do.They pay rent late, they make excuses for not doing what we ask them, we got complained from neighbors about how messy they were. They parked their RV, multiple vehicles, boats, ATV, etc. in front of the house. There were so many stuff that they partially took over the next house's drive way/ front yard that was vacant. We had a real estate agent went inside the house to determine the value of the house. We were told by the agent that we had to reduce our sale price and set some money aside to make repairs because the tenants did not take care of our property. We tried to have the tenant leave at their own will and leave the property clean and clear. That did not work. So we hired RPM. We were grateful that Kassandra and her team at RPM were able to help us with the process of the tenants moving out smoothly. Evicting someone is not easy. RPM was able to do that smoothly and efficiently. The former tenant left without causing major damage and after them having cleaned up the place. We rarely see that happen. We credit RPM and their staff for being available to ensure that the property is better taken care of. We are very satisfied with RPM. We are planning on having them manage another property. We have looked into other property management companies and RPM is the best because: - they have a strong system in place (franchise) to manage my property well - they are not a "mom and pop shop" that is learning the property managing business or those "fly by night" business - they have the right people and the knowledge to do it right - they are able to find good tenant and get my property rented out quickly So far, this has been my positive experience with Kassandra and her team at RPM. I have no complaint. Nothing is perfect but they are a PRO, and I would highly recommend them to anyone who is looking for a property management company. We feel a lot better now because we found RPM to manage our property.

Kevin is awesome and worked diligently to find me a rental that met my needs. I looked at several properties and i was very disappointed in those properties NOT managed by RPM.
