I am writing this review having used Rhino for both property management for my rental and selling my rental. Rhino managed my rental property for approximately 5 years in which we had little issues. As a property owner, my main concerns were keeping the unit occupied, clean, and paid all which Rhino delivered on. Over the course of 5 years the unit saw 2 tenants and rent was never missed. I asked to be notified of every maintenance request and Rhino worked with my very closely. On the property management side, Audrey was always my go-to if I needed help or had a question. For maintenance, Vanessa and Tim were always responsive and helped me find quotes, talk through solutions, and provided good estimates on costs. At the end of the year, the statement provided by the company makes tax filing very easy as everything is on one comprehensive statement. I highly recommend Rhino to manage a rental property. I decided to take advantage of the market and sell the property when the tenant moved out. Vanessa and Audrey did a team sell for me and it was incredibly easy. Since they already knew my property, they were able to market it and sell it quickly. Vanessa scheduled all the maintenance needed per the inspection and made one of the most stressful parts of selling so easy. We had a short closing window and both Audrey and Vanessa worked very hard to make that happen. I am a person that asks a lot of questions and I know that can be hard on the receiving end, but everyone at Rhino was always patient, friendly, and helpful. I am happy to recommend the company and encourage those looking to give Rhino a call.

I went to look at an apartment and the showing was conducted with Eric. He was knowledgeable about the property and very professional, and was there on time. I really liked the apartment it was pretty clean with spacious rooms and a good size kitchen. The only downside was that it was a little further out and didn’t have a pool. Other than that I loved the apartment and felt like I could allow my daughter to play and not have to worry as much due to the courtyard being gated and locked. I could see us calling it home. I started with Rhino managing a rental for me in about 2012 and they managed my property up until this last January. Then they sold my condo just a few days ago. ***Update after working with them for a year*** Their staff has issues with communication and it is very difficult to get updated documents to them or from them. I think this is the biggest pet-peeve that I have with Rhino Realty. I also haven't heard if the property is doing well or not, considering they are supposed to be doing checks on the property. Not even a peep about that. If they can improve their communication with the owners, and provide updates about my property, I think I would give this another 5/5. I will revisit this review in another year. ***Original Comment*** My work with Alex and his team have been stellar. I was in need of a quick lease for my house and Rhino Realty easily came up to the task. I highly recommend these people and give them an absolute 5 star experience. Many of the things that needed to be done Alex and his team took care of. I am looking forward to a very long relationship with him and his team!

Eric was very helpful and was swift in responding to me, but only for the first day of my move in. This review isn’t so much for him because I don’t think this is his fault, it’s more for the company as I think they need to update the way they are going over leases with new tenants. I understand that because of the pandemic it’s safer to do things over the computer, but when it comes to a lease it’s so important that a tenant understands every detail and it’s ultimately the company/leasing agents responsibility to make sure of this. Since the lease was emailed to me, no one was able to go over the sections with me, and it turns out *I* didn’t fully understand the section about parking. I didn’t realize this until after a tenant told me there was assigned parking, something that wasn’t super clear in the lease, and I was never asked by Eric if I wanted to purchase a spot. I just assumed it was free! I think that since they are not able to go over leases in person anymore, they should provide us with a phone number or at the very least an email, so that we can contact our leasing agent directly with any questions that might come up. I tried texting the number that Eric had been texting me from, and got no response after the first day. I have left two voicemails at the company by now. The wording in leases can be confusing to some! I think they need to do a better job at making sure they have ways for new tenants to ask questions *at the very least* during their first week of move in.

I have been having trouble with my air conditioning unit so I contacted Hans about it. With in a hour he was at my apartment ready and more than willing to get me out of trouble! Our Leasing Agent, Eric, was both expedient and thorough with the process of scheduling a viewing, applying for the property and aiding my fiance and I in a near-seamless transition from chaotic hotel living to our wonderful new two bedroom home. The entire process took approximately 10 days from application to move in. On a side note, Rhino Realty's main office is decorated with figurines, paintings and images of their namesake. I live at the Mehran Lofts, and I locked myself out of my apartment and called every emergency number that was given to me. The one time I connected with someone, I was told to "call a locksmith" which, you know, makes plenty of sense considering you need a key fob to access the complex in the first place. I found a way in which I won't explain since I don't want my neighbors' security to be compromised. Fun experience! Especially when I went to my parking lot after getting my keys only to find that I'd been cited despite paying an extra 50 bucks a month to valued partner Park-It-Place. I really appreciate a lot of the stuff Rhino has done to accommodate me, and the other reviews are accurate. Most of the stuff about the company is great, but I feel really let down after dialing THREE emergency contacts specifically given to me for after - hours emergencies only to receive answering machines and a shrug. Update: Rhino followed up with me after the fact. I appreciate that they actively look for feedback. I've changed the score to reflect my impression.

I can't speak to what it's like to rent from Rhino Realty, but I do want to give a BIG shoutout to Eric. He showed me an apartment later than most places around ABQ do showings and he kindly and patiently stayed past our agreed time to wait for me when I was a full 30 minutes late to our showing (thanks to traffic and my own bad scheduling in not leaving early enough). Eric was very professional and courteous, helped answer my questions on the unit, and gave me an excellent rundown on what Rhino Realty is about. He definitely made me feel that I would be in good hands should I rent (or buy!) with Rhino Realty. The apartment I saw was clean, taken care of, and well-presented, which seems like a good sign that Rhino Realty properties are definitely worth checking out. While I am still debating on where to move to, I now regularly check Rhino's site to see what they have listed.

Had many many issues with my girlfriends apartment within the first few weeks of renting. Apartment was not ready for someone to be moving in, but they have now resolved 99% of the issues and credited her with 1/4 of the next months rent. The only reason this isn’t being changed to 5 star rating is because the owner of the apartment building is in California and he doesn’t respond to the “middle man” as quickly as I think he should..., and the maintenance people that are hired have shown mediocre work, and they need to learn to follow up and follow through with their commitments... saying they will be there on a certain day and then not showing up...but that’s not the fault of Rhino.

The owners of my rental home recently decided they were just not in a position to manage the property anymore so they hired Rhino part way through the lease. There was quite a bit of work to be done at the house and, frankly, it was a tough situation. Errors were made at Rhino or with their workman and I gave a review of 3 stars at the most frustrating point. But errors will happen, that's just part of life and construction. How one handles adversity says alot about people and organizations. Rhino won me over by really looking at the situation, adapting, and pretty quickly taking action in putting things back on track. They work smart and as a team. I didn't initially think I was really in Rhino's thoughts and priorities as a current tenant - but I recognize now that I didn't give them the credit they deserve- they were indeed watching my situation too. They knew they needed to earn trust- it just helps everything go more smoothly. And, it just makes good business sense because happy tenants will keep coming back to Rhino. When I really hoped they would go above and beyond the call of duty at one point for me, they did. I would like to give a special shout out to Vanessa, Victoria and Alex for that ! Thankfully, I also have kind and considerate homeowners. I didn't have any idea how Rhino was set up and I had no idea where to go for help so I wasn't necessarily sending information where I should have. I think I have been a good sport for the amount of inconvenience it has been and I think Rhino will represent that to the owners instead of skirting responsibility. No tenant ever wants to think they might be represented unfairly to an owner that one never gets to speak to ; one's home, owned or rented, is such an important piece of people's lives. Unfortunately, the handymen that I worked with don't get quite as many stars from me as the Management Machine aspects of Rhino does, but I can't say that a workman ever said a cross word to me. And, kindness can ease a difficult situation.

The only thing you can do is leave a vm and wait for them to call you back. Or press the option that’s for investors or something like that and then it gets you to a department where someone does answer. While looking to put a property on the market, I was originally working with a “larger competitor”. I only got through their inspection process that I had to pay a $100 fee for, after the inspection and providing checks (inspection/reserve account), communication became limited at best. I never got through the management agreement application because I had questions about some of the terms and unfortunately the time delay in their responses didn’t meet my expectations, particularly since if this is the response time to new business, how quickly would they respond after they actually had a signed agreement. I thought it best just to take a loss on the inspection fee and move forward with another company. Having had that experience I looked at the google reviews and moved forward with Rhino Realty, and I can say from experience that the reviews are totally in line with what I experienced working with Alex. From the beginning Alex responded promptly, answered all of my questions, personally inspected the property, and priced in line with the market. From a business technology perspective, the management agreement process was painless utilizing online tools to complete the documentation, they provided drone images for some of the pictures to be included in the rental listing, they utilized every listing service that I checked to increase exposure to the property, and they offer a home maintenance service (utilizing licensed and bonded contractors) for those of us that truly want to be hands off. I have a high degree of confidence that a long term relationship with Rhino Realty is the best fit for me, customer service and market knowledge seem to be in their DNA.

Update to my last post. Our townhome is very nice. The floor plan is great and a good fit for my family. Maintenance responds quickly to any request. They are on top of there game at repairs. Unfortunately it is just sad that it is not a safe place for children. I have submitted several things police reports etc as requested by management on a tenant for harassment and threats. Hoping for a good outcome and for things to improve and harassment’s would stop. Everything just seem to get worst.I got to give a 3 star for the tenant/neighbor problems all around it is a nice townhome and maintenance are awesome. I would love to stay at my current town home although it is a unsafe environment for my children. Worst place to rent from. I have submitted several complaints with the office about a tenant harassing my family and making threats. I was told the tenants have lived there for a very long time and to use the back door to avoid them. Tenants continue to harass and make threats and STILL nothing has been done. It is a shame how they allow this kind of behavior around the complex. They asked me if I would like to move. I’m a good paying tenant. Why should I have to move? Makes no sense. All I asked for was for things to be addressed and for things to stop. It’s not much to ask for. I’ve been looking into resources to help me out, this is not right.
