I've been using this company's services for over 5 years and they have yet to deliver anything less than optimal service. My most recent service appointment was with technician Jeremiah. He was prompt for the appointment time. Immediately I was greeted with positive energy from him. He was very thorough with the service he provided, to include treating every room in my home on both floors, the garage, outdoor areas, and cleaning up the spider webs and associated debris that had accumulated on my porch areas. He offered useful suggestions regarding potential items that could attract pests (i.e., wood logs next to the fireplace) and inspected my crawlspace area for possible issues. At no point during my service did I feel like I was anything less than a valued customer and he did an excellent job explaining every detail of the service and what actions he'd be performing. He was courteous enough to ask which areas of my home I did or did not want to have treated. I would definitely recommend Jeremiah for having services performed on the home. He's very knowledgeable, friendly, professional, and takes pride in his work.

Our family had a visit from David Lopez this afternoon and I had totally forgotten that we had services scheduled for today. Usually when we have our home sprayed, I am the only one home, but with the impending holiday, literally everyone in my family was home and there was quite a bit going on. David was so calm and collected and was able to work around all of the commotion with professionalism and positivity. My little dog, Frigga, was especially pleased that he came down to give attention not once, but three different times. Thank you David for being so easygoing and kind to my family and for still being able to still do a good spray while it was a bit crazy in the house. I’ve been using Universal for a few years now, and everyone from the owner, to the techs, and especially the lovely ladies that answer the phone and schedule services have been kind and respectful on every single interaction. I am a tenant for a large rental property, and even though is room for home improvements on the property management side, Universal Pest has always been so good at keeping any potential pest issues out of our home. I can always tell when it's about time for my quarterly spraying as I start to notice a few unwelcome visitors. Jeremiah just took care of me again today! Derrick is the man!!! We have ants every summer and usually we have to have our house treated several times. We had one service already and ants were still showing up…until Derrick treated our property. He came the day before my daughter’s first bday party, told us it might take up to 21 days for the ants to be completely gone…but we haven’t seen ANY since the day of her party! He found the nests, treated the property, and gave us some helpful tips for the future to avoid the ants. He went above and beyond and we are so thankful!!

Quarterly treatment I have used Universal Pest for years and have been a satisfied customer. This year I was not informed of the price increase until AFTER the service was rendered. I'm not opposed to a price increase, but they should have informed their customers in advance. As a Realtor, I have used Universal both personally and professionally for well over a decade now. So long in fact that the owner, Sean used to do my inspections. Ive dealt with other companies and none match the integrity, professionalism or workmanship of Universal. Most companies will "find" items that need to be done in order to issue a clear letter because they know sellers have to pay up to 1% of sales price to fix items, but Universal gives it to you straight. No wasted time or money, just an honest straightforward assessment. While Sean no longer does the inspections he has hired the best in the business to handle them. Andrew is always on time, extremely knowledgeable and gets the job done. I am always assured that my clients home and biggest investment is in good hands when he inspects the house. Don't even bother calling another company, I surely dont.

We had David Shafer, a Service Manager, come to our house this morning to further inspect our recent crawl space encapsulation as we had noticed new rodents. He removed dead rodents and thoroughly inspected the inside of our crawlspace, the exterior of our foundation, and even under our deck. He was professional and went above my expectations. He re-sealed vents, found new holes and plugged potential problem areas. I am very happy with the result and feel much more confident about our encapsulation. Of note, we had encapsulation and dehumidifier placed over the summer, our crawlspace is dry and clean. Very pleased. Thank you for your time and service today, David!

I had the pleasure of having Zach Dumais come out to my home today to do a pest retreatment. Zach has always been friendly, professional and knowledgeable. He is an excellent company representative. I appreciate that he told me ahead of time that he will not be doing my treatment going forward because he is needed in another position. He made sure I knew the next technician and was comfortable with the change. As a customer, this is very important to me. I had just had a bad experience with another technician and this gave me the level of comfort I needed to renew my contract with Universal. I would also like to state that there is a new woman in customer service that also has made a good impression on me. I think her name is Melissa but I am not positive. She said she has only been at the company for a couple of weeks. She was also very friendly and professional. She handled my inquiries very well and was willing to get the answers to the questions she could not answer.

After calling the office and letting them know the treatment didn't work, David Schaeffer (the technician that originally came out to do the treatment), called me directly and offered to make things right. He ended up coming back out in a timely manner and trying an alternative means to the treatment. I think it speaks very highly of him and shows his commitment to customer service. Kayla and Andrew were exceptionally friendly and helpful. I needed to get a last minute Termite Inspection done the day before a refinance closing, and the day I needed it by was a Federal Holiday. Despite the last minute request, they both went out of their way to make it happen! While the normal time for a report is between 24-48 hours, they were willing to get the report to me in under 24 hours so we could make the closing. I can't say enough good about both of them. Although I haven't had a regular pest service, or annual Termite plan in the last few years, the quality of service and the helpful nature of both Kayla and Andrew convinced me to contact Universal Pest & Termite to start annual plans with them moving forward.

This entire team has been great to work with! Josh Saadeh was the gentleman who did my original estimate, for attic insulation, and followed up with me on all of the paperwork. Zach and Davie completed the labor on Saturday morning of the same week! They were all very prompt and courteous, and made sure I had all of my questions answered. They took the time to protect my hardwood floors throughout the job which I greatly appreciated. They offer 6 months same as cash financing too, directly through their company, if you need it. I will work with this company again in the future.

Fair Reviews

We had this service for 11 years and for the first 7 or so, the service was impeccable. Then, we fell for the "additional" services they offer. When it was time to move in 2019, we asked them to inspect our crawlspace. The inspection was inferior with vague and an incomplete list of repairs. After failing the whole home inspection, we chose to not have Universal do the repair because I did not trust that they would not be honest with their job. Because we did not have them do the repair, they refused to do a free re-inspection to satisfy the other full home inspection. After attempting unsuccessfully to reason with the manager and consequently suffering high anxiety, I left it to my realtor to speak to them. They then conceded to the realtor, did not even do the inspection, but gave us the letter of completion. Just totally a sham business. So, after 11 years of patronage, when we needed them most, they took that opportunity to give us a bogus inspection so that they could go in and "fix" everything and make more money on us. It was completely insulting.

I strongly recommend Universal Pest & Termite for Moisture and Termite Inspections. Andrew Normand and his team always go above and beyond to thoroughly inspect and provide treatments. As a realtor, I strongly recommend them when I am representing both sellers and buyers-- I even used him as the inspector on my own home. They understand the strain of a real estate transaction but never let that affect their inspection standards. Andrew, is always available to answer any questions I may have and has saved several transactions from falling apart. He makes my clients feel at ease even when he finds evidence of termites. He knows the process of a real estate transaction and is always a professional. I can always count on them to answer my questions and concerns. I also keep their quarterly pest treatment on my personal home because of their service on the inspection side.

My overall experience with Universal was really good. However, the issues I experienced with the office staff prevents this from being a five-star review. It appears as though the office staff has no idea what work is done during inspection, repairs, and/or during the home sale process. I won’t go into details (too much to type) but there is a disconnect. I was told one thing was needed to be done with the house; work that the company couldn’t do when I called for status checks, when in fact the technician said it was something completely different, that he COULD do. Just a bunch of confusion, and that’s just one example. Shout to to the technician, Steve! He was awesome, responsive, professional, etc. Had it not been for him, I would’ve have had a lower review for Universal.

We’ve been using Universal Pest since August 2018. We love them! Our home had been vacant for awhile before we moved in which meant we had a lot of issues with pests- bugs and rats (not what a new homeowner wants to hear). They took care of everything! They come out quarterly to do treatments, and if you need them too, they’ll come out in between treatments if you’re having any issues. Dave is our technician and does a great job and gives recommendations on what a homeowner can do to prevent pests. Not only Is Dave professional and does a great job, he handles my 2 extremely energetic huskies gracefully. Thanks Dave L. and Universal!

The pest control tech is nice, but I had to cancel my services for personal reasons. I emailed to cancel, they responded with an offer for a lower rate. I declined, and emailed twice with no response last week. I called this morning, to find out that they canceled my service but didn't feel inclined to respond back to me. Not very professional. I would have restarted my service eventually when I could, but after this poor service and communication, I will find another option.

So long story short. House next to us stayed vacant and abandoned after Hurricane Matthew came through here in 2016. Then last year 2017 someone bought it and tore it apart so for about 6 months a huge dumpster sat in the Driveway. So I started seeing one, two stupid cockroaches and drain flies. I freaked. Technicians are friendly and the service is great, but the process is awful. The schedulers usually call me AFTER I've already scheduled an appointment by phone or online. Last time, they called and cancelled my appointment 15 minutes beforehand. Last week on the rescheduled date, I got a call 30 minutes AFTER the tech left to schedule my appointment! They can't seem to read their own calendar. My biggest issue is that techs consistently show up about 45 minutes early. I am not a housewife. I have a job. When I schedule a 4pm appt, that means I'm going to leave my 9-5 job approx. 2 hours early to get home by 4pm. 95% of the time, they call while I'm driving to say they've finished their last job early and they're already at my house. It is not okay to just spray the outside and tell me I can call you to come back and do the inside if that involves me leaving work 2 hours early AGAIN on a different day. They've done the same thing and come and gone an hour before my scheduled time on a Saturday, too. Last week the tech was supposed to call in and schedule a dryer vent cleaning, but the person who showed up today said it was booked as an inspection, not the actually cleaning, so I left work early again for no reason and had to schedule the cleaning for another day. They also called me at 3pm while I was still at work to say he was on his way already for the 4pm useless appt. This company seems to have no respect for my time.

Didn't know that I could only post 1 time, so the later-half of this was from 30-45 days ago. I wanted to start off with the more important topic. What company requires it's prior military employees to work on Memorial day?! Here I am enjoying Memorial Day and reminiscing some of the great times of fallin' comrades and who rolls-up doing his job?! Dave Loop with his awesome personality and attention to detailed-self. My first question is "WHY?". "Because we were told we are working on Memorial Day." There needs to be sort of positive compensation for this prior military who were required to work on Memorial Day. (45 days ago and still currently applies) Dave Loop came in to eradicate some pesky insects and he KILLED IT! I mean, took care of EVERYTHING...killed ants, got rid of some bad neighbors, mean dogs, bad attitudes you name it he handled it! Ok, maybe not quite that extreme but he was very knowledgeable and polite and resolved our issue. I'm going to refer him to a friend who lives in Seychelles so he may be doing some traveling! 😁

I was hearing something in my attic so I called universal and made a appointment. Joshua came out to my home on time, and did a inspection of my attic. A few minutes later joshua came downstairs with a comprehensive plan to get rid of my roof rats 🐀. It included sealing up entry points, disinfecting my attic and removing all my gross attic insulation. Joshua was able to answer all my questions and offered us a payment plan where we only had to put done 20 percent!!!! 3 days later universal came and started the process.
