Value Guard makes scheduling an appointment EASY with its online scheduler. We were able to choose our inspector, the time and the inspections my clients wanted done. The online invoicing was swift and safe. The inspection itself was fantastic- Cory explained many systems to my first time homebuyer in easy to understand language. He was there early to get all exterior drone footage so we were able to use our time inside the home wisely. Fantastic experience and I will use him again!

James Royer was my inspector, and he went above and beyond amazing. His attention to detail was more than expected, and I feel like he didn’t miss a single thing. The report he sent back was incredibly well written and easy to understand. My inexperience almost led me to buying a house with a lot of problems, but due to James’ diligence and hard work, I was able to make a well informed decision about balking on the home I thought I wanted. We will absolutely be using James again in the future.

I called Valueguard to inspect my home after the first home inspection company that was used while purchasing missed quite a few major problems. The gentleman who answered the phone was very polite and happy to answer all of my questions. He scheduled an appointment within a week. Robert was my inspector and he made sure that all my questions were answered and the inspection was completed to great satisfaction. He arrived on time, and before even beginning the inspection, we sat down and he asked me what my expectations were, if there were any areas that I wanted focused on in the report. I was pleasantly surprised by the level of professionalism and high level of customer service that he provided. He was equipped to do a full inspection (had a drone to inspect the roof, whereas the other inspector did not even go onto the roof and did not have a drone to properly inspect the entire area), and very knowledgeable about each aspect of the home. The inspection itself took about 3hrs, which was disclosed when I first scheduled it. I wish that I had hired ValueGuard for my initial inspection because they found about twice as many defects as the first inspector who came to the house. I HIGHLY recommend this home inspection company to anyone in the Philadelphia area; they are thorough and their prices are competitive with others in the area.

I recently had a home inspection with Robert Reilly - Value Guard Home Inspections. Purchasing an old home and having no knowledge of what potential issues to be aware of, is very overwhelming to say the least. Robert was extremely thorough and inspected every inch of the home. Cory S. performed the inspection on our home. This was my second experience personally hiring an inspector and I have seen numerous reports through different friends purchasing homes. This was by far the most comprehensive, organized, and knowledgeable inspection process that I have encountered. Beyond the great report, our inspector Cory was a pleasure to deal with and gave us very useful advice through the whole process. My biggest complaint about the inspection process in general is that they tend to be unrealistically negative; I did not find this was the case with the value guard inspection and was instead presented with actionable advice on how to repair anything that was found wrong with the home. Based on my experience I will only use ValueGaurd (and Cory) for my own future needs and referrals to friends and family. What a great experience!!

We had Robert inspect our home in South Philadelphia and he was extremely detailed, knowledgeable, and professional. He really took his time and pointed out everything to us. Robert really left no stone unturned. He made comments that were outside of your typical inspection about certain things in our home to be happy about or to look out for. We felt we had a great understanding about the property we're purchasing after the inspection/walkthrough Robert did. He deserves a glowing review! Pretty thorough, but they missed that the washing machine doesn't drain. They flagged it as being old, and correctly noted that it started (electric/water worked), but it doesn't drain after a cycle. Obviously a big disappointment to have to shell out for a new washer after buying a home. They definitely caught other things, and I even used their report to negotiate a credit from the seller, so overall a bit of a mixed bag.

Just completed a home inspection as a first time buyer on a new construction property in Philadelphia. ValueGuard, and specifically, Michael Baltrush, came highly recommended by friends who had bought their first house a few years ago. I could not be more happy with our decision to use ValueGuard: Michael was phenomenal. He was very receptive to answering questions and providing feedback. He carefully explained what he was looking for and what he found as we moved through the house and his explanations were comprehensive and helpful. He had no trouble managing the site manager who was there during the inspection. Michael also stayed after the end of the inspection to confirm we didn't have extra questions and encourage us to reach out if there were any questions once the report was finalized. Michael's colleague Matt completed our Radon testing. Matt was also wonderful to work with and it was immediately obvious he was an expert in the field and was incredibly enthusiastic about his work! The report itself was also fantastic. It was easy to digest and contained an easy summary that I was able to pass on to the builder with items to remediate prior to closing. I will absolutely be completing a re-inspection with ValueGuard towards the end of our 1st year in the home to make sure that we are able to fix any issues covered by our builder's warranty and highly recommend ValueGuard to anyone buying a home!

Michael B was our inspector and he showed up early to look at a 100 year old row home in Philly. He already had been on the roof by the time we arrived. He was rigorous in his inspection, leaving nothing taken for granted. He was thorough in his documentation, taking many pictures, and also very patient in describing each situation he encountered, answering all our questions and concerns. Michael's report noted some 75 items, but he was excellent at explaining which items were important and which ones were not so important so that we were able to focus our concerns on the crucial ones. Overall, the inspection took several hours and I would highly recommend him.

As first-time home buyers, my wife and I were looking to have a thorough home inspection done by a reputable company. We wanted to make sure we weren’t cutting corners by using a company solely based on the cost of the inspection and at the same time, wanted to make sure we weren’t overpaying either. I spoke with a representative of the company who explained in detail the process they go through when they inspect a home and what to expect during the home inspection. I was also provided an example of what their inspection report looks like complete with photos and detailed explanations of the findings. The home inspector assigned to us, Michael Kelley, was great. He showed up promptly to the appointment time scheduled and explained to us what his methodology was for inspecting the entire home. He not only took the time to look over EVERYTHING both outside and inside the home, but he took the time to explain things to us along the way. My wife’s brother had an inspector who inspected his house in an hour and never said one word during the entire inspection. Michael is not one of those guys at all. His report, photos and explanations for his findings were very thorough and we are very thankful to worked with him on the inspection of our first home. Whenever we had questions for him, he took the time to address our concerns and steer us in the right direction towards finding our answers or seeking out additional professionals for a second opinion. So this was my first time having a home inspection, so I wasn' sure whgat too expect. I found ValueGuard by searching the internet and reading reviews. With such great reviews I scheduled an appointment online. The next day I received a call from Jim at their office too get a little more info from me and he was also kind enough to tell me that I had overlooked a discount by booking online. He went ahead and refunded my card the difference!! My appointment was scheduled for 9 on a Saturday and Mike, my inspector, showed up on time. He was very professional introducing himself and explaining how the inspection process unfolds. Since this was my first inspection, I don't have much too compare with, but Mike was very precise in his inspection not overlooking any detail. While he was there he kindly answered all my questions and concerns I had. I felt like Mike went above and beyond his job and I can't say enough nice things about him or ValueGuard. Steven Haslem was a wonderful inspector. Due to the pandemic, he was willing to do the inspection with our broker, who kept him on Zoom the entire inspection. Second, he was really excellent about talking to us through the inspection. He explained what he was seeing in simple terms for us non-experts to understand. Mike Kelly was, in a word, PERFECT for our needs. He arrived early for the appointment, invited us to hang with him through the entire inspection, then spent 4 and a half hours doing the most comprehensive inspection I have ever seen (and this is our TENTH purchase of a home). He is meticulous, systematic, and thorough. He is also a good teacher- he explained every step and ehen things weren’t right told us how corrective neasures could be taken, and when an expert’s input was needed, ( roofer, pliimber, electrician, chimney specialist) he let you know. He separated the eheat from the chaff, and his verbal summary id fully detsiled and broken down to important findings vs minor findings. We have not received the sritten report, since the inspection was just yesterday, but we selected Mike Zjelly only sfter reading one of his reviews on snother home we toured, which was 79 pages, including photos but also “ the degrees of importance” of each finding. Mike does not miss a thing! Every light, switch, outlet was tested, every appliance was run snd proven, he climbed up on the roof, crawled into the deepest corners of the attic and crawl spaces, and did not act at all hurried. He was patient and placed our satisfaction as his highest priority. He has a great sense of humor, was fun ( at times reminds me of Jim Carrey!) but takes his job seriously. In summary, look no further- it just doesn’t get any better than Mike Kelly of Value Guard!

They might be tad pricey, but given everything you need to deal with in the process of home buying, convenience matters. I can't say much about the termite inspection (the guy was super-quick), but Mike spent more than 4 hours thoroughly going through every aspect of the house and explaining how things work in the process. Of course home inspectors tend to be picky and like to point out everything, but it's better to be informed and then prioritize accordingly (its sometimes easy to be overwhelmed but you shouldn't miss the forest for the trees). The report was very thorough and provided within a day as promised - same with termite/radon. Everything that he flagged (as high priority) indeed were things that needed to be fixed or needed secondary inspection. Thanks again Mike!

Back on August 15th 2020 we had a property inspected by Michael Pistor. Being a first-time homebuyer he treated us with incredible amount of respect and patience. He went up in the roof and all around the outside then to the basement then room by room. He pointed out things and explained why it was good or maybe it needed to be looked at. To my luck there is nothing major wrong with the house and the upgrades we made with hvac and hotter water heater and water systems he said were the Bentley of water heaters. It makes me feel good and should make the potential buyer feel better. I highly recommend the company who also did a raydon test and it passed. It can be scary but I am glad we did it and know what we are headed forward with for the sale of the house. The report I got in a day or so so everything is fast no waiting around which is nice. I am in the process of buying a new home. Something that is already a challenging task becomes even more so when you consider the fact that I am not from the mainland United States. I come from Puerto Rico, where house buying procedures are very different and much simpler. This is mainly due to the fact that most houses are very similar to each other. The houses in Puerto Rico are rarely very old, so a lot of the things that you have to keep an eye out here in PA, such as knob and tube wiring, heating systems, ect., were new to me. He completely understood my position and that I was a complete novice when it came to homes in PA. Every time I had a doubt, he would make it a point to show me what he was doing, and explain why he was doing it, why it was important and how I could fix or mitigate the issue. The whole process took hours, a lot of that was due to me asking so many questions. I received my home inspection report that very night. The inspection was around 80 pages and it included recommendations, observations, possible cost to fix issues, etc. All in all, it was a fantastic experience and I wholeheartedly recommend it to anyone who is looking to have a thorough and informative inspection.
