Needed a home inspection and chose Amelia's Home Inspection after reading the reviews and I must say, the reviews were absolutely right! John was very thorough, precise, knowledgeable, professional, detail-oriented, and just overall awesome! I arrived to the inspection early only to find John was already there! This was by far the best and only inspection you need by the most sincere professional in the home buying business. Was informative, helpful, respectful,truthful and on your side( the homeowner) as it should be in the very least. John takes a tonne of pride in what he does and as a former veteran should. He never cut corners and the inspection was from A-Z through and through. For the type of detailed report in a rapid and timely manner you get what you pay for. Other inspectors are pretenders and John is the real contender. Don’t and I mean don’t settle for less of an inspection for money or any other reason. This was our second home inspection experience (I will not name the first company), but the contrast in the level of detail and quality of service we received was dramatic. John was incredibly thorough, he walked us through absolutely everything, and his report was easy to understand. We just bought a property and needed the inspection and report done right away so I won't miss out the low interest rate lock deadline. John changed his schedule in order to accommodate my timing request. He came on time, checked on everything - appliances, attic, sidings, basement, etc. in details and pointed out things we would have never thought of. John and his wife's home inspection report is by far one of the best home inspection reports I have seen. He did an inspection on 2 duplexes I was in escrow for and his report was detailed. He included average prices for repairs as well as diagrams for how something should be properly installed. I highly highly highly recommend Amelia's Home Inspection

Do not look anywhere else, this guy John is the inspector for your property. He is very personable and knowledgeable about his trade. He listens well and gives you excellent feedback on what you need to know about your property; weather on paper or during a personal conversation with him on the phone, he'll let you know what's going on. This is the only guy I know in the area with a 30 foot latter that truly gets on the roof and takes lots of pictures of everything. Amelia’s inspection was the most professional inspection I have had. When I arrived both inspector’s were on the roof and noted standing water in a gutter which will need adjusting for drainage. The attention to detail was evident all the way through their work and though I will have a number of issues to deal with I now know exactly what they are. The report I received after their site visit was detailed and offered insight into what has to be addressed right away and what can be taken care of at a later time. I would recommend them to anyone looking for an inspection. Their price was very reasonable.

The Home inspection detail report for our new home was so good It was like I was walking along side the inspector. After getting the report I called John the owner and inspector of Amelia's Home Inspection and he spent 45 minutes going over each item, he found issues that I was aware of and many issues I was not aware of, from what needs immediate fixing, the severity of the defects and range of possible costs to remedy the issues. After my conversation with John (owner/inspector of Amelia's Home Inspection) my wife and I discussed the issues with the Realtor and we were able to get $3000 toward closing, a home warranty and an extension on our closing. John inspected a 140 year old home before purchase and is very knowledgeable about old homes. He is very thorough and honest in his inspection. He went into dirty crawl spaces and hung out an attic window to get a better view of the roof. In person, John takes him time, answered all our questions, and explained everything. The report comes quickly but is a little scary because the checkboxes are limited; it's initially hard to tell the difference between 'This is Unsafe!!!' and 'This Isn't In Ideal Condition But It's Okay'. Overall, I completely recommend him!
