My daughter wanted to come here for her birthday, so we chose the 2 hour tour to start out. Such a cool experience. I can’t speak to the other tour options, but this one was perfect for us. The guide, Vince, showed us quite a few key areas and was super knowledgeable and funny. We didn’t happen to see anything paranormal, but in fairness it was still light outside for most of our tour.
Only downside was it was pretty hot in the building (it’s summer so of course it is) and obviously that can’t be helped. I’d recommend bringing water with you.
Highly recommend if you’re into spooky and paranormal, or even if you’re just interested in lesser known history!

When I first got tickets for this place it was because my daughter wanted to go. I got the tickets thinking the tour was going to be walking around and listening, and watching for spirit. My fault for not reading the description! But it was still so much fun! The 2 hour tour is basically a history lesson as you walk through the building, with that being said it was definitely not like sitting in class! We got "Uncle John” for our tour guide and he was so much fun. He is very knowledgeable of the entire property and some of the patients that stayed there. He also showed a lot of respect for the patients that were there in spirit. He told us stories about patients and how they was cared for, about their meals, surgeries, how family visited at the time. He even corrected stories that I have read on google about the place that has been twisted I guess from being passed on through other people. I would definitely recommend this place. Do not take small children! If you want to learn the basics of the property then go ahead and schedule a 2 hr tour, if you’re wanting to experience some paranormal activity then I would suggest staying overnight. Make sure uncle John is there first he’s the best!!!

This place is unbelievable! We did a paranormal tour so, it was night and most of the tour was in the dark. The tour guide was a great story teller and super knowledgeable. We had an amazing time! I'd like to go back and see it in the day so that I can get a better look at the actual building but the paranormal tour was so cool and I'm really glad we did that one first! If you're in Louisville and like the creepy and paranormal do yourself a favor and check it out!!!

I decided that I wanted to come tour Waverly for my birthday, and it was one of the BEST birthday gifts! The building is charming to me, I fell in love with it immediately! The energy you feel in different parts of the building is amazing to experience. Our guide was Vince and he was so cool and really made the tour! Loved hearing his stories and his respect for not only the building but any residents that still call it home. I definitely recommend visiting and I know I will be back again!

We went for my daughter’s birthday and we loved the historical tour. John was the best guide of any place I’ve ever toured. He was extremely knowledgeable, funny, and patient. He made sure everyone got the pictures they wanted. And he pushed the facts not the fiction. John is THE MUST go with guide. He said we’d be back and we absolutely will to do an overnight. Oh and give that man a raise, he’s that good.

My husband and I went back in 2019 (VIP) and we had a blast and the haunted house was fantastic! This year was a let down to be honest! We did not get VIP seeing as we had already done the tour but the haunted house was just "blah". Employees were great and interacted with everyone and was great in the haunted house but the actual haunted house was pretty lame compared to 2019! Making memories with the family was the best part!

We did the historical tour and it was a phenomenal experience!! Our guide, John, was very knowledgeable, and ensured everything was factual. Regardless if you’re going for history or paranormal it’s highly recommended.
It’s great to see the ongoing refurbishment and can’t wait to visit again in a year or so.
The price is very very fair for experience!

My daughter and I were gifted tours as Christmas gifts. I think it turned out to be the best gift. We visited this past weekend. What a fantastic time. I wasn't sure what to expect. My daughter was ecstatic about going here. We did the paranormal tour on Saturday night. The weather made it even creepier than I'm sure it usually is. Windy and rainy definitely helped add to the eerie atmosphere. Our tour guide was Val. She did a fantastic job telling the story of Waverly as well as the darker stories of her current residents. Would recommend doing both tours. Do this historical tour first and learn about the building and then go back at night to see her come to life.

We decided to go on the paranormal guided tour as a birthday adventure for my daughter. Awesome tour! Will be going back for the historical tour and, hopefully, a private investigation! The staff did such a wonderful job, they really "set the hook" so to speak as we will be back for more!

First visit there BUT I was there for the Haunted House with friends. It is great place. The price is reasonable too. Parking can be little issue because when I came in. I was little bit confused of which side as left for GA admission and right is for VIP admission. So it would be nice to have the sign when we come in to park. But in other wise, it is neat place. I would love to come back for the actual tour.

My girlfriend and I have always wanted to visit this building and it didn't disappoint. The paranormal tour was amazing and we are going back to do the 6 hour free roam investigation. The tour guides were amazing as well. Would strongly recommend visiting this place.

This place is AMAZING! And our tour guides were great great people! It’s a beautiful historical building that deserves to be respected and acknowledged for its rich history and, for the paranormal lovers out there (like me), you should definitely experience it for yourself! Only, don’t trespass. These people are doing their very best to care for this place to keep it alive for everyone to experience, don’t ruin it and help support what they are trying to do! I got the pleasure to meet a man by the name of Kool Aid and what a cool guy! He made our tour so fun and I admired his love for the place. If you get the chance, you should definitely go see for yourself. You don’t have to be a history buff or a paranormal enthusiast to just take it all in and enjoy.
The Scare Factor
We visited Waverly Hills for an overnight paranormal investigation on April 24th. Our tour guide John was awesome and very informative about the building, history, and ghost encounters.
Since the last time we visited, they had installed some very nice restrooms, had some vending machines that were accessible to us all night, plug ins and tables so we could charge our equipment, and John was always a holler away in case we needed his assistance or had questions.

The building is huge, if you plan on doing an overnight, get a plan together before going so you will be more likely to cover the whole building.

Five stars because of the energy of this wondrous sanitorium and the history it brings. The staff here was absolutely fantastic at creating and maintaining good vibes, as well as, informing our group of the history that took place long ago. To this day, it's said that mysterious happenings, some unexplainable, still go on within the Waverly Hill walls. Nothing strange went on for me this day, though I may just not be spiritually sensitive enough. Definitely recommend.

First time was great. Tour guide was Vince and he was a joy to be around. First two hours were a guided tour and the rest of the time was free-roam, but all the staff was available as needed. Definitely intend on coming back in the future. (The dog says hello and the children were playful with me.)

Went Sunday for a historical tour and it was the nost fun I gad so far. The lady we had was very nice and shared a lot pf history about the building and some paranormal here and there. My mom and my sister had so much fun as well and we definitely will be coming back for a paranormal tour hopefully soon. The restrooms were clean and the gift shop wasnt over price.

We went for the first time the other night, Friday April 22nd and it was something we're so glad we got to experience. Me, my husband and 2 teens went on the 2 hour guided paranormal tour. John and Rachel was our tour guide and t.a. John was informative in explaining the history that was factual and not just heresay. I enjoyed the body chute, as did my 15 year old daughter and that Rachel allowed us to stand for a certain amount of time in hallway, hoping to be touched by the shadow people. We've always watched Ghost Hunters and other paranormal researchers investigate here, so it was a once in a lifetime experience. Plus, it was a great memory for our 2 teens. I would recommend anyone who feels the same to go at least once.

We went on Sunday the 23rd for the 8 hour overnight private investigation. It was soooooo cold but so worth it! We seen some unexplained stuff and heard a lot. Even had some interaction in the morgue! Our group plans on going back in the summer for another overnight when it’s warmer ! Our guide for the night Vince was super helpful and easy to talk with! We visited Waverly Hills during HorrorPalooza and attended the 10:30 tour. It was amazing! The staff were all incredible, sharing ghost sighting stories and walking us through all of the hot spots! We had spirit activity from the moment we stepped foot on the property.
We caught some amazing pictures and video. One picture from outside the building before the tour shows a full body apparition from a floor that is off limits to visitors (according to the staff)! We heard multiple spirits (thru an SB7 spirit box), one on the fifth floor told us to "Stay" then proceeded to call me a B!tch 👻. There were other countless encounters during our day & evening at Waverly Hills.
Thank you to all of the volunteers and vendors for an amazing day and night at Waverly Hills. In particular, thanks to the volunteers who took us on the 10:30 tour after a LONG day of guiding multiple tours through the building, ours was the last and it was obvious they were tired and dragging, but they managed to give us all a great experience. I didn't catch all of their names, however, I believe Haley and Emily were our tour guides for the evening tour, thanks ladies, you were both awesome. I will definitely be back for another tour/investigation!

I have been trying and waiting since 2019 to visit Waverly Hills Sanatorium someday. That dream finally came true august 30th. At first I was scared considering the massive amount of money I spent but I can confirm that every cent was worth it!
I had a tour guide named Jen who was absolutely incredible! I’m a paranormal investigator who’s been all over the country investigating and learning about the paranormal but Jen blew it out of the park! She was kind, funny, a very good storyteller and overall made the experience I had worth it and so much fun. She brought each room to life and made me feel like I was there throughout the buildings history. She was the best tour guide I have ever had!
The building itself was terrifying and beautiful at the same time. Every picture I got was filled with beauty and creepiness.
It was worth the wait I had. I now know Waverly has an insane number of people wanting to see it for themselves for a good reason.
I could go on for DAYS about how friendly the staff was, how amazing the adventure was and how perfect everything went. I really wish I could give ten stars because Waverly deserves 10 stars. I will most definitely be coming back and hopefully be a volunteer soon!

Basic haunted house in a historic building. Wish the haunted house section of building included more of the building itself. No real thrills to be had here unless you are a child or scare easily. This place was far more exciting 25 years ago when It was abandoned and me and the homies would walk up and explore on our own. That was really something to have fun doing. To bad those days are gone and you gotta pay $25 for a middle of the road haunted house. The characters on scene were mediocre at best. Maybe the tour of building or overnight stay is worth the money? More than likely will not be returning, my bills at home at scarier...

What an amazing place! We did the overnight 8 hour investigation, and it did not disappoint! You were allowed to pretty much go anywhere in the building. I highly recommend to ghost hunters and even history buffs! Our tour guid, John, was awesome, and helped us with all of our needs. I think this is an experience that will stay with me forever, and I’m so glad we did it!

We had Uncle John and did the 2hr guided tour from 8p-10p. He was a blast! I have a hearing loss and he's very loud and clear when he talks, didn't miss a word he said. He was very knowledgeable about the building/history, and cracks jokes all night with you. Would definitely go back. And definitely am gonna come back for an overnight!

The Halloween week-end night tour was fun and I would recommend it.
People doing the tour were fun, informational and genuine. I would love to do the day tour on the history at some point. Nice souvenirs to buy as well. It was exciting and fun! Thanks so much guys!!
One thing I would recommend is to offer a 21+ tour. The kid with us wouldn't stop asking "questions?!?" and kept showing off. Also we had quite a few teenagers in our group on double dates and siblings arguing, lol. 21+ PLEASE. Besides that... was definitely a good time.

When first entering at the gate the customer service was excellent. The drive up to the Sanatorium was spooky and exhilarating. The building at night speaks for itself. It is definitely a wow moment as you take in the aura surrounding this building and it"s history. The customer service in the gift shop was excellent and my friends I'm sure will have several lasting memories. For me personally the tour guide was over chatty and rude. She was more worried about people's phones and dimmers than actually letting us enjoy the beauty of the building in silence. She was very informative, however, she needs to learn to pause for significant periods of time for the guests to hear for themselves. She would do things like ask the ghosts questions but never give them time to respond before she kept rambling. When we separated into two groups to see the shadow people it was blessing to go with the other tour guide. I would pay double for my short experience with her. I have several friends who want to go again but I could not bear another trip with our guide pictured below. Because of earlier phone issues and being technically challenged she seemed to single me out for everything. I was there to look for and hear paranormal activity and personally think that's hard to do if the guide talks 95 percent of the time. #striveforbetter p.s. it was very hard to see you walk without a little light pointed down from your phone because I kept running into people and objects without it and that definitely can be a injury risk. Also highly recommend allowing flash at least a few times during a two hour session. More flash opportunities and less incessant rambling by our guide would create a 5 star experience for me.

During the night we got so much activity and even caught a apparition on camera. All and all this was the most incredible night I've ever had. We love this historic place. We have done overnight tours here, along with a daytime fall equinox festival. It is a interesting place to sightsee,tour, and definitely a must do overnight paranormal investigation. It is a must see if you are in area and is open for tours.

It was an awesome experience. Our guide was Kool-Aid... he was great, along with his help AJ. I will suggest anyone wanting to tour Waverly, get a private tour. The group we were with was huge, and the younger ones were loud, and just ruined the experience. The staff was also very knowledgeable. Oh, and if you go at night and it's cool out.... Definitely take a jacket or coat. Just please respect their rules, because when visitors don't, it ruins it for others. But I want to thank the volunteers, y'all rocked it!

I just came on her to thank the waverly hills Society. I drive 11 hrs from Philly to see this amazing place. I had a day tour and a paranormal tour and a night investigation! They were extremely kind, and knowledgeable about everything!! You can tell they love waverly! I am so glad I got to chance to see waverly hills and I will be back! This place is super haunted ! cool aid (day tour) was so knowledgeable and only gave us the facts. Vince the paranormal tour was awesome as well!! Courtney and Vince was our night time staff until 4am for paranormal investigation ! They were there if we need anything or had a question! I will forever love this haunt and the tour behind it. The history is amazing about the sanatorium and truly heartbreaking until we found a cure for TB. I think this is one of the spookiest places I've ever been.

We had an overnight in November that didn’t go so well. Our tour guide was an obnoxious jerk, we lost an hour of our investigation due to the fact that it wasn’t communicated we we’re renting the bunk house too. We walked away disappointed and decided that we just wouldn’t return to waverly again. The director of operations got wind of what happened and reached out to me and invited us for a make good overnight. I have To say the second trip was much better. They went above and beyond to make us feel welcome and made sure we had a pleasant experience. Terry “Kool-aid” was a great tour guide. Miss Tonya is a class act! Granted this shouldn’t have had to happen. For the amount of money you pay, your experience should always be good, but I know sometimes things happen and they fixed it. I do Not agree with what the historical society is doing to the Mattingly’s but they do have some great employees. I do have a recommendation, I Think they need to come up with a system to make it a little easier for you to go outside to your vehicle if need be or if some of your group wants to go on to the bunkhouse earlier than the rest of the group. Thank you Tonya and Kool Aid for making sure we were treated right this time!

We could not have asked for a better time. From the moment we were met at the gate until we pulled out of the parking lot. The staff was wonderful!! Val and Vincent were our guides and we had a blast in our group. We took some great photos and while we are still looking at them, my husband, Vincent and myself are all sure what I caught in one photo was a face (and not a good one).
If you have a chance to go on a tour, I strongly recommend it. As an advisement, if you go during the summer months, you will sweat!!! Once you leave the first floor it gets very hot. But to me this is part of the experience. It gives you an idea of what the doctors, patients and nurses had to deal with on a daily basis and for far longer than 2 hours.
Thank you to everyone at Waverly that made this such an amazing experience! We will definitely be back...maybe, overnight....

Our trip was a birthday surprise! This was our first paranormal trip, and it did not disappoint! Yes, as other reviewers mention, there are other people in the building. Chances are you will hear them, but we didn't mind. Most asked us to join them when we stumbled upon them. We met amazing individuals. And, let me tell you about this staff. They are professional and courteous. A well oiled machine. Every head is counted. Every car is counted. Everyone can answer your questions. We thoroughly enjoyed everyone we met, but we have to give a shout out to Jacob! My husband gave him a hard time the whole night. Sorry Jacob! Hehe He gave an awesome tour and put up with all of our questions. He was an absolute delight!! A side of humor with your history.

We had plenty of activity! For our first one, that will be hard to beat. I don't want to influence others experiences, but we had several and witnessed some interesting things in our group setting around 4:30am.
We did the 6 hour overnight tour. When we left at 5:30am (yes a tad early) we then drove 5 hours home. We were exhausted but it was so totally worth it. I can't wait to go back! Jacob was telling us about upcoming Halloween fun. Maybe an early Christmas present, hubby???? :-D

Can I just start with OMG! This is definitely a dream place to go for paranormal chasers AND history buffs! We booked tickets online; the process was simple and painless! The tour guides John, Val, Vince, Dale, and every one else were absolutely amazing. They explained the building's history in addition to current haunts happening there. We saw shadow figures on the 4th floor, balls moving, and a little rempod action! We will definitely be booking another trip in the future to this historic landmark.

Went for the haunted house. Waited in the car line an hour and a half just to get to the ticket booth to get in. Then waited 2 1/2 hrs in line around the building to get in. Had an awesome time with scary characters outside. Made wait feel less. Will go back again.

I have been waiting to go on this tour for a long time and finally got to go. We did the 2.5 hour daytime historical tour. It was everything I hoped for and more. Even if you aren't there for or don't believe in the paranormal it is still worth it for the history and architecture. I loved it all. I don't know when cause I live 9 hours away but I will be back. Went on the 6hr paranormal tour. It was awesome!!! Our tour guide Jacob took us around the grounds. He was very informative about the history and the hot spots. He left us in the "body chute" and then we were on our own for the duration (I walked all the way down). After that we were free to roam the entire building and it did not disappoint.The views were awesome! I especially loved the roof.

My daughter (12) and I attended the Halloween Events Spooktacular Haunted Special Tour last night. I want to go back for a longer tour ASAP! It’s so sad, creepy, ominous, yet incredibly interesting. I’ve watched multiple shows about Waverly Hills and attended the haunted house years ago. I will say the tour was soooo much better than the haunted house. There’s something overwhelming about the building alone before even going inside. It’s massive, gothic, and so unexpected in the middle of woods surrounded by a country club and neighborhoods. I told my daughter she would be astonished by the sheer size of it alone and she was not disappointed. We both love history, especially haunted history! We were thrilled the tour actually lasted longer than 45 minutes, taking 1.5hrs instead. Loved hearing all the personal experiences from multiple guides that have all worked at Waverly for many years.
During the introduction the owner asked that we share any recommendations as this was their first stab at the Halloween tours. My only suggestion would be to add the body chute to the tour. I’ve been in it before, but I feel like it’s needed for the full experience even if it’s just a couple minutes of history and walking though it. If they have any times left I highly recommend!

We have definitely been wanting to come here for some time, and my girlfriend and I finally got the chance to take the 2hour Halloween relay tour (10/30/21). We were on the 7:45pm tour, and we were super excited, but also nervous to see what we could encounter. We will definitely be back for the 6hour overnight paranormal tour, and will bring some equipment of our own. I have added some photos from the night and it seems I caught some full body apparitions of what seems to be the maintenance man with his hands in his pockets leaning against the pillar in the very first atrium on the 2nd floor. Also looks like a shadow figure (very tall) in another picture along with a apparition peaking around the same pillar. We can not wait to come back and do the paranormal tour… 🙏🏽👍🏽💪🏽🙌🏽 (Another note with the tour I didn’t like the fact that we couldn’t use flash photos, and it seemed a little rushed but other than that it was a good tour)

We did the mini tour and the haunted house and it was creepy and spooky in the best of ways! We can’t wait to book an overnight tour! The history of the building in itself is worth visiting. I’m so glad the owners have done so much to preserve the building and the history it represents. Just went over this past weekend, and OMG! It was a very busy paranormal weekend. So much activity. I have been here before in the past but it was nothing like this. We had Jacob, as our tour guide for the first part. He was awesome and fun! I rolled the ball on second floor which felt like forever and the spirit rolled the ball for a long time back and forth with me . Have great videos. My best friend who was never a believer in these things soon changed her mind. We also went to the experimental room where we got to wear these headsets and tell out what we heard it was crazy insane. Than the tour guide took me and my best friend to the body chute where we did another experiment with lights and a this box that lights up. It was crazy and from no where our tour guide got hit by a rock we had other guides with us and the box would yell out a few of there names. It definitely gave you goose bumps. Thank you everyone who worked there, it was the best time ever and hope to do it again soon in the future, was definitely worth the 2 hour drive!

Just went last night it was my first paranormal investigation. I was skeptic at first but now I believe. Ernie and the rest of the crew were really nice and told interesting history not like the one you see on paranormal shows. If you can stay up all night I recommend trying this. Through out the whole night seeing weird appreciations and figures walking about weird noises etc it lives up to the name.

I have done 2 different tours at Waverly. If you want to learn the History and want to take pictures I highly recomend the Sunday Historical Tour. There are several different paranomal tours that are also offered. I am going back for the Third Tour. On the 23rd. An overnight guided paranomal tour. You just can't get enough of Waverly Hills Sanatorium.

I have been to Waverly Hills many times in the past. I have always had such great experiences there, from hearing screaming down the hallways, whistling, experiences on the spirit box, shadows in the hallways, and doors slamming on their own. But I would say this past experience was the best I have had yet, because of Jacob our tour guide.
My group and I did the overnight investigation. He took the time to investigate with my group and I. He took us all over Waverly, and played old time music for the spirits, and talked with the spirits on his phones app, that is like a spirit box. He also took us to the place where I caught a picture of a spirit my first trip, we were able to communicate with a spirit, that told us who was in my picture! We definitely enjoyed Jacobs company, and the knowledge he has about Waverly! Highly recommend him as a tour guide at Waverly Hills! Will definitely want to investigate with him the next time!

Defiantly an experience you will want to have at least once! This place is huge and defiantly creepy. My husband and I toured this place back in 2008 and have been talking about going back. We are huge history buffs and love touring historic places. This one is defiantly a little different than most places we tour but defiantly worth going. Two experiences that happened there I will never ever forget: 1- I was walking down a random dark hallway (no signs or sense of direction) and I started smelling fresh baked cookies all of a sudden.. I asked my husband if he could smell it, he said no, the guide over heard me and said ‘this used to be the kitchen’. We were literally passing by the kitchen. 2- we were at the bottom of the death tunnel and once the guide was done talking the tour group started walking back up, (my husband & I, the tour guide and a lady were the last ones at the bottom, my husband and I started walking up and the tour guide followed right behind.. so my husband said ‘sir your wife is still at the bottom’ thinking the guide didn’t realize she wasn’t following behind, and he says to us ‘Nobody is with me, I’m alone’ confused and shocked we looked past him and SHE WAS GONE. Honestly the creepiest thing to ever happen to us. We jogged back up the rest of the way.

The building itself was amazing, and we overall had a fantastic time. However our tour guide, Vince, really seemed to have a superiority complex and made it hard to enjoy when he constantly bullied the teenagers also on the tour. While it was nice he felt comfortable to ensure they behaved, it began to be a bit much. He also jumped from story to story too quickly towards the end (like he was trying to rush)and made it hard to keep track of what he was talking about. Other than that, it was amazing, but Rebecca probably would’ve been the better tour guide.

This was an awesome tour!! The building was amazing. We didn’t see too much paranormal activity but it was only a 2 hour tour so I wasn’t expecting too much. I did see a shadow figure and also got scratched by a ghost. The only issue was with our guide. He talked to us like we were children. He also encouraged us to ask questions and when we did he would make us feel dumb by answering “I wasn’t there i don’t know” or “it doesn’t make sense because life doesn’t make sense”. Also if someone was unable to hear him and asked him to repeat himself he would get upset and make a big deal out of it. I didn’t let it get to me though. The good outweighs the bad by a ton. I recommend buying tickets and going. It’s an awesome place and you will be happy you went.

My wife and I love Waverly Hills, we've been coming here for years! Last year our tour was great! This year it seems like the owners are packing each tour group as full as possible. We had 30 plus people on our recent tour, this makes for a very loud, cramped tour, you can't snap pics without 15 people walking in your photo, you can't capture EVPs due to the extreme noise of several tour groups going at the same time. There's too much to see in only 2 hrs, add in large crowds and it makes for a less than awesome tour. I understand the owners are trying to make money, but at what cost? Feels like a scam because they'll tell you to just sign up for the overnight private tour...which is 1k$ by the way.
Love this place but really wish they'd change their tour format!

We did the 6 hour public overnight tour and it was amazing!
After some ground rules, they gave us the option to go the gift shop first or do the tour or to go ahead and free roam- and that’s what we did! for 6 hours! We had some experiences that we could not explain and still can’t comprehend what happened- so this will always be a special one.
One thing I will suggest to the staff- maybe keep an eye on the famous 502 room and how long a group stays there. I know that it is notroious and a lot of people want to see it but one group literally just camped out in there the entire night, which we felt was unfair to the rest of people who came to see it, just as they did. I know it’s “free roam” but maybe make a mention not spend more than a few hours there. Other than that, I very much enjoyed our time.

Absolutely recommend this if you are at all interested in the Paranormal. Only downside- would liked to have heard some paranormal stories about the body chute. Only told the historical background and 5 minutes of explaining why we weren't allowed to walk down it.

Very interesting place to tour. Though they need to make a small area for those in a party that chicken out or if someone would need to sit out the tour or part of it. My poor mother in law has had both her knees replaced an didn't know this tour would involve some long stairs to climb. She was told she couldn't wait on us ( group & family of 5) in her car or for that matter on the property. They even threatened to have security remove her. This is a nearly 80 year old lady that cant drive at night they told her to leave the property an wait at local restaurant for us. How completely freaking rude an heartless. Imagine shes visiting there unfamiliar town, elderly an already paid good money for us all to tour this place an this is the rotten service she was given for her $$$. For real people think of humanity before you try toss out an elderly lady out with her family that you took a couple hundred bucks for an not give her a safe place to wait a measly couple hours. Their was ample space to do so where the vending machines were. She was a HARMLESS senior citizen that is as quiet as a church mouse.

We went with a full opened mind, and really wanted to see something. We walked out 100% believing. Everyone was very nice but Todd and his close group really made sure to tell the stories correct. You can tell he really cares about this place, and wants everyone to leave feeling the same way. They never once made it feel like this place was bogus at all. We will be back. Fantastic!

Over an hour to just to get up the hill. I went as asked on my tickets close to around my entry time at 9. I arrived at 830. Should have went at 730. After finally getting parked it was over another hour wait until we finally got through the door. My 9:00 entry turned into an 11:00 o'clock entry. Times on tickets are meaningless. I should have been able to go in front of people who bought tickets on site since I bought 9:00 o'clock tickets in advance. After 2 1/2 hour wait, we got a 15 minute haunted house experience, which was a lot shorter than my previous visits. Only reason I gave 3 stars, they are afor the staff and workers who were great. Probably won't be back.

We did a 2 hour Friday night tour. Warning it's extremely hot, yes it's July but it's even hotter in there than you'd imagine. But that's not why I give 3 stars, honestly I'd give less stars but the building is beautiful. The tour was like torture. Our guide Rebecca rambled on and on. She was rude to the guests and spoke to some like they were here children. Someone peaked at their phone to check the time, probably because they were hoping it was almost over, and she yelled at them. She talked so much I nearly left several times during the tour because she really ruined the experience. We experienced nothing remotely paranormal but if there had been any noises etc there would be no way we could hear it because she never stopped talking for more than a few seconds. Even when she tried to get the "ghosts" to interact, she'd say "this is Rebecca can you say something or knock" then she'd wait 3 seconds and start talking again. Very annoying. I would've loved to have a peaceful tour with maybe a short story from a guide and then being allowed time to take in the room, sounds etc. But that wasn't possible. By floor 2 I just couldn't wait for it to end.
I'd love to return but I'll have to find a different event that actually allows you to enjoy the atmosphere.
The staff at the entrance were wonderful, the drive up the hill to the grand building was beautiful.

Love the fact that the organization has done everything they can to preserve this piece of morbid history. The building in and of itself is amazing and it is definitely worthy of a tour.
That being said, the guide and style of the tour wasn't to my liking. It felt a little too controlled. I wanted to browse and have a little more privacy. But I do understand why they dont want you wandering off and straying- a few bad apples ruin it all.
As for the paranormal, I didn't experience anything here but it was probably our guide that turned off any spirits. That or the constant walkie-talkie communication.
The staff takes things maybe a little too seriously that it comes across as over the top. But the structure itself and its amazing history more than make up for that. I hope that it can continue to be preserved.

For $65 we should have been allowed to walk through some of the rooms and not just line up on a wall in one tiny section of this ginormous facility on. 3 different floors and hear an urban legend that may or may not be true. Ernie and crew are seriously amazing!! Waverly totally lives up to expectations and is a great investigation. There is so much to explore here you can come back over and over with out covering the same territory. We received the best tour of the location from Ernie going through the whole building. The team I'm with, Rocktown Paranormal Group, traveled to Waverly Hills for an investigation Sunday night. We were greeted at the gate by Jason and Michael, who let us in and gave us a tour of the building. It was great to see that most of the windows had been replaced. Preserving the history and beauty of this place great to see. Our investigation went well with shadows, knocks, and interesting interactions throughout the night. If you are going for the paranormal, Waverly is a must. If you're just visiting the area and want to step outside Louisvilles many downtown museums, Waverly needs to be a stop on your list. We will be making this trip again soon.

Was an amazing and incredible experience!!! But, I would say if your looking for something over the top scary this isn’t for you, there was definitely some spooky and creepy portions of the overnight stay but it was more cool and exciting than scary. The tour guides are nice and help you find the bathrooms and stuff when you need them. my mom, my sister, and I went for my birthday and we did the overnight trip from 12 am to 6am, at 3am they gathered everyone to the lobby and we did a spirit box group activity. When i went there was over 60 people so it was a free roam instead of a floor by floor tour. Apparently, there is a ghost of a little boy named billy and they little toys and trinkets for him so he can play and he was moving a ball around and it was so cool and a little spooky. I 100000% recommended this, the overnight stay tickets aren’t too expensive either.

Waverly Hills is absolutely spectacular. No matter the reason for your visit, this location will deliver on all accounts. It has been nearly a week since our private group investigation and everyone is still talking about their experiences and making plans for another visit in the future. Jason, our guide, was the best. He is friendly and outgoing and is extremely knowledgeable about the history of Waverly and its former residents that remain. His passion for the preservation and restoration of the building and everything about it’s history and those who lived there was evident in every story and detail shared with our group. The building alone is mesmerizing for its size and design. Hauntingly beautiful in its gothic architecture it never ceases to amaze even the repeat visitor (like myself). This was my sixth visit to Waverly, our first ever private investigation and Waverly Hills did not disappoint. While there were some very impressive and necessary changes to parts of the building since the last visit in 2019, it was clear that these were all improvements designed to aid in restoring this magnificent structure. Can’t wait to go back and spend more time there. If you have considered visiting for any reason (historical tour, paranormal investigation, etc) I say, DO IT!! You won’t be sorry! Waverly Hills will always be a favorite of mine.

My girlfriend & I came here April 9th for a 6 hour paranormal overnight investigation. Ernie & Jason were the lead investigators that night & did a amazing job. I got to go with Ernie on the tour to start off & he was VERY informative and also gave us his idea as to what happened to some of the residents that are there. After the tour we got to go out by ourselves so my girlfriend and I went with another one of the investigators there Josh, to the Lobby. He showed us different methods to communicate and even got some answers back. Ernie, Jason, Josh & everyone else who worked there from the people checking tickets to the investigators couldnt have done a better a job & I cant wait to try to get a private overnight or even a 6 hour again. When you come up the drive on the wooded road then out of no where the clearing openens up and it's comes into sight, on this hill side slope for me it was like passing under transmission lines... you can feel the energy turn up immediately! My friend and I visited Waverly Hills in early October 2020. We tried to book over the summer for the historical tour but they sold out too quickly. Thus, we did the haunted tour they put on this year. We were a little unsure of what to expect as their was not much information on their website. They decided to do the haunted tour because they were not able to do the haunted house they do every year because of covid.
We were able to book tickets online and had to shown up within a certain time frame. When we checked in they took us to meet around the sanatorium as we were going to be going in small groups.
Overall, the tour lasted about an hour and I would say it was worth it for people who are not able to make the regular tours. I'm not sure if the specific tour we went on is something they will do again considering they only did it because they could not continue you with their regularly scheduled tours do to covid restrictions. I would say it felt like it was a mixture of a haunted house and a historical tour. Their was different guides on each floors that gave some facts and then there was cosplay actors. I'm interested in going back and having an actual historical tour since I didn't feel like I got enough during the haunted tour. Regardless, I'm happy we could still support this place given the current times.

We were a group of female investigators who wanted to tackle a site that had a strong mix of dark and light spirits. We had a truly special time visiting the Waverly for an 8-hour private nighttime lock-in investigation. We felt zero negative energy and had no direct encounters with the creeper or any evil / dark entity at any point, although we knew they were around based on data we received from the lighter entities throughout the evening and based on the damage we found to our protective talismans the longer we stayed in certain areas (body chute, 4th floor, OR, morgue).
We had multiple sessions of highly correlated activity across several tools (emf, spirit box, estes method, and oculus) on the 5th floor and on the 4th floor (while we were shadow watching with all lights turned off - we got ZERO activity until we asked if anyone wanted us to turn our lights back on: a hanging bare bulb in one of the rooms started swinging on its own - EMF and spirit box activity followed that we found compelling). On the 5th floor we believe we connected with spirits of children and the nurse from 502 who suggested that her death had indeed been staged as a suicide but that she had not died by her own hand as the popular story is told (Estes method).
We also believe we received a message from the building itself via a tarot reading we conducted in the old records vault. In general, the place was dead except for these spots, and our observations led us to believe that we were communicating with positive intelligences of some kind who were attracted to our compassion and our ability to banish the dark forces that were lurking around.
Our host for the evening, Jenny, was an incredibly helpful resource who made sure our investigation ran smoothly and gave us total autonomy the entire night - she was an essential part of our journey and I'm looking forward to returning to the Waverly at some point to visit again. It was an unforgettable experience!

This is an amazing building with a sad history. With 1000s of lives lost here due to TB and other causes one would expect it to be haunted and the place does not disappoint. This was my second time coming here to do paranormal investigating and both times there seemed to be paranormal action. We were there for a private overnight investigation where I paid for 10 people minimum but I could have had up to 25 people with an extra charge for each. Since I am from Utah and don't know very many people in the area I was not able to round up 10 people so there was only 3 of us, my daughter, daughter-in- law, and me. There was only one other person in the building with us and that was Taylor an employee or volunteer of Waverly Hills. She was great at her job and very knowledgeable about the building and it's history. She has only been working there for a few months and is learning the ropes to be able to do the 2 1/2 hour public tours. She helped us get all of our gear to the staging area where there is heat and then let us do our own thing. She offered to do a tour before we got started but suggested that, since we had been there before, we go off on our own for the first hour and then come back and get her for the tour, in case we had questions. We headed to the fifth floor first but to get there you have to either go up the central stairs or go up the stairs on either end of the building and then get to the central stairs on floor 4. We got there by the 4th floor and while we were on 4 my daughter and I both heard a female voice hum like hmm hmm. My DIL did not hear it at all. When we got to 5 we heard it again but just one hmm. Still DIL didn't hear it. My daughter and I heard it several more times throughout the night but DIL never did. Before we even mentioned it, Taylor told us about the humming and she had heard it as well. We would hear men's voices too as if there was a conversation going on but there were no men in the building. My DIL would get major reactions with the EMF detector when she had it and I got some less major reactions with it and there was no electricity or any other electronics near us at the time. I still need to watch the videos and listen to recordings to see if we caught anything else that was interesting. I will update here if there is.

Our tour guide was very detailed and such a fascinating place to see. To see how back in 1926 how state of the art a place could be was amazing. We did an overnight paranormal investigation a while back. The history of this place is both amazing and disturbing. It’s amazing how far we have come with medical advances in the last 100 years. So sad that so many people had to die, and they died here a lot. Crazy night. Very creepy place. We didn’t get much in the way of evp’s or photographs but we had a great time. I got an IR shot of a face floating at the bottom of the body chute. We want to come back and rent out the entire place on a weeknight. 50 plus people was too much to have any quiet alone time with the ghosts.

Waverly Hills had been on our list of places for several years and we finally decided to make a trip of it. The drive up to the sanitorium definitely set the mood for the night. It loomed large and eerie. After watching an informative video, we were divided into two group, one on the upper floors, and one on the lower. Our guide was fantastic, giving a very engaging speech about the history of the different rooms and wards. That is, until she started talking about specific manifestations and her flashlight, sitting on the shelf next to her began flickering on and off. With that she turned us loose into a free roam through our area. The other guest were very friendly and accommodating. We aren't versed at all in the paranormal, and the members of our group who were were very inclusive with us, allowing us to see things like divining rods correctly answering questions and more flashlights flickering, with purpose. As far as our unique experience, we decided to go back up to the top floor a few minutes before the two groups switched places, and as we walked down the hall, we heard the sound of a ball bouncing. We turned to see a ball (there were several rubber play balls scattered around this floor) roll out from an empty room we had just passed. As we watched the ball rolled to a stop, then started rolling of its own volition back into the room. Very thrilling. If I had to make a recommendation, it would be to try to go when the weather is cooler. In an effort to preserve the building, the owners have smartly added windows to several of the floors. We went in August and even in shorts and t-shirts, it was sweltering. This is completely on us for underestimating the southern heat. As would be expected, their tours book very quickly around the time of Halloween. The next time I plan a trip, (because I will be back) I will plan my trip when they open for the Season in March. Definitely worth the trip for not just those interested in the paranormal and occult, but for anyone who wants a truly unique experience.

This was my second visit this year and it felt like seeing it for the first time again. It was 97 degrees outside but the owners and staff were so accommodating in anyway they could from checking on us, making sure everyone had water and warning us beforehand to come hydrated and ready. Wanna go again! I went for my 14 birthday because I'm so into paranormal things (even though I don't believe) and abandonded places and had an amazing time! Heard a baby cry. No baby. Didn't necessarily freak me out but made me startled for a bit because I didnt expect anything. Went through the photos and we think we caught a shadow person in a doorway. Still don't believe in the paranormal. Please make me believe soon! Coming back again real soon!

I really enjoyed our haunted tour. Personally I don’t find haunted houses thrilling they just arnt real enough, but real paranormal stories mixed with people/actors creeping about the sanatorium mimicking the events being told was WAY better. I even jumped as I was engrossed in a story and standing with my back to an open door way. It was great, the guides were awesome, wish I’d come up with more questions or been able to see the body chute, but just another reason to come back and do an investigation when you know the sounds/sights you’re hearing arnt coming from actors and you can roam at leisure. There was a bit of political grandstanding at the beginning but despite whatever personal beliefs the multiple guides may have (it varied widely and they made it known), everyone did wear their masks, proper wearing was enforced and with the continuous airflow this ultimately felt like the safest most entertaining way we could have spent Halloween. Just remember you never know who’s in the audience my boyfriend and I are both in the public health and biology field so we definitely nitpick and they were very diligent. Overall the 6hour drive and money spent was well worth helping this great nonprofit that preserves this beautiful piece of history, I thoroughly appreciated all the hard work and dedication everyone put into this production and can not wait to book tickets for the spring.

He was funny and engaging and you can tell the passion the whole staff have for preserving this is historical site. The building was quite active but it never felt dangerous the permanent residents as they are called felt more curious so long as you were respectful. While there were no ghosts jumping out at you, it is still an eerie place. They keep the atmosphere that way by limiting light and flash photography. This hampers making memories via pictures. A lot of my pics turned out black! We went on a two hour tour which I felt was adequate. The history of this place is incredible. On the downside, our group was too large. There were about 25 in our group. It should be limited to half that. It is just too hard to hear what is going on with this many. The building itself is impressive but in all actuality, it is just a shell, having been gutted by looters and vandals years ago. While it is a spooky old building, I think the eeriest experience was standing outside in the darkness and staring up at its looming presence with the moon and night sky in the background. Alas, I saw no specters!

We did the night paranormal tour in Feb 2022. Our guides were great and very informative. We took lots of Photos and used our EMF Equipment.We got several Orbs and Faces in windows and in Photos. Flash photography is not allowed, yeah, even at night. I could not see a thing the entire tour. This was like walking blindfolded while someone tells you a bad ghost story. The photos I uploaded were heavily enhanced to be able to see anything.
If the tour guide had a flashlight to their face while sharing their experience, we could see who was talking to us and see the room with the ambient light while the story was told.

What an amazing place. We did the 2 hour guided tour and really enjoyed hearing about the history of the hospital. Just keep in mind that this isn't for someone with mobility issues. Lots of stairs and no heating or cooling. Dress appropriately.

Last night (6-14-22 to 6-15-22), my friend and I brought a group of our friends and family to a private investigation. This was her’s and mine 3rd visit, but it was everyone else’s first visit.
John was by far my favorite tour guide and host. He made our first private overnight amazing and when we do this again, we will definitely be asking for him to be our guide again!
He did a great job correcting previous stories we had heard and sticking to the facts and honoring those who had passed in the building. You can tell he really loves his job and is passionate about it which made a huge impact on us.

Everyone was great, from our guide Allie to all of the others. I wanted to walk down that hallway so bad, but we didn’t have time for many to do it. When they want you to hustle, there is a reason. Highly recommend this tour! The history alone is riveting. You feel the suffering that went on, in the walls and corridors. Our guide, Kool-Aid has a special connection to this place, as do some of the other volunteers and staff. To hear the history from someone with that connection really brings things into perspective. We had an awesome experience at Waverly Hills Sanitorium. Our guides, Todd and Leanne were very knowledgeable of the hospitals history and paranormal events there. The 4th floor was very active, sending chills all over!! Several people had ghostly interactions on our over night adventure. This was my second trip to WH excluding my unauthorized venture when I was 12 years old and snuck in the majestic hospital! We will be back!

My son and I went here on 7/21/18, we were pretty excited to go, the guided tour lasted 2 hours, BUT, while on the tour you couldn't use your flash to take pictures (disappointed!!) Couldn't bring a voice recorder either, (disappointed)! So, outside of listening to the history which by the way was great, you couldn't take anything from it picture wise, hence the reason why I drove over 5 hours to go..anyhoo, next on the to-do list Trans-Alegheny Lunatic Asylum in Westin..hopefully better results there..here are a few pictures that I could take when she allowed a flash to be used..SO MANY more could have been taken if I could use a flash..

Went for a private investigation recently and had a great time with the group I was with and investigating but it just wasn't the same as the last two times I went there. A lot of changes have been made. They got rid of the auxiliary morgue and replaced it with a new gift shop, which I am not sure why since it was a great place to investigate and it was a piece of history. Also didn't see the room that was the "safe", where one of the nurses accidently locked a patient in the room. Plastic over the windows and the original front door was replaced. Just doesn't seem to have as much originality as before.

Glad the tour guide was able to describe everything on the tour because building was just a hull of a building it would have been hard to figure out were each area was ( nurse's station, kitchen, etc.) .. Website said it cool in the building, But I found it very hot ,To get to each floor you have to go up stairs, The tour is 2.5 hours long ,There is no bathrooms in the area you tour .SO make sure you go to bathroom and bring some water with you ( bathrooms and vending machine is located at the beginning of tour and the end )
Directions on Website are wrong so give your self plenty of time to locate the place .

We did the 8 pm paranormal tour Saturday. It was so awesome. Better than imagined. The tour guide Renee was very good. Enjoyed all the info and times to get involved. We got several orbs and a couple of faces in our photos. It was great to be able to get so much activity there. My wife and I attended an overnight public tour (midnight to 6am), this past weekend, July 17th, 2022. We had never been to Waverly Hills before and had no idea what to expect. We couldn't have been more pleased with the experience. From having a person meet us at the gate to confirm how to proceed up the road, to the person that confirmed with us further up the road where to park, the attendant in the parking lot, and the multiple staff at the entrance and inside, as well as Jacob our tour guide, every one of the staff was amazing. We got the feeling that everyone was passionate about protecting the facility, the grounds, and the... "guests," we definitely got the feeling everyone that worked there wanted to be there and provide a great experience. The facility itself was imposing, massive, ominous, and amazing. Every step and every room fueled our curiosity and intrigue that much more. The history and stories imparted by our great guide, (Jacob), helped give a lot of context and inform our plans as we investigated the facility on our own after the tour. Towards the end of the tour, before sunrise, Jacob led a spirit box exercise with the group. We had a number of reactions from various EMF devices, lights, and more. That was a fantastic experience. The only suggestion or request that we could maybe think of is maybe the organizers can maybe make the tour groups smaller, or stagger entry into certain areas of the facility at various times so that there aren't so many people in the same general vicinity. That might help reduce noise pollution during EVP sessions and other recording efforts. We'll be back!

Went there on a Halloween tour with WDJX. This place was super creepy and we did see things. I felt my hair being touched and my hand held. They are renovating it I believe and so it’s very dusty and dirty. We went home dirty and smelled of dust so don’t wear nice stuff. I will definitely be going back!

We went on the 10pm tour. While the tour was informative it seemed rushed. Also the group size was large and some people were very rude to other people who were trying to enjoy the tour as well. The tour guide was knowledgeable about the hospital but definitely took the eeriness out of the tour.

Great history behind this building. I'm sure its haunted, however I didn't witness anything. Got great pictures and it was a cool tour. I would go back.

Our paranormal teams booked an overnight investigation along with a stay-over in the new bunkhouse. Waverly Hills, even on a slow night, never fails to deliver. This was our first night in the bunkhouse after the investigation. What a fun experience THAT was! It was like a big slumber party. Tina and Charlie (AKA Ralph) have lovingly created a wonderful way to extend the experience.The new facilities are uniquely awesome! Though we were all too tired to stay up and investigate there in the bunkhouse, we truly enjoyed ourselves and enjoyed seeing where the body chute ends. Even more so, we enjoyed the natural beauty in seeing that part of the grounds. The deer were all around us, including some adorable fawns! Do yourselves a favor, pay the extra $$ to stay in the bunkhouse!

This place is great and, almost certainly, haunted. My wife and I did the 11:30 to 6AM tour on Friday March 16th and had a blast. Tony, our guide, was great and obviously an asset to the Waverly Hills team. I caught a good number of what I believe to be apparitions on camera. Oddly enough all were on floor three rather than the more famously haunted areas. At one point my wife and I were both walking toward the stairwell at the end of that wing when, without a word, we both froze and began inching backward suddenly overcome by an almost unexplainable terror. We neither saw or heard anything but there was most definitely something there. A few moments later we heard footsteps coming up the stairwell and Tony comes out walking at a near run. He didn't say anything but I guarantee he felt it and was getting out of Dodge too. My only complaints are that we were told in the beginning that everything here was benevolent, which after feeling that was obviously untrue and the rudeness of some other guests who moved floor to floor without permission and a certain couple who acted inappropriately when they thought nobody was looking. All in all the experience was awesome and I can't blame Waverly Hills for the actions of adults who should know better. 4 and 1/2 stars as it stands and a perfect 5 if they were a little more honest about the disposition of their permanent guests in the opening speech. Just in case anyone was wondering I took my photos with a Google Pixel 2 in enhanced HDR mode. It combines three photos taken at a range of resolutions and seems to pick up a lot of activity.

Lots of interesting history in this building. I personally didn't see anything. My mom caught someone walking in front of the building on a live picture before we left. I'm showing a unzoomed in and zoomed in picture. I'm not sure if its a door or a tall woman figure in white. I woke up to small bite marks on my forearm the following morning. I don't have kids nor was I around any. Chilling! A 2 tour tour wasn't enough. Definitely will want to come back.

The staff here is highly knowledgeable about the history of Waverly Hills. My fiancee and I did a night tour of the grounds, and while it was informative, we did leave disappointed. However, the disappointment did not come from the Sanatorium, nor did it come from the staff.
I believe this place to be a microcosm of America, weighed down by obesity. When the website warns you there are stairs to climb, you know there's something wrong. In total, there were five flights of stairs we climbed, and no, they were not consecutive.
The first part of the tour featured the "body chute," an underground tunnel where the recently deceased were discreetly removed from the premises without worrying the other patients. This body chute could have been one of the main features of the facility, however, we were not allowed to walk all the way down due to the amount of stairs involved.(we walked about a third of the way down - a total of about 25 steps).
Following that, we climbed one flight of stairs at a time, with ample time to recover from the extreme cardio workout of one set of stairs. We visited creepy floor by creepy floor, full of relevant information from the tour guide.
I give this place three stars for catering to the horrendously out of shape clientele that visit. Were this place in Europe, we wouldn't be warned that we need to climb stairs. Shameful that this is the case here.

My fiancé and I went on the two-hour guided tour tonight lead by John and Jason, and it was 100% amazing. Th knowledge and passion of the site from everyone there made the entire tour a blast. I got to experience some crazy phenomenon which was a major bucket list item for me. We're DEFINITELY going to be coming back to do the public AND private overnights in the future.

My hubby and I did a public overnight this past Saturday 12/29. Vince was an amazing tour guide! He was very knowledgeable about Waverly Hills and had some awesome stories to share! I will definitely be back for another overnight. Next time I will leave hubby at home because he isn’t into the paranormal, but I on the other hand am very intrigued by Waverly. Not that he’s scared, he just didn’t enjoy being up all night in the freezing cold! I would have stayed for way longer than 6 hours if I could! I have researched the history for years! Just finished a tour with Vince. He did a fantastic job and knew the historical details. I appreciate his commitment to honesty in story telling. While waiting on the landing of the fourth floor, I was touched, like a child tapped my arm. The young man from South Carolina behind me swore it wasn't him. I saw a shadow person in the hallway of the same floor, confirmed by Vince. When walking to the operating room, going around the corner, I got full body chills. Such a wild and fun experience! I would highly recommend you go there if you're in the area.

Very cool historical tour. We did the 2 hour guided tour. Our guide did a great job covering the tour information while also being able to answer all the questions we had. Didn't see anything spooky but this place does have a vibe that's hard to explain. Expect to walk and know that the building is not air conditioned. There are about 25 people on each group which felt about right. Plenty of time is given to take pictures and ask questions too.

As a huge fan of the paranormal I really enjoyed it, I had a couple of experiences with my jacket being pulled twice on my back (heavy leather jacket so it was felt hard) and saw some shadow figures. On top of that I got some great photos

I've waited about 10 years to come to Waverly, and it was worth the wait! I did the historical tour and i learned so much! We had John as our tour guide and he was fantastic. He was so enthusiastic, knowledgeable and you can tell he genuinely enjoys the building and the history, which made me even more excited to learn. Definitely going again at night for the paranormal stuff (and when its a little warmer).

Waverly Hills has been my favorite thing I've done to date. I've been trying to go for the last 10+ years & I'm so glad I finally went. We went in without flashlights, we only used them going up/down the stairs or if the tour guide was showing us something significant. Otherwise it was pitch black & I loved every bit of it. We did the 2 hour tour, from 10pm to midnight: The building is massive & we didn't get to see it all; just the most famous areas, but what we did get to see was awesome! Our tour guides were all amazing, very kind/helpful & told us history of the building & paranormal stories. I 100% can't wait to go back for an overnight tour SOON!!!! 👻🖤

Before I begin I want to preface some things. First, my only gripe was due to some of the people on our tour being quite obnoxious. Second, and most important, you're experience will vary. I came in and only experienced what I think MAY have been shadows. My father, however, felt more.
We were up on floor 5, learning the story of the nurse in 502. Now, our tour guide never said the nurse's name. My father later asked me "What was that nurse's name?" Doing some research I was able to find a Mary Lee connected to the story. Turns out he'd heard a woman saying "I'm Mary" in from of the elevator (about where she was found), sounding like she wanted to be heard. I do not doubt him, even if I didn't hear anything myself.

I love the haunted house here they really do go all out to try to scare you. And the tour is really good but short roughly 30 mins but still fun. Wish it was cheaper $60 for both plus VIP. If you haven’t been I would definitely recommend. And I captured a picture of a creepy fast on the bottom left window! This place is legit haunted.

I went on one of the relay tours for the month October as my very first tour of Waverly.
I've wanted to visit since I was a child in the early 2000s, and it was as wonderful as I hoped it would be!
The relay tours were shorter and quicker, but that didn't make them any less great! Every tour guide I met along the way had so much passion and love for this place. You can tell that they really want it to be repaired bit by bit, and that they enjoy sharing the history and stories of this incredible place.
Even before the end of our tour, my best friend and I were already planning our next visit to complete the paranormal, historical, and (one day!~) over night tour. If we lived closer we would scramble to volunteer.
Waverly Hills is a piece of history, and it deserves to be saved. Touring the halls and purchasing their merch pays for that restoration slowly but surely. If you have any interest in medical/scientific history or, of course, the paranormal this is place that you must visit.

After many many years of wanting to visit Waverly Hills, I was hopeful to catch shadows or evp but did not. We took the 6 hour over night public tour.. I still had a blast and the body chute was really cool and creepy at first. I was really disappointed though that it was just like walking through an empty vandalized building. Our emf meter went off a few times but in the same spots so that was kinda debunked. After 14 videos and 103 pictures plus the voice recordings, we reviewed the evidence and came up with nothing. A few other people said they were catching shadows but I guess the ghost stayed away from us. I was very very disappointed though in some of the other investigators that where very loud and and disrespectful to others investigating. We would sit In a room quietly and it never failed other group's would come up with a tour guide and just be loud talking and laughing. They ruined many recordings and videos. I really think the floors should have been designated to different groups at different times. $500 is alot to spend on 5 people just to be interrupted all the time. Needless to say, the investigation was until 6am and we left at 4am. We might go back for a private investigation on day . Thank you Waverly and staff for letting us visit This piece of history! One down on my bucket list! And yes I do recommend going to see history but not any ghost on a public tour. If you want to do a true investigation, do a private one and you will probably have better luck! 💖💖

From start to finish, the accommodations made to squeeze my daughter and I in last minute (and to a sold old event AND season might I add) exceeded my expectations and honestly kind of restored my faith in humanity. Chelsey was outstanding. She responded to my late-night e-mail cries pleading to come, and allowed us to attend a sold out event with days to spare until the tour. The pandemic has been tough on us all, and I knew that this tour would make the transition to high school for my daughter a little easier, after having been schooled from home for the entire 8th grade year.. As for the tour, it didn’t disappoint! This was my second time at Waverly, and the tour guide was fantastic. She made things interesting, humorous, and was well versed on paranormal facts, history and was overall great at keeping us focused. Mostly. My 14-year old was very excited and I had to at times tell her to “put-a-sock-in-it”. Having said all of that - buy tickets. Do not hesitate. It was a well-oiled machine from the jump, and I would go back in a heartbeat. Thank-you Chelsey and staff for having us. We will surely return in January! Creep it real.

Soul Searching Supernatural
A few weeks ago, we booked a historical tour and a private paranormal investigation. Every guide we encountered during our time here was delightfully friendly and welcoming. We wanted to book the historical tour before our investigation to learn the building in the daylight as well as take pictures and delve further into the history. We had a wonderful time on the tour, but if you are looking to take pictures I would probably recommend trying the photography tour instead as the only area we were actually allowed to stop for a picture was in the Body Chute. There were a few other areas in the building that we had an opportunity to snap a picture while the guide was telling stories, but for the most part it was very fast paced. At the end of the tour there is a giftshop that has a variety of well designed items available for purchase. Choosing what to get was tough because everything was so cool!
The following night we had our private investigation. Ernie and Denise were our guides for the night and they were AWESOME! We had the opportunity to hear some of their stories of the spirits they've communicated with and we even experienced paranormal activity while they were giving us the tour. Deducting the tour time and setup for all of our equipment, we found ourselves struggling to fit all of our investigating goals in with the time we had left. Now with having experienced the building, we hope to return and hop right in to a full night of investigating!

Recently went on a 2 hour night tour as well as a 6 hour overnight paranormal tour. Overnight is by far the best if you like “investigating.” This place is just something very special. The tour guides aren’t only extremely knowledgeable, but they are also great ppl who want you to have the best experience possible. It’s a bit pricey, but it’s a pretty long haunted house. There’s a laser light show before you even go inside, which is unique. Then the 3D section is very neat and very neat, and not something you’ll find at most haunted houses. After that, you still have an above average, more traditional haunted house to go through.

We will be booking a second 8 hour free roam next year thanks to him and his very informative and amazing walk thru was one we will never forget. My husband and 3 friends joined me for the 2017 opening season all-night ghost hunt last Friday. We only had time to do the top 3 floors but we got some amazing pictures of ghosts, a ghost dog, lots of orbs, and shadow figures. My friend captured this picture of a ghost in a suit and tie walking towards her. He has no feet and you can see thru his head plus it was freezing and no one was wearing a suit and tie to ghost hunt! I went back a 2nd time SOLO! This time I hunted on the 2nd and 1st floors, including the Death Chute. I laid on the bottom morgue slab for 15 minutes, I had a flashlight session in the shock therapy room with a woman who had been "shocked" there, and I walked the entire Death Chute alone in the dark! I got 2 short FLIR videos of an entity following me up and down the Chute! It even played with my hair! I was unable to post the videos on here, but they are on my Facebook group page I SPI Ghosts.

I went here for their haunted house, which was fairly good but had one very fatal flaw: groups of about 30 people were sent in at a time, which caused a lot of bunching up and slowing down so you can see the upcoming scares, the actors were trying their best though. The haunted house was pretty long with lots of differently themed rooms. I feel like that could have used the old hospital to their advantage more though (i.e. insane residents, and crazy doctor's and nurses) also the video they play before you enter the haunted house is super cheesy...

We did a 2 hour tour and it was really fun. Our guide was funny and did a good job of telling the history and stories of the building. My only disappointment was that there was not much time for ghost hunting. I think next time we will do the six hour or private tour instead.

For Father's Day present bought tickets for myself and father to visit Waverly for the paranormal tour. The check in process flowed smoothly, we were able to stop for a refreshment and bathroom before the tour started. The staff was very friendly - more than willing to make conversation, as well as to answer any questions visitors had regarding the paranormal or history of the building. They also hit on all the major folklore that one hears about Waverly - going into what we do know is fact from record and even willing to acknowledge 'this is what we've heard but we have no concrete evidence.' Even going as far to say if you find out something different please let them know as they want to grow more on the tour. You hit all the 'hot spots' in the building - room 502, the elevator shaft that a homeless man came to his demise, legend of the spectrum Timmy and of course the infamous body chute. It was such an entertaining visit that I definitely have plans to do the historical tour and would love to eventually do an overnight. Highly recommend for a good time at Louisville legend.

I've been on a lot of ghost tours, I have to say this tour is legit. My wife had such an overwhelming experience, she had to be walked out several times. This location is no joke, doesn't matter if you're a believer or skeptic. We recommend the night guided tour from 10pm-12pm. Mendie our guide was fantastic! My family and I went on a 2 hour paranormal tour. The guides were engaging and fun to listen to. The passion they have for Waverly Hills was obvious as they talked about the history of the building and told their own experiences. I was disappointed that we were not able to take many photos during the tour. They ask that camera flashes not be used and since we went after dark there was no way to get any pictures.

We waited 2 years to experience the Waverly Tour and it was worth the wait. Such a unique building with interesting history. Our guides Ernie and Denise did a wonderful job of taking us through the entire building relating facts from fiction, and then let us explore at our own pace.
If it wasn't 100 degree heat throughout the day and continued 90's at midnight, we would have explored longer. Thank goodness for a section that had air conditioning.
I might suggest a couple chairs throughout the halls so participants could spend more time just listening, watching and waiting.
Even though the wind had picked up, I was amazed at the heavy thick silence,and did experience goose bumps several times as the sweat rolled off my body. I could definitely sense a presence.
If you are debating about booking a tour, just do it! Thank you Waverly Hills and all your dedicated crew for an amazing experience.

Always wanted to visit this place and I finally got to do that this month! A friend of mine took me for my birthday gift and we both thoroughly enjoyed our time! The building itself is beautiful and full of amazing architecture. Of course it's from a very sad time in history thanks to TB but it was built on a beautiful piece of property as well as the building being state of the art for it's time. Heck even today, it's a place that would be amazing to own and fix the building back up to spend regular time in. On top of all of that, you get the added benefit of the "lifers" paying you visits from time to time. Great trip for people who are interested in either history, architecture, or the paranormal side of things. We did an overnight tour and the staff was super friendly. We already knew the history of the building/property from prior research. Of course you can go without doing the research and get the gist of things(they give you a guided tour before turning you loose) but I really think that doing your homework brings it all together. If you're not local, there's plenty of things online that show you newspaper articles and stuff(death certificates, pictures etc) from the years that the place was fully operating as Waverly Hills and as Woodhaven Geriatric Center. In the gift shop they have some old pictures and some matchstick artwork that was made by patients(not for sale of course) which was pretty awesome I thought. I would definitely recommended it to anyone.

I went here a few years ago and the memories are chiseled into my brain like it was yesterday. To the people complaining about staff, or where to park, other discrepancies, I’m just guessing they are not from KY lol. Trespassing is a huge issue for Kentucky folk, especially for a building like Waverly. So don’t expect a warm greeting if you don’t have an appointment. The best tour is absolutely the overnight from 8pm-4am. Bring water, but they will also supply you with necessities. I saw all the entities described and more. This place is phenomenal. The staff are very intuitive and friendly. The spirits are a good mix of everything, but you have to have the right intentions. Follow the rules and you will not be in any danger. Thanks Waverly Hills, hopefully I can come back one day!

I had the opportunity to visit Waverly Hills Sanatorium over Thursday night into Friday morning. I can't say enough just how welcoming Vince and the other young lady staff member(Who we call the Dakota Laden Girl :)) were. They made our trip one that will stay with our group for a lifetime! We enjoyed it so much that we will be booking another two nights for the 2022 season! Can't wait to share the evidence we captured with the staff!!

I was disappointed with how the building is being restored. The walls were spray painted for the haunted house event, I was highly upset the building was defaced in that way for some thrills for Halloween. The tour guide was more chatty than informing. I did enjoy the architecture and historical features the building had to offer.

When me and my family went sadly we did not get to see or hear anything paranormal. We may have felt it but did not get to actually see it when we went. Anyway, my experience was very cool and creepy. I came from Pennsylvania to visit family. We bought tickets the first night we came in and went the next day. When we got there we found out we got the tickets for August 13. It was June 13😂 And since we live 6 hours away, we could not come back. That night D&M Paranormal were going to be doing their investigation and were nice enough to let us do the paranormal and historical tour with them.
Ernie was our guide and was nice enough as well to let us in the tour. His wife, Sarah, was also very welcoming and also helped on the guiding.
The Sanatorium is extremely creepy and gives off the most scary feeling I have ever felt. The stories were extremely chilling due to them being so real. The photos the guides shared are extremely disturbing and I can still remember some of them. From floor 1 to floor 5, there is just a giant eeriness that just makes you want to look everywhere around you. I would definitely recommend doing the overnight because a 2 hour tour may not be enough for how big the building is. There is so much to venture. And if you are a scaredy-cat then you can do the overnight with the guides but if you want to be outgoing then you can do the overnight without them. I would love to come back to do the overnight myself and see something because I would love to know if the spirits are real or not. It would be very cool to say that I had an encounter with the paranormal.

My husband, daughter and I did the 6 hour overnight tour. We don’t have any of the cool gadgets or gizmos so we just walked around and looked. It was fun to Wander alone without a guide. At one point my daughter and husband took off ahead of me and I stayed back and ended up in a room on the fourth floor all alone. I thought I would be more scared but it was wild to be able to just stand there in the quiet and partial darkness and take it all in. Later in the morning around 4am we all 3 sat down in the lobby, I believe 1st floor, by the vault and almost fell asleep in the pitch blackness. It was quite the experience and if you love the history and just want to say you’ve been, like myself or you love the whole supernatural aspect of it all, like my daughter, I would highly recommend it. Tour guides are all amazing, knowledgeable and helpful!

I’ve wanted to come here for 10 years, and finally got the chance to come last night. My husband and I did the 2 hour tour and it was phenomenal. Stuff was happening all around us most of the evening, which was exciting, but just being there, was mind blowing. Our group was fantastic. Which was relieving because I’ve seen poor reviews about rowdy groups making it hard to feel or hear anything. Our guide was wonderful. We really enjoyed their sense of humor. We will absolutely be making the 10 hour trip back in the future. Thank you Waverly staff for making this an experience of a lifetime! It’s easy to see that you love, and care for this building, it’s past and still very much present patients, and it’s history.

We took the night tour and it was awesome!! I like to imagine Waverly Hills in it's prime when it was brand new. It was state of the art and the place to go. Then, I imagine it now and it's current state and honestly going now provides them the opportunity to continue restoring it to keep it going. There have been some upgrades and additions and there is really something cool about the entire building. Take a tour and check it out! And don't miss coming in September when the haunted house tours begin. Listen close and you may have an experience with one of the many apparitions that still remain today.

I visited this amazing Sanatorium Easter Sunday, with a group of friends on a private overnight investigation tour. From the time we drove up to the time we drove away the experience was absolutely amazing. I can't thank Terry aka Kool-aid and his wife enough. My friend and I did the Haunted Halloween Ghost Tour tonight, and it did not disappoint! Combining a haunted house experience with an actual ghost tour was a great idea! The staff and actors were so friendly and all obviously cared very deeply about the place! We will definitely be coming back next year for the regular public ghost tour!

My mom and I went on the 2021 Halloween tour, ghost tours being favorite pastime of ours, while she was in town. It did not disappoint!
The director of events, much like everyone else in the building, is incredibly passionate about preserving this historic building. Our tour was set up in the fashion where the group moves and the tour guide changes,as each guide says in their designated section. We really enjoyed this set up. Each guide was knowledgeable and had their own stories to share; I'd say my favorite part was that almost all of the guides were able to work and explain their favorite part of the building. That shows compassion from the scheduling coordinator but also allows for a unique experience filled with love for their area.
It was creepy!!! Which, I mean, of course. I was scared but I at no time felt unsafe. I really, really enjoyed and appreciated strict rules being told to the group in advance:
1) walk in the dark, without your phone. It's part of the experience, plus also your light can diminish someone else's experience. Be courteous of those around you.
2) pick up your feet as you walk. The pathways are clear and you will not trip on anything, but in spots the floor is uneven and worn.
3) do NOT scare someone. Absolutely, under no circumstances, are you to jump out or touch someone--even if they are in your party--with intent to scare or startle them. There are many haunted houses that will service your needs if that's what you're looking for.
Here's what I didn't like:
The tour, on the website, said 9:00-9:45. I was a expecting to leave here and go to the Jack-o'-lantern Spectacular at 10:15. We probably didn't finish the tour until about 10:45.
I liked that the tour was thorough and well-done and we got to see each floor of the building and roof, walking up and down the cooridoors. My only complaint is that it would have been helpful to know the duration of the tour ahead of time. We still were able to attend the other other event, even though we arrived beyond our scheduled time, so no worries there.
The funniest part was probably the warning from the parking attendant on our way in, as she explained how to be careful as we exit the grounds later on:
"If you see a dark figure on the roads, it's not a ghost. Deer and coyotes are real and they will mess up your car." Hilarious.
The tickets are priced right. It is not a cheap event, but these types of events aren't. Also, there are many, many people working the event to provide tours, assist with parking, and overall keep everyone safe. Because it's a nonprofit, all remaining funds go directly into the house. And trust me...it needs it. This place would be both fabulous and tragic to see during daytime. The amount of disrepair and wear is upsetting and unfortunate, especially considering that this hospital was the best of the best in it's prime.
This tour was wonderful and we had a great time. Absolutely made memories!! My ribs were even tickled briefly by, who know, someone.

It was evident how much they truly enjoyed sharing their expertise. We were able to roam and explore on our own for the majority of our time. Our group never imagined that we'd actually be able to go on a private overnight tour anytime soon, so we we're absolutely elated when additional dates were opened for this year. We investigated on 11/14 with Kool-Aid as our guide. We couldn't have asked for a better night. Our group had such a great experience and witnessed alot of activity throughout the night in all areas of the building. It was wonderful to hear more about the history of the building in addition to the paranormal. Kool-Aid was a wonderful guide and shared so many paranormal experiences that he's had at Waverly. We can't wait to come back for another private overnight!

We had the VIP mini-tour and haunted house admission. The tour was really cool. There is very little to no light. Was concerned about navigating the halls but your eyes adjust pretty quick. The tour guides are very informative and are happy to answer any questions you might have. Strongly suggest anyone interested to go check it out. The haunted house is really good too.

Worth every penny and they are putting money back into it to renovating the building where it has been vandalized from years past.

AMAZING!! Hubby and I did overnight on 4/23/21 and had hair pulled, tapping on shoulders, and omg the shadow people was everywhere. This was a bucket list for me and I can't explain it but the tour guides got them going . Do not second guess rather to do this based on reviews because every person experiences something different. It's a definite must do if your are into paranormal.

My family and friends went here for an 8 hour investigation this wednesday. Needless to say we had a great time and got a lot of great evidence. I personally saw what they call the creeper with my own eyes. But I definitely would recommend paying the money for this. The staff there was great, they gave us a lot of inside information on active spots and where the best areas to go were. They were very friendly, fun people to be around and if you have the opportunity to go, you definitely should.

When I visited 15 years ago Waverly was near the bottom of my list for locations to visit. The staff treated customers like transactions more than anything else. Visited this weekend and was very impressed with the staff. The building itself was impressive. Two negatives. With only 6 hours to investigate losing 2 hrs cut into time to investigate and there is a lot to investigate. Second is common and that is people don't respect others there. Paranormal etiquette really needs to be taught and practiced. Overall Waverly is a great location but really nice ould suggest either trimming tour or make it 8 hours

I went with my boyfriend back in the beginning of April (2021) and we loved it. We heard sounds but I personally never saw anything. VERY creepy though. We did the 6 hour tour (12am-6am). They let us go off to basically wherever we wanted and to explore by ourselves which was really cool. We ended up leaving around 5am because we just didn’t know what more we could do in another hour. We told someone we were ready to head out and they said they hoped to see us again. They probably will in the future!

I was recently at Waverly with a group of friends, all paranormal investigators. We were fortunate enough to have Ernie and Denise as our guides, and boy were they impressive! They brought a wealth of knowledge about the location, as well as a great sense of humor. Their passion for the history and location was clearly evident and anyone would be lucky to have them as their guides. The building? She speaks for herself, and needs to be seen and experienced to be appreciated.

I really appreciate the strict rules for masks and I had fun during the haunted guided tour, only thing is the $40 ticket price and I didn't feel like I got that value but I'm glad to support the conservation of a historic site. I would recommend going during tour season as you get a little more freedom to explore and see more paranormal things, other than that I had a great second visit at waverly and plan to come back. The actor for Timmy did a great job with the laughing 👍

6 hour overnight investigation. I was very impressed with the staff. Todd and Ernie, along with their wives were absolutely phenomenal. They were sincere, knowledgeable, and above all, engaged. After the tour, they hung back and allowed you to perform your own investigations. At some points throughout the night, hotspots got a little congested, possibly contaminating any evidence gathered, but as everyone found their groove, it became much easier. The building was active, and we had many experiences, and collected some great evidence. I personally recommend this experience to anyone interested in the paranormal. You will NOT be disappointed. A huge thank you to Waverly Hills and it’s amazing staff. POGS Paranormal will be back next year, hopefully with our whole team for an overnight private!!

This review is written on the topic of the historical tour rather then the paranormal tour, although the subject did come up on multiple occasions throughout the tour of the facility. For a two hour tour of a massive facility like Waverly it was quite comprehensive, the tour included all the spots you have likely heard about or seen on various television or youtube videos. This includes the following: Room 502, operating room, electro shock room, floor 4, and of course the body chute, as well as the front face of the structure. The tour guide herself was well informed and provided ample context about the origins and importance of each spot while also explaining why the facility was designed the way it was. I left the tour with a better understanding about Waverly, what the goal was, and how to led to decline and the infamous reputation that is has received from it's time as woodhaven. On the negative side the years have not been kind to Waverly, and you will have to use your imagination to really grasp the grandeur that was present on opening day, although this is hardly the fault of the staff. In short if you are truly curious about the structure and you want an in-depth look into what it was and how it operated then the tour will provide you as much information as it can given that the records have been destroyed and will do far more to progress your curiosity then anything you will find online about it. As a bonus the money you spend there goes into restoring the site, which is rarely if ever a bad cause. To end this review I am going to say that you should visit Waverly, it is a well priced educational attraction that meets and exceeds expectations, and for a price as reasonable as theirs is, I imagine that tours will be booked quickly so you should book in advance.

The tour included a plethora of information punctuated by moments of perfect lighthearted drama and heart warming respect for the spirits within Waverly Hills. This was myself and my fiance's first time investigating at Waverly Hills and we did not leave disappointed. It was a great night and our tour guides Denise and Ernie Pack did a wonderful job keeping us entertained by their energy and informing us of the history of this location. Did the 6 hour tour last week and our tour guide Ernie was great, I loved how they gave us a little tour of each level then the rest was left for us to explore. Very creepy place but also sad, not for the faint of heart. Only reason I gave 4 was they started doing a haunted house attraction on the lower levels that has completely disrespected it. Please put it back the way it was.
