Costel did an incredible job on my home inspection. I am a first time buyer, so I am extra nervous and new to these processes. He made the inspection process easy. He sent text and email reminders for all milestones and provided a detailed report of all issues, big and small, with pictures, examples, in layman’s terms so I could understand. The report also separated what was minor and what was important to fix, and how do go about addressing it (DIY, get a contractor, etc). I highly recommend doing your home inspection with Costel! He was punctual, thorough and efficient. He checked every single outlet in the entire home. He opened up each furnace and the fuse box (screwed off the frame from the wall) to check the wiring. He checked the pipes on the boilers. He climbed into the attic and inspected the roof. He found a subtle area of moisture on my floor boards with his keen eye and then used a moisture meter to detect that it was freshly wet (it happened to be raining). He ran the dishwasher upon arriving and checked it at the end to make sure it worked properly. He answered all of my questions and even gave me advice on how to keep up with good maintenance of the furnaces to extend their lifetime. It is evident that Costel takes pride in his work and he goes ABOVE AND BEYOND to detect what may be faulty in the home.

I highly recommend Costel for your home inspection. I was very impressed at how detailed he was and he took pictures of everything. He was is very experienced and found that the multi unit home I was looking at needed an entire pipe and electrical overhaul, new chimney, repaired roof, found asbestos, looked up the furnaces and water heaters to find history on them, found cracks int he foundation, replaced porches, and much much more. He provides you with a very detailed report on his findings, and the price for his services is very reasonable. I chose not to continue through with my purchase, and Costel saved me many future headaches.

He was not my first call but he was one of the two companies I called and picked up and was able to set up a inspection the next day. The other place still had not called me back. Costel arrived on time ( even early ) walked around the outside and made his way in the house to check the first floor and basement and attic. Home buying is already nerve-wracking as it is so to have a very reliable and friendly home inspector like Costel is very much needed in tense times like this. My number 1 pet peeve is when people come in late for appointments and Costel and Ivan arrived right on time with no fuss. They came in and went straight to work, plugging in testers in sockets and opening and turning on the appliances. I should also note that Costel was very fast and straightforward with his quote that's adjusted to the property you're buying. Because I am buying an old condo in the north side, he gave me a very fair price and yet did not rush anything during the inspection. I emailed him about my situation and within an 30 minutes to an hour, he has replied and answered my questions. He is very friendly and personable that you will never get shy on asking him as many questions you like. He also has connections so if ever you need an electrician, he will refer you to a licensed one that's right within your budget. I cannot recommend him enough. Summary: very professional business especially working with Costel Malureanu, efficient and timely with responses/bookings, best price on the market, thorough inspection and prompt report! Our real estate agent recommended Costel and we quickly saw that his company has over 130, 5-star reviews on google! We contacted Costel on a Sunday and he responded the same day. We were able to quickly book our home inspection for the same week and the price was the best on the market! Prior to the scheduled time, his office emailed the contract for review and signature and we were given options for payment: in person (check/credit card or online). After signing the electronic contract, I received email confirmation immediately. Plus his website offers great examples of home inspections to learn from and print. I paid by credit card at the end of the inspection. Costel Malureanu was early to the appointment waiting patiently outside when I arrived 15min early to the 3pm time slot. He was very friendly and allowed me to follow him around while he explained EVERYTHING to me! He took detailed notes and pictures of all issues, inspected every outlet, appliance, faucet/under the sinks, furnaces, outside, basement, etc! Extremely thorough and answered all of my questions. He showed me all the issues, was patient with my questions and really took the time to make sure I was comfortable with the inspection. Inspection report: Great summary of the main issues in the home and how each needs to be addressed. There are pictures accompanying each issue and further detail on what needs to be done. Very prompt turn around time between physical inspection and report, approximately 24h.

These guys are amazing. Summary: quick and easy scheduling, on the spot early, very thorough, at the home as long as we needed him, patient, informative and happy to explain complicated things, found several things that I think a standard inspector wouldn't have found, we got the report on the same day, offers the best rate of the three other 5-star rated inspectors in Chi area. A bit more detail on the above. This inspection was for purchase of a home in Naperville. 1. Scheduling: I used yelp's messenger. Costel was very responsive. We zeroed in on the time before our contract was closed and finished the inspection and got the report 4 biz days before the deadline. 2. He got to the location early and already did the outdoors inspection before we (the client) was even there. (Bonus: since this is Naperville, Costel also brought a radon guy with him, who got there even earlier and saw someone spraying something around the foundation of the house.) 3. Costel was very thorough during the inspection. He went point by point, room by room, very methodically, undeterred by our constant questions. He has a particular process that he explained to us and predicted that he'll will find stuff that a normal process wouldn't. And he was right! For example, he started at the upper floors and moved to the basement at the end, where the toilet overflowed on first try likely because he first ran the water on the upper floors. 4. Costel was very professional, thoughtful, and happy to explain complicated things to us, frequently more than once. We were constantly asking questions, and he was very patient with his answers. That also describes the radon guy he brought along. They both very clearly knew their stuff and were able to boil complicated concepts down to a layman's level. 5. We were done with the inspection at 4pm, and we had the report the same evening. The report was thorough, included all the things we discussed during the inspection and more. 6. Lastly, before we hired these guys, we got quotes from the other 5-star rated inspectors in Chi area, and these guys were by far the most economical. We're very impressed and will definitely use Costel's services again if we buy in this area.

Costel was very knowledgeable and easy to work with. He found several structural issues with a property I was considering purchasing, which helped me decide to NOT purchase the place in the end. Several of the floor joists were broken and some of the beams and posts were failing. Electrical work was shoddy and all of the old plumbing would have need to be replaced. Finally, there were issues with the roof and chimney areas that were allowing water and possibly hazardous fumes to enter the apartments. These are things we would have never known to look for if we hadn't hired Costel. Would definitely recommend Costel and looking forward to working with him again.
