i'm a new homeowner later in life, found out the hard way since then (about six years ago) that the monthly rate for the loan never changes but the amounts for taxes & insurance (escrow) changes whenever they want and usually without advance warning. I was forced into the insurance game when rate increases kept occurring in the middle of the term and nobody wanted to explain why. They can't be forced to explain, but you can be forced to pay. So I got paperwork together to go elsewhere. I knew I wanted my money to stay in this state, so that left out national chains like Allstate (notorious for cancelling suddenly when you need them) and State Farm (who stalls when they should be helping, but please keep paying every month). I was with Farm Bureau and Lemon-Mohler for 2 years each. My rep at Farm Bureau retired, but he could never explain rates and why they increase. Lemon-Mohler is very polite while stating essentially that the customer is at fault if their rate or their rep changed without notice and making you feel, basically if they have to answer any questions, you don't need to be there, so here I am at URA. This outfit dropped out of the sky 2 years ago, I never heard of them, but went in because of the good reviews on Google. My first impression of Kelsi was great! She answers the phone, she's responsive & empathetic with customers, her face is easy to talk into and so is her ear~it's been a long time since I could say that! Enter Cale, who is the agent and writes the policy. My first impression of him wasn't great, but that's because he was in a holding pattern until he got the information he needed about the house, our current insurance and the coverage we hadthen he changed into this RainMan-type person who knew all the numbers, was excited to explain them and assured me they would stay that way unless they told me first and if I had any questions, he would answer them because he canthat's what he does, that's why he's there-- and I believe him!! I've never been so excited to sign up with an insurance company in my life!! They also didn't need money up front! Farm Bureau & Lemon-Mohler both had me pay the full yearly escrow amount and have the bank issue a refund check at the end of the term. You are busy like me, home insurance is a heavy load, URA will responsibly and efficiently help you carry it. Take the trouble to find out for yourself! You might be happy, it's worth a shot!
