I was surprised to read a one star review claiming that Troy was only interested in money because he did EXTRA work with third party organizations (at no cost to us) just to help us with the cost of his services, which was extremely appreciated. We started having issues with our property management company from the moment we moved in. We own a real estate related business and are very landlord-friendly, but this company was just awful. Six months into our 1 year lease, we just wanted out of the lease without having to to pay any break fees. Troy found points of leverage for us and was able to negotiate with the property management company to get us exactly what we wanted. He was very communicative with us (not on a daily basis, but he keps us well informed as needed) and explained everything very thoroughly. I am extremely grateful to Troy. If Troy only cared about making money, he'd likely be working for the big real estate companies, and not us regular folk. Thank you so much, Troy.

I am so glad we hired Troy to handle our issues with our property management! There was was a delay at the beginning of our case with communication, but Troy ended up coming through full force. It's my understanding that there are a lack of Landlord/Tenant attorneys in the area who represent the Tenant side, and I can't imagine how overwhelming things must be especially in this post-COVID moratorium climate. It is obvious that Troy knows the ins and outs of landlord/tenant law, and has high reputation in the community as he handles situations with professionalism, confidence, ethicality and respect. We came to him with a security deposit dispute, which turned into a significantly larger lawsuit full of more violations we never would have known about if Troy hadn't looked deeper into our lease. He was transparent about the risks and benefits of each option moving forward, and always backed me up when I was stubborn to settle to the opposing side's offers. I contacted Mr. Pickard in response to my landlord's apparent violation of ORS 90.485 (restrictions on landlord removal of vehicle). I chose to communicate by email because I assumed he was a busy man with a tight schedule. He did, in fact, respond promptly. In fact, he responded to my second message rather late at night, so I think we can also assume that he is either a night owl or pretty damn dedicated. I therefore cannot support any review that characterizes him as "unresponsive". We were in the process of scheduling a phone call when I unexpectedly received a letter from my landlord offering to settle the case for my out-of-pocket expenses. Absent that letter, I think it likely that I would have retained his services. He struck me as straightforward and he took the time to briefly review my side of the story without charge. I don't think you can ask any more of an attorney up front and you can bet that if my landlord acts up in the future, Mr. Pickard will be the first person I turn to.

We were grateful that Troy took our case on contingency and won against an idiot landlord. Yes communication can be up and down with Troy but giving a little grace and being tenacious pays off. He always seemed to follow-up as soon as he was able – it may not have been per our preferred timeline, but just be patient. I contact Troy with a question regarding terminating my fixed term lease early. Troy was helpful and responded promptly with the answer to my question. I came to Troy after my ex-landlord attempted to keep my security deposit over damages that were done to the home when I moved in. I even had a contracter come out during my tenancy and give an estimate to repair said damages and the landlord never fixed these issues. Troy is one of those rare gems that seem too good to be true until you meet him in person. I had an issue with a landlord last spring. I sent an e-mail and he gave advice over e-mail free of charge. Later, when things escalted, I booked an appointment, we met, and although he couldn't do anything about that particular situation (grey zone, nothing to be done), he was the most humane lawyer I've ever met. He actually talks to you like you're a friend, someone he knows, instead of mindless client. And since then, he has been more than willing to help with brief questions concerning the next landlord (there are lots of bad landlords in Portland right now) and he's never asked for a penny. I don't like abusing people's generosity, but I also know that good people don't count every penny, and Troy is one of them. He is lawyer because he wants to help people. And that's the only kind of lawyer anyone should hire. Five stars doesn't do him enough credit. It should be ten.

We received a letter from our previous property management company stating that we owed them for carpet replacement because the carpet had a life of 10 years, which of course was ridiculous, as well as replacement of all bathroom flooring, which was ancient when we moved in. I wrote a letter requesting that they simply mark the account with a zero balance to avoid my seeking legal recourse, which of course they ignored. When I received the collection notice, I called Troy and he sent one letter the evening that we met to them requesting financial compensation for our inconvenience and we received a check. Roughly a month before our wedding, my fiancé and I were troubled by a bad neighbor and given some unnecessary problems from our landlord, Greystar Mgmt. This resulted in us nearly being evicted on a false basis. I am not one to use an attorney and generally handle problems myself as they arise, but this was untouchable without legal advice. This is the first time I've contacted a lawyer for personal reasons. It was a perfectly successful encounter. I was being drastically overcharged by my former property management company regarding mold damage (their fault). For $300 Troy communicated directly with the property management company and resolved the case in my favor. I wish that there wasn't a need to hold property management companies accountable, but in the current rental market there are so few protections afforded to renters and even less access to information regarding what protections there are. I really weighed if it was worth hiring a lawyer in my situation and it very much was. It is HARD for me to put words of praises and gratitude to Troy for his GREAT job, because it will not be enough to show his dedication and brilliant service. I have been fighting for over 4 months, with the rental agency RPM (please please stay away from this agency, they’re simply the WORST) and the house owner for my deposit, which they refused to give back, and wanted more money from me.
